    It's March 20 and my room is 90°. The air conditioning has been broken for 6 weeks now. The fans provided have broken, and management swears it will get fixed. However, I don't understand why is takes SO long for someone to install a part. I don't even bother coming home because of how nasty it feels in here. There's always something broken and even the laundry machines are broken.

In order to keep things cheap, they look everywhere to fine members: miss a meeting - get fined, common space is dirty - get fined, can't do your labor on time - get fined. Pros of College Houses: Cheap affordable housing near UT Austin, and food is always available in the kitchen which means you don't need to necessarily buy your own. You get to meet a lot of international students which could broaden your horizons depending on who you meet. Cons: There are many. Bullying against disabled and autistic people is quite normal, not to mention reporting it to the office does nothing. Office members and co-op leaders are often complicit with this too. It's also quite okay to make fun of people with different political views than what is considered "normal" by Austin standards, which I don't think leads to a healthy or conducive conversation. It's also quite okay to look down and belittle students with a darker complexion (aka skin colour) and think that they aren't as smart, intelligent, competent, cultured, etc. and that has led to many conflicts from what I've seen, not to mention anti-Asian sentiments about COVID-19. Nobody stepped into help from what I saw, except for the anti-Asian sentiments.

All of those old reviews are from when it was under a different manager: Campus Acquisitions. Three years ago a company called American Campus Communities bought the building. Since then they've done a $40 million renovation and the building is a lot better. The building was built in 1968 so there are still some kinks, especially with the HVAC. It's a system where the whole building has to be on heat or cool, each room cannot control it. The management tries to time it with the weather, but Texas weather is super unpredictable. It sucks when they switch between heat & cool because it's about 1-2 days of uncomfortable temperatures while the pipes cool down or heat up. The cafe here is great. It's unlimited food and while the food isn't absolutely fantastic, it's still really good. And the cafe staff & housekeeping staff are AMAZING! They are honestly the sweetest people you will ever ever meet. The amenity spaces are really great because they're brand new too. There are lots of study rooms and stuff. And in all honesty the best thing about this place is the location. There is literally no off-campus living space closer to campus. It's directly across Guad from the University. If you live here request a Tower view room because they're really great. Also, the pictures on this Yelp site are like five years old and of all the old spaces. Go to Google and see the new ones. They even have a street view thing but inside the building.

Also they charge a full months rent for 10 days at the begining of the school year and 8 days at the end of the year.

    If there were one word to describe this building, it would be lazy. It is lazy from the slowness of…read morethe maintenance staff coming to fix the elevators (we have had one out, and others go out constantly since I first moved in August 2023). The staff is extremely lazy with: 1) packages not being placed in the lockbox for up to a week at a time 2) responding to emails/call (haven't responded to multiple requests regarding missing equipment, bugs in unit, trash issues, etc. since August 26th of this year; they do not prioritize in addressing residents issues and instead partake in actively ignoring their residents, but also their role as part of management. It is extremely unprofessional and offensive.) 3) taking care of the public and "prime" facilities this building offers such as the coffee shop (daydreamer shut down and the new promise "fall 2024" coffee station is nowhere to be found), the study rooms (all have permanent musty stains and smells as people, mostly non-residents, come in through the 2nd floor so much that the door was broken all of last year & the printer is always out of ink, especially on those days when you need to use it for an exam), the gym & sauna (all spin machines, stair masters, and yoga mats are missing or broken, & neither sauna has worked since I moved in, Aug 2023), downstairs/30th floor bathrooms (half of the sinks don't work and the toilet paper/paper towels are always never stocked up; I feel like an idiot when I put soap on my hands for the water to never turn on), and unfortunately the elevator situation is horrible here. Waterloo has been promising all semester that, in fact, as a building with "796 residents, we promise to provide a "timeline with you as soon as possible." This statement was from over a week ago, yet no disclosure on the situation and no active effort to resolve the ongoing issue that is going to be the root cause of so many residents leaving this "lazy" run building. My fellow neighbors saw great promise in this building as it is only in its third year, is aesthetically gorgeous, and is a prime location off campus. However, due to the many contributing factors mentioned about it being lazy, as well as the sizes of the rooms, the extremely thin walls (can hear everything, literally), the catfish photos from the building with lululemon yoga mats (they were not that & none are left) and peloton bikes which is laughable since they are echelon bikes, and the price tag (which keeps rising every year with additional fees for views, green fee, and floor level). It is not at all worth it to experience the "waterloo luxurious experience." My best advice to potential residents is to look elsewhere. Lastly, my question to the management is, "How do you have time to put "Make the stairs your daily workout. Yu can do it" on every single floor on a 30 floor building, but still have not fixed that one elevator since the Spring Semester of the 2023-2024 school year?" images: 1. email is from October 14th, regarding elevators 2. screenshot is from an instagram post (https://www.instagram.com/p/DAjaJEXyJej/?img_index=1) (from the official account regarding the elevator situation with an optimistic response, from September 30 3. screenshot from their messaging system regarding elevators, from September 30th 4. instead of actually approaching the situation and calling for assistance, the management staff on September 18th, decided to put these signs on every single floor, recommending students on the 28th floor to walk up 28th floors with a positive affirmation of "Yu can do it!", not accounting for potential residents who need the elevators (even for lower floors) for grocery hauls or if they have disabilities. 5. The last image is the problematic elevator that has been consistently out most of the year, however, occasionally one or two of the other three working ones also goes out. It is confusing how quickly serviced the non-problematic ones gets fixed (1-2 days), yet the assisters do not check up on the problematic elevator.

They answered every single question we had about the 4x4 floor plan and made sure we understood everything without ever making us feel rushed. Moving to college can be overwhelming, but they made us feel so comfortable and excited about moving in this fall. Their professionalism, knowledge, and friendly personalities made such a difference, and they truly went above and beyond. Callaway is so lucky to have employees like Diego and Fatima--they absolutely deserve to be recognized for the amazing job they do!

There is no "let's work together", it's just "you are legally bound to this!". We were happy to pay the higher rent but move to a lower rent floorplan and they would not budge! And it was not due to being full, they still had plenty of rooms available at that time. Then upon check in, the room was acceptable, but not nearly as nice as expected. There were nicks in the paint, scratches on the mirrors, tears in the sofa, etc. Each one of these issues was meticulously noted and photographed for the move-in form. Now after move-out, we are being charged for each one of those items as if we caused this damage! We are on our 3rd appeal and cannot get the charges taken off of our bill. In fact, we are being charged to clean out a refrigerator and trash that doesn't even belong to the unit. You can tell from their "proof" pictures that the refrigerator and microwave sit in a different floorplan altogether. Yet we cannot get the charge removed from our bill. This charge is being charged to all 4 of the occupants and ALL of us are disputing it and cannot get it removed. Also on check-out, the whole building was disgusting! The trash chutes were full immediately and trash piled up in every hallway. Luckily my son's unit was near the elevator. I'm not sure those down the hall could even get their luggage out of their unit and to the elevator due to the hallways being waist high in trash. I know that many freshmen stay in Callaway in large groups and for that it was great. But as a parent, it has caused extensive stress! If you choose Callaway, take plenty of pictures and be prepared to pay for damage that's been there for years.

The photos did not show any wall damage and only a hair which is expected especially since they took two week to inspect. It is not legal to keep a security deposit for routine maintenance but they know most people won't sue if they live outside Austin.

My son only lived here for one year and I just received the final account bill from my son's move-out. We were charged $86.67 in cleaning fees and $210.00 in painting fees. I specifically hired a cleaning crew on his move-out date to clean his apartment from top to bottom. There was nothing else to clean. I am not sure what the painting fee is for because my son didn't hang anything on the walls or damage the paint in any way. My daughter stayed at a different college apartment complex for three years and when she moved out, she was only charged $35.75 in fees and part of that was because she lost one of the mail keys. The management company of this apartment is taking advantage of the students and ripping them off. They do this because often students do not have enough rental experience to realize that they are being overcharged. This apartment bills itself as an "upscale" housing community but the walls are paper-thin, you can hear your neighbors talking, plus there is a high rise being built next door and you can hear the machinery and the constant hammering of the construction workers throughout the day and night. The hallways often had a weird smell and the trash was always overflowing in the trash areas on each floor. The people who work in the office are there evidently just to pick up a paycheck because when you contact them with an issue they could care less and they never seemed to know what to do.
