This place is such a hidden gem! We needed an apartment last minute and they were extremely helpful and kind. All of the service guys are awesome and they come within a day of making a request, if not less! And Austin in the office is great and personable. We were never hassled and always treated with respect and kindness. This place is right by Juvenile Hall and we lived on the street closest to it, but I never once heard any noise from them. I've hesitated in writing this review, as I normally avoid publicly posting my negative opinion about any organization. So, I will keep this as honest as possible and do apologize about the length of this post. Here is a condensed list of my negative experience to save you time. However, I am including a lengthier response to elaborate on each point. - Excessive noise - Plumbing issues - Bug infestation - Hidden fees - Shared utilities Excessive Noise - The walls are extremely thin that you can hear conversations from other tenants. You can hear all routine daily tasks from other units; I know when the tenants above me are taking a shower, using the toilet, doing their laundry, playing with their kids, dragging furniture, vacuuming, and simply walking in their apartments. Even the act of closing doors would sound as if they are being slammed shut. Plumbing Issues - The toilet became clogged the first time I used it on the day of my move-in. I should have recognized this as a warning sign of an even bigger issue, but chose to troubleshoot the issue myself as this happens a lot often than normal. The bathtub has the same problem as well. Within a week of my move-in, the water stopped to drain properly, and even after several days of being out of town, I would come back to remnants of dirty, malodorous water around the tub drain. The kitchen sink presents a similar issue, though when it gets clogged, the waste water would come out of the toilet sink. After a few months, I was able to determine that the toilet would fail to flush properly whenever the upstairs unit is running their laundry. The toilet would gurgle and produce bubbles whenever the upstairs washer was in use. Eventually, a broken sewer line that flooded the bathroom was the deciding factor that led to my decision to move out. Bug Infestation - There are bugs everywhere! Drain flies persistently emerge from both the kitchen and toilet sinks. Even with a Zevo electronic fly trap next to each sink, I was unable to control the infestation. Each trap became completely covered with trapped flies within 2-3 days. Cockroaches of various sizes are also present in the apartment. Hidden Fees and Services - The apartment advertised a move-in special then with a $100 discount, only to subsequently include an additional $80 charge for "smart" services. After speaking to other tenants, I found out that I had the option to opt out, despite it not being offered when I initially raised my concerns about it. There is also a third-party service provider that the tenant would have to pay for to prepare a shared utility bill. Please note that this is just to SEND out an email to let you know how much you have to pay. This service doesn't provide a break down of individual consumption, more on this below. Shared utilities - On top of the SDGE electricity and oil bills, a separate utility bill for water heating is issued. This bill is based solely by the occupancy of each individual unit. I received a bill for $96.94 - for one single occupant - for the period of January 16 to February 15 (most recent bill), and I was present in the unit for only a week during this billing period. ALSO I returned to the apartment with a flooded bathroom after being out of town for over six weeks. Turns out the sewer pipe was badly damaged and caused sewage to come out of the toilet sink, which overflowed onto the floor. The plumber that showed up mentioned that they had been dispatched not too long ago to address a similar plumbing issue, though this claim was discredited by a property maintenance member who stated that they had never hired the plumber to work on any plumbing issues in the property. Even with prior knowledge obtained from other tenants who had encountered plumbing issues in toilet overflow and carpet damage, along with the fact that the same property maintenance member constantly going in and out of the unit directly across mine to address similar plumbing issues, he is adamant that this never happened before. A neighbor mentioned that they experienced plumbing issues twice in about a year that damaged their carpet. This same neighbor mentioned that the previous tenant moved out because of constant plumbing issues. In response to some of the concerns I listed above, the management explained that the bubbles coming out of the toilet was due to excessive detergent use. To remedy this, they reached out to the other tenants to be mindful of their detergent use and their noise levels, though I am certain that this approach does not resolve the underlying issue as there appears to be a significant plumbing problem all over the property. Additionally, the noise is not something that can be mitigated simply by adjusting a volume switch. I declined to have every drain in the apartment snaked, as the clogs were not occurring at the time I raised my concerns and that I am constantly out of town to know the plumbing conditions in my apartment. We moved into Eaves Mission Ridge when in between selling our house and waiting for the next one to be built. If I had it to do over, I probably would not choose to live in Eaves Mission Ridge. Having said that, here is my list you should definitely keep in mind. PROS: 1. The neighbors are really nice. I know that this typically varies from situation to situation, but honestly, I haven't met a bad one in the bunch. Some are definitely weird, but in a quirky way. 2. The apartment is pretty spacious. We have a 3/2 and all 3 bedrooms are very large. The master has a bathroom attached to it, which is a standard 3/4 bathroom. 3. Safe - This is in Birdland and outside of the apartment community, there are mostly older families that are very nice and will chat you up if you walk past their house. 4. Amenities - there is a nice sized pool and hot tub, along with grills and an exercise room. All of these are well maintained and are very nice. 5. The Maintenance Team - These guys are the stars of the community. They are really willing to help and proactively make sure everything is great. CONS: 1. When we moved in, the apartment situation was very competitive and we had to secure a place right away, so we essentially saw a representative of our apartment, but not our actual unit. Think of seeing Miss America as a representative of your middle school girlfriend with braces and infrequently washed hair. When we moved into our actual unit, the floor was concave. I'm not kidding or embellishing. The floor was lower in the middle than by the walls. Whenever you walk from one end of the apartment to the other everything shakes like the floor is going to give out at any time. Perfect for Tony Hawk, not so much for us. 2. If you decide to renew your lease, you will get a nice sized increase to your rent. They claim that this "is the best they can do", but this company is very large and to say they can't go $85 less or whatever we tried to negotiate is disappointing. 3. The ceilings are all popcorn, circa 1985 style. In fact, when you sign your lease, there is a warning about asbestos. That's another fun fact you don't learn until after you've put down your deposit. 4. Speaking of the 80s, this place kind of looks like it was trapped in a time capsule from that time. Everything is "vintage" and opening price point looking. The laminate countertops will take you back to your youth - if your youth was in 1975. 5. If I still haven't convinced you by this point, pay very close attention to what I'm about to say next. The parking is a legitimate nightmare. You would have better luck finding a parking spot in OB on the best beach day of the year. Once you actually secure a street spot, you don't want to go anywhere because you know that if you lose that spot, then you won't get another one for days. Then you finally get a good spot, only to come out the next morning to find that an army of birds has taken a crap on your car that you may or may not have just gotten washed. It's awful....if you move into Eaves, be prepared to walk a lot...or maybe uber. But definitely not drive, unless you are prepared to park multiple streets away from where you live. Oh and don't forget those fun grocery store adventures where you have to carry all of your bags those multiple streets back to your home because there isn't a spot within a 1-mile radius of where you live. Maybe just eat the food in your car. 6. Get ready for the water bill. You will use almost no water and I guarantee your bill will be between $150-200. I have no idea how our bill is so high every month. We pay double here than we paid when we owned a house and watered our lawn and had a blow up water park in our backyard. It is a serious joke how they arrive at the math that determines our water bill. 7. Garbage/Recycle bins are located every few units. That's the good news. The bad news is they only get emptied when there isn't a car parked next to them. See #5 above to tell you how often there is no car next to the dumpster. Then because they don't get emptied often enough, there are hundreds or thousands of flies that will absolutely make their way into your apartment despite no conceivable entrance point. You will be having nightmares about the flies that are everywhere. read more

Before I start, I want to say the maintenance team was perfect, this review has nothing to do with them. This review is for the building owners. The very next day after we moved into our apartment, I had woken up with a horrible sinus infection. I started noticing a pattern that I would only get this congested when the AC was running. ( i have a dust allergy)We had maintenance come and change the filter but there was no change. When I finally took the AC apart and inspected it (I know a thing or two), I realized that the AC was set up all wrong. The AC was not set up properly and the air that was getting sucked through the AC was not only filtered air, there were many areas where air was getting sucked up and it was FILTHY (see pics). This apartment complex needs to SERIOUSLY consider fixing their AC units so that the air is only sucking in filtered air. They also need to do an apartment wide air duct clean out. read more

Fast to respond, service with a smile and determination to fix all trouble tickets in a timely manner and correctly, makes living here comfortable knowing the staff is here for the residents. I have yet to meet a maintenance tech that doesn't give 100% into fixing all our needs. Not the greatest neighbors in the community I've met but overall not bad. I have lived in this community for 5 years collectively and seen the rent jump every year. This last year has had to been the worst experience ever living in an apartment and do not think you get what you pay for. 1. 5 months of street construction where they paved then tore up and then re-paved. The jack hammering in the early mornings and the construction crews taking all the parking was painful. Tenants had to walk 3-4 blocks to get to their apartment. The water lines were constantly being broken by construction and water service sucked. There was times water came out looking very questionable and smelled funny and getting ready for work and finding out you have no water (about 5 times) to take a shower 2. They hired a construction company to redo front patios and required us to remove decorations right before Christmas (what?). The company then destroyed two plants of mine in the construction, broke a light, and threw my wind chimes in the bushes and broke it. The notice provided said they would be here one day but showed up a week late. All management had to say was sorry and the company has yet to reach out. Two bonsai trees destroyed. The company left debris and dirt/glass on the patio (including my trees broken branches) which I had to sweep off. The topper is that they threw their trash and nails in my planters. You can understand how frustrating that would be 3. There are constant notices of entry for things. During Christmas week also be prepared for crews to come into your house between 8-10 hours to replace your toilet for environmentally friendly one. Too bad you have no idea when 4. There is now drilling with a jack hammer at 9 in the morning for the last three days with no warning from management 3 feet from my window. I work nights and sleep during the day. I have been told to prepare for a week of this. Since the walls are very thin, you cannot get away from the noise. 5. Constantly getting notices the office will be closed. Do not post your hours of operation then if your there only half the time 6. Maintenance needed to get into my garage to fix water heater but left the door open with all my stuff stored in there. There is a lot of important things I store in there! Also let me know your going in there 7. With limited parking on streets other tenants taking two spots up to reserve one for their roommates. Also you getting parking tickets in your own driveway! If your car is slightly impeding the walk way you get a 53 dollar ticket, ridiculous. If you have a larger car it's difficult with the small space. 8. The tenants before us spray painted a message on the inside of out garage and it's never been cleaned up. Nothing says classier.... 9. My car was broken into when I had to park 3 blocks away. They only thing stolen was some change but had a window broken 10. Att took 2 weeks to connect our internet and internet because they said the location of our apartment had a weak signal and they needed more time. Just a warning 11. The rent increases are ridiculous and they do not seem to want to hold on to good tenants. There are constantly people moving out. The increases I was told at the beginning usually range at about 100 but I have only seen 200-300 increases. Crazy! I can go on but I am getting a headache about this whole year of frustration. I am spending well over 3,000 a month with all utilities/rent and it's not worth it. What a horrible experience. We toured the complex with Austin in mid May 2018 and he said that construction would be done by the end of summer 2018. There was NOT a day that went by that some type of construction was happening. Either street closures or paved roads it was ALWAYS something. Moved out in May 2019 and still construction happening! I understand delays but come on an entire year?! And its still happening! 2. I have NEVER lived somewhere where I got a notice about SOMETHING that was going on weekly! Wether it was ATT getting installed into our apartment or new painting (AKA clear your patios for weeks at a time) or landscaping, they cut down SO many trees it was so beautiful before. New toilets getting installed, which were installed incorrectly and I had to call maintenance back in twice to come fix it. Never seemed to work. 3. The first week we moved in our washer/dryer broke needed to be replaced. A few months later our water heater in the garage started to leak gas and water dripping everywhere damaging part of our items that were in the garage. Garage remote never seemed to want to work had to get that replaced. Anyhow you get the point. 4. The pool was ALWAYS dirty! So small for how many kids live in the apartment. 5. PARKING: I understand having 2 spots for 3 room apartments. BUT OMFG, I can't tell you how many times we called the cops or towing companies because a car would be BLOCKING ME IN or completely blocking my spot. most of the street parking is 2 car but cars would take up the middle of the street so only one car could park there! When the office goes home resident park three cars in their driveway! 3!! They are constantly sticking out in the middle of the road. 6. I cant even stress enough about how extremely loud it is. We unfortunately had I'm not sure 4 military girls/guys move in above us. We threatened us after we kindly asked them to move their blocked car. I could hear everything, from the girls they would bring over to the band practice that was going on to the two puppies scrapping the floor above my bedroom. I would have 2 fans running and a noise machine and could still have trouble sleeping! 7. Not only would I contact the office about problems I also started emailing Jason who is the community manager, stating problems that were happening asking if we could move apartments or break our lease since we did NOT feel safe, of course another charge to move or break lease. 8. Moving out has also been a nightmare. They said we would receive a notice with breakdown of what was still needed to be fixed/replaced and a remaining balance. Not only was my name on the email incorrect but now I am getting daily harassment calls asking when I am going to pay. I DIDN'T RECEIVE ANY NOTICE IN THE MAIL ONLY EMAIL. They emailed me at 10:25am but I had received a phone call at 10:24am! How are you going to rudely call me without me even seeing a statement yet!!!!!! Don't even get me started on the carpet. Apparently they felt the need to replace our entire complex and are now sending us a bill for it. such a scam. This place does NOT care about their residents, they are there to collect your money to then put it into sprucing up the place which HIGHLY needs it. The only reason why I am giving one star is for the sweet maintenance employees who are the only positive thing about this place! When we were moving in years ago the person told us we'd be living on the street not right by juvie, but when we went there with our moving van day of the move there were people in our supposed apt. The girl (don't know if she still works there) put us on the wrong street. Wow. They gave us a slight discount initially for this, as I recall. The parking is atrocious and no one ever wants to visit us. To be fair it's partly bc we all use our garages for storage and not parking...They are constantly leaving notices in our door about ongoing maintenance or reminders which could probably be consolidated to save paper and annoyance. The landscaping people love to be loud right outside our windows in the morning and some mornings you can hear the kids in juvenile hall doing their exercises (sounds like you'd expect from a prison). Sometimes there are helicopters. We have had bee invasions, dirty water periodically backs up into our shower (not sewage, not sure where it comes from), the oven is old and faulty (and runs 50 or more degrees hot), the fridge is old and cracked in multiple places, and other problems. Living on the first floor it's hard to keep the patio free of leaves, and while they leaf-blow the stuff off the main walkways, I did catch them blowing them right onto our patio once and kind of gave up trying. The exercise room is not air conditioned as was advertised when we toured the place years ago, and if you exercise with the door closed it will fog up the whole room. However, this place is a good deal and conveniently located by a gas station, a 7-11, a florist, and a Mexican food shop. It is also right by a freeway onramp. It does get congested during hours when people are coming and going to the hospital though, and the street towards the place is confusing and tons of people don't know how to drive it and often veer into the wrong lane. The living space is huge (big enough to fit a pool table), which is nice. The staff in the office is very friendly and helpful and any visit I have had there has led to a fast resolution of whatever I went there for. It sounds like I listed a lot of negatives, but my husband points out we have had an overall good experience, and it's a good deal for the rate. read more

DO NOT WASTE YOUR MONEY HERE!!! The maintenance teams are probably the ONLY good thing about this place. What this apartment complex needs to do is randomly inspect the tenants that live in these apartments, it seems like once someone secured an apartment, they invite 10 other family members to move in as well to that one apartment unit. With the security deposit being only $500, I guess it's easy to come up with that money and have anyone rent from here. I swear there is a guy living out of the garage, he has a bed set up in there and music blasting while smoking marijuana. Everything else about this place is pretty much trash, the apartment is really old, there's a lot of clogs and leaks. Parking sucks, people do not know how to park their cars or other tenants hog up the parking spaces. There's a current tenant that uses his residence as an auto repair shop and the office workers don't say anything. He hogs up the parking spots by playing musical chair with the cars that he is servicing and he'll leave it there for months on end. Expect rent to go up every year, we paid the special at $1900 in the beginning and when we left it was about $2500 and now the rent increased to $3000 after we moved out. Don't forget that trash, sewage and water will be added to the rent and it will be split into 4 apartment units. So if you use little water and the other tenants use more water, it doesn't matter because you'll be paying for someone else's water bill since it's split up evenly, so might as well use your portion. You can smoke INSIDE of the apartment, the smoke will go through the vents and you'll likely get a second high/cancer from these chainsmokers. You'll notice a lot of dog poop in the grass, kids are running around with no adult supervision, cars are speeding down the street and the amount of construction/updates at the apartments are ridiculous. There is always something going on where you're just like what else are you guys going to install or fix? If I had to do it all over again, I wouldn't move here, we were fooled by the amenities that we hardly used and the neighborhood has turned into a section 8 housing. read more

This place is definitely in Mission Valley, San Diego not San Clemente, I think the address is wrong but if you read the description it says its in SD. These apartments are located off the 163 on Genesses next to Sharp hospital & the juvenile hall & the old folks home. meadowlark & nightingale. This was my first place I lived in SD from Norcal. The apartments are pretty expensive, but it's corporate, what do you expect? PRO: We got a 3 bedroom, 2 bath. The rooms are really spacious. The living room is really big, the master bedroom has it's own bathroom, and the kitchen has a bar island. There are laundry units in the apartment, walls aren't paper thin, and everything works pretty good. The pool is pretty big, small fitness center. one car garage with a space for another car behind it. It's a really nice apartment itself. Avalon usually have really nice apartments. CON: PARKING: Parking is really hard to find. You get a garage and a space behind the garage, which is good for a family. But if you are planning to have roommates, I say this is the worst parking area. I think I got 4 parking tickets because the parking cops are so anal. ESPECIALLY this one parking cop name Officer LOPEZ. He probably did some shady business when he was a real officer and ended up on probation as a stupid parking cop. He's such a douchebag so bitter. He gave me like 4 parking ticket. One of them because he didn't see my temp registration on the back window (car window tinted) so I put the freaking registration next to the vin number so that dumbass can see it. others were because I parked there 2 weeks and didnt move (i live close to work and didnt need to drive). If you double park he'll give you a ticket, he comes around 8am and 3pm. he's so anal, so watch out for your car. We were moving and we parked the moving truck on our garage space but the butt was blocking the sidewalk and he told us to move it. We told him we'll be done soon then he started writing us a ticket, so we had to move it across the street and it made it harder to move especially moving heavy things across the street. Also all the hospital workers & juvenile hall workers park on our streets, so parking is even harder to find. and those hospital workers & juvenile workers are RUDE, and they work all shifts of the day, so they constantly steal your parking space because they are too cheap to buy a permit and park where they work. OH don't even think about parking in loading zones, or partially in red, YOUR CAR WILL GET TOWED. Sometimes you have to park soooo far like near the juvenile hall/old folks home and walk to your complex, parking is so HARD when you work pass 7pm. FEES: WATER. We paid 120 for water per complex a MONTH. yes, that's right a MONTH. Other places (like the one I live in now 30 a month) WHY? Because these jerks were using limited SD water to water their grass 6 times a night! When the new regulation on water came out that limited your water use, they didn't follow regulations! They still watered the grass more than 2 times a day. I stayed up and counted how many times the damn sprinklers came on, and they watered the grass 6 times in 2 hrs. I REPORTED them to the city of water dpt and they limited it to 3. Good enought, but by that time I was already going to move out. So it wouldnt affect our water bill, but at least I help the other people out. And it's suppose to be 2 a day, so they are still breaking the law. SAFETY: I thought it was a safe place because it's in a nice part of town (mission valley/birdland) BUT my roommate's car got stolen! They broke in and hot wire her car and joy ride (lucky she didnt have gas) and it cost her $500 to fix the part that they broke to hot wire her car. The police found it a week later. And the juvenile hall, it's literally in your backyard, you can hear them do their physical daily. It's annoying. $$: They take all your money. Even if your apartment is squeaky clean at the end, they give you NOTHING of your deposit money back. They try to squeeze EVERY penny out of you. Thank god I only lived here a year. my new apt complex is ghetto byt its so much better than this place. I rather choose ghetto area & not so nice apartment then this place. Corporate apartment homes are the worst, the management are there to get a pay check, and they dont know their residents. They are slow to response (laundry machine broke and water was leaking, they got to us in 2 weeks) I say do your research on the corporate first and the apartment. we got it because of location. I'm sure avalon is not bad everywhere but i heard from other people that lived in avalon at fashion valley, mission bay that it was pretty much the same. Avalon should be ashamed of themselves, taking advantage of people in a hard ecomonic time like this, especially with all the foreclosure and people having to rent apartments. read more

Pros: The staff are incredibly nice, and the maintenance guys are FAST. We generally have problems fixed the same day. The apartment (3BR/2BA) is spacious; friends comment that their downtown apartments can fit in our living room! Each unit has a garage (large enough to park an Expedition) and a driveway/park space. Cons: Parking is horrible. Local businesses' employees tend to park all along the streets. Since many of them are hospital staff for Sharp and corrections staff at the Juvenile Hall, parking is a problem all the time. read more

If you're thinking about moving into the 1BD/1BA here think again. There are way better apartment complexes that are worth the price and don't have problems such as this place. I can't say anything about the 2BD/1BA however since it's just me and my boyfriend living here. The one bedroom communities here suck. And for the price that you get for a mere 500 sq. feet does not do it justice at all. I feel like I'm living in a college dorm room than an apartment. The living room is teeny tiny. When we first moved in we found a hole in the wood part of the breakfast bar. That, obviously, was not done by us. The kitchen is falling apart, some of the wood underneath the sink is coming loose and gave me a few splinters. And one of the refrigerator drawers were broken when we moved in too. The lights in the bathroom flicker when you turn the switch on and it's getting so annoying. The "patio" that they provide is directly in front of cars and garages. I can't even enjoy our "patio" or what little of it we have since I don't want to inhale carbon dioxide every time. Besides that... it's like whoever was building the place really had no interest in double-insulating the walls or making the units somewhat soundproof because we can hear everything going on around us. The floorboards above us creak it sounds like our neighbors above us are stomping. They constantly annoy us by stomping on the floor and dropping things on the ground or running around and talking so loud it's like they're on opposite ends of each other when they're not. When they play their television or music too loud we bang on our ceiling (their floor) to turn it down but they still keep it loud. It shakes furniture in our apartment. Seriously?! Living on the bottom floor of this complex is like living in hell. Thankfully, we live on an end unit so there is only one tenant above and to the left of us. We get a lot of noise due to our neighbors that live above us and their disrespectful and inconsiderate attitude about those who live beneath them. I lived in Eaves Mission Ridge for 18 months from Dec 2017 till just recently and I want to leave a fair review. We picked this apartment because it was affordable and in a decent area with a washer/dryer and a garage on top of being pet friendly. Those are all major pluses in my book. Unfortunately I still would never recommend this apartment complex to anyone because of all the downsides. * From the time that I moved in till the time I moved out there was constant construction. It was both from the city and the apartment complex itself. If you work from home or take online classes it's extremely stressful to have all that noise all of the time. * There is never any street parking. This caused a lot of people to park in front of our driveway so we couldn't get out or in and people often double park in their driveways so the sidewalks are blocked. * If you plan on renewing your lease they will raise your rent. We also were charged 900$ when we moved out for stains on the carpet even though when we moved in there were big stains already on it (and I have pictures to prove it) they said the carpet was only six months old but I found it a little hard to believe. This has never happened to me and I've lived in multiple apartment complexes before this (we are military). In conclusion you probably won't get your deposit back. * The walls are thin, you will hear your neighbors. Unfortunately the lady below us was running a daycare which is frustrating because of the noise. * Your water bill will be around 70$ every month because it's a shared bill with people in the community. * The people in the office never answer the phone and they are constantly closing early. * If your garage is on the end and has a door they sometimes will leave it wide open so you can't leave anything of value in there. * One time our neighbor threw a big bag of trash over his balcony and it sat there for a month even though I notified the office about it. I do want to put in that the maintenance team was great. They were always there to fix any problem very quickly and did an awesome job. These apartments are older so things break, but it never ended up really being an issue. Update: For anyone reading this don't be too be too impressed with the comment from the owner. It's been a couple weeks and we haven't heard anything in regards to him contacting the office. On top of this there seems to be trouble getting proof of when the carpet was previously installed, still don't have that either. read more

Don't move here they raise the rent at maximum increases of 20% each time you resign a lease. Its unfortunate because this community has potential. You never get an opportunity to get to know your neighbors because they trick you by bringing you in on shortened leases of 6 to 9 months then spike prices to the point they are unaffordable and you are forced to move. Believe me I've lived here 3 years and I tried to hang on to keep stability for my children. I've watched at least 20 families cycled through my building alone, you never know what you're going to get. I prefer a community with loyalty to their well paying customers. This place absolutely does not care. You've been warned. They claim to be smoke free but its not enforced if this is worrisome for you then I would steer clear. read more

All of our friends say they think we found THE PERFECT APARTMENT in San Diego but too bad we're relocating back to our home state of New Jersey and can't take this place with us. If you're in search of a place with great amenities, a ton of space in an amazing location, you really need to check out 8093 Nightingale Way which is the PRIME location at Eaves Mission Ridge!!! It truly is one of a kind! So here's what we've enjoyed the last 2 years: a spacious 3 bedroom apartment home nestled in a cozy cul-de-sac location with a semi-private side yard. The apartment offers some hard to find features in SD which include a full size washer and dryer IN THE APARTMENT, Air conditioning, wood-burning fire place, a large kitchen w/ island, two full bathrooms, a super-large outdoor private patio (the only one in the complex! -see pics-) and a private garage! Not to mention that the neighborhood is excellent, safe, has a community-feel and is centrally located near 3 major highways and just minutes from downtown SD & beaches. This place is more like a home than an apartment and we hate to leave! The maintenance team here is tremendous. Jose and his staff are attentive, fast, friendly and efficient in maintaining the grounds and servicing the apartments as if the President himself lives here! Austin & everyone in the leasing office are really helpful in so many ways too! There only downside some would say is that there is limited parking for guests however residents do have a parking space in their garage as well as TWO additional spaces they can use in their driveways. So if you manage it right, your guests will have parking! You can't have everything but after all this is San Diego and parking is limited everywhere! So, to sum it all up: we moved here 2 years ago from the East Coast skeptical about apartment living and to our surprise we uncovered a true gem here at Mission Ridge. Don't believe me? Update: still have not received my security deposit from my June 2 move out...even after being told over 2 weeks ago it was being expedited.

DO NOT MOVE HERE!!! This place is ridiculous and has so many hidden costs within their lease. The apartment they show you is nothing like the apartment that you will actually get. They tried to charge us $1400 extra for something that we did not do until we talked to a lawyer and they decided that they would not charge us "on an act of good will" Hahahaha!! On top of that it is WAY to expensive for what they provide and the way the apartment looks. There is always construction going on early in the morning and they never seem to fix anything. The pool is always closed, the office always closes early, and they are constantly sending out pointless emails. Try to call for maintenance?? Yea right! They won't fix anything we ask them to fix even after we asked them 3 times. Coming to the end of our lease the dryer still makes the same loud noise and it takes three 45 minute cycles to actually dry our clothes. Do yourself a favor and pick somewhere else to live there's are way more beautiful and actually helpful places for cheaper around the neighborhood. read more

A few days ago I noticed something is wrong with the toilet - it took forever to fill up and then we disconnected it and also noticed a leak. I opened a service request late Sunday night and on Monday morning at 9:20 (mind you, Avalon offices are closed on Mondays) Conrado was already here, ready to have a look and fix it. 20 minutes later the toilet was working again, filling up quickly and with no leaks - hurray! Thank you Conrado for a quick turnaround time and a job well done! The maintenance team here in Eaves is always responding to service requests so quickly - makes our lives here very easy :) We absolutely love it here :) read more

This is like section 8 housing with a front office and a noisy gardener. A completely heartless community hell bent on exponentially increasing rent at the end of your lease. You can also kiss goodbye any deposit you had given them when you initially moved in. They will claim your apartment needs a complete renovation even though it was a an infested jail cell when you moved in. The staff only exists to send copy/ paste emails. The offices aren't even open on Mondays and can't even accept rent payments. You have to pay over an automated system. We had something break almost every week. Had mouse problems, ant problems, toilet leaks...you name it. The saddest living experience of my life. I can only imagine what kind of standard of living those who give this place 5 stars were used to. Please shop around before you sign a lease. read more

The service provided by the maintenance staff is extraordinary, especially Jose B, every time I call for any request Jose has had helped me and my family without any hesitation no matter what time or what day it Jose goes above and beyond. Just last night I could get out of my apartment, the front door luck got stuck and I couldn't open the door, I called the emergency line for help and within 20 minutes Jose came to help me out. He is very talented and knowledgeable when it comes to maintenance. Thank you Jose. read more

DON'T EVER LIVE HERE! THEY SHUT THE WATER OFF! They completely don't care. The water bill is not included in a rent, which is okay, but! You pay for the water which is not running! Me and my husband have been living here for almost a year. During this time the water has been shut off almost every month. You can't cook, you can't take a shower, you can't wash your hand, you can't even flush the toilet! Once I was in a shower and was supposed to leave for an important business meeting, and the water stopped running! I was 1.5 hours late, and the consequences were horrible! They don't care! Lack of running water is considered as non-livable condition. We were trying to terminate our lease agreement, but they said we have to pay the termination fee which is 1.5 month rent! Why should we pay?! If you want to live in a place where you will ALWAYS have water, don't live here. YOU CAN'T RELY ON EAVES MISSION RIDGE. read more

Where do I start? Is it the fact that when you complain about loud neighbors, the managers 'e-mail' them? Or when you have a broken dishwasher, washing machine, and stove, the company comes to look at them and tell you it's fine. But that's okay, we will continue to pay our $2,300 / mo. But wait, it gets better. FLEAS. This apartment has had a flea problem since day 1. The complex 'smoked' it, but after not hearing from them, I called the manager, and she didn't even know it was happening. Fleas came back, now the complex wants US to pay $500 for the carpet. I told them that when we got our carpets shampooed a day after moving in, the water came up black. They didn't replace the padding underneath, where the fleas live. The manager said, 'don't tell us how to do our job.' The customer center has numerous reports of us complaining about the fleas, and the district manager said, 'it's too far into the lease to replace your carpet for free, we can continue to smoke it.' After spending $400 at the vet for my moms cat, the fleas are still there. ROACHES. Wether in your bed (yes, we got one in our bed ) or on the wall, 'oh we can send the exterminator out on this day, that's the only day he can come.' So yes, let's send an exterminator a week after the complaint. MOLD EVERYWHERE. Black mold in the bathroom because they want you to open your window when taking a shower, the same window that faces the neighbor. When the renewal came up, HA! We just laughed and tossed it in the trash. Good luck raising rent for a flea, roach, mold filled apartment. read more

SCAM! BUYER BEWARE! I got taken by these guys too. I hope if you are reading this, it is because you are smarter than me and checking these guys out before getting involved with them. I needed an apartment to accommodate my larger size dog, that is what attracted me to this place to begin. They have a great pet policy. I fully agree with Cedric's review, the staff are very nice, and competent... until after I decided to commit to an apartment. My decision to commit right away was based on a variety of factors, but the two main ones are their two big scams. SCAM #1 "if you cancel the lease before prior to the lease starting, we will only charge you the rent prorated for the days we took the apartment off the market" REALITY #1 if you cancel the lease, even before the first day of the lease, they will charge you one month's rent, even if they never even made the keys to the front door to hand to you!! SCAM #2 the "30 day satisfaction guarantee" REALITY #2 the "guarantee" is available only to "residents." In other words, you have to have been living there to claim it. If you find yourself in my shoes, (finding out about the crime and bad parking after you already committed, but before you made the mistake of moving in), you are going to find yourself royally screwed. Your best bet is to stay away from these guys as far as possible. Sure, it's a business, not a charity. But when you make your profits off of tricking people as much as you do from the rent you collect, that's bad business. Undo no circumstances fill out any forms online for them. Pissed--- Apparently one year ago there were so many people moving out and so many vacancies that I happened to get a really good deal on my rent. Now I know why they were moving...RENT INCREASES! Although I asked when I toured and was told that rent doesn't usually go up more than $50-100, I just got notice mine will be increasing by $300. As a single mom who is putting herself through nursing school, this company is forcing me out. I've never been late, never had any complaints against me or my kids, and keep my apartment very clean and nice. You would think that they would be loyal to current tenants who've put up with constant construction and zero upgrades in my apartment before I moved in. Think again. They care about "market value" instead of valuing loyalty. When I went in to see if there was room for negotiation, I was basically told I could move into a two bedroom that is 500 square feet less, for the same price ($80 less maybe) I am paying now but I would have to put down a new security deposit. Or...move to another property they own that is too far away to move my kids out there. Bottom line, they care about money money money so don't plan to be there long before you get priced out too. read more

Our first negative experience was only one week into our lease when we encountered 2 cockroaches, one of them being a 3 inch flying "waterbug" in my bedroom. We finally moved out and we are still dealing with the apartment offices. Their sense of urgency to get their money due after move out is very clear. They have called us 4 times now and we have yet to receive our statement itemizing the security deposit and what/why we owe over $1,300 in the mail. They keep calling and harassing us and emailing too. However, they cannot seem to answer our questions as to why the carpet in one of our bedrooms HAD to be replaced after just one year of residence. Seems like a common scam of rental apartments in San Diego, be prepared to shell out $900 every time you move out of a location to replace the carpets. Here are some more details of all of the negative experiences we experienced in between the cockroaches and their current harassing phone calls: - THIN WALLS & DISRESPECTFUL NEIGHBORS: To sum up 6+ months of how miserable we were, our upstairs neighbors were disrespectful, rude, and threatening. There were easily 4+ people living in the apt above us. They continuously blasted music that would shake the walls of our place from 5pm til 11pm or later. I had called the overnight patrol, they did nothing. You could also hear their engine revving shaking your bedroom wall at 5am. Hard to enjoy living life or getting any sleep. As we counted down the days until we could finally leave, this issue only proceeded to get worse once the upstairs neighbors got 2 husky puppies who continuously scratched at the floor and barked. They proceeded to park blocking our driveway and when we were kind enough to ask them to move, they refused to move the car and threatened to find out where we live and were very aggressive. When we expressed our concerns to the leasing office, they said they would reach out to them and that we should call to get the car towed next time we have someone blocking our spot. We felt very unsafe. Our neighbors were threatening and unwelcoming and I shared with Austin and he reached out to them and told us that they insisted they were going to be more respectful, but nothing ever was resolved and the noise continued. Austin did not provide us any solution rather than offering us to pay hefty fees to terminate our lease or move apartments. Very unfortunate that we were the tenants being punished for our neighbors unruly behavior. -PARKING: Horrendous. Neighbors are disrespectful and will park 3 cars in a one person driveway. Sometimes they will park horizontally and block everyone who is parked in their drive. I had called 2 times to the city to get a car cited or towed, nothing was ever done. And the leasing office on site refuses to do anything about it either. -CONSTRUCTION: It basically never ends in this community. Water pipes, tree trimming, patio replacements, painting the exteriors, replacing toilets. The list goes on and on, but be prepared to not put anything on your patio and don't bother having a dog if you do not have a place to take it to while workers are coming in and out of your apartment. Also, construction equipment parked there for months on end take up the few available street spots or the no parking signs. So limited street parking. Forget about having guests over. -APARTMENT ISSUES: Broken dryer within weeks of move in. Leak in the bathroom ceiling. Leaking water heater and gas leak... the maintenance guys took an hour to show up since we notified them. Dangerous leak and not to mention it ruined everything we had in the garage. Fire detectors fall off ceiling. Chips on cabinets, doors, and finishes looked poorly done. Pretty much, this apartment looks good from far, but far from good when you get up close. The ONLY good thing about this apartment is the amazing maintenance guys who are there to fix things in a hurry, which is much needed because things break SO often. -NEIGHBORHOOD: Dog poop everywhere. Don't walk in the grass. Cigarette butts falling all over our front porch from our upstairs neighbors. Loud cars with people who speed down the cul de sacs. Dogs off leashes. No common regard for others and the clientele of residents progressively declined over our year there. -LOCATION: Centrally Located right next to Juvenile Delinquent Center and a Hospital. So expect loud speaker announcements from Juvie and alarms and bells. Also, plan for the heavy traffic that takes over the streets week days from 7am - 9am and 4pm - 6pm. No stores close by as far as grocery stores, just your local 7 eleven. Everything else is about 10 mins away. -DEPOSIT: Do not expect anything back. Put aside a few hundred to pay hefty fees to replace entire carpet. Even though during our 2 move out inspections the maintenance guy shared that only 2 out of our 3 bedrooms needed to be replaced. But guess they went ahead and did all 3 even though it was "new" upon our move in. read more

BEWARE of the lease agreements when moving in here. They will hold you accountable for your roommates share even if you paid your share. They don't do efficient background checks or employment history checks at all. When trying to vacate (at the end of the lease) they stated that I was tied to the lease unless everyone moves out or if I get released by the existing roommates? Absolutely ridiculous! I only signed a 1 year lease but I can't move out unless everyone else does? This is BS. Also, they start racking up the utilities before you know it and in case you never heard of it they charge for hot water, on top of the water bill and SDGE you are already paying. It's a nightmare trying to deal with them because they are a big company so no one cares to help you they just follow their ridiculous unheard of rules. read more

I've lived here at Eaves mission ridge for almost a year now and am definitely going to renew my lease! This neighborhood is safe, pet friendly and a quiet place to live! The pool area and gym are great and the office staff are always super nice. I live in a three bedroom apartment that is super spacious and affordable for San Diego. The neighbors are all very friendly and the location is perfect to get anywhere you need to go in San Diego. The 163 freeway can connect you to the 52, 805, 15, 5 and the 8 so there's multiple routes available to get you where you need to go! Only downside is parking because we have two roommates and only one garage and one driveway spot. read more

Pros: $199 deposit on a three bedroom and central ac and a one car garage... but the cons outweigh the pros by far! Cons: dont be fooled this place is like a good used car salesman! when u first arrrive you think its this pretty nice complex .but living here is hell.PARKING IS THE WORST.i used to live in ocean beach and pacific beach and parking here is wayyyy worst then ob or pb !!!!!!!!?!?!and the lady two reviews down is totaly right , the parking cops are dicks i got four tickets so far and i got two in two days!!!! Also, my unemplyment was three weeks behind so my portion of the rent was late but my roomates paid their portion , so about 2/3 of the total rent was paid on time ! so finally on the 20th i was ready to pay my part of the rent and if u try and pay over the phone they charge u an extra 45 dollars!!wtf? then they tell me that they sent me to LITEGATIONS!!?!??!(so they are sueing me ) im dead serious !becuz i was 20 days late on rent! so on top of my rent they r sueing me for a $561 dollar late fee!?? this is rediculois , i called the managment and they said theres nothing they could do, i told them well i cant afford to pay this $561 dollar late fee, they told me well then u got 3 days to vacate! and i would have to finish paying for the rest of my lease!!!!i mean do these people have no hearts or consideration!?!? honestly they are money hungry assholes...do not move in here ,plz do not be fooled by first impressions like we were! ..Also how they do the water bill is rediculous , they add the water bill up from all the appartments, and devide it by the total number of tennents! so every person has to pay the same amount. it doesnt mater if ur apartment hasnt used a lot of wtaer ur paying for everyone else to use water!?!?! wtf read more
