Our DJK Dream home was completed in October of 2024. Since then, we have enjoyed moving in, decorating and living a more relaxed life because of the amenities it provides. The process took over a year and the most stressful part of the process was cramming our Frenchie, my husband and I into an apartment during the construction. I think the best compliment I can give the team at DJK is that I was sad when the home was complete because we thoroughly enjoyed working with their team, their processes and watching the progress. In fact, if we could, we would start building another home with them right now! With the above said, we want to share a little of our story. I have lived in the Chicagoland area since August of 2012. One of my first memories upon house shopping around the West Highlands and Downtown Naperville were the giant signs on various construction fencing with large green letters - DJK. Let's just say that that initial curiosity led to my early decision that when the time comes, I wanted to build a DJK home. In 2016 I purchased what I could afford in the West Highlands, a split level built in 1959 that had been flipped in the hastiest way possible. No problem, my goal was to live there until the roof gave out and then maybe I would be blessed with the means to knock it down and build the dream home I imagined. No way - that was probably just a pipe dream, right? Seven years later I found myself to be newlywedded and my husband and I were looking for a larger abode to combine our two households. We did our due diligence to be responsible and look for a house we didn't need to knock down, but nothing seemed to fit. Elated and nervous, my husband and I walked into the DJK model home in Downtown Naperville not really knowing what to expect. I am sure you can imagine feeling out of your league. Would the salesperson even talk to us, and would we be able to get anything close to our budget? Do not be intimidated when you walk into their model home showrooms. Meeting Shannon at the model home was like running into a long-lost part of the family. We were welcomed and felt like this dream was going to be possible. Our meetings with the other team members felt just the same. Why? They listened, were compassionate and didn't make us feel like our budget was ridiculously small or that the dream house we wanted to build was unattainable. When sitting down with Cassy, she had solutions, ideas, and the expertise to work with the vendors and trades to deliver what we envisioned. She and the rest of the team wanted to be as proud of our brand-new house as we were. COMMUNICATION is what needs to be emphasized with DJK custom homes, because they have mastered it. If there was something of concern that we noticed, our project manager, Mark, was on the case before we could even bring it up. DJK stands by their work. We had an issue with our stoop and settling witht eh walkway which is normal and goign to happen overtime. However, the stoop was also starting to slant towards the house. DJK came and assessed the problem and came up with a solution that fixed the stoop and they also took care of the walkway that was settling. Any large scale construction project is going to be a miserable process, especially if you've never done anything at that scale before. While there are things DJK could do to improve, I can tell you that they care that you love your house, and they care that you're happy. Dan, Kevin, Annie, Mark, Jack, and Bryan are all invested in making sure you dig your house; and they will go above and beyond to guarantee that. Are they more expensive than other builders? I have no idea. (I suspect when it comes to custom homes in the price point that DJK deals with, everything evens out from builder to builder.) But they care. And you cannot put a price on that. We started the process of building our DJK home in April of '22 and it was just completed in July of '23. At the start of the project, we were really discouraged by the lack of transparency and missed expectations. That being said, the building process was a breeze with our Project Manager, Jack Daniels, at the helm. We have had nothing but the best experience working with Jack. He's extremely knowledgeable, sets proper expectations, and is true to his word. The finished product came out fantastic and I have full confidence that the few odds and ends that need fixing will be taken care of by the warranty process led by Bryan and Jack. My wife and I noticed DJK because the houses are modern, creative, and well-designed. Our salesperson was Dan Kittilsen. As both a salesperson and the owner of the company, Dan is a walking contradiction as he struggles to balance the devil on one shoulder (the salesperson saying "Tell them whatever it takes to close the deal!") with the angel on the other shoulder (the owner saying "Do the right thing!"). Dan was extremely friendly and helpful during the sales process. However, you won't see much of Dan after you sign on the dotted line. Instead, you will be handed off to the selections coordinator and one of the project managers. At that point, the Dan that was your buddy during the sales process will be gone forever. Our project manager was Mark Papa. Mark is a seasoned veteran and did a solid job. On the other hand, the selections coordinator, Annie Gehrke, was literally the worst thing about the homebuilding process. Annie exhibited a bitter demeanor while lacking focus, foresight, communication skills, and attention to detail. DJK utilizes Buildertrend to manage selections and pricing. Unfortunately, Buildertrend is treated as a one-way contract. When customers sign off on selections, they are written in stone. However, when Annie makes inclusion and/or pricing errors, they mysteriously disappear from Buildertrend without any notification whatsoever. Not cool. Vendors and tradesmen are a mixed bag. Some do great work and provide outstanding customer service, while others use their affiliation with DJK as a license to steal. Those providing excellent service include John Psyhos from Performers Flooring and Rick Amabile from Custom Home Electric. Those providing exceptionally poor service and business practices that border on crooked include Jonathan Alvarez from ALC Construction and Jim Hollendonner from In-Home Technologies. Speaking of shady business practices, DJK enforces a ridiculous policy that requires vendors and tradesmen to charge markups as long as the customer lives in the house, potentially years after closing. Consequently, our landscaper, with whom we previously had an existing business relationship, was forced to start charging markups. If you think this policy sounds like a racketeering scam from a mob movie, you are definitely not wrong. The build quality of the house is excellent. However, the relative value is mediocre at best. DJK informs customers that a 15% markup will be added to all upgrades. However, vendors and tradesmen confirmed that the actual percentages are much higher. It would be better if DJK just said "an additional markup" rather than blatantly lying to customers. The ideal DJK customer is a wealthy family that is looking for a high-quality house and does not care that they will be fleeced along the way. At the end of the day, building our house with DJK was a long road fraught with drama, politics, and broken promises. The final product is fantastic but would we do it all again? I'm not so sure. read more

We settled on our DJK house at the end of April 2022. It is now January 2023 and the punch list is finally mostly completed. Before even discussing that, though, other buyers need to be aware of items that DJK does not include in the price of a house: * Dark floor stain is a pricey upgrade. * Eggshell paint is an .83 a SQUARE FOOT upgrade. * Brown window frames were a $40,000 upgrade and they aren't even completely brown; * Wood floor (or anything other than carpet) in the dining room is an upgrade. * We had a $30,000 additional 'lumber fee' in the middle of the project. * Buyer pays all utilities and taxes during construction even though they don't own the home; * Buyer pays buyer and seller fees during closing; * $8,000 retaining wall added to driveway 2/3 of the way through the build, despite many detailed discussions about the grade of the lot; * To have the garage painted and/or insulated is a costly upgrade. * The house comes with no mailbox * We waited 3 months after closing for grass and a driveway. Driveway is poorly designed. * After a 3 month wait the yard grading people broke a window, cut a cable, and crushed one of the support pillars. * Sod up to the house is extra; landscaper tried to upcharge the mulch; and smallest but in some ways the most egregious--the bathroom light fixture was only half installed when we were told that it would be $175 to finish the installation. * They charged us $90 a pop for tiny patches of yard to be mowed during construction * Extensive tree branches were left hanging over/on the house that we now have to pay thousands ourselves to have removed. The cost overrun on the house was 40% above the base planned price. Unacceptable. We believe the design of our home was done by a draftsman or unlicensed architect because of some basic design issues: no linen closets anywhere in entire home, poor heating and cooling circulation, poor master shower design, and more. The back patio is actually a potential danger to visitors because of unnecessary multiple elevations in a step-down in main area. A partial list of items on our punch list: door between mudroom and garage needed to be replaced (when it was replaced, the lock didn't work), front and back doors did not function, getting a doorbell installed was an odyssey, the thermostat was not the upgrade we paid for, video wires the back were never installed, screens were missing, there are chips on our kitchen counter, the stain on the stairs and mantle were poorly done, and many more. In the end, our house looks beautiful and the core of it seems to be well made. However, the stress and strain of having to oversee the project, 40% cost overrun, and follow up repeatedly on punch list items after moving in, makes us completely unable to recommend DJK as a builder for your dream home. We estimate that we have had at least 40-50 visits from tradespeople and repair people since we moved in. It's been completely disruptive to our work, not to mention the enjoyment of our new home. Friends who (wisely) bowed out in the middle of negotiations with DJK were required to sign a non-disclosure, so they are good at stifling negative feedback. DJK excels at luring you in with very basic features and then up charging you on almost everything in the house. DJK is designed to not hold any of the risks associated with home building. They pass ALL of the risks on to the unsuspecting buyer. They even video tape the signing of your contract so they can say I told you so. In the end, we strongly recommend that you do not build with DJK. read more

It is with great pleasure we write this review of DJK Homes. After the decline in the housing market a few years ago, we felt certain would never want to purchase another home, let alone build one. Having lived in a high quality home previously, we knew what we would be looking for in the construction of a home once we made the decision to do so. After extensive on-line research, we visited homes by other builders but as soon as we walked into the DJK Model we knew we were in the right place. After our first meeting with Dan we were absolutely certain. Not only did he meet us on a Saturday before heading off on a weekend trip, he took all the time we needed to walk us through the whole process. He not only showed us the materials they use but also explained why those materials are preferred. He answered endless questions and we left that meeting feeling excited about the prospect of building our house. Dan introduced us to his entire team prior to the build and throughout the process we always felt like we were the only customer they had. The group could not have been friendlier. Every question, no matter how mundane, was answered within a reasonable time frame and with a smile. Dan was able to design the house we wanted in the size we were looking for and added some nice touches throughout to make it uniquely and distinctly ours. The entire DJK team understood our budget constraints, and throughout the process never made us feel like staying within a budget made us rank below their clients with larger homes. In fact, they very well understood that we wanted to stay on budget, and made us feel as important as if we'd had endless funds. Also noteworthy was that the entire DJK team made the process fun! From the meetings to the groundbreaking, every interaction was warm and friendly, as if we'd known everyone for years. They all seemed to enjoy the process and that made us enjoy a process we felt sure we'd dread. Annie's help was invaluable. She has a gift in knowing what accents and compliments everything from the color of brick and siding you choose on the outside to the paint and wood on the inside. She gave us honest feedback on suggestions we had and we credit her for helping us avoid selections that we would have regretted later. When we suggested something that hadn't been done before, she was excited to see how it would work, and didn't push us into something we would have liked less. She also met with us based on our schedules even though we are sure it likely wasn't the most convenient time for her to do so. She did this with a smile on her face every time. Mark was our project manager and he was fantastic. Pictures were posted to Builder Trend regularly so we were able to see how it all progressed from groundbreaking to close. He was always available to answer questions. Knowing he was providing the oversight for this build gave us a lot of confidence and he too had some great suggestions for finishes we have been really happy with. We were welcome to visit the building site any time and were never made to feel we were intruding or didn't belong there. We were notified immediately of any hiccups or changes that were needed and we feel our build progressed as planned without a hitch - it was actually done earlier than we expected. As DJK builds another home across the street from us currently, we can see the time he takes with the vendors and tradesmen and how frequently he is there looking things over after they have gone. It is a good feeling to know that he did the same for us during our build. We specifically waited until we lived in our new house for a while before writing this review in order to fairly address this next point. The quality of our DJK home well exceeds the house we owned previously. It is phenomenal and impresses us every day. The house is solid, quiet, and energy efficient. The craftsmanship is exceptional. Nothing can beat the touch and feel of this home or in knowing that it was built exactly to our own specifications and choices. We had a horrible experience and would like to spare anyone else from going through what we did, consider for yourself after reading this. After 5 months of terrible customer service, inadequate communication, hidden agendas and lack of transparency, it finally came down to a total and complete loss of trust in Dan Kittilsen and his firm, DJK Custom Homes. We tried in every way to make this work and were only weeks away from digging, yet felt we had to end this relationship due to the stress and frustration we were experiencing at every turn. We could not build our dream home with a man we no longer trusted. Our disappointment and frustrations are many, here are just a few of the examples that relay why we put our future home on hold. 1. Inadequate communication and follow through. Prior to signing the contract, Dan was incredibly responsive, which is one reason why we thought he was the ideal candidate to build our home. Shortly after signing the contract, that all changed. In fairness, Dan was quick to answer texts and emails telling us he would get the information we requested, but then we wouldn't hear from him at all with the actual answers. On rare occasions, we did receive the information, but only after we had to 'hound' him for it. 2. Minimal transparency on costs. One perfect example: I asked at least half a dozen times over 5 months about the cost per square foot for the standard flooring included in our home. I was told, that's not how it works, it's a 'built in cost', yet after pressing him for a concrete number, he agreed to giving us that ... we never received this number. Then we met with, John, at Performers Flooring (DJK's supplier). John knew we wanted upgrades, so when we asked him about the standard price, he never answered us.... I pressed him for the number and he said he couldn't give it to us. (It was like dealing with a bad used car salesman.) He then sent us the proposal, over a week later than promised, and it was $40k over the standard flooring and $25k over our 'additional' allowance that Dan told us we would need! Why would a builder and his suppliers hide costs??? 3. Misleading budget quotes. We eagerly chose DJK after seeing the eco-friendly modern farmhouse he built for his daughter. He assured us he could build a similar home within our rather substantial budget. While making decisions on the home, we'd refer back to the farmhouse and costs he told us about the day we visited his daughter's home. He never gave us a straight answer, he'd say something about not having exact costs because most of those products were donated by suppliers. In the end, it was almost comical at how ridiculously far over budget we would have been had he built the house for us. 4. NO options regarding suppliers. When we got started, he assured us outside suppliers for things like cabinets, flooring, AV, etc. were absolutely allowed but he had 'hand-picked' his specific suppliers over the last 25 years and assured us we would find everything we'd want from them. If not though, we could use someone else. Down the road when we did decide to venture outside of his 'hand-picked' people, Dan told us that was NOT an option. 5. Never taking responsibility for anything. Every time we'd share with him our frustration about his poor communication, poor follow through, misguided timelines, etc., he would blame someone else or worse, just ignore our concerns altogether. 6. Unrealistic Timelines - told us what we wanted to hear instead of the truth. 7. Paying real estate agents with our money without ever disclosing it. 8. Bad Contract - some very egregious things in the contract. Read it thoroughly and don't give him $70k upfront like he requests. 9. DJK is NOT a custom home builder. You get to tweak a model instead of working directly with the architect to design your home from scratch. We lost a lot of money and countless hours of time and frustration dealing with DJK. Beware of Dan's fake reviews on Houzz and guildquality. We've experienced Dan and his dishonest ways and have tried dealing with him and his lack of response on warranty issues since we closed. Dan is a good sales man, but once he had our deposit - he went incommunicado, he is a dishonest man and not good to his word. He will not give you upfront pricing because he inflates prices for options as the build process progresses. Unlucky for us, but lucky for you we saw the shortcuts taken during the build process and where what he promised was not what was delivered. We also found that we were grossly overcharged for options. Since closing we have heard of others who built with DJK and had similar experiences. We would NEVER build with this guy again. Building with DJK was the best decision we could have made. Every aspect of this process was dealt with profesionally and personally. Our buidling process began with deciding on the lot and layout of the house. Dan was there every step of the way. He helped us choose the perfect location and designed our home to include everything we were looking for. From there, we worked closely with Kevin who walked us through the designing process from choosing exterior brick and siding, to all of the interior details that come with building a quality home. Kevin was always availble to give suggestions and answer any and all of our questions as we moved through this process. Mark and his construction team were top notch. The contracters DJK work with provide top of the line craftmanship. Mark was on sight almost daily to be sure that the job was completed to his highest standards (which are very high!). The entire DJK team worked together seamlessly and were there for us every step of the way. If we had a question, or wanted to make a change, they were responding to us within hours. They also communicated with us through their Builder Trend website. This site included photos of our home as it progressed, and allowed us to approve our selections. We were always welcome to come to the building site to check out the progess throughout the building process. The end result was an energy-efficient, high-quality home of our dreams.
