My lease ended and BCPM has not returned my security deposit. I have requested it from them multiple times and they continue to ghost me. About 4 months ago I provided my move-out notice and had a tenant lined up to move in. BCPM acknowledged this and provided an application, but they never processed it. They are costing people who want to move out early thousands of dollars because we cant formally get new tenants to fill our rooms. Even after my lease expired and I moved out, they continue to send me automated notices that my rent is due. I try calling and emailing and they continue to ghost me and the other previous tenants. I even tried to go to their address listed online, but it was only a USPS mailbox.

That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

Regarding the rental term, our concern is NOT that the lease contained a written six-year guarantee. Before we signed, Jody verbally represented that the landlord planned to remain overseas for approximately six years while their children attended local universities. We relied on that information in deciding to rent the property and understood it to be a stable, long-term rental. Regarding the $300 late fee, our concern was not simply whether the payment processor was down. The payment issue occurred after the management company changed its payment system, and we had a three-year history of timely rent payments. Once we became aware of the problem, we promptly hand-delivered payment to the office. We paid the $300 fee, but continue to believe tenants should not bear the cost of a payment problem arising during the management company's system transition. Regarding cleaning, we understand that tenants may choose their own cleaner. Our concern was the manner in which the company's preferred cleaner was recommended, which left us with the impression that choosing another cleaner could affect our deposit. That communication created unnecessary concern during move-out. Regarding the security deposit, our concern is not the amount of the refund or the deductions, which we understood and approved. We specifically asked for information showing the receipt and handling of the original deposit during our three-year tenancy. Management confirmed that the deposit was held in a Broker Trust account, but did not provide the transaction-specific records or ledger we requested. That is the issue we are seeking clarification about. We appreciate the company's response, but our experience and the company's characterization of events are different.

While that was my personal experience, it made communication frustrating throughout the relationship. The experience ultimately ended on a disappointing note. During a conversation about an available apartment, the property manager responsible for the unit abruptly hung up on me. That interaction reinforced my overall impression that the company was focused on doing only the minimum required rather than providing proactive service or building a collaborative relationship. Based on my experience, I would not choose to work with them again.

Their solution was to provide a monthly rodent pest treatment which the tenants had to coordinate and manage. After the first 2 months, the treatment stopped without communication to the tenants and the rodents returned. The excuse I've heard is the owners are nearing retirement. In my opinion, the 5-10% off the market rate rental price is not worth the cost of your sanity. Proceed with caution.

Being an old house, the walls/floors are thin, and you can hear EVERYTHING, loudly. Walking, talking, etc. I had to come up with an agreement with my downstairs neighbors that I needed to actually tiptoe in my apartment after 11pm. The landlord lies and says it's extremely quiet and you don't hear the other residents. 2. Unresponsive unless threatened. I reported a leak in my ceiling last November. They never addressed it, but certainly had the audacity to take my security deposit after painting the apartment. 2a. We had a sink hold in our driveway that was dangerous and growing. This was left unresolved for over 6 months. They suggested we use plywood. I called the city to complain. That day, they showed up to address the fix. 3. They have a wonderful maintenance man, but he BANGS ON THE DOOR when HE decides it's time to fix something. Multiple times I have worked from home and have been in meetings when I was interrupted with, no exaggeration, panicked banging at my door. When given feedback to Enterprise, I was, again, ignored. I'd give zero stars if I could.
