The inspector from Burgess inspection group reported that a gas leak was present at my home because of movement at the gas meter. However, he did not inform the home owner, realtor, or my daughter who was in the home at the time of inspection. I find this to be highly negligent on his part because if there had been a leak and there was not it could have been a very serious situation. My question is, if he thought there was a gas leak why did he not inform the gas company? Putting false information on an inspection report can be very damaging and the inspector should be held accountable. read more

Burgess was recommended by my realtor and I could not be more pleased with the quality of customer service received. Their service reps were very friendly over the phone and were able to accommodate the time frame I had requested the inspection be completed by. They kept me informed thru the whole process, what to expect, pricing, various inspection options etc. For example: The sellers of the property did not have the gas on for inspection, I was notified immediately and they were extremely patient and accompanying regarding my decision to either move forward with the inspection, or to reschedule. Daniel was very thorough and took the time to explain in detail - verbally and visually, any issues or need to know details with the property - as a first time home buyer it helped tremendously to put my mind at ease. Randell Icenogle came out and inspected our condo in September before we bought it and we later uncovered things he did not point out, that are now costing us thousands of dollars. Specifically, he did not find out during his inspection that our guest bathroom shower was clogged and not draining. Furthermore, we saw the paint bubbling and the wall soft next to the shower. Come to find out, the shower pan was leaking as well and there was major water damage and mold in that bathroom. Randell also missed visible mold elsewhere in the condo (in the master bathroom cabinet, in the refrigerator, and in the dishwasher). He also didn't notice that the diswasher was missing parts. We reported all this back to him and his boss and both of them denied any responsibility. They did refund us the inspection fee, but mold remediation, replacing the dishwasher, replacing the refrigerator, and rebuilding the shower is all costing us thousands of dollars. If he had caught this stuff during the inspection, we likely would not have purchased this condo. read more

Austin Grissom did a very thorough and efficient inspection of the house that we are purchasing. He took time to explain his findings and the report in detail. He also made general recommendations and was very insightful about home maintenance in general. Most impressive was his ability to fit into a 18x10 inch crawlspace access (pic attached). He crawled around on his stomach under the house for a good 20-30 minutes taking pictures and looking for defects. I can honestly say that this is a guy who is good in tight spaces! read more

I just want to say that i had a very bad experience with you guys. I was buying a home and i called you guys to come out and inspect it to make sure everything was ok. I was told in the inspection report that the a/c unit was working. Well, that isn't true. When we started to move in we wanted to star the ac and it didn't work. I had to call a company to come out and inspect to see what the problem was and they said the the entire unit was fried. I had to buy a whole new unit. If it was inspected right from the beginning, i would have avoided this and the previous home owners could have fixed it. Also, he didn't tell me that we don't have any smoke detectors in the rooms. He didn't do a good job inspecting the breaker box either, because there were things that that needed to be replaced and fixed. There was a bad wire and also there were things wrong with the pool and also the grounding is bad. I will not recommend you guys to anyone and will never use you guys again. I am also going to talk to a lawyer to sue you guys. If you guys want to avoid this you better do something. read more

Burgess Inspection Group missed many key issues with my first home. Being that I was a first-time home buyer, initially I didn't know any better. In the past year, it has become all the major issues that the company overlooked. The start of a long list included: plumbing out of code, HVAC out of code, insufficient attic insulation, water permeable materials used in a previous bathroom remodel, outside structures built against code, dry rot on exterior overhangs, and the list goes on. The issues they missed on my home have cost me tens of thousands of dollars alone in the first year of owning it. Sad excuse for inspectors. read more

Bruce G from Burgess came out and spent about 3 hours doing an inspection on a house for me earlier this month. Bruce arrived on time and was already working when I arrived. I consider myself to be very observant and I was very happy that Bruce noted everything I'd seen and more. He did an excellent job of answering all my questions and provided a very comprehensive report. I was able to use this information to negotiate with the seller and get the most important items addressed. A thing to keep in mind that an inspector does a visual observation and can't assess what they can't see or access. These cases were noted in the report along and what type of contractor/inspector would be needed to assess an area in more detail. I've also heard from family members who have used Burgess that they've been very good about taking care of their customers if something obvious is missed during an inspection. read more

I used Burgess Inspection Group when I purchased my townhouse in Uptown and also for the one year warranty inspection. The process was flawless, comprehensive, and very professional. I was very pleased with the thoroughness, professionalism, and the attention to detail of the inspector. He definitely found items that I would not have thought of and also walked me through every single step. I'm sure I slowed him down tremendously with all of my questions, but it was obviously important for him that I understood what was being inspected for my future reference. The next time I need a home inspection done, I fully intend to utilize Burgess Inspection Group again. I wanted to throw in my two cents regarding Burgess Inspection Group since I think the first review listed here is unfairly dragging the overall rating for a fine company. Burgess Inspection group did not find obvious issues in my house (lack of hot water, leaking food disposal, improper tubing of AC with leaks to outside of the house etc). Below is just perfect example of things which were missed which are obvious. They claimed to have performed a gas leak inspection however as I have a gas leak they clearly didn't do their job.

We sold our home, the realtor used Burgess inspection group. Their guy trashed our house. Tracked mud all over, I guess he got tired of wearing his booties. Then on the inspection report it had a broke dimmer switch in the master bedroom. He broke the damn thing. Was not impressed at all. The independent inspector that we used to inspected our new home was kind considerate and very thoughtful of new house and was a lot lot cheaper. I don't see how they have three stars because I give them a negative 3 stars and the Realtor who used this guy acted like it was no big deal because we were selling the house anyway. I built houses for 50 years and the inspection by Bergess was a complete joke. He spent most of the 41/2 hours he was in our house bull crapping with the realtor. I know all of this because our house is wired with microphones and cameras. Of course we had no choice of who the realtor used but it is still our home at least until the end of the month so you would think they would respect that. read more

This was my first time going through the process of buying a house, and it was a little overwhelming at times. My wife and I used Burgess to inspect the house that we put an offer on. The entire Burgess team was fantastic from start to finish. When I called to schedule an appointment, they were able to have an inspector come out the next day. Bruce was my inspector, and he was extremely thorough. When he was summarizing what he found, he took plenty of time to explain everything clearly and answer any questions that we had. He also went out of his way to give me his card and told me to call him if I had any follow-up questions after the more specific inspections were completed. The recommendations that Bruce made ended up getting us a good amount of concessions from the seller. Since his report was so thorough, I now also have a list of the smaller repairs that I can handle myself before or after we move in. The Burgess team took great care of my wife and I, and I can't recommend them highly enough! read more

Burgess performed inspection on the house of my friend who moved to another state and wanted to sell it. The inspector made such scary statements on the 1978-built house related to electrical and other functions not being up to the current code (on a nearly 40-year old house!), specifically on lack of GFCIs in certain areas, vents, etc. that a prospective buyer has changed his mind and backed out after reading it. Even all the appliances work as designed/expected inspector made a statement - "improperly installed appliances". How do you "improperly" install refrigerator/microwave/oven/dryer if all that needs to be done is to plug them into the outlet??. Due to lack of big issues inspector focused on the little things making 35 (!!) pages of repeating statements supplying them with overwhelming number of pictures (100) with inspector's hand on every picture pointing to "issues". Like 2 pictures showing leaves in the gutters :), rusting sprinkler faucet, lack of weatherstripping to help "the ladder to act like fire-blocking agent"(?), and so forth. Think twice before calling this company for service. As all they can do to "earn your money" is to furnish you with a fancy looking multi-page report with tons of pictures and zillions of unimportant discoveries without professional analysis of real issues. read more

If you are a buyer, Burgess might be a very good selection. But for us, we were the sellers and Burgess was hired by the buyer and they found many pages of issues that were to be expected for a house nearly 40 years old. No issue here. But, two items in particular showed me that they were incompetent. They claimed in a very embarrassing report that both the hot water heater and dishwasher were inoperable. The house was visited the next day, and we were able to turn on the dishwasher as well as light the pilot light on the hot water heater without any trouble. Apparently the inspector (Bruce Grissom) had no clue how to operate a dishwasher, nor how to light a pilot light on a hot water heater. That makes me question all the items on his list that I am less able to check. I don't know if all of their inspectors are this incompetent, or just this one. Be wary. They cost us a sizable amount of money. read more
