DFW Prospecs came recommended to me by my Realtor. As this was my first home purchase I went ahead and too her up on the recommendation and hired Brandon to do the inspection of my new home. Initially, Brandon was responsive, seemed nice and assured me that he would run a very thorough inspection. Heck, even being that the house was so old (built in 69) I decided that I better pay his extra $100 termite inspection fee. The day of the inspection comes and I'm not able to make it, nor is my Realtor. He assures me that there will be no issue if I'm not present at the inspection (not really knowing that it is highly recommended for buyers to be present at their home inspections). I believe this is where I may have made a mistake. So Brandon completes the inspection and we talk on the phone about some issues he found that he thought were the most worth discussing - overall said the house was a good buy. He issues the inspection report rather timely (minus the termite report I paid for), like within 24 hours of inspection. I read through it, nothing really glaring. A couple days after inspection, I go to the home to show my parents to seek their opinion. As we're showing the home to our family, my dad (aka not an inspector) realizes there is a drainage issue next to the garage and also that there is an exposed outlet outside that Brandon didn't mention. Luckily, we were able to catch these in time to negotiate repairs as part of our contract. Fast forward to a week or so before I need to close. I come to find out that the house is missing an entire gutter system. Brandon failed to point out how big of an issue this is (keep in mind, this is my first home, I don't really think much of it). Because of his lack of mentioning, I miss out completely on making this a negotiating point so he indirectly cost me money on that front. (Keep in mind, you hire an inspector to warn you of issues that may make a home purchase not worth the time and they also serve to provide grounds for negotiation BEFORE you finish your option period.) Now we come to the day of our final walk through that HE'S supposed to be present at. He texts my Realtor (who isn't the one paying for the inspection) and fails to text me completely to let us know he's running 30-45 mins late due to a last minute family issue (that's fine, stuff happens, but not communication with me whatsoever). He fails to arrive at his estimated late arrival window, again, no communication. We're there for an hour and no Brandon. No texts. So he misses the final walk through that comes as a part of the inspection I paid for so I'm forced to awkwardly do this with my Realtor alone with no guidance and somewhat aimlessly. Not only that, as I'm walking through the property with the current homeowner and my Realtor I find out that some reports he made were completely incorrect - such as mentioning some windows being broken (when they weren't, they were just double-hung and he wasn't operating them right) and telling me outlets were missing power when he failed to realize that being an old home some outlets were powered by switches. We also found MORE miscellaneous issues that he should have picked up in his "thorough" inspection. Post-closing, I realize that I never got the termite report I paid for and had to follow up with him continuously to either send the report or issue a refund. Took about a month of back n forth with him. He finally ended up mailing me a check with the amount I paid for the termite inspection, which leads me to believe he never actually did the termite inspection. So overall, he's not as professional as you'd expect. He's definitely not thorough and being an inspector he's also not knowledgeable on some basic household items that you'd think someone who inspects homes for a living should know. On top of that, he's horrible at communication after he feels he's "earned his money" or has gotten paid. I completely regret hiring him and I feel I missed a lot of negotiation points that were very important in the early stages of the purchase that led me to make many of my own repairs upon moving in that could have been avoided had he actually been thorough. If for some reason you do hire him, make sure you're at the inspection the day of. Make sure you inspect as thoroughly as possible and ask him about everything you see that he doesn't pick up. You could be missing out on some important details that could cost you a ton of money. read more

TL;DR - Brandon was incredibly thorough, very informative, and helpful even after our closing date. We just bought our very first home, and Brandon did our inspection. He identified the major/minor issues (we bought a slightly older home); provided an informed opinion of which problems would be worth talking to the seller about; and showed us which ones we could likely fix ourselves. At the inspection walk-through he had detailed answers for all of our questions (and there were many); provided information about basic maintenance measures we could take; and gave us a thorough report, complete with hail damage photos, for our records. About two weeks after closing, our home was broken into. Brandon provided a great referral for a general contractor who was able to fix the damage at short notice. read more

We called Brandon from DFW Prospecs for our home inspection. He was able to make it out the next day! Everything is extremely professional and organized. It made the entire nerve wrecking process very smooth. We met him at the house and he patiently answered every question in detail and took time to make us understand everything he was inspecting and how to fix it. Plus they will come out before closing and check to make sure everything has been fixed up to code free of charge. The website where you can review your inspection Is very user friendly.
