i have lived at 732 S. Mansfield Ave. since 1984, which is owned by the Eberly's they just don't treat you like a tenant. They treat you like family. service request are done immediately. They have great communication skills which is rare. in Los Angeles The building is well maintained our ,property manager Susan is amazing. she's considerate she listens to your needs and always gets all requst done in a timely manner.. I cannot express enough how wonderful this building has been throughout my journey at this property. I am blessed to live here. I am blessed to have this kind of landlord and owner that care about their tenants.If you're looking for a place to live this is a place to live not just an apartment building. it's like a home well kept with a beautiful atmosphere to be a part of. In 2023 several hundred pounds of stucco, drywall and plaster collapsed on my car. In this year 2026, Chuck Eberly and his associates have not shown 1 ounce of human compassion or decency in this process. As a landlord myself, I used this experience as a great learning tool to make sure I carried the correct insurances, and that in the chance something like this happened to my tenant, we would show compassion. Anyway, Chuck couldn't admit fault, and here we are two years later and finally their insurance attorneys have reached out to settle the case. In addition to the collapse, the building has been riddled with overflowing sewage in the laundry room, and garage area. Yes, raw sewage in common areas. In addition to a building falling apart, raw sewage back up, there is also mold. In 2024 I brought this proliferating black mold to the attention of management. It took over a month to get someone to come and repair the wall, Sonia was on vacation, so too busy, totally not acceptable when dealing with mold, but ok sis, enjoy your vacay! Anyway.. the problem was remedied by a PAINTER, and no source leak correction was done. Well, after 2 years the problem has returned. I feel comfortable sharing my experience publicly after reading everyone else's reviews. Also because these photos attached are just a small taste of what evidence I have. NEW UPDATE: Management has completely gone silent. They charged me $110 for two application reports but only ran one and did not process my spouse's report. They failed to provide the required adverse action notice and did not provide a copy of the credit report as required. The denial was sent only via text message, with no formal explanation or documentation. After that, they stopped responding altogether. They also refused to provide the name of a supervisor or manager when requested. In addition, there were clear issues from the beginning regarding my ESA accommodation. Based on my experience, I would strongly caution others before applying with this company. Ps: I read some reviews below calling the owner a con artist, oh well now I understand why! The Eberly THE WORST management company in the whole world !! From the very beginning, I was explicitly promised that the carpet would be removed because my mother has a documented carpet allergy. Both the listing agent and a representative named Michelle assured me that laminate flooring could be installed. I toured the apartment on Sunday, and the carpet was old and visibly dirty. On Tuesday, before signing the lease, I spoke with Michelle again, and she told me she had added a note about the flooring change to the lease. Based on these assurances, I proceeded. Then on Wednesday, Miguel emailed me saying that "new carpet was installed." Installed in one day? That alone sounds highly questionable. BS in other words. He said he would "investigate," but then completely stopped communicating. When he finally responded -- one day before my scheduled move-in -- he claimed the carpet was "allergy-preventive." That is completely false. Everyone knows allergies are caused by dust, mites, and particles trapped in carpet, not the carpet material itself. At that point, it became clear that nothing was ever done, and the real message was: we don't care. To make matters worse, one day before moving in, Miguel suggested that I simply not move in and that they would "return my money." Offering to cancel housing at the last minute is incredibly unprofessional and disrespectful!!! On top of that, I was promised a parking spot, only to be told -- again, one day before move-in -- that it was a "mistake" and there is no parking available. Their solution? A $50 concession. Completely inadequate. I also spoke with several current tenants in the building. All of them complained about ongoing issues, including a washing machine that frequently doesn't work, and unanimously described this management company as unresponsive and careless. This company is poorly managed, dishonest, and dismissive of tenants. They do not communicate, they do not follow through on promises, and they do not care about people's health or basic living conditions. Worst management company I've ever encountered. Scam artist Deena Eberly is simply disgraceful. She has edited her alleged response to me and I'm calling her out on it. Insofar as her company is concerned, readers will note that she cannot and will not address the overwhelming numbers of complaints I've recorded. She is a crook and her father is worse. I'm hard to deal with she says? Well perhaps if she had to live with the HELL ON EARTH that her Eberly Company inflicts on people, she'd see things differently. With regard to legal action, it's coming. Under California state statute 1942.5 if a tenant has filed grievances with government agencies, property management companies are embargoed from retaliatory rent increases for 180 days. THAT'S THE LAW. Her father accused me of creating a water flood problem in the front of the property. A shame for him (and his dishonest daughter) that I'd documented reports FOR A DAMN YEAR about a broken pipe in the rear of the property that her company ignored over and over and over and over. Then her father sends me a notice from the water company threatening me. But guess what? That notice was a fraud. The writer of the notice doesn't work for the water company and the water company themselves deny writing or sending the letter. Funny how little Deena doesn't mention any of that huh? But it gets worse. I have a security camera in my front window. It recorded Eberly employees playing in the street with a water hose wasting water everywhere. I reported it and 10 minutes later Eberly's response was to illegally email me a retaliatory rent increase (companies can't email you rent increases. It's against the law) TEN MINUTES AFTER MY COMPLAINT TO CHARLES EBERLY. The rent increase was illegal. The mode of transmission was illegal and little Deena better get ready for Daddy to go to court and THAT is not going to be pretty. Even the actual landlord of the property admits that Eberly is not very good at what they do. And the landlord is trying to sell off the property. They can't pay their bills (despite top market rents) and utility shut off notices are routinely attached to the front gates of the property. EBERLY CAN'T EVEN PAY THEIR BILLS. If you're looking for a place that will test your patience, your sanity, and your will to live -- congrats, you've found it. I lived at 6533 Hollywood Blvd but, based off the other reviews, I think the Eberly Company is consistent with all their buildings! First, they accidentally swindled me into a 13-month lease. Everyone else had 12 months, even the owner, Chuck Eberly, initially agreed mine was 12. Three days later? "Oops, actually it's 13." Sure, Chuck. When I moved out, they kept my security deposit and charged me $700 for a "lost key" (never lost it) and "painting" (aka normal wear and tear). Apparently, fresh coats of paint are just another revenue stream. Maintenance? Comical. One of my windows was broken when I moved in. I submitted a request. Then another. Then another. It only took three months to fix -- which I guess is lightning speed if you're running your building like it's 1950. The water was shut off about four times a month (hydration is overrated anyway), packages were stolen constantly, and our building manager was MIA (per usual). But don't worry -- he left a universal key that works on every single apartment in a lockbox with the code 1234. Genius. Nothing says "secure" like handing out that code to residents instead of unlocking doors himself. They also installed a fancy electronic keypad entry system that somehow managed to lock out tenants on multiple occasions. Sometimes the internet went out, and apparently that meant you couldn't get into your own home. I guess "access to your apartment" is considered more of a luxury than a necessity here. Oh and bet you could guess this one - our building manager was no where to be found to let us in! Construction quality? Imagine they built the place out of spare parts from three different Ikea kitchens. Two cabinet doors didn't even match. My fire alarm went off at 9:56 a.m. one day, and despite texting the manager immediately, I got a response... at 6:45 p.m. Nine hours of pure serenity. And customer service? Chef's kiss. I once left Chuck a voicemail about me moving out and he responded by email with, "I will not be taking your call." Not even kidding. To make it even better, every email he sent came from a different string of random numbers, so you couldn't even reply. They leased me an apartment (took my rent, deposit, keys in hand and signed lease) and then days later said that the apartment didn't have permits and shouldn't have been leased. I rented one of their properties last year and their garage gate sensor was BROKEN and the heavy steel gate closed in on my car while I was inside twice! The gate is not supposed to close when you are at the entrance trying to park. They refused to fix it the first time and I had threatened a lawsuit the second time in order for them to respond. I rented the unit, having peace of mind. At first, everything was great, until Mr. Apple handed our building to The Eberly Company. Everything went downhill. Good people who lived here forever moved out because of Eberly's reputation. Charles Eberly wasted no time in raising our rent, and tearing out the noise insulation in vacated units, leaving the floors bare. Loud noises from upstairs are around the clock. Blasting loud music, yelling, slamming doors, moving heavy furniture, stomping in shoes, making loud bangs, throwing hard objects, dragging things across the room--and I'm just scratching the surface. These noises are happening on bare wooden floors, in a 1920s building, with zero noise insulation. Windows rattle, walls vibrate, floors resonate. I jump and run towards the door, expecting the ceiling to collapse. This is how I'm awakened daily. The Eberly Company turns a blind eye. Since they're getting higher rent from upstairs, why not make the tenant below suffer? Prolonged exposure to constant loud noises, along with sleep disturbances, has destroyed my mental and physical health, as well as my finances. I've made noise complaints for an entire year, even banged on the ceiling, something I've never done in my years of living in different apartments. They drive you to insanity. That is the goal. He was so cruel and rude to my wife on the phone when we had rats that she cried. He's a complete scumbag and his company is in line with him. Most of them fear him and there is high turnover as a result. Multiple calls unanswered and when repair requests are put in it's rarely dealt with in a timely or efficient manner. Seriously one of the worst managements I've encountered. I have been living at the Bundy West LA location for over a year and we have consistently had garage door issues every single month. Truly such a safely hazard. I'm not sure how management has allowed this to be an ongoing issue in a neighborhood filled with homeless people. Many bikes and various personal properly have been stolen from multiple tenants... it is a true shame that this company has not done anything to combat this serious issue. While I was gathering info about the commercial property to see if a food use permit could be obtained she contacted people unauthorized and discussed personal matters with them from over four years ago then sent me mysterious text messages about negative unverified gossip when it is her company with a 1.9 rating and hundreds of reviews naming her as the culprit of their issues while being tenants of buildings she managed. I had to report her to DRE and file a complaint in court for damages so she is held accountable. What a let down she was and hope The Eberly Company learns their lesson. I can understand some of the previous poor reviews based on the comments made, but my experience was the polar opposite of many of the low reviews. I rented from the Eberly Company for my first apartment in Los Angeles (on Willoughby) and had a nearly stellar experience. The property manager, Natty, was super helpful from the get go - I was still living out of state at the start of the lease so he coordinated with a local friend to have the keys hand off and do the initial walkthrough. I had two issues in the apartment at move in (an electrical plug wasn't working and a light wasn't working) and they were fixed within 1 day of reporting. Any other issue I had with the apartment wasn't related to the apartment itself - rather the neighbors (noise, parking issues, etc.) - and we were able to sort them amongst ourselves so the management company didn't need to jump in. Even at move out, Natty was very open about expected expenses prior to move out around any cleaning fees and/or painting/wall fixes (I'd hung a tv and several decor items), so when I got my security deposit it was 100% as expected, so I'm pleased about that. I honestly loved that little apartment (the value for the quality + location) and only moved after 1 year due to moving in with my partner into a bigger space. Yes, sometimes it's difficult to get a hold of someone but I never had more than 24 hours between a request (either via email, text, or phone) and response, and no emergency requests. read more

(1522 S St Andrews Pl) The Eberly company is the worst management company that I have come across. Mr. Eberly's personal assistant, Jessica used to send very tone-deaf emails to the tenants which I'm assuming is a reflection of the company's view towards it's tenants. The property manager is unresponsive because he is managing 600!!! Other units (he told us this in passing which I am pretty sure is illegal).   We moved into a unit that had been "remodeled" only to find they had cut so many corners that we couldn't get WIFI situated in the house for two weeks! They had 'fake' outlets that were not connected to the building's main wires, so we had to all AT&T and have them drill new earth lines which ended up costing us $90. The worst thing that we discovered was that there had been a water leak coming from the unit upstairs. Their dirty bathroom water had leaked allover our bathroom celling to the point of making it collapse. We reported the issue and after an additional two days, they brought in their handy man who cut the celling open, tapped a black trash bag over the open hole so it could hold the dirt water. They left us like that for a week and we had to ask the upstairs neighbor to take shorter showers so that we didn't get as much water dripping down. This situation was unsanitary are very stressful. I would NOT recommend renting with them and I wish I had read some of the yelp reviews before I signed my lease. read more

Immediately upon arrival I had what can only be described as a series of bizarre and unfortunate experiences due to the categorically illegal activities of this company. After moving out this company is trying to claim I owe them $9,000 for existing the lease early despite the apartment being literally uninhabitable. Not only have they distorted my financial records with this false claim of payment due, they never returned my security deposit of over $6,000. Also worth mentioning that Skylight Homes, the leasing company that brought me to this awful company, would not allow me to know the name of the company I was leasing from until the lease was signed. I lived in my building for over 4 years. (3701 Hughes Avenue) Two years ago, this sorry excuse for a management company took over and my experience has been a complete nightmare. They remodeled all the vacant units and put in new washers and dryers. Because of that, they didn't fix the laundry room and myself and the other unit that has been there for over four years, had to take our items to the laundry mat to get anything done. They also increased the rent three different times, since taken over, because they markup the remodeled units for $1,200 more and wanted us to pay the price that they were quoting. Personally, I felt like they wanted to force the current tenants out because our initial leases were below what they were changing. Also, their work order response was terrible, if they ever answered them. I had water turned off for over 12 hours in one experience. In addition to that, I went two months in the winter without a functioning heater because they took forever to fix it. My stove barely didn't work. They said that they needed to replace the stove over a year ago and never did. The last two months of my residency there, my stove didn't work at all and they only notified me this past week, when I already moved out. When they were remodeling all the vacant units during COVID, it was hard living there, when even had breakins due to the crew not properly securing everything once the left. I complained numerous of times and nothing was ever done. I had my bikes stolen because of this. I didn't receive mail for a month because construction the knocked down the mailbox and never fixed it. It took them over a month to even replace it. Finally , with all the construction the ceiling on my roof was so damaged, that when it started to rain hard the last couple of months, water would come though the ceiling causing damage to the floors and making the room inhabitable. Once again, I placed numerous work orders and nothing was done. This company should be shutdown. They don't respond to anything and always seem to gaslight you when they do. To use the word slumlords, is an gross understatement. The lack of empathy goes to show you the type of heartless and morally bankrupt that this company has for hard working people. The Eberly Company just contracted to manage our building and similar to other complaints here, almost right out of the gate, this monster has revealed its ugly head. My wife does all the cooking from home, she is old school Ukrainian. We have been having problems with the oven and finally to the point where she can not cook in it, she reported the problem to Miguel. He sent a tech over who supposedly fixed the problem but we found out that it is now even worse. She reported again with Miguel in which he said he couldn't talk right now. Days passed with my wife calling daily, begging for help because we were expecting guests for her birthday, and still no response whatsoever. Finally, I send an email to the top 3 reps including Chuck Eberly himself. He responded with trying to school me about the process times and so on, no apology, nothing. Anyway, I told him I get it. What I don't get is the lack of respect from his emplyee, and then I schooled him on the importance of "Communication", which is all Miguel had to do! Instead, he chose to ignore my wife due to her heavy Ukrainian accent. Well, I wasn't having any of it! Nobody is going to disrespect my wife like this! Finally after a week, a The tech comes back over and agrees that the oven is broken and would be cheaper to just buy a new one as this one is 21 years old. 2 days go by with no response from Miguel so my wife messages him which he replies "the technician says there's nothing wrong with the oven". A BLATANT LIE!! As you can see by now, this is a long story that is far from being resolved and we just had to cancel another gathering for my wife's Orthodox Easter. And I have asked the Owner Chuck Eberly for an apology 3 times now and he is ignoring me. I'm old school east coast Italian. I'm about respect and Communication, with an emphasis on RESPECT and Chuck Eberly is disrespectful and unprofessional. What an experience -- for context, I'm currently a tenant, and when I raised a concern about my neighbor hitting my car and the fact that their apartment complex did not meet city codes (overflowing garbage to the point that I was getting physically ill and couldn't get into my car without literally throwing up being the final straw) they turned around and accused me of multiple things regarding my car that were blatantly untrue and then told me that the storage I was promised was no longer allowed, despite this not being in the lease. Charles Eberly sent me one of the least professional and least readable emails that I have EVER received, where he also very clearly did not read my email (which compiled tons of proof of the concerns). Horrific response time on issues, apartments far below city codes, and one of the most incompetent teams I have ever seen. Not quick to fix a leak. Raised rent for the building once they came on board to manage the property AND sent me someone else's rent increase letter. Sloppy. They don't care about the residents. After reading these negative reviews, I thought my new rental unit at 1546 Bundy Drive was going to be a nightmare. I am glad that I have not had to experience any issues with my property managers. Natty Barazza, my direct contact for the place, has been incredibly prompt and makes sure that any of my concerns are addressed. When I first moved in, I had issues with my kitchen plumbing, as my faucet had a slow drip, so I called Natty and he had a guy come the very next day to fix my leak. I hope that no one fears that a rental unit under the management of The Eberly Company will be a negative experience. I have had nothing but positive experiences and I highly recommend. read more

Still the worst. This company and the apathetic out of touch management running the company is laughable. They clearly hate what they do and it shows with every communication and decision they fail to address properly. Updating this to say that this company stole a portion of my deposit upon move out. We went to court over it, I won, and have still yet to receive my settlement- about 2 years later. Cannot stress enough how low these people are. The way they treat others, especially in these times, are a true testament of their nightmarish practices. Do not do business in any capacity with them. The Eberly Company is responsive to repairs, and the rent we paid was competitive for what we got. Eberly gouged us $450 for clean up and paint. The manager told me that the apartment was in very good condition, but the walls needed paint because of COVID....they couldn't lease the place without fresh paint. Why are we charged out of our security deposit for what Eberly needs to do anyhow, based upon what I was told. Beware of these people. read more

I moved from NYC to LA for some more space and found a great building. The transition and moving across the country was difficult. Eberly Management specifically Natty was extremely helpful in getting me settled in. As always with rental apartments there was some small items that needed attention including fixing the community grill. Everything was handled promptly and now I am enjoying my new home. read more

Our building was transferred over to Eberly a few months ago, and they have been awful. Management is shady and unhelpful -- they truly look at residents as dollar signs instead of people. They immediately jacked up the rent by over 11% (which is illegally high, by the way) and refused to recognize our lease extension. There has been constant renovation with last-minute notice, and yet they have been unresponsive to even the simplest maintenance requests. For example, they told us that they would be painting our garage, and then started a day early, unexpectedly blocking us from getting into the garage all day. Save yourself the stress and money -- avoid the hell out of any property managed by this company! read more

AVOID at all costs!! Once management for my building was transferred over to Eberly everything went downhill. They initially promised that our leases would still be honored but then illegally raised the rent by over 11% and when questioned about it they refused to honor our lease extension as it "wasn't signed by the last landlord." They never gave any notice when renovations were happening or when there was an issue with the building, the one time we did get a notice they put it on our backdoors where nobody would see it. We gave them a 30-day notice that we were moving out since they were treating us like month-to-month tenants. When it came time for them to give us our security deposit back they instead tried charging us for "breaking our lease." Yeah, using the same lease they initially refused to accept. These people are very seedy, unresponsive, and will do anything to get more money out of you, that's all they care about. read more
