In May, we found out that my husband would be training at a local fire facility and we needed an apartment that would accommodate his unique needs. We spoke to the people in the office over the phone and they told us it would be no problem to set us up with an apartment. We scheduled an appointment and met with Fedora. She walked us through the rental process and did her very best to get us a workable price, and apartment. She then walked us around the complex and showed us a similar apartment. It was clean and move-in ready. She discussed flexible lease options, utilities and options for extra garages and parking. We really enjoyed the pool, gym, and bbq areas. My first piece of advice is to be sure you read that very lengthly lease prior to signing it. My 2nd piece of advice is to find another apartment complex to live in. This one is expensive and not worth what you pay. 1. My move in was a disaster. My date was postponed on the day I was to move in because they waited till the day before to clean the carpet. I had to reschedule my movers, my moving truck, my work schedule and my furniture deliveries. 2. I discovered the 1 car garage I signed the lease for was not a 1 car garage at all. It was a (2) car garage that you share with another tenant. The inside of the garage is exposed to the garage it is attached to. In other words you can, if you wanted to, climb over the wall and into the garage next to you. The purpose of the garage was to protect my car from body damage and theft. The garage is so small you can not possibly get out without dinging the doors. Imagine if the other tenant has children. Children do not care when they open a door. Imagine if the other tenant does not close the garage door. Imagine my surprise that I had to share. 3. I soon discovered I had to pay for gas, trash removal & water. I found this out when I ask where the gas meter was. BE SURE TO READ THE LEASE IN DETAIL. THEY WILL NOT TELL YOU THIS. 4. My major appliances did not work. My washer didn't spin, my dryer didn't dry, my dishwasher fell out of the wall, my garbage disposal was clogged, and my oven was broke. I discoved my oven didn't work on Thanksgiving morning. It took 3 weeks to get another oven. 5. You are paying a great deal of money so you would expect your appliances to match right? Nope, all (3) are different colors. 6. The acoustics are very poor. The neighbors appliances sound like they are right in your apartment. Don't try to entertain on a Saturday night because the neighbor just might be washing their clothes. Don't try to use your extra bedroom (if you were dumb enough to think you could, like me) as a gym. You will soon find a letter on your door stating your neighbor says people are running up and down your apartment and it sounds like a freight train is coming through. 7. There is a noise ordinance. Someone decided that the normal hours for a person to do normal things like use the vacuum, wash dishes, wash clothes or dry them was between 8 A.M. and 10 P.M. This may be the case in the mid west where most people live the hours 9 - 5 but this is California, a BIG state with many industries, many people with different life styles and many hospitals that don't operate on a 8 - 10 schedule. 8. And for God's sake I pity the tenant that has children and tries to maintain them and keep them quiet between 8 - 10. 9. You better believe they will raise my rent when it renews, so I better start looking now. 10. You would think for the money you pay you would get tenants that care about their surroundings. Nope. They line their trash up in front of their door for you to look at and they do not have the ability to get the trash actually into the dumpster. For some reason they think it belongs on the ground beside the dumpster. I am an unhappy tenant that made a big mistake. read more

I have lived in this apartment complex for the past 4 years and I cannot rave enough. I have moved quite frequently due to my husband being in the military and this has been the most helpful and nicest complex we have lived in. To start - Staff- The staff is AMAZING!!! Let me just brag for a moment, Christy was the first staff member we worked with who was the manager at the time and she is now managing another center. When I was 7 months pregnant, there was a bunch of smashed up pumpkins outside (Halloween time) she made sure to get ride of those pumpkins asap due to my horrible morning sickness. Jazlyn is WONDERFUL!! She has always been there willing to help when needed. She has helped me jump my car, sell a couch (during our move out process), and just a great employee who is willing to help wherever she is needed. Lastly maintenance, I have mainly worked with Eddie, but they are all the sweetest and they will come and ask you, do you need anything? Can we help? They have helped me taking my trash out to the dumpster, helped me put a t.v up in my apartment, and they come as soon as you put in a notice for something to be replaced. As for the cars, Lets talk intelligence. I see that people are stating all the break ins. Typically break ins happen when you leave items in clear view.....umm duh! Parking isn't an issue unless you are out until 11pm/12am. Those are the only times we have had trouble finding a space. However, isn't that just apart of living in California?! Anyways there is always parking available but you may have to walk! Yes, people, you may have to get a little exercise. All in All this complex is AMAZING! We loved living here and are actually really sad o leave. We have considered this complex to be apart of our family. They watched our daughter grow up and we have enjoyed listening to all there stories about their families. They are constantly trying to improve and I don't think they would ever reject a suggestion. read more

I don't have experience living here yet so I can't really say anything about my living experience. However, my leasing experience was amazing. Nino was super helpful throughout the whole process and was able to respond to questions very quickly even when he wasn't working in the office. I wasn't sure if I was going to sign with Nino or not when I first contacted him but he still stuck with me throughout the whole process, answered all my questions and requests, and was all in all super helpful and friendly! I have been beyond pleased at this community. My move has by far been the easiest I have ever had moving j to a complex. The sales rep Jetzabel was BEYOND helpful, and is willing to help out with whatever you need,l. She is willing to do just about anything to help you with a smooth transition, and I wish every complex had someone like her. Eaves Phillips Ranch is a great place to live the company is very well structured, very nice site with several trees and yards, several amenities, great pool and work out center. This review is based primarily on the staff of eaves Phillips Ranch. After being denied in Hills of Diamond bar because their manager was out of town and no one could help my room mate and I out, Nino from eaves Phillips Ranch came to the rescue. He helped us out very last minute, was very to the point and fast. We were able to move in on just a couple of day notice. Application process was a breeze and everything else went smoothly. I have only been living here a week and I can't say for sure how the community is but so far so good. I'm excited to be living here for this coming year! read more

I've lived here for a little bit less than a month now and it's been great. Living close to so close to CPP is a major plus. Though getting to morning classes is a bit hectic because of the 57 freeway entrance, but I'll live. The maintenance staff has responded to all and any requests I've had. The complex is clean and the neighbors have been friendly. The help we received prior to moving was unmatched, the leasing agent Jazzelyn was super cool and made leasing my first apartment an easy and stress free experience. Going on my 4th year living here has been great. No issues with other tenants the front office staff is great. Friendly and always willing to help Christy is my go to girl and gets the job done the first time. The maintance guys are awesome and knowledgeable. Anything goes wrong it's fixed in under 24 hrs. Overall, the community was clean and the staff was friendly. The rent was very affordable for the square footage you get. I like the layout of the apartments. People move out for a reason. I have lived there for 3 years got my car broken in twice and my friends cars were towed by parking at the visitor parking. Not just that, they charge you additional fees after you moved out and won't show you enough evidence. This place is absolutely the worst choice!!! If I could give a 0 I would!!! read more

First I just say I'm writing this review on the assistant manager Alan on how he helped me through a difficult problem. Not on my actual experience living here. So two months ago I transferred my apartment lease here at Eaves Philips Ranch to another person. So we went to the leasing office together and signed the papers. We signed the tenant add/drop sheet and he passed the credit check. I thought I was no longer responsible after that. Well, two months later in early August, Alan had informed me that the transfer was apparently not completed since the guy who took my lease didn't sign a lease agreement. When I went back to the leasing office to speak to Alan, he was very helpful. He told me exactly what happened, what they had done to try to resolve the issue which is contacting and knocking on this guy's door to sign a lease agreement. They were unsuccessful. The guy never responded to their phone call and didn't answer the door. Alan has stated that their legal team has gotten involved, who had spoken to the guy. Alan said the guy eventually did call the leasing office about renewing the lease, which would make me no longer responsible. Alan contacted to see if I could get ahold of this guy to sign the lease which I called and texted him, but I was unsuccessful. From there, Alan said he would contact their legal team for the next step to try to get me out of responsibility. He never once said anything like "We would have to make you pay for the balance if he doesn't sign an agreement". Alan was on my side 100%. He said he would tell their legal team what happened and call me when their legal team have give him an update. At this point I thought this situation would have to be taken care of by the legal team like evict this guy or something like that. Well, a few days later Alan called me saying this guy came to the leasing office and signed an agreement. I was so happy and relaxed at this point. I felt very lucky we didn't have to solve this issue through the legal route, which would have been a lot more complicated. Alan was very helpful and finally resolve this situation. Overall I would recommend Alan if you have an issue and need someone to talk to. He will do his best to help you out. Everyone should also take a lesson from my situation, which is to make sure all paper work are signed before letting the other person go if you are doing any business like this. read more

I have no idea why the rating is so low. I recently moved here around march into 2 bed room apartment, and everything is PERFECT. I saw a reviews about parking space and kitchen... Yes, although the kitchen looks old, everything is working perfectly fine. Water pressure is great compares to other apartments I lived. Well... parking space? I have absolutely 0 problem with it. I often come home at 10:30 pm and still there are lots of parking space available. The best part about this apartment is the friendly staffs. So far, I met 3 staffs, Yambao, Flores, and (forgot her name...) Stacy? They all are very friendly and they do everything to make life in this apartment wonderful as possible. HOWEVER! the reason why I gave 4 star instead of 5 star is because noise problem. Unluckly, my apartment is 2nd floor and some college students lives right above me. They always plays loud music, throw cigarette ashes off the balcony, some times it goes until over 2 am. x.x.... Overall if you get the apartment w.o any crazy college boys around this apartment is the best apartment you can find around this neighborhood. read more

Just moved in about a month ago from Florida and I love it so far!! Hernan helped us pick out our apartment he showed us 3 before we settled with the one we are in now! He was extremely patient with us and helpful and answered all our questions we had. He works around our schedule if we have needed to bring up any papers or info! So far It's very quiet and people seem pretty nice here! The staff at the office has been very friendly and helpful! We had an issue with our smoke detector and they fixed it the same day within an hour of me calling to let the office know! The maintenance guy is awesome and so nice! Can't remember his name!!! The only negative feed back is parking at late hours it's hard to find a spot close to my building or find one at all, especially hard when I have a small infant and need something closer. Otherwise it's great!! Anytime I need anything or have questions I always call hernan and he has helped me he's done a great job! Very impressed!! read more

If I could give zero stars I would. When we originally looked into applying from the beginning the management team let us tour an apartment with a floor plan we liked but when we wanted to apply for it they said we couldn't rent it and that they had another apartment for rent that was the same floor plan. When we asked to see it they told us we couldn't see it until the day of the move in that it wasn't ready. Which we understood up to a certain point. When we drove around to look at where we would be living we didn't really like it so we asked if we could see or get another one. When we said we liked it they went ahead and switched over the contract to the new apartment but in the end we ended up not moving because we just didn't like it they said we wouldn't be able to get our deposit back because they held an apartment for us we couldn't see until we moved in and we never signed any contract and notified them before we had to officially sign the contract. So we lost $150. On top of that you can barely reach the staff so if you wanted to talk to them they are always at lunch, this apartment complex is a fraud. read more

The main problem with. This place is they do not have enough garages for everyone, but they have a huge problem with people coming in and breaking car windows. It happened to my car by somebody who didn't even take anything. Every two weeks, somebody's window is broken in the parking areas. That is not an exaggeration. And the management seems to have no desire to fix it or put up security cameras. When we complain, they just tell us to wait until the garage is open and then pay for that garage. In the meantime both my partner and myself have had our car windows broken. read more

I'd like to give a lave a personal shout out, not about the property but a particular staff member, maintenance manager Paul. Based on my personal experiences from move in day to minor repairs and general questions, Paul has proven himself to be an exceptional member of the management team. He is personable, kind, honest informative and polite. Items were recently stolen from my car in what I can only conclude was a freak one off scenario where a crook seized an opportunity. I went through all the standard protocol (called police and security) to report the incident. In the morning we ran into Paul in the parking lot and in conversation shared our story from the night before. Without asking or any prompting from us, Paul personally reported the issue to the office. As a result of his actions, I received a very sincere and concerned call from Kristie in the office who noted my troubles and assured me the necessary actions would be discussed and executed. I may never recover my stolen property, and that's all fine with me. Jokes on the crook any way! But I do feel better having been heard by the powers that be at Eaves Phillips Ranch, and I owe that to Paul who went above and beyond to share my story. Thank you, Paul!!! read more

Place sucks! Unsafe don't live here!!!! Been here for a year and a half and the staff doesn't care tells you b.s., security is a joke and tenants above me are still loud after making many complaints. Confronted the tenant about the noise after calling security who never came and the man came at me in a violent manner, told the office and was told I'm responsible for my own safety and security is there to just watch the property. The man and his girlfriend argue and he beats her all the and they make ridiculous, weird noise late at night every night. I feel unsafe for my family and my self and can't wait till lease is up!!! So much for saying its a safe family place. My 4 year old is scared now and shakes whenever they make any kind of noise or argue. Get it together Avalon! Oh when Avalon comments on this please don't tell me to contact the office because that's ALL I do with no results. I guess things will be taken care of when something happens to me or my family and like the Pomona Police Department said it'll be your fault considering the office knew and no actions were taken. read more

I love living here!! Reading some of the other reviews, I haven't had any of these issues. Being a female living by myself, I've never felt unsafe. The new security guard, Tom, is great- very friendly and helpful. The maintenance staff is fantastic. They even greeted me when I first moved in and offered to help and show me how to use my appliances, thermostat, etc. Eric, the maintenance manager is superb! With any apartment, you're going to hear noise from your neighbors. I've had a few excessive noise issues, but Christy jumped right on them. She has been on top of the situation every step of the way, addressing the issue, and following up with me multiple times to ensure it has been resolved. Nowhere you live is going to be 100% perfect, but the staff certainly tries to make it that way! read more

I, with my family rented an apartment in eaves Phillips Ranch 7 months back. It's a pretty decent place to live and proved itself to fit ideally in our requirement criteria. We were new to the country and were looking for a good and affordable apartment that should be at walking distant to public transport and market. Finding an apartment that tallied exactly to our needs was such a relief. The floor plans, clean apartments, beautiful location and facilities are excellent. I must appreciate the maintenance and well keeping of the whole community, pools and gym. We were lucky to find Miss JETZBEL as our leasing representative! I cannot thank her enough for all her cooperation and help us in every little matter. She suggested us different floor plans, explained the move in procedure and helped us pick the best option by understanding our problems .She is always available for assistance with smile and kindness. Unfortunately, we had to move to another state. We were really sad to leave the apartment because found such good friends disguised as our neighbors and we really comfortable at Philips ranch. The move out procedure was as smooth as move in with guidance of Miss JETZBEL .Such a charming nice lady! We can never forget her! I wish I could give her more than 5 stars!! She deserves it. So, if anyone is moving to Philips ranch, my rating for it would b 5/5! And if you find Miss JETZBEL as your leasing representative, you must be very lucky because she is the best!! read more

I just had a particularly disgusting maintenance issue (my toilet overflowed and flooded my bathroom). I called emergency maintenance and the front desk, and within minutes, one of the maintenance staff (Leo) came over. He looked at the bathroom, got all the tools he needed, and cleaned it all and fixed the toilet without complaining. It was a big help. Thanks Leo and staff read more

HORRIBLE. HORRIBLE. PLACE TO LIVE IN. This place does not even worth a rating. *UNORGANIZED STAFF at first they seem very promising, helpful, but what ever we say goes through one ear and out the other. Don't get me wrong, they are such happy and nice people. But only their smiles work in the office. *FRUSTRATING MAINTENANCE SERVICE We scheduled preliminary inspection so they can come before our move out and tell us what needs to be fixed so we can do some repairs to avoid a ridiculous amount of damage charge. We waited the whole freakin day, but no one came. And after our move out they charge us more than $300. We felt SO BETRAYED. felt like they did that on purpose to avoid face to face inspection. *HORRIBLE PARKING I literally had to wait around 30 minutes at night to find parking-at my OWN APARTMENT.. *NEW MANAGEMENT We thought things will get better when Avalon took over, but NO. IT GOT WORSE. they didn't even have a break down of monthly rent fees on their website. so we paid according to the amount that was written on the paper bill, but it turned out that we didn't pay few hundred dollars few months ago. We didn't even want to think about this place after we moved out, but we are still going through SO MUCH FREAKIN TROUBLE because of this place as of RIGHT NOW (8/4/11), after 2 months of move out date. The reason for that is because they are SO UNORGANIZED. they charged us extra on our final bill stating that we moved out 2 days after the move out day, but we moved out DAYS before that date. We called the front desk first, and they said they'll fix that and send us new bill. After few days, we receive an email with the SAME FREAKIN BILL. I called both the front desk AND Avalon security deposit department. they both told me they are going to fix it and send me an email with the new balance and CALL me (HOLLA AT ME, HIT ME UP. WHAT EVER FLOATS THEIR BOAT I WANTED A FREAKIN NOTICE). That was a week and a half ago. We just received another email and this time threatening us that if we don't pay by the due date, they are going to hand it over to the credit bureau. FREAKIN SERIOUS???? That's not the only problem we are facing right now. Our final bill has SO MUCH HIDDEN FEES that no one warned us about. Dude, save yo money, time, and energy. I DO NOT RECOMMEND ANYONE TO LIVE IN THIS TRAP. read more

Stay away. I'm not one to speak bad upon anyone let alone go out of my way to do so. BUT. I lived here 3 years ago (I believe it was) it was the Crest. FAR different than now. Number one, $1800 a month for a 2 bedroom (with a year lease) lets remind ourselves this IS POMONA NOT THe beach! I easily found a 3 bedroom house for $1400 in a much better city than Pomona! Parking has gone to beyond horrible . Don't think of having family over for the holidays because you only get to register them per car before ten and only 15 per month. So dont think of having a significant other either, you'll only get them to stay with you ten times a month (if parking allows) When more parking is open than they even need (crest parking, much more user friendly) .even worse, they now have a cockroach problem. Apt is clean, tried to get help but nothing . The crest never had a problem like this. Now I just had to deal with it. My room mate is in property management. Bug control is the properties problem. It's really sad when they just don't care.. Just don't waiste your money on a 2 bedroom for $1800-1900 in Pomona . Look around. Im upset I got caught in this trap for so long :( read more

Do not rent here unless you want your car to be towed without any warning. No signs are properly posted and there are no children playground areas for such a large community of apartments. College kids drink, smoke, run a muk...you won't be able to sleep at night. It is just a party complex and the management does nothing to curtail it. I was only a visitor for 1 week helping my daughter with a newborn and my car was towed...I will be reporting this to the City, BBB, and all other agencies including the CEO for Avalon. I feel that a refund is due. When I contacted the security mgmt co for Avalon, they did agree with me that perhaps someone part of Avalon is getting kick backs for each tow. Renter beware...unless you want to lose money and live a noisy complex from 10pm to 4a.m. don't rent here...go elsewhere. Oh, and I guess being on the visitor list with the apartment complex doesn't do anygood...they still tow. Also note that the management only responds to the positive feedback...but not one to the negative...that should tell you something future tenants... Step up to the plate management...if you are as tenant friendly as you say...then show it by giving me my refund. I was on your visitor list and parked in front of your leasing office...in a stall that was not for tenants. read more

1500 for 2bd/2bth.. sounds great right? too bad they don't do financial background checks and income verification. This neighborhood has become so ghetto since I moved her last year. They will let ANYONE live here. The apartment underneath me is a revolving door- at least 6 people live there. My bills look GREAT every month paying for other peoples utilities. People hanging out on lawn chairs in their garages, the smell of weed everywhere, and groups of boys just hanging out in the middle of the night. As a female, I don't feel safe anymore. I've been followed home twice already and now i carry pepper spray just to walk from my car to my apartment. Security says they'll check up on the complaints but they never do. And if I get home past 10pm, I cannot find a parking spot without having to walk far in the dark. Parking is definitely an issue but I wish they would tow more! They overbooked this place and didn't make enough parking. Steer clear, not a top choice for community safety. read more
