I have known Edgar Szabo for about one year, and during this time he has been a fantastic property manager. He stays current with what is going on with our property and works well with the HOA Board, homeowners, and renters. Edgar is quick to respond to questions, problems, and suggestions regarding the property or anything else that may come up. His working relationship with all of our vendors is fantastic. I have lived on this property for 31 years and dealt with many property management companies during my residency, and Edgar Szabo and Dynamic Property Group have been the easiest to work with and the best of all of the companies we have used so far. Feedback from previous hoas that used this property mgmt team has similar issues so it seems they continue to fail. They continue to charge residents late fees on thier hoa payments when they are recieved on time. They cash them after the 15th as well a lot of the time. Unless you contact them directly to have the fees removed they are charged so people not paying attention are paying into fraud and others not paying attention have interest charged. I have in multiple emails from they they will adjust on a Case by case situation but won't actually fix the issue. So how many are falsely being charged and not calling for adjustments? They prioritize non hazard projects over projects causing hazard. We now as residents are starting to resort to self reporting to the city rotting decks they have no time line to fix. We are now urging residents to self report to hold them accountable. They take no responsibility. And often shift blame. They often rely off board members who are not even the president to police the property and make irresponsible contractor decisions which causes issues and money lost time and time again. With a history of faulty finances and money issues we will be seeking audits and hopefully replacing this company soon enough. Documents incorrectly filed with the city result in delay of projects as well. I have confirmation in emails of this. Anyone looking into using this company I highly advise you run as fast as you can away from them. To current residents I highly advise you collect and document everything. read more

The community manager (Jeff Hall) that used to handle my ailing father's condominium complex was very responsive and compassionate. Unfortunately, another community manager (Gail Small) at Dynamic Property Group is now handling the property. When I first called asking for Jeff she just said there was no Jeff there which led me to believe I had the wrong number. She did not volunteer that she was the new manager and I was not getting information from realtor which led to a devastating outcome after 3 decades of living at the property. Other calls get routed to an answering service with no call back. Very impersonal and subpar service. Employee lacks interest in position. read more

If you are thinking of hiring Dynamic Property Group to manage your complex, don't. I had an active leak in my ceiling, and the owner Edgar said someone was dispatched, but no one ever showed up. Ever. He took our board meetings and moved them to 4pm in the afternoon, off property, making them inaccessible for anyone who has a job. He has tried to make it so that people cannot attend. We developed a roof leak at our rented Condo in Westminster at the Westway complex. The leak began the evening of January 9th. I contacted Edgar Szabo the very next day. He didn't respond directly to me but he at least copied me on an email to his fix it person that same day. I explained in my email that the leak was right on our bed - and also, more importantly dripping onto an electrical canopy in the ceiling (holds wiring for chandelier). After two follow up emails with no response from either Edgar or the person who maintains the fixit@dynamicpropertygroup.com email, I assumed they had come out to fix during the long dry spell. Here I am at 5 am on the 30th sleeping on the sofa with plastic and a giant pot on my bed because during the rains last night we came to realize nothing has been done and we were woken up by water dripping on us. It's an unfortunate situation because our property owner is awesome and deals with everything INSIDE our place in a super expedient manner. Unfortunately all exterior common area repairs, like roofs, fall under the purvey of property management who doesn't seem to care. Next stop HUD. I'm not living like this. read more

Approximately 1 1/2 years ago my HOA hired DPG as a management group. In that amount of time, DPG has recommended and guided our board to make devastating decisions regarding money spent in maintaining our properties. They moved the monthly meetings from the clubhouse to a zoom format. Many in our association do not have the means or knowledge to join a Zoom meeting. We are not allowed to speak more than three minutes and questions are not answered, there or when emailed to them. There is a lack of transparency with regard for their decision making. It is so bad that a group of homeowners has filed a suit in small claims court, not for the money, but because of questions about the legitimacy of the last election of Board of Directors. They are spending money frivolously and putting our HOA in a terrible position. Do not hire this management company. They are manipulative and don't even follow the CA state laws. It's hard to believe they are still in business. read more

I would like to share a wonderful experience working with Dynamic Property Group. While working with them I have found the staff to be kind and eager to help. Dynamic Property Group and Edgar Szabo are a substandard property management group. As a new home owner, when I "Zoomed" into my first Community Meeting (Edgar and the Board President prefer to be offsite), I found him to be unprofessional, passively aggressive, and urgent to end the meeting as quickly as possible. This Property Group uses an answering service on the weekends that is not affiliated with anyone in office. So, if there are any emergencies within the property, no one will get back to you until the following Monday. I called into to report a clogged line outside of my unit on a Saturday morning and was told I would get a call back from an "on-call" person (I guess the list had three people, Edgar being one of them) sometime later that day. I followed up Sunday and was told to keep calling back as they were also trying to get a hold of anyone in office. I finally got a call back on Monday morning, but by that time, the clog had caused a flood into my unit which could have been avoided if they would have called me back and let me know what my options were. Lesson learned, do not rely on Dynamic Property Group. If you are a Board Member of an HOA looking for new property management, I would encourage you to avoid Dynamic Property Group as it will make your homeowners unhappy and divided. read more

DPG has been our management company since August 2023. During their tenure, they have proven their ineptness to manage a community this size (256 units) and complexity. They fail on the most basic tasks such as posting agendas as required by civil code, responding to homeowners and lack the expertise to manage vendors and projects. I cannot recommend this company at all, strongly suggest look for other options and hope they will be terminated soon. read more

We are at Alta Vista South Community and have been trying to get approval for solar panels since December. This property management team has given the runaround and always say they will call back with status. They never do! We've followed up numerous times and at one point was told it was on the agenda for board approval on 2/6/23. Turns out it never was in the agenda and still has not been reviewed nor approved by the board. Not professional at all. We are still awaiting approval and have to delay our solar system installation due the lack of response. read more

I live at Pierside Estates in HB. Edgar and his team took over as the management company about a year ago and we are extremely happy with the work they have done and their attention to detail. Edgar is non responsive and has threaten, disrespected and completely ignored some of my fellow neighbors and board members during our monthly HOA meetings. Had a sprinkler leak last day of March. I had to disassemble my bed to give the plumbers access to the ceiling. I didn't want to put it all back together just to have to dismantle it again for the ceiling repairs. Then DPG took almost a month to approve the work order for the drywall repairs, with no proactive communication. I had to repeatedly call them to find out where things stood. To top it off, the one repair company they use is backed up due to the rains. So in essence I'll be 2 months without a bedroom. I had a roommate moving in and they won't be able to for another month. Our previous company A-Creative used to schedule the plumbers and the repairs in the same week. If you're shopping for a property management company, go elsewhere. read more

Edgar the owner of dynamic properties Brought in his own contractor after the board told him not to use him. The owner of the unit ended up suing board because of mold issues that we're not addressed The result was the owner suing and awarded $7000.00. When he was terminated he refused to work with the new management company. He said we had to give him 90 days notice. For the last meeting he wouldn't even do a zoom meeting or answer any phone calls. read more

I have worked with Edgar and Dynamic Property group for several years now. Edgar is always very thorough and on top of things resolving challenges very quickly. Some management companies are very slow to resolution- that is not Dynamic. Edgar is not afraid to get out at the sites and deal with helping members of the community. read more

Dynamic Property Group is the best property group I had to deal with and leading the way is the owner Edgar Szabo. Dynamic Property Group has done so much for our community. I can tell you several stories, but the main one was this: We had a 2-party board on our community who everyone trusted, little did we know, they were embezzling the HOA funds. They released all information upon request, knowing they would risk losing the contract. Those board members were eventually voted off and in the first year of fresh-new board members, we were able to raise $50k after starting with $800 in our reserve account. Always transparent, helpful and informative. Wouldn't recommend anyone else. If there are ever any negative reviews, I guarantee it's either spam or a disgruntled ex-board member who probably wasn't good for their community to begin with. Keep up the great work! read more
