There were just a few things that impacted my decision to give 4 instead of 5 stars. * Directions to the cottage say look for 219th Street, 219th Street doesn't exist, we ended up driving down the three driveways we thought it could be while looking at the website picture to match it with the house we were looking at. It was dark so that was an inconvenience for sure. Just say look for the 21905 sign at the entrance of the drive way. * There is a burrowing critter that is TEARING UP the back yard (see pics) my husband and son tried to play tether ball and the mounds are ankle twisting land mines. We had a good time and I would stay again I just think it's important to give an honest review.

After leaving, they texted him saying the maid service had found a pair of shorts, and asked if we wanted to pay a $25 to ship them back to Portland. We immediately accepted the charges through Airbnb ($25) and waited. Weeks passed, and I texted back asking for an update. This went on for months. It is now the end of August. I checked in every couple weeks asking when I should expect the item to be shipped. Finally, after a handful of generic messages saying "we will look into it," I wrote a message expressing that it had been multiple months now and I would like my item shipped. They responded back that they were "unable to locate the item." I wrote back a long message asking for explicit details about how this could have happened and what exactly has happened to my item. A different person texted back that they would look into it and get back to me. Apparently, my item was put in lost & found, and when a staff member went to ship it, it had vanished into thin air! I am not sure how a pair of shorts could have disappeared from a one-room office on this property. They were clearly hoping I would drop it and they would not have to admit their negligence. It seems clear that a staff member decided to take them, and there is nothing they are willing to do about it. What if this had been a high-value or sentimental item? Regardless, this was a vintage clothing item, and I cannot replace them. I am livid and this company is extremely unprofessional. If I knew they would lose or steal my item, I would have driven the few hours to retrieve them.

Stocked very well as far as blankets, kitchen items, soaps, etc. The decor and furnishings felt higher-end and the beds were very comfortable. The master shower is very big! There weren't any huge negatives, but a few things to note. Dirty sheets were left in the washer (didn't smell good), the carpet is a bit worn, and the shower curtain liner in the smaller bathroom is pretty ripped and needs replaced. Toilet paper was very low-quality as well. Communication was more automated than I'm used to (large company) but the info provided was helpful and I had no issues. This is, by far, the absolute worst manager we've ever dealt with - mainly because we never had any problems at all with the previous 13. The house we rent had known there were rats and had hired an exterminator. The exterminator discovered water under the house and "multiple places" where rats could come and go. We reported the problem and, now, over a year later, there is still water under the house and holes for the rats. No work has been completed. Because the rats were a pre-existing condition and we had done nothing to encourage them, under state laws, the landlord is responsible for making those repairs. Yet in a conversation, the agent I was dealing with claimed we were responsible. They, obviously, don't even know the laws applicable to their job. That conversation also contains comments about me and totally mis-represented what I said. If you're going to do business with them record everything they say (be sure to inform them of your intention, it's the law). I will be doing so myself.

I understand that rental properties are not hotels, things occasionally break, and photos are naturally going to present a property in its best light. But there is a significant difference between that and what we experienced here. First, the photos were almost laughable compared with the actual condition of the property. This was not a matter of flattering angles or professional photography--the reality simply did not live up to what was represented. Multiple advertised amenities were broken or unusable, and Meredith Properties showed remarkably little interest in actually fixing anything. The house had bugs and spiders throughout it, with cobwebs in multiple areas, and the overall level of upkeep was nowhere near what I would expect from a professionally managed vacation rental. The problems continued inside the house. There weren't even enough plates and glasses for the number of guests the property was supposed to accommodate. I actually CUT MY LIP on a broken glass provided in the home. The so-called essentials felt like someone had gone out and purchased an assortment of random, inexpensive items simply so they could technically say the house was stocked, rather than thoughtfully equipping a property for paying guests. But the condition of the house was only half the problem. What made this experience truly unacceptable was the response from Meredith Properties. When we raised legitimate concerns, there was seemingly no urgency or genuine desire to make things right. At one point I realized I was apparently communicating with an AI chatbot rather than even receiving the courtesy of speaking with a person about the problems we were experiencing. For a company entrusted with people's vacations--and charging real money for these properties--that level of customer service is astonishing. The overall message we received was essentially: **we have your money, these are your problems now.** And prospective guests should pay attention to something else: **read the other reviews.** I am clearly not the only guest who has had serious concerns. I wish I had given those reviews considerably more weight before booking. Again, I travel frequently and rent vacation properties all the time. I know the difference between a minor inconvenience and a genuinely bad rental experience. I also know that problems can happen at ANY property. What separates a good management company from a bad one is how they respond when those problems occur. Meredith Properties had multiple opportunities to show us that they cared about their guests and to make this experience right. In my experience, they chose not to. My advice to anyone considering one of their properties is simple: **look very carefully at the reviews, do not assume the photographs accurately represent what you will find when you arrive, and think twice before trusting Meredith Properties with your vacation.** I certainly will not make that mistake again.
