EB Structural repaired a large window that was leaking, with dry rot in the adjacent structure. They did a very good job quickly and kept our living room very clean during and at the end of the job. Workers were prompt and efficient, always polite and professional. They also did something unusual in my experience: upon opening up the wall by the window, they found the dry rot to be less extensive than we had feared. They asked for our consent to reduced the scope of work, and they reduced the bid price accordingly. We saved several thousand dollars. We have never had a contractor do that. Their reputation and my experience is that they give some of the most thorough, and reliable inspections in the area. Everyone misses something sometimes, but EBS goes the extra mile being careful and thorough. They are not cheap, but they also don't do cheap work. Couldn't be happier about our experience with East Bay Structural & Termite Co this winter. It is a huge bummer and stressor to discover termite activity in your home, and these folks took exceptional care of us every step of the way. When we first saw termite evidence, I asked a home-inspector friend for a referral, and he sent two: East Bay Structural, and one other company. I called both over the weekend, leaving voicemails. Never heard from the other company! First thing Monday morning, I had a clear text message from EBS listing next steps, including pricing. Two days later, we had an inspector out and the job was underway. Every single person we interacted with, from their office person who answers the phone, to their scheduler/project manager, to the inspector, to the treatment applicator, to the carpentry crew -- they were all friendly, responsive, punctual, patient with our nervous homeowner worries, and best of all, they were total EXPERTS at their jobs. We hope we never need termite work again!! But if we do, best believe we're calling EBS. read more

Purchased a home that was inspected by East Bay Termite and the report showed the home was free of termites. The week we're going to move in, we found termites. The response from the inspector was that he didn't see anything when he was here. Wow really? My husband who is not a professional was able to spot the damage. There was no accountability and total lackluster response from the lazy inspector. I have no idea how this company has a license. read more

Loved working with East Bay Structural - they replaced a bunch of rotten wood on the inside of one of our exterior walls of our house. It was a complex and hard to predict project as they discover how bad the wood rot is as they open up the wall. We were really disappointed with our experience with East Bay Structural and Termite. Even though they "thoroughly" inspect all the work that needs to be done, our impression is that they are NOT THOROUGH with the follow-through in completing that work. East Bay Structural & Termite did the pest inspection/report for the new home we purchased. We initially were pleased because they have a good reputation for being incredibly thorough. Even though we knew they'd charge more than other companies, we planned to have them do the exterior structural tests (drilling into the stucco and checking for pests) and follow-up work in the disclosure because of their great reputation amongst realtors, and we thought that thorough reputation would extend to homeowners. We were WRONG. In the inspection report, the inspector found wood rot in the exterior of the house, in the corner of the jam around the french doors. The same inspector came by to do the stucco tests and to speak with us about his findings. He said EBST doesn't replace french doors because they are so expensive and have so many wood rot issues, and he suggested replacing the french doors with a screen door, which EBST does install. He made a huge deal about wood rot spreading down and along that wall, throughout the house and gave us a $7000-$8000 labor estimate for replacing the doors with a screen, $15,000 for replacing our french doors. After telling us about wood rot would spread, he proceeded to do the structural test (drilling into the stucco and testing the frame for wood rot). Shocked, we retreated into the house while he did the drilling (we didn't have heavy-duty N95 masks). After he finished, he said we were in the clear and left. We didn't realize he failed to check the wall of the house with the actual wood rot issue, meaning we have NO idea of the extent of the damage. After making such a big deal about wood rot spreading, we are appalled that such a "thorough" company being paid to check for wood rot in the frame of the house would fail to check the part of the house that actually had wood rot. read more

I dont know how they are in business. I got a quote to repair my house in San Francisco from East bay structural. The reason why i hired them is there inspection fee is very cheap. They estimated i had about $48,000 in damage. I was dumbfounded. I went ahead hired another company to see whats going on. The company determined it was about $12,000 I have no idea how these guys are in business. I should of did my homework before hiring these guys. They are crooks. read more

Buyer beware! This was the worst experience with a vendor i have ever had. I am very disappointed with their response to our situation and although I used them another time before without a problem I will never use their services again and I will make sure to tell everyone I know about what happened to us. They should be ashamed of what happened and the way they have treated us. The sad part of the bid, not only they overpriced their bid but didn't know what the heck they were talking about. We used EBS for our home inspection while we were under contract. They were helpful and the inspector hopped on the phone to explained all the details of the damage he found, as well his level of concern about that damage. We used them again to complete the repair work listed. Because some of the damage was less extensive than they originally quoted, they lowered the cost based on work completed. Would you be surprised that the people that do the inspection, also provide an exorbitant bid that fills their pockets? You shouldn't be, and I can provide evidence. They provided a bid for dry rot at 40k...yes, 40k. Knowing that we were in the process of selling the house, they knew we were in a pickle, and would probably do anything to mitigate the problem. Well we bid out the work instead, and had it done for 75% cheaper. Fuck you, you scam business. There should be legal requirements to only provide the inspection report, and not 1 person's bid (especially the bid from the person finding the issues). This is one of many scams you will encounter during the home buying process, along with your BS agent making up renovation costs/going over budget/not being able to use MS Excel, the hidden bidding process, and pretty much everything. No matter what your idiotic agent says, demand that they get another bid (shouldn't they earn their commission?) and have that competing bid available during your sale. read more

I was required to get an inspection for a home sale. The guy was on time and professional. He found a few items that should be repaired. HOWEVER, the send you a scam "authorization for repairs" for them to do the work. Standard in the industry, but confusing for consumers not in the know. They charge 10x more than typical for repairs, and if you don't know, are are in a hurry, you WILL be taken. Shame on them. Example, one piece of plywood to be replaced, and prime painted. Over $900. real cost. Materials $80, Labor $125. DIY less than 2.5 hours and $100. Wow, look at the other reviews. read more

In my opinion this is one of the worst contracting/service companies I have ever worked with. I believe that they do not respond in a timely manner, they are evasive and they do not hold to their timelines and keep giving excuses as to why work has not started yet. It has been my experience that they tell me that drawings and engineering have been submitted to the city and then a week later tell me they are not ready to submit. (I believe that this happened twice) I signed a work order with them almost 9 months ago and they still have not started work on some stairs with safety issues after constant email and phone reminders. My real estate agent friend even tried to assist in prodding them while I was out of town, but they just ignored him. It is my earnest opinion that you should avoid this company at all costs. read more

The pest inspection is a requirement for a VA home loan and it was conducted by East Bay Structural & Termite booked by our agent. Original findings had an estimate repair of $3,800 so we had work done by another company to fix the issues. The items listed to repair were repaired but when East Bay Structural came back out to certify the pest inspection they noted that 7 more wooden pieces would need to be fixed at an estimated cost of $1,200. The original repair had listed that 12 wooden pieces be fixed but now that it was time to verify the repairs for certification the same inspector said that 7 more pieces needed to be fixed. This seems awfully convenient for them fully knowing that we need to close in 2 days and it is a VA loan. Of course they signed off the certification if we agreed to have them fix the repair items knowing that we wouldn't have time to find someone else at this short notice. All in all, I am disappointed that a company would conduct themselves like this and especially dealing with a veteran using a VA loan. I will let fellow veterans know and veterans agencies know to keep an eye out for poor practices by East Bay Structural & Termite. I understand that they are in the business to make money, however maybe they shouldn't be allowed to do certifications and repairs. read more

The listing agent really want to sell a foreclosed house rather than have it condemned. They agreed to pay for a termite inspection to see if it could be saved. It could and I bought it. I used East Bay Termite again to get my construction loan. Both for the seller and me the guy that came out was very patient and walked us around to show what things were. They did destructive testing of walls and patched everything up again really nice. On time and fair price too. Plus a person in the office did a search for prior reports. read more

Our small job fixing the falling stucco on our porch turned out to be a huge job of dry rot. East Bay Structural did an incredible job, the team of workers we had were outstanding. Each day they were prepared with all supplies and worked diligently. The stucco had to be skillfully applied by hand on our 98-year-old arts and craft home, we are so pleased with the results. Which would have been helpful. Turns out we did not have an issue, but it would have been nice since your company stapled a card to our wall, that we would contact you for historical and knowledgable staff, but not charged $300 just to look. I had east bay structural inspect a 100 year old home that I bought in the Berkeley Hills. The home had previously had termites and a crazy dry rot fungus called "Poria Incrassata" (google it). They are the only firm in Northern California who understands this particular dry rot and they know exactly how to remediate it and manage it. So, first off, the inspection fee is totally fair. These people complaining about a $295 report being too much are idiots. Travel time, inspection time plus a report for $295 is peanuts. More importantly, they assessed the issues in this historic home properly. When I was concerned 8 months after moving on they came back and offered a few suggestions for keeping the house safe and dry and protected. This is a rock solid company to use, don't hesitate to have them do your home inspection. read more

John Matheson did a great job, inspecting carefully, identifying the extent of the problem (damp-wood termites), and documenting all issues. We did not use them to do the repairs, but rather rolled this work into a planned remodel. The inspection process and results were of the highest quality, and John was available, personable, and exceptionally responsive. I'd use them again for an inspection in a heartbeat. read more

The "structural" issues were really minor but the guy quoted a price for every issue when we thought we were supposed to be getting an objective appraisal of the condition of our property (not a guy looking for business). We bought our house knowing it had major structural and termite issues, and our realtor told us the only company to use was East Bay structural if you wanted the work done right. They were amazing. Incredibly polite and the definition of professional, and I feel so confident now in the stability of our home on a hill. The one thing I wish they were better at is matching stucco. Our house is 1920's something, and the stucco is of the same vintage. When they replaced patches both inside and outside the house there was a noticeable difference in style, and it would've been really cool if this team had had the skills to match the original stuff better. That being said, I would still hire them again and again and I would recommend them to anyone. read more

I hired them twice about 9 months apart prior to selling my house. The first report was $275, the second report however they merely duplicated and increase the repair estimate. Now they're trying to charge $300 for changing a previous report and hard balling on top of it. I can't speak to their quality overall but after this experience I don't trust them and wouldn't use them again. read more

When I bought my home in the East Bay in 2005, East Bay Structural charged me over $30,000 to repair water damage to my "bridge" driveway. Now, less than 12 years later, the work has to be completely redone. Response: "Our work is only guaranteed for two years." No acceptance of responsibility at all! The owner was completely defensive. I wouldn't use this contractor for even the simplest of jobs. Based on my current contractor's comments (stated before he knew who did the work) the work was done incompetently. I'd give them zero stars, if it were possible. read more

If you are in need of a company to do structural work due to termites, dry rot, or to make additions to your property, East Bay Structural is without match. These top-notch craftsmen did such an astonishing job that the house looks brand new, and they did the work in less time than they estimated. The house, over 70 years old, had dry rot and termites in three of four corners. The crew, extremely professional and trustworthy, had to tear out all the stucco, other framing elements, and rotted wood, and rebuild those crucial areas. I'm not kidding when I say the house looks as good as new! What's more, the firm's highly skilled craftsmen were very considerate, going to the trouble of removing potted plants and replacing them daily so we could use our yard and driveway in the evenings and weekends. I would have confidently handed them the keys to the house and gone on vacation while they did the work. We really enjoy the upgraded look of the house, and feel safe now. read more
