Zero stars are deserved. I have worked with 5 HOA companies and this one is by far the worst! Arbi in particular is lousy and incompetent. He is also unethical. He made fraudulent meeting notes for a new homeowner which never took place and I had to ask him to remove my name. We have also had a bunch of theft in the building which we have asked Arbi on numerous occasions to help retrieve footage and he ignores. Come to find out our system was not working at all. Not to mention we had one HOA meeting in the four years I've owned and it was a meeting I requested. We have fired this company and are excited for a change. I'm an owner. I have now lived in the building for close to 5 years and can say that this company as a whole is just some really bad people. I don't say that lightly. Like not just, unprofessional, or not doing their jobs, but really bad humans. I am not really surprised that people on the boards of buildings are writing nice reviews because they often are also trying to get away with things as well. At one point Yuriy changed his number and email and didn't tell the residents. Like an actual monkey could be trained to do this job better. The elevator is broken more often than it works. The employees of this company are most definitely racist, or I should clarify that they are against certain races and preferential to others. They also only respect older men and will just completely disregard and disregard and disrespect women. Even the women employees. For anyone who has had the misfortune of dealing with Izzy, she's more responsive than Yuriy, but you might as well be talking to a teenager rather than a grown professional. She's just as incompetent, but with the attitude and whining of a 14 year old. God forbid you tell her she is doing a poor management job which she is or ask her for something which you have a legal right to know, not only will she not give you the information she will have a toddler size temper tantrum as if you were swearing at her and hang up on you, but text you two minutes later like she's well...14. I have been dealing with the same issue in my building for 3 years plus now and we have decided to bring in my aunt who owns a construction company and attorneys since they haven't handled the simplest of requests which has caused me to have extreme increase in medical issues and medical expenses. They truly do not care at all. It takes a certain kind of awful to know that your poor management and refusal to do any aspect of your job has almost led to someone dying on several occasions and has caused great pain and suffering and to just really not care at all. Please do not use this company. It might actually save you. There's often dead and living termites swarming around and just lying all around. There's nests of them on the roof. I have to spray vinegar inside my apartment and on my balconies every few weeks during termite season to prevent them getting everywhere. They never remove the nests or have regular spraying. Just someone comes once and only after people complain. so they swarm into the halls and people's units. There are dead flowers down by the mailboxes. The elevator breaks all summer long, but they don't notify anyone ever about anything and several people are disabled or have babies in strollers so you don't know if you can order things or are stuck. They act like you are the ahole ridiculous one for wanting a reliable elevator and not being trapped. The dumpsters for trash and recycling are overflowing. Asking for the simple thing will never get accomplished. The electric socket in front of my car hasn't worked the entire time I have lived here so I can't vacuum out my car. Everyone hates them. Every building has issues and people have things here and there with landlords. This is unreal. I have hundreds of emails that have either gone unanswered or I have CC the co-owners and the HOA board and if I get a response it's often something so ridiculous like tell me what is wrong with (some professional thing I would only know if I was a plumber, electrician, HVAC specialist) so I know if we need to send someone. So I need to pay to have someone come out and guess what's wrong with another units whatever or the entire building so that the building will send someone? Sure. Makes no sense at all. Like I said a monkey could do the job better and at least be cute while doing it. read more

I did get good communication and tried to get them in by the board, but ultimately they had bad reviews like everyone else and the board leaders did not want them. Currently I am in another HOA management company which isn't very good because they outsourced the CS to India and are charging to pay online high amounts so they can profit more. I got two very good quotes but I am not on the board. I just wanted a company to manage our financials without ripping us off. I liked how there was no ach fees and the invoices had envelopes. I really tried I just wanted my funds managed well so there would not be expensive repairs down the line and I did not want anyone to be charged unfairly or have late fees. read more

We changed management companies after being with one for 13 years. We interviewed half a dozen new companies and we decided on Ontrack. Although there were transition issues, we are not sorry. Arbi, our property manager listens to us (the Board) responds quickly to our requests and has found us excellent vendors. We're whipping our building back into shape with their help.Their member portal is not the easiest to access, and we have had delays in getting Board packets up for our access, but I think, overall, we are happy we changed, there is, of course, a transition period, they've only been managing us for three months. I think once we work out the kinks, they'll be great. read more

DO NOT MOVE INTO A PROPERTY THEY MANAGE. The absolute worst property management company I've ever had to deal with. I lived in a property at 2022 Sunset Blvd. It was the worst living experience of my life, no cap. Read on for a list of nonsense I had to deal with. Brand new building, I was the first tenant ever in my unit - on the first rain, i had a window leak. They stopped the leak but never fixed the damage. My doorbell stopped working. Their solution was to buy a plug in, remote doorbell from Home Depot which they plugged into a socket in my apartment for the "ding dong" and the actual doorbell was VELCRO'D to my door. Legit. $2600 a month and they velcro'd a doorbell to my door as a "repair." Packages were stolen on a regular basis. Cars were broken into frequently in the "secured" garage that broke a ridiculous amount times in the first year. When requesting security footage to see who was breaking in / stealing packages, Izzy refused to release the video. WE HAD TO ASK THE POLICE TO REQUEST IT. Seriously. Homeless people got into the elevator lobby multiple times as well as set up camp directly outside the building, sometimes blocking the emergency exit gate. I called to alert Izzy wondering why we had no security like other buildings in the area. Her response was, "I don't think your neighbors would appreciate their rent increasing because you want security." I mean, my neighbors also didn't appreciate their packages being stolen, cars being broken into and graffiti on the building literally every other day. The one elevator (for all 5 floors) was constantly broken. I got stuck in it for 25 minutes while moving out. When I got out, i was told a cleaning crew member was stuck in there for an hour earlier that week. Did I mention $2600 a month. When I started looking for a new place, the literal worst manger - er, "Portfolio Superviso" - Izzy Betanzo refused to provide prospective renters with a rental verification or reference. She said, "its against our policy to issue references." I've never heard of such a thing. They surely requested one for their application. I lost one apartment as a result because they were so difficult the other landlord just went with the next applicant. Understandable. There's more, I just can't imagine you're still reading so I'll end here. If you are still reading, seriously, don't move into any property managed by Ontrack. You've been warned. read more

He is very approachable and personal in his dealings with tenets and with the board. He's very knowledgeable about managing problems and attentive. If you have any issues with your neighbors or the building needs fixing, don't expect ontrack to do anything about it. You are on your own. He is truly concerned about our building and timely addresses our concerns. He is completely professional in his dealings with the homeowners. Yuriy Amiragov, the Ontrack property manager for our Sherman Oaks condo building, provides very responsive and experienced service. Yuriy has a wealth and depth of knowledge that makes us feel that we're in very good hands. He's a great teammate to our HOA Board and a leader as well. Yuriy works hard for us and is consistently enthusiastic about managing and helping us to improve our building. Working with Yuriy and Ontrack, we have gotten many projects--large, small, and in between--completed. Also, over the time that Yuriy has been working with us, we have significantly built up our cash reserves. Worst management company. I have seven leaks in my roof for over a year and Arbi gives me nothing but the runaround. Due to the leaks in my ceiling, I have now seen mold come through my roof. fire alarms on my ceiling do not work due to the leaks. I have asked Arbi for over a year to fix my roof, and nothing has been done. So far this is nothing but excuses, excuses excuses. read more

OnTrak has managed our building for over 11 years, and Arbi Amirkanian has been our manager for about 10 of those years. Arbi is one of the most patient and kind people you'll ever meet. He is caring, helpful and sincere in his efforts. He can be counted on to help with any number of issues and has great resources, vendors and ideas. He always looks for the most efficient and cost effective way to make repairs or updates to the building. He makes himself readily available, and he has gone above and beyond the call of duty on a number of occasions. Our garage door clicker stopped working late yesterday day afternoon so I emailed the Portfolio Manager at Ontrack Asset Management, Arbi Amirkanian, who responded within an hour and was able to get a technician out the following morning. The technician informed Arbi that the unit was old/outdated so he approved that a new one be installed immediately. The company he called out was prepared to do so and had the installation finished within about thirty minutes. read more

Quick synopsis: Close this Yelp page and move onto the next property management company. I've been renting for over 10 years and have lived in multiple cities across the States. This is by far the worst-run property management company. The property manager, Robert, keeps horrible records and he generally under-delivers on his promises. From the moment we decided to sign the lease until now, it has been an uphill battle. For example, they insisted on receiving a cashier's check, rather than a money order (they're practically the same thing!). Additionally, they wanted a picture-confirmation that we're even sending them a check, which I find to be completely absurd. When we were settled on a move-in date, the property manager insisted that we come and do a move-in check at least a week before we're supposed to be moving in. This might be okay if I were local, but I was 400 miles (or 7 driving hours) away, living in San Francisco. After giving quite the pushback, he finally gave up and said that we could do the check-in on the day that we move in (isn't this the normal for most apartments out there?). Why would a company require me to do review and complete a move-in check off a week before I would move in? Couldn't there be a chance that the unit could be damaged between the check-in and the actual move-in? Next were the building's mailboxes. This is a new building that we are living in, and for several weeks (probably more than a month), I stopped receiving mail to my mailbox. At first, my thoughts were, "Great, no ads and junk to just throw away" and kept on checking the mailbox every few days. Finally, I ran into another tenant while I was checking the mail and she asked me, "Oh, are you getting mail again?" to which I was a bit surprised and asked her what she meant. Turns out, the mailboxes were not installed up to USPS's code, so they stopped delivering mail to us. Per her advice, I went to our local USPS location to pick up my mail and there was quite a bit (you can imagine what my mail stack might look like after a month of not receiving it). Were any of the tenants in this building notified? Nope. And then the calls boxes. I've had several packages that were not able to get delivered to me, even though I am home every day, because they couldn't get past the front gate. But it has a call box, so why weren't they able to get in? Oh, well it's because the property manager didn't ever add us to the call-box outside of the main gate. What else? Our lease has both mine and my husband's name on it, so naturally, you would think that both of our names would be added to the call box - WRONG! Only 1 person per unit. This is a hair more acceptable for our situation, but can you imagine if you were in a roommate situation? You'd have to always rely on your roommate to pick up the phone whenever USPS, FedEx, UPS, DHL, etc. tries to deliver drop off a package. It has been 3 months since we've moved into the building, and the front-gate call box still does not contain any tenants in the directory. As a tenant, I would not recommend living in a building that is ran by this company. I'm not sure how the other Staff at Ontrack is, but the one staff we work with is one of the least professional property managers I've worked with. read more

Neglects to handle tenant issues properly, never answers telephone calls and doesn't have a maintenance department. What management company doesn't have a maintenance department? My HOA Community Manager Arbi does an amazing job, he provides amazing communication that is timely, accurate and highly dependable. Appointments are kept, topics are researched and no question is too much to ask. Always friendly and accommodating. He provides the best contacts for contractors and repair work and I was extremely impressed by Luis and his job skills, quick and reliable and covid mask compliant throughout the duration of work. I recently moved out of the Bakman property, managed by Anna and Terrell, after living there for 2 years. They are the best property managers I have had in my many years of renting. Both are very friendly, caring, and extremely responsive to any emails or texts with concerns or questions. I was able to successfully work with them and the property owner to install an EV charger, something that I've experienced difficulty in the past at previous places I've lived.
