Property Management. I occupied one of their units for a full year. Upon moving out, I spent 13 grueling hours cleaning the apartment to ensure it was handed back in pristine condition. Despite this, management still withheld half of my security deposit over minor, insignificant issues like an un-wiped door or two.Worse yet, they used a strict legal loophole regarding move-out notices to keep an additional $500 of my money. My one-year lease was naturally expiring, and I returned my keys, vacated the property, and left the unit completely empty on April 30th. However, because my written notice was submitted on April 9th, they charged me prorated rent for the first 9 days of May charging me for days I did not even live there.While many reasonable property owners are flexible when a tenant leaves a unit spotless by the first of the month, this corporate firm enforces the absolute strictest interpretations of the law to maximize their profit at the tenant's expense. They will take your money over a technicality. Document everything, give your notices early, and protect yourself if you choose to rent from them. They kept $1700 total from my deposit including $500 of prorated rent. It's strange because the amount literally added up to the monthly rent amount. Why I did not rent from E.E.N. Property Management. Don't sign "The Holding Fee" form it's their illegal commission. "Supposedly, it's to take the apartment off the market," but the signing of the Lease and receiving of the Security Deposit takes the apartment. "Non-refundable holding deposits are illegal. In California, there is no such thing as a nonrefundable holding deposit. The Lease provisions wave a lot of your rights away like in case of an accident on E.E.N's negligent behalf. By the way, since you didn't sign the "Holding Fee/Commission form read your Lease because E.E.N. Property Management probably inserted/typed the Holding Fee into the Lease. One tactic is if there is a change to the move-in date by "You" or E.E.N you will be charged a "Holding Fee." deducted from your Security Deposit. In California, a security deposit can only be used for damages as a result of occupying the unit for the duration of the Lease. They are the landlords scape goat and they turn around and act like they have no clue they have to ask the owner.Don't rent from any place that hires them I will for sure co sign any petition and i will be using these reviews in court. I was going to rent from this property management team, I wish I had read these reviews before I gave them a holding deposit and found out they never intended to give me a lease, because they wouldn't have ever gotten it. I dealt with Ryan & Kevin Muccular in El Sobrante they appear innocent but they are not. The president of the company Kelly Coll never responded to my calls or emails, while the admin assistant Erika Robbins covered for her by playing like Kelly was too busy to come to the phone to discuss my deposit. I say do not trust this management team if your looking for a housing rental or commercial lease. And if your a property owner beware! I don't know how anyone can find fault with these people. They're all terrific! I just moved out of state after living in one of their properties for over 20 years. They've always been responsive and "Johnny on the Spot" whenever I needed assistance from them. Courteous, friendly, professional and they really do care about their tenants. I worked for an HOA for over 25 years and I can tell you truthfully, you're not going to find a better team. I'm going to miss them a lot! They become your friends after you've lived there a while-you'll see! The comments that they discriminate racially are ludicrous-please DO NOT believe those accusations. I'm not sure how they manage to run a business seeing as how they NEVER answer or return ANY phone calls. My husband and I have been trying to rent a property from them for over a YEAR -- I've spoken to Meliza on the phone ONCE in over a YEAR of different properties that have popped up in the east bay that we have inquired about. I have called and left plenty of voicemails with NO responses. We've sent in our applications and even paid for the background/credit check. We have wasted our hard earned money and time just for them to never get back to us about ANY of the properties we inquired about. Horrible and hopeless! Horrible management company. Don't waste your time even applying. I was lied to and bullshited around strung along thinking I was going to get an apartment. I was shown a one bedroom apartment at adobe villa apartments in Vacaville. My money was taken to run my credit only to find out that my credit was ran a month after and later told that the apartment was not available. No one ever answered the phone it was a bunch of back and forth and told my credit was not great when I had everything paid. These people acted like they were going to rent out a unit when it was offered to someone else and avoided my calls. The manager is never in the office. In between the months of waiting, I missed out on a apartment that was available somewhere else but I turned it down due to the fact I was told I was going to get an apartment already at adobe villa. Folks don't give your money to them to run your credit, go to a reputable property management they sure in hell are not professional. read more

If I could give it negative stars I would. My boyfriend lives in Benicia. His pipes are always backed up to the point of an over flowing toilet and feces coming out of the shower drain! No one ever comes out to fix it! and Magically NO ONE SHOWS, EVER! I have tried everything. For the fact that it's Benicia you have to pay a little more in rent. Melissa is the worst. Not to mention has been embezzling money from renters and when called out on it and asked for proof of your own receipts to compare to your own that you actually have proof of, people stop calling you back from the company. Been waiting for almost 4 days for a simple condo certification to be filled out so that I can sell my property. After multiple requests I am supposed to get it by close of business today....on a Friday.....which means I can't do anything with it until Monday. The person that handles my location was out of the office for two days without so much as changing her voicemail or email to notify the lender, buyer and myself of the multiple attempts to contact her and of course she is the only person that can give me the information needed to get this done. HUGE possibility I am going to lose my buyer as they are tired of waiting for this company to complete a simple task. My HOA fees are upwards of $400 a month, I cannot believe I have to deal with such nonsense. Disappointed doesn't begin to cover it. read more

EEN has been wonderful to me! Their staff are all very professional while being friendly and welcoming. They made the application process very easy, even did a lot of the communication via email which was extremely convenient for busy people like me. When I need any type of technician to service my apartment the property manager, Debbie, quickly sends someone out. I'm looking forward to renting from them for years to come. read more

Please do not rent from this company! I lived in Jasmine Gardens Apartments in Fairfield and it was the worst company I have ever dealt with! Their sight manager Meliza Cruz is rude, lazy, and unprofessional. She took 6 months to give me a copy of my lease, put up a security gate and took 5 months to pass out keys! There are cockroaches in all of the apartments, kids are not allowed to play outside EVER, and the company backs her up when she fails to do her job!! Its really sad that so many people have been hurt by her and this horrible company!! read more

We used to stay in Tradewinds, Concord. the resedential manager was Meliza - no matter what small maintenance request you submit, it wont be taken care and we need to follow up, followup.. ... you will have good hospitality only until you sign the lease/tenant.. on summer weekend days her family used to have more fun on and near swimming pool than the tenants.. not enough cleaning around the apt complex.. better stay away.. read more

EEN is a joke! Very unprofessional and they will not let you speak to the owner Kelly. They did not return my deposit witihin 21 days per the law and they would not speak to me. Then tried to send me $200 out of my $1200 deposit. I will be filing a small claims suit against them! The property i lived at was never maintained outside, one of the workers husband did all repairs, so I'm sure they pocketed my deposit. As you can see from the reviews not a company to rent from! Since I am being singled out as a bad property manager by these reviews. I have to mention that some of these did not obviously use there true names. That alone should send up a few red flags don't you think. When reading these reviews you must understand that there is always two sides to every story. I have worked with EEN for over 7 years now and I manage several.diffrent properties. No matter how hard I try I will never be able to please or satisfy every single one of my tenants. I can only do my job as California laws allow. Should a tenant ever need a copy of their lease they can always call the corporate office at any time and obtain a copy from them. Also any property manager will tell you they can not fix what they do not know we are not mind readers. Additionally tenants are responsible for monitoring all members of their household including quests. In many cases because this didn't happen damage to the property occurs. Which made it impossible to properly secure a complex. Many of my owner have spent money to up grade the properties so that tenants have a safe, clean secure place to live. However in the same token the tenants are to help maintain the property. This is where they live not me. I. corporate, on-site managers and maintenance can only do the best we can. We too have families we have to attend to and need to get personal things done as well. We are not miracle workers nor do we work 24 hours a day even though it sometime feels like that. We are only doing our jobs and some tenants don't like when the rules are enforced or belive they are above the rules or that the rules don't apply to them. We can not be faulted or called out when we do our jobs and yes sometimes we are rude we are human and it sometimes can not be helped especially when your being yelled at or called names or cursed at. If I could post some of the choice words I have been called by some of my tenants you mouths would drop open. In conclusion as I said before I am doing a job and in my 7 years I have rented to some very wonderful tenants. Some of whom are still in fact current tenants. I have also rented to some tenants who have been challenging. Have I made mistakes, hung up on people, been rude, had a bad day, yes. However I have never been disrespectfu, not taken care of tenants issues within a reasonable time as the law allows, try to solve even the most unreasonable request, never. The place I reside at is a JOKE! promises were made prior to signing the Lease and nothing has been done as promised. Meliza lacks Professionalism and is rude when she speaks with you. Most of the conversations with her are through text messaging. Says she will take care of the problem and very seldom follows through with what she says, but will show up and knock on you door to collect your Rent!!! The laundry room is dirty. If something does go wrong were to blame for the problem. Clean it up and fix the unsanitary health issues that are here before the City steps in and condemns the whole complex! read more

Just bad. I can not give stars more than 1. Manager of Virginia Ln in Concord is nice when sign in contract, but since then she is always in bad mood and no responsibility. Always talk what law and policy said, uncomfortable to live in there. She also follows my family and try to see any incident. Her drop box does mot work. I rent at EEN PropertyManagement.I have ask for paint for 3 months and i haven't received any yet.i have to paint my own apartment they told me the person that stay here only stay here 10 years and the appartment didn't need to be paint. i don't have smoke detectors.i had to chaulk every hole in this apartment because they said they didn't have to.it took me 4 weeks to clean my apartment becaue they lie about cleaning it before i moved in..they call me crazy because i fuss about the bugs they where bad.i had to buy spray myself.bugs would fall in my food on the patio and i haven't fix that yet.i am doing the job and the maintenance guy is getting payed for eveything i or i had some one to do.now the bathroom tile is coming apart and they was supose to fix it in may 11 and july is almost here in 4 day. they should be ashame of them selfs for doing things half done..do it right the first time.. read more

I live at Creekside Village Senior Apartments in Pittsburg, and am extremely unhappy with the lack of professionalism that is exhibited by the current manager Jennifer and her boss Ericka (who works at EEN in Antioch). Jennifer seems to have no experience being a property manager at all. She owns a pitbull, which is always off leash, and she refuses to put one on him. The dog lunges at people, and she seems to walk the property with him to intimidate all of us. Mind you, we are all seniors that live here, and most of us are ill or use walkers and canes. The majority of us wouldn't be able to get away from this dog if we needed to, so alot of us don't take walks anymore like we used to. A group of us have complained to Ericka about this situation, but she has done nothing about this matter whatsoever. Jennifer never answers the phone, either. My air conditioner had gone out during a heat wave (110 degree temps) and I kept calling and calling the office, but kept getting the answering machine. Thankfully my daughter had come to check on me, so I sent her down to the office to find Jennifer. The office is located inside the clubhouse, so when my daughter entered, she witnessed Jennifer socializing with a bunch of tenants. Jennifer was relaxing, sitting around a table with these people, while her office door was shut and the office phone was on her desk. I had been trying to get a hold of her for afew hours, so apparently she was not doing her job for at least that long. Because it took so long to find her, my air conditioner could not be fixed that day. All's she offered me was a fan! I ended up staying at my daughter's that night. I expected some sort of "I'm sorry that this is happening", but I got was "well. It's not MY fault." Bottom line is this- DO NOT RENT AN APARTMENT AT THIS COMPLEX, OR FROM THIS PROPERTY MANAGEMENT COMPANY. read more

We had moved in Jasmine Gardens and Melisa or meliza who is no longer with the company i can see why, held our deposit didnt keep record of 3 months of rental payments come to find out by the new landlord that if we dont pay the balance than "nothing we can do " it is not our fault that the landlord was a fat ass lazy crook who took our rebt to help pay her family members who live in the apartment. Maintenance is very rude and acts like he dont understand your requests there were roaches and ahe failed to have someone there to spray the home. I even took off work cause she "said" someone would be there but noone showed up 3 times!!! She acted like it was so hard to deal with issuues. She didnt ever want to be messaged or anything.
