We have been coming to Newport for years and the only thing that is consistent is this place! So close to the beach and Newport itself! This time is the first time we booked their Master Suite and my gosh it changed my opinions about rooms. Prior to this eye-opening experience a room was a room. If it has bed and functioning bathroom, I'm happy bc it's the place you spend the least amount of time in. We booked the Master Suite and it was absolutely amazing to have so much room and amenities. We spent more time in the room compared to what we have done in the past. It was WAY TO EASY! Nice porch where we sip on cocktails/drinks to pregame before we left for dinner we saved so much money that way . The couch was very nap friendly as well! I never nap on vacation but I did on this one! Nice size kitchen which we turned into a bar. TONS OF SPACE FOR ACTIVITIES Yaya's complimentary breakfast was out of this world as usual. We have no issue adding onto it and paying for it as well. PRICES ARE BEYOND REASONABLE compared to other places in the area and FOOD IS FANTASTIC! Do not leave here with out getting her rice pudding or balaclava! Her French Toast is my favorite but as you can see in the photos I posted it is all good! read more

Wow, this place saved us this weekend. The hotel we originally booked had some issues so we needed a new place to stay at the last minute. Leeza was so friendly and accommodating to us, and I was beyond thrilled when I walked into our room... it was beautifully decorated in Mediterranean blue & white, spotlessly clean, and surprisingly spacious. It was so comfy and I was beyond relieved! The bed was comfortable and the room was very quiet too. The next morning we had breakfast on their beautiful balcony overlooking the water. The veggie omelette & blueberry pancakes were delicious! The location is also great--a 5 minute walk to Flo's Clam Shack (the best fried clams ever!) and just a few more mins to First Beach/Easton Beach. Also a short drive to Second Beach (my fav). We couldn't have asked for a better stay. I'm so happy we found such an awesome place and we can't wait to come back again next time we visit Newport! Thank you Leeza!! read more

Well deserving of its excellent name, this is such a lovely, pleasant, and relaxing hotel! My family and I usually stay here when we visit Newport / Middletown. Best location in calm Middletown within walking distance of the beach, and a break from the overcrowded and overpriced Newport hotels. This is a small family owned business rather than a chain. Always excited to come back and stay here. The Hotel: beautiful beachy décor and feel - the design is top! Everything is new, fresh, and clean. You have all you could possibly need and more. The beds are comfortable, and the bathrooms in the rooms have a sleek design. Some rooms have nice views, especially if you get the ones with the lovely balconies!! The owners are so friendly and hands on, you can usually find them working at the hotel or the café and around - very friendly and nice! I was trying to find a nice, clean, modern hotel by the beach for few days getaway in the last minute... Found this by looking around Apple map. ;) This bed and breakfast place really exceeded my expectations. Owners Leeza and Telly are wonderful hosts.... Room is clean, spacious and modern. Telly told me they knocked down the old building in 2015 and completely rebuilt the inn. Breakfast was great. Staffs were friendly and they did good job on housekeeping. I have stayed here a few times and it was clean and the staff was friendly! I went to Salve Regina University and this is where I would make a reservation for my family when they would come to visit and we all loved it. Additionally, my friend was staying here with her boyfriend for a birthday trip. I wanted to surprise my friend with a gift, so I called the front desk and asked what could be done. I got a bottle of champagne delivered to the hotel from Vickers liquors, and Leeza made sure the bottle was chilled, wrote a note, and presented it nicely with a few flowers. It was so gorgeous. We stayed at the Sea Breeze in for 3 nights. It was the coziest stay! Our room was beautifully decorated with a touch of grecian colors and a blue beach theme! The food was outstanding and freshly made by the owners themself! They were the kindest people. The beach was a near 4 minute walk away. Perfectly adequate and clean inn 2 miles outside of downtown Newport. The location was pretty spectacular... the beach was a five minute walk away and it was an eight dollar cab ride to get right to downtown Newport. Pros: - Free breakfast every morning at Telly's Cafe. The food was standard diner-esque food, but everything on the breakfast menu is absolutely free if you stay at the inn. -Clean. -Balconies in every room. Cons: -The beds are as hard as rocks. In fact, my neck still hurts from my first night sleeping here. -I'm not sure what was going on, but after I drove into town one day the owner ran out and asked me if I was staying at the hotel (in a rather accusatory tone). My car had been parked there for a day and a half before I left and I had had a conversation with the owner, so I'm not sure where the suspicion came from. Overall, a fairly good stay. Our room was confusing because we had a foyer with a full fridge, however it was really hard to tell if it was only for our bedroom or a common area for the hotel. We had a key to lock it, but it was still strange. I would stay here again, although the price is pretty steep for what you get. read more

Sea Breeze In was like staying with very clean and friendly family!! The rooms are spacious and clean. Beds are comfortable and the staff is incredibly friendly. On top of all this breakfast is included. The Greek food is incredible. I lived off of the Greek avocado toast while I was there. I live in the area and stayed here for four days during a gas outage on the island. It was hard to leave! I would recommend the Sea Breeze to anyone staying in the area, locals looking for a great meal or stoping in for ice cream on a summer day. read more

Checked in last weekend and had a great stay. You can tell immediately it is a family run Inn. Everyone was extremely friendly and wanted to ensure we would enjoy our weekend get away. Both the Inn and rooms were nicely decorated and extremely clean. Every morning they offer a free breakfast for their guests, cooked to order. The cafe was bustling in the morning not only with the guests but outside patrons. Doors lock at 9pm and only guests with a key to the front door can enter. If I make it back to Rhode Island I would definitely stay here again! read more

My husband and I were so happy with this B&B! It is fresh, clean, beautifully decorated and newly renovated. The owners are very lovely people. The restaurant attached where they serve breakfast is included for hotel guests. This was a major plus for us since the breakfast was delicious and a great way to start our day. Chocolate chip pancakes were my favorite! The B&B is so close to the beach and the town with all of the shopping and restaurants. A perfect location! We have found our new go to place when staying in the Newport area. The building itself is redone and incredibly clean. They had a staffer who was constantly disinfecting the entire time. The room was great and the homemade breakfast that comes with your stay was perfect. It is a five minute walk to the beach and there are plenty of food options all around. Amazing!!!! After reading the great reviews, we luckily we found this family owned and operated B & B. Our room was immaculate with an open airy feel, tastefully decorated with the most comfortable bed and linens, beautiful deck overlooking downtown, large bathroom, refrigerator and included a delicious breakfast( lunch was delicious also). A roadside motor inn, as a one reviewer so disrespectfully suggested, is the last "adjective" I would use to describe such a lovingly cared for and completely remodeled establishment! We were so disappointed we could only stay one night(best night sleep I've had in a long time) Leeza and her husband were so accommodating and made us feel right at home. We enjoyed our stay so much we booked a summer stay before we left. I'll never pay Newport prices again, the Seabreeze Inn is 5 Star! read more

Best place to stay in Middletown/ Newport area! My boyfriend and I spent two nights at the Seabreeze Inn for his 21st birthday and we have no complaints. There was so much to do in the area and only a $6 Uber away from the center of Newport. Staff was so friendly and the rooms were so clean and made us feel very at home. A hidden gem. This newly renovated inn to the Newport area is owned and operated by a lovely woman who is there to check you in and make you breakfast and is only a few miles from downtown. It has that new feeling of beautiful hard wood floors and clean paint in ocean colors. The bedroom with minimalist design has a comfy bed, an area rug with hard wood floors, good sized bathroom and an ac wall unit that is quiet but effective. I rarely sleep in hotels but at the Seabreeze I slept like a baby. The Yia Yia cafe in the inn has made to order delicious breakfast that comes with the room. The grilled homemade muffins are fabulous and you leave for your day full and happy. We can't recommend this hotel enough. And while you're here take a walk along the cliff walk for spectacular scenery of ocean and homes. Can't wait to come back. read more

I had the pleasure of staying at the Sea Breeze Inn inn for two weeks while I was in Newport for work. Every single person I met at the inn was beyond kind and welcoming, they treated me like family. First of all, the rooms and the inn itself are immaculate. Truly, exceptionally clean. Bright, cheery rooms with white linens, nicely appointed bathrooms all accented with shades of blue. Secondly, the restaurant is incredibly good. I mostly ate dinner here (10 out of 14 evenings) and the food was fresh and delicious - from the Greek salads, hummus plates and homemade entrees enhanced by fresh herbs from their garden - I couldn't have been happier. The location is convenient to beaches and Newport proper. Lovely, warm, wonderful people have made the Sea Breeze Inn an exceptional place to stay. read more

we stayed here right before the 4th of July 2012. We have two young children and were absolutely discusted with the condition of the hotel and our room. Very old, rickety (not the charming type of rickety), very dirty, air conditioner was noisy, very noisy, beds were old, stained mattresses hard as rocks and the linens looked dirty...I'm sure they were clean yet they were worn out. I didn't expect modern accomodations yet I didn't feel safe, had the constant worry of what my kids were going to find under the bed or on comforters....really bad. Price was sky high! We ended up leaving two days early and booking a room at the Hampton Inn up the hill- like night and day. Clean, nice, professional staff, CLEAN, NEW linens and only minutes down the road. Hampton was a fraction of the price and 10x the value. Thumbs down on Seabreeze. read more

4 day getaway...not long enough!! We recently got away and stayed at the Sea Breeze Inn. I received a call the day before our arrive to let us know we could have the king room if we wanted. Naturally I said yes!! This Inn was perfect...from my original call to make the reservation to our parting goodbye...nothing but welcome and at home feelings! Leeza and Telly have a wonderful place, their hospitality was so welcoming! They truly enjoy what they are doing! Breakfast included...we don't normally have breakfast it was a great start to the day. Very nice menu for their guests and they are open to the public too! Our room was very comfortable, clean and crisp...if it had been just a little warmer we could have enjoyed coffee on the balcony. Located in the 3rd floor (yes there is an elevator)with a nice view of the water. We could have enjoyed a partial sunset view if we were in our room at the time. We stayed here while celebrating our anniversary. Originally I did not want a B&B as it's not my style but as it had availability we booked it. It is a B&B but feels like a hotel. The owner could not have been sweeter and even surprised us with a bottle of champagne on our first night. The complimentary breakfast is great, it's off menu and cooked to order. The rooms are nice but a little small and the bathroom is nice and large. Its a very cute place and we enjoyed our stay. It's very close to all newport attractions and the owner is quite knowledgeable about the area. I would absolutely stay here again because she makes you feel like family. read more
