I have lived here for a few months. Every person I have talked to I've told not to live here. This place Is horrible. In the lease they will say you can get two extra parking permits for $15 a month each if needed. Doesn't say only if they are available, which of course they are not. So you have to buy a single garage which is about $50 a month. There is no parking at all barley any visitor parking for people you want to have over. They don't mark half the stuff down that is wrong with your apartment before you got there. And they never keep up with the maintenance Ive been living here since early August and my kitchen still needs to be fixed. Also they gym is horrible half the things are super squeaky or don't work and that's even if your key actually works and you can get in there. My advice don't live here save more money and go to a better place. read more

I'm a resident here and I just want to warn anyone who is a prospective resident or college student thinking that these apartments are for you. DO NOT live here. I know it's just outside a seedy area of Pomona but this place has a very high crime rate that the office will not alert you about. Auto theft is a big problem here, if you are a truck owner thieves will take your tailgate, it happened to me and three others, constant break ins and drug addicts run rampant at night and early mornings. There is a heavy homeless population scouring communal dumpsters for ID's and Credit card information and absolutely NOTHING is done about it which is encouraging the population to grow. They claim to utilize security but all they do is check license plate numbers to see who is "safe listed". Which brings me to my next point. I've never seen a parking situation like the one here. You are allowed to have only 12 overnight visitors spots a month, if you elect to ignore this policy they will tow your car and even if you are a resident and park in the wrong place they will still tow your car I can't emphasize enough how much this complex loves to tow cars. Now, more about the unit itself, anywhere from 1500-2200 a month. Not worth it, they have this cheap linoleum, cheap paint that gets damaged very easily, and electric stoves we are constantly calling in maintenance. You will also be forced to pay for a garage if you have more than two cars about 100 a month and 50/75 for a single car, outrageous. From the outside its easy to be taken in by the ambiance but believe me in my short time living here you are constantly being surveyed by potential criminals so if You have a family I would not bring them here same thing going for colleges students being easily targeted. There are much better and cheaper apartments to better accommodate you outside of the Eaves. read more

My move-in to Eaves was very pleasant! The apartment is nice and cozy, and the community is relatively safe. The staff here is very friendly as well. Eaves are you reading what your residents are saying about your complex. These people are here for a job not because they care. I say this as when I would call ans report things to them, they said they wpuld follow up and never did. To them it's a place where they take your money but don't make this complex like a home to the residents where they want to feel safe ans happy to invest there money in where they live. Well I moved out end of june. I finally get my move out summary. This place is a rip off. They took my whole deposir, they are charging me for things I already paid for. And stated my carpet was ruined. Well, when I asked the company to send me an invoice from the carpet company to show proof of all of this they have yet to provide me with anything or anything in writing on how much I owe. They just called me and tried to get me to pay over the phone. Excuse me!!! You have not shown me no proof of charges. The company only sent me 4 pics of 2 actual spots that were in the living room that had stains. So, total of that close 700 dollars. If that's all the proof you have of billing me, good luck because we all know those stains aren't worth that. Now, when I have been calif the complex to discuss with them my move out chargers it's like the company went out of business. They haven't picked up the phone yet. So, now I feel they are avoiding my calls. I doubt the 5 times I have called each time your busy. When I lived it wasn't an issue. This place is a rip off and scam arrest. Eaves Avalon Concerns: In regard to residents parking. I have 2 cars garage that's occupied already so I registered my third car at my Avalon Account which showing I have 3 cars under my lease. I just wanted to make sure that my third car will not get tow so I went on to the Avalonbayparking.com to registered it again. However, it didn't let me register my third car because I already registered it under my Avalon account. I figured okay this is safe because it's under my Avalon Account since I am resident here. I was soooo WRONG!!! at 4am going to work! My car was not there!!! I'm thinking WTF! I called the 24hrs security guy spoken to Anthony Garcia. He denied of his wrong doing! He stated is the other Anthony that called the towing company to towed my car! Worst! I called the towing company they don't open til 8am so I wait til 8:30am to address the issues with the local leasing office sopken to Jazlyn Noriega . I vent my issues! She is NO HELP! She showed me my lease contract stating they already have explain about the parking police! I remember clearly I have to registered my car under Avalonwebsite to prevent it from being tow! And that's what I did! When I glance at my leasing contracts on NEW SAFELISTING PROCEDURES FOR VISITORS to my surprise the initial on there was not my initial!!! Someone in the leasing office had forged my initial signature! Now I'm frustrated even more!!! THIS CAN TURN INTO LEGAL MATTERS I HOPE THEY ARE AWARE OF IT! Because I took a picture of that document that has been forged of my initial signature. I asked to speak with the manager Christy Torres. Jazlyn just gave me her business card! And when I called of course they give u the run around. Their customers service is horrible when you have concerns but when showing you the place before you move in seem total opposite. No wonder I sees people can't wait to move out!!! Back to my concerns! So I called Avalon Cooperate office sopken to Baberra wonderful lady :) they then called the leasing office. Still! Nothing got solve! NO ONE wants to take any responsibility the issues was just passing like passing a buck and pointing finger!!! The towing cost is $163 coming out from my pocket!!! OK, here goes. After trying to find something my son could afford I decided on this place. Mainly because it had central air and washer dryer in the units. Full size, not stackable. Anyway, I came from a huge apartment where I had ample space and downsizing was a huge problem for me. I also have never lived in an apartment complex where people were above or below so that was another issue I had about moving. I read a lot of reviews on this place and I had plenty of reservations. The thought of moving into s place with some of these reviews had me not feeling it. Jazlyn in the leasing office did her best to help me and trying to assure me that this place is great. Trust me I had numerous reservations. I have been here for about two weeks and I must say it's been nothing but positive. The place is kept up really nice. The maintenance staff is great. I have put in a few requests, nothing major and have not even had to wait 2 days for someone to handle the issues. They are on top of taking care of the residents here. My concerns over parking, which is what a lot of the bad reviews are about, are non existant. There is ample parking, plenty of lighting during the night and I have not run into any problems. Jazlyn, you were right. This is a great place to live. The Eaves takes care of their residents and even have food trucks every couple of weeks for the tenants here. All in all if your looking for a nice place to live, and great maintenance when you need it, then this is the spot. Eddie is the best, never impatient or annoyed with my issues and Maria was just the nicest. Thank you to them and Jazlyn for making my move easy and stress free. read more

This is a rating regarding my great experience in getting an apartment at Eaves Phillips Ranch and specifically on how wonderful and valuable I felt when dealing with Jetzabel who managed the entire process from A to Z. I am a returning tenant. I lived at Eaves Phillips Ranch for a year before and decided to return for another year. Placed a call and was lucky that Jetzabel was the one to pick up the phone. She was absolutely great. She explained the entire process in an easy to understand language, was very helpful in explaining the steps I have to take, documents I need to present, and applications I have to fill. I am sure I made a few mistakes, but I never felt even a hint of annoyance from Jetzabel. One of her major strengths is communication. She is great at replying to my emails and phone calls. If you work with her, you are guaranteed excellent service and professionalism throughout every step of the process. I would highly recommend meeting with her and renting at this apartment complex. The community is friendly, safe, but very beautiful. read more

THIS PLACE SUCKS!! Don't move here. The girls in the leasing office don't know what the hell they are doing and nobody there knows how to return a phone call. Jezebel is a rag and a liar. I've lived in a lot of apartments and this one was by far the most unprofessional of them all. My neighbors are slobs and let their dog crap all over the place and then don't even bother to clean it up. There is dog pop all over the place.The parking is AWFUL. They spent months and months implementing a parking system and then took it away...parking was first come first serve. What a joke. When I did have an "assigned" parking space, my car was towed FOR NO REASON AT ALL. This tells you how on top of things they are here. When I moved out, they took every single penny of my $500 deposit. The only good thing about this place is the maintenance staff. I've lived in numerous apartment communities, expensive, cheap, nice & bad, you name it. Property Management is a customer service. It doesn't matter whether I live in an expensive property or less expensive, management staff is expected to provide a standard level of service. I'm not expecting Eave staffs to go over and beyond, but at least do what is expected of you. Telling resident, when they stop by the leasing office to file a maintenance request, "just submit them online" is not customer service. Look, we all know doing things online is much simpler for everyone, but shooing a resident away like that when all you had to do was submit a maintenance request in your system, is unacceptable. While Eaves is not the most upscale community around the area, I definitely loved living here while it was under UDR's management. I know Avalon's a pretty big management company, but the method they've taken to change policies around the community ever since they took over is, trying not to sound so harsh, but nice try. One of the craziest thing they tried to pull is practically forcing everyone to buy a garage space, by literally lying to the residents saying there weren't enough carports for the residents due to exceeding number of guests parking overnight. I've lived here on and off for 10 years before Avalon even took over, and we've never had an issue with parking; but hey, they probably know better. Just go ahead and lie to the residents so you can rent out those empty garage spaces. We all know there's more than ample carports to go around for residents to park. Yet, they limit even two bedroom apartments with maximum of 2 permits so that they will have no choice but to purchase a garage space(s). Other issue I've noticed is how dirty trash areas stay throughout the year. It's like Avalon doesn't even hire a porter. I've never seen any of their maintenance staff or a porter clean up the trash area. It smells awful year around and obviously you see huge roaches everywhere outside, especially near the trash dumpsters. Lastly, this is for your Security Patrol vendor. Maybe you switched them recently but I've seen residents who practically lived in their garage with tv and games inside. Another resident had some sort of party inside their garage as well. Leaving garage door open and blasting loud music, etc (not just once but practically once every week during their residence at the community). Just an example of how things like this go unnoticed even with security patrols around the community. read more

I lived here one year in a "premium" apartment. The noise from the freeway was terrible, had to run the air at night all the time. Our garage door would open when we were not at home, sometimes all day, fortunately nothing was taken. When we moved out, they charged for cleaning which I understood but said the carpet was damaged(it wasn't). Didn't even put a nail hole in any wall and they said it needed painting. I left the place how I found it basically. I offered to let them have the unit 11 days early and they said I had to pay the rent until my last day of my lease. After the rent, utilities, cleaning etc. my $1000.00 deposit was reduced to $33.00!. The tenants were very noisy also, slamming doors, yelling and at one time I had a drummer above us and below us! It looks very nice but after living there I wouldn't recommend it to anyone. read more

My gf and i have lived here for quite some time and we love it. I just recently was made aware of the complex having a yelp. When i came on here i was kind of astounded as to such negative reviews. The staff here is very diligent and are always willing to help out for as much as is reasonable. People don't understand that this is apartment living! People make all these claims with their noses up in the air. When we moved in we read the leasing agreement, and were well aware of all procedures in effect here. All these people complaining about towing are the ones who park without a parking permit. They're the ones who are impacting the parking situation in the first place! I also see how many people are talking poorly of our night guards. They are some really good guards. The bigger graveyard guard Anthony Garcia always goes out of his way to accommodate us. My GF gets home at 2-3am from work, and he has always dropped what he was doing to escort her to our apartment. He has helped us with carrying bags up to our apartment too. I don't know the other guards name, but he is also very nice and professional. read more

If I could, I would give this place no stars! I've been here going on 3 1/2 years and I can't wait to leave in June. Last night was the SECOND time my car was broken in to! I had NOTHING in my car.. no bags, no clothes, nothing! They broke into my car for $2 in change and earphones!!! I call the office and they put a "note" on the managers desk since she isn't in over the weekend. A NOTE?!? They will follow up on Monday! How about you make sure your security is doing their job! This shouldn't happen even once, let alone twice! I am so mad right now.. this now affects the money I've been working two jobs for. Do not move here! Choose another apartment complex. Within 2 weeks of living here, my car was broken into. The next week, someone broke my car window. Another resident 's car was broken into too and had their purse stolen! The resident let me know that there was a mass email stating there was car burglaries happening in this complex. I literally just moved, and was never told this. I am a young female living alone, so the idea of me coming home at 2am in the morning and burglars are nearby is freaky. Even getting a single garage, its shared and you run the risk of the other tenant leaving it open. Plus the Pomona cop said this happens at least twice in this complex. This complex is full of college students coming home drunk and loud at odd hours of the night/morning. That's fine, but I like a good nights sleep before work. Plus, I was always freaked out my car was going to get broken into again. There is no security, so don't believe when they say that. As for the employees... 2 months of ridiculousness when I was trying to move in and then back to moving out. The maintenance crew are the only ones doing their job. I'm only writing this because there are other options, so spend your money wisely. This place was a joke, management does not care about these complaints. Had great follow through and returned all my calls promptly. The only reason I don't give this 5 stars is the electric stove tops. This place worked out great for me and my husband. Eaves has been my home for the last year, I am happy here. The rooms are large, but the bathrooms are quite small, I prefer the guest bath over the master bath as you don't have to practically step up on the toilet to close the door. I love having a wood burning fireplace, good storage, and in home laundry. We hear our neighbors footsteps. A few of the appliances are a little old, the AC and furnace are quite loud. I miss having a gas stove, electric just zapped my enthusiasm for cooking. The dishwasher is nice, super quiet. The employees are all friendly. I feel safe here, even at night. The towing company continues to wake me from sleep, seems like they tow people every night. Don't forget your permit! I really enjoy the frequent food trucks. A great way to meet neighbors and employees. I wish there was disabled parking available, you have to go through a process to get a reserved space. All the apartments have stairs. It isn't perfect, but the staff is very helpful. If you have an issue, let the staff know, they will likely make things right. read more

I lived at the Eaves for one year and I am surprised to see so many 5 star reviews. Upon first looking at the Eaves, I was impressed with the beautiful landscaping and the overall look of the complex; however after living at the apartments I was disappointed to find that this was simply a facade. The walls, ceilings, and floors are paper thin and you can hear your neighbors talking in a regular speaking voice. Personally, I lived on the second story with a large inconsiderate family above that would run through the house at all hours of the night and day, and a small family of three that would call the office with noise complaints at the drop of a hat (literally). On several occasions I received calls from the office asking me to keep the noise down and we were not even home at the time. The only explanation I could think of is that the floors are so thin that our first story neighbors could hear our third story neighbors bouncing around. Despite my explanations of this to the office, it was our apartment that was issued the noise complaints; which brings me to nightmare that is the Eaves office staff. Not only would I describe the office staff as incompetent, but their actions in the last month of our lease were criminal. I went into the office on Friday, August 22nd to renew my lease when Christy fed me some bs about their computers not working properly and that she would send me the renewal paperwork on the following Monday. To my surprise on Monday afternoon, notice to vacate paperwork arrived on my doorstep. I went down to the office on Tuesday the 26th, where the supervisor Genevieve notified me that they would not be renewing our lease and we were given a 60 day notice after the end of our current lease (Sept. 15) to vacate the apartment. Now because you are required to give a 30 day notice to vacate the Eaves, and it was already within 30 days to the end of our lease. The office was forcing us into month-to-month rent, which was over 2100 dollars compared to the rent under our lease that was 1460. Now because the staff had neglected to inform me that renewal was not option until 20 days before my lease was over when I had been in the office several days before, I threatened to take them to court for extortion. After realizing that I would not just roll over and pay 50% more than my current rent, they agreed to keep my rent at 1460 as long as I gave the 30 day notice to vacate immediately. We were out by September 25th but it does not end there. We had cleaned our apartment feverishly and shampooed the carpets in hopes to get our 500 dollar deposit back. Even though the carpet was left in good condition, they still replaced the carpets to the tune of $900 dollars. So in conclusion, do not be fooled by the beautiful facade that is the Eaves, for you will find that the apartments are poorly constructed, the staff incredibly incompetent, and the management will squeeze as much money out of you as possible. read more

This place has given many problems with myself and roommate. Though despite the many appliance, pest, and poor service at times, three people have made it reasonable enough to continue our stay. I applaud Jazlyn for her exceptional customer suppport, Christy for responding quickly to our concerns, and Nacho (A rockstar) for always helping us out with any maintenance issue. This is an awful place to live. The office staff is very rude and inconsiderate. When there is a problem with an apartment they make you feel like it is your fault. They will not do anything about the problems unless you keep bothering them to fix them. I have only lived here for 7 months and I have woken up to no hot water more than i can count. The power has gone out twice in the past four months and because of this, the cars are stuck in the garages. They won't give out the emergency keys to the residents so you can't go anywhere unless someone comes to open your garage but they never come to help!!! I have missed work twice because of this. My air conditioner unit did not work for over a month in the summer and they took over three weeks to fix it. It was 94 degrees in my apartment. This is not a good place to live. I will be moving out of here as soon as my lease is up! Don't rent from here, you will regret it. read more

Christy has taken our concerns very seriously and has been a major help in getting everything resolved. I have lived here for almost a year already, WOW! Time sure flies. The maintenance crew is awesome, especially Eddie, the head of maintenance, great guy. I was having issues with my master bath. He was only there to put the shower head, plug and rack back on after they repaired my tub. I mentioned how the plug does not seal tightly and he went and got me a new plug, no questions asked, he just did it. I have seen some pictures of people complaining about ants, roaches etc. I have to admit that I had a slight ant issue shortly after I moved in but nothing that extreme and I have never had a roach in my place so I think those people were just unlucky. It is a possibility that this will happen no matter where you move to. I see many complaints about noise. I guess that would just depend on where at you live in the complex. I do have weed smokers below and to the right of me which is annoying and thankfully my neighbors that did live below me have moved. They would be on their patio smoking cigarettes so I would have to shut my patio doors. But other than those couple issues I enjoy the complex. read more

I dont know how many times i put in a work order for a tub and than when we move out of the hell hole they charge us 800 dollars for it which i forsure as hell am not paying. The parking situation is horrible even tho there are like a million spaces. Bugs are everywhere. Security is horrible. I through a few hangouts with friends and we got called on and they show up i even offer them a beer and they party with us. Dont get me wrong it was funny but down right unprofessional. Dogs are everywhere and its easy to bypass having gross animals in the complex. Water has been turned off for no reason as well. The staff is rude and the gym is super ghetto. Bees are everywhere by the pools and homeless ppl have been seen walking around at night. Cars are constantly towed and u have to go 15 miles to get it. Im soo happy that i moved out of the hell hole. When it was the crest apartments it was so nice but i will never go live in an avalon complex again after my 10 month tenure of 1500 a month. read more

Please read before signing the lease. Only lived there 6 months out of our 1 year lease. Were told that we didn't need to clean before we moved out because we had paid cleaning fee. On moving out they took our security deposit and asked for additional money to cover the cost of non-existent damage. (I suspect they wanted to upgrade the apartment because it had outdated appliances and countertops and a carpet that had old stains on it when we moved in.) They sent us pictures of toothpaste in the sink and dog hair on the carpet claiming this as evidence of damage after they told us we didn't need to clean. I was shocked by the blatant exploitation of laws that unfairly favor the landlord and ignore the rights of tenants. We wanted to hire a lawyer but they only gave us a month to pay the additional charges before they would report it to a collection agency which would have affected our credit. Unfortunately, this was not an isolated incident as many former tenants have reported similar experiences upon moving out. This is clearly a pattern of intentional bogus charges of damage.
