When I first moved in two years, I specifically asked if I can park where it says "Reserved" . The leasing manager said it will be fine to park as long as I have my parking pass. Today, when I left for work, I found out my car was gone. I went to the office and asked them where is my car. All he said was I'm not supposed to park there. Really? That's not what the manager told me. Also, the leasing assistant did not have me sign ANYTHING when I came to renew my parking pass that says " I CANNOT PARK IN THE RESERVED SPOT" . I am so glad that I'm moving out in a few days. Noise every day and night, ants all over the apartment when it gets a little hot, things falling off, etc. I do not miss you and I will not! read more

Awesome place but good for nothing AC. AC Never works, I have complained so many times. Guy comes with gadget placing in front of the vent and says air temperature is 55 F. Our house temperature never drops below 79 F. I am Thinking of changing this place just because of useless AC. Since Ac is not effective it runs 24/7 and I have pay big electricity bills. read more

I have lived here for a year and a half now and have never had problems until a few months ago when new management stepped it! They COMPLETELY SCREWED ALL RESIDENTS by taking away free parking that originally was set in place with 2 passes for each household. I came home late at night two days into the new parking situation and had to park in a different residential neighborhood down the street. I had to make a 20 minute walk back to MY APARTMENT!!!!!! In the dark, 100% risking my life. I have never been more angry! I will be complaining to the leasing office EVERY SINGLE DAY until they fix this piece of crap they like to call an apartment complex. The parking situation at this apartment complex seems to get worse ever year. Now, we have to pay to reserve a spot or be forced to find very limited parking spaces. There used to be enough parking spots for all residents but they decided to change a lot of the resident parking spots to "reserved." Only leaving a handful of parking spots that are usually already taken. Very disappointed with this current situation. This is my third year living here and everything was going great until this year. This has definitely been rock bottom. read more

They made the decision to make most of the parking spaces reserved leaving the rest of us to search for hours trying to find a spot being forced to park outside of the community. We just moved in with my husband and I have to say, we are so happy with the whole leasing and moving process. We moved recommended by a friend that lived here 2 years ago, but oh boy, we were in for a big great surprise! Everything started by just calling and Nino, yes ask for him if possible, he went out of his way to help us and set us up with what we wanted, needed, and more. He is professional, kind, and has the capacity to make the whole leasing process simple and easy. He has great customer service skills! To be honest , I am a very picky and detail oriented person and still he took time to deal with my 1000 questions. Then, it was time to move in and Nino and the maintenance team (btw they are all great and so polite). they walked with us the apartment and they made sure we were happy, and ready for the move. The building is quiet and we have not had any issues. Our dog has a big place to take him walking around, the pool is clean, and the place is kept clean and sharp at all times. We highly recommend this place for families that want a secure, quiet, nice place to live and raise a family. read more

This apartment complex has it's good and bad as any other. I've been living here for three weeks so far. When we first visited the apartments before leasing, Jetzbel was very helpful, she showed us around the complex and different floor plans for us to get an idea on what kind of plan we preferred best. After that, our leasing arrangement was done within an hour. Moving day we had a little problem with the renters insurance which was a small hassle that got resolved. We also had an incident when we parked our car on Sorrento street where some one broke our window and tried to steal our car, but failed in their attempt. I asked some leasing agents for a car garage because of this incident, and i heard no response. Then Nino showed up and he got things done!!! He is the best, very attentive, he listens to your concerns only to give the best! We went in again to search for a garage and before the leasing office closed down we had our garage all thanks to him and his prompt response. After these incidents i hope our stay at eaves phillips ranch will turn into a peaceful one that we can enjoy. Some notes for future residents: If you have a visitor make sure and by sure i mean SURE to register your visitors car on the website, because otherwise it WILL be towed. Don't take word on anyone. Worst apartment complex EVER!!! Why? Well let me tell you....to start off it is a dog friendly complex which is awesome...but they NEVER clean up any of the dog poop, my dog got sick because of all the poop all over the complex. I had an upstairs neighbor's dog PISS all over their balcony and it leaked onto my balcony, our stuff was ruined and nothing was done about it, we complained to the front office and they suggested we put our stuff inside. Next my roommates car was broken into 2 times, "security" patrols the complex but its almost always that they are on their phone, smoking weed with other residents. GREAT security... We had an issue with our dryer - it was making loud noises and ruining/ripping our clothing, their solution was DUCT TAPE!!! Really?? DUCT TAPE?? And no compensation for the ruined clothing. And when we had another issue with a constantly running toilet we were told to ignore it, cause it probably was nothing, their maintanence staff is totally incompetent. I rented a garage from the complex and when I turned in my clicker they forgot to make note of it and I kept getting harrased about returning the clicker when it was no longer with me. I was yelled at by one of their "managers" for not asking for a document when I had no idea what she was talking about. BASICALLY - DO NOT MOVE HERE UNLESS YOURE STUPID. Oh yea that upstairs neighbor was charged over $6000 from the company for no payment on utilities when he had proof of payment. To top it off they KEPT ALL $ 1000 of my security deposit and actually had me pay an extra amount when the apartment was in better condition that I had received it. Just recently all tenants were informed that there was a parking problem and reminded everybody about the parking policy. Apparently a lot of people complained about this issue. To solve the problem they decided to charge tenants $30 for a carport which has always been free to park on a first come first serve basis. Only non covered parking stalls are free. Tenants also are not allowed to use parking stalls that are exclusively for visitors only. According to Eaves Phillips Ranch management they decided to do this because they "GOT TIRED OF ALL THE COMPLAINS" they were getting. They decided to punish tenants for complaining. Rent is already high as it is and it keeps on getting higher every year! Now they're charging for carports! I understand charging for garages if you prefer to have this or if you have more than 2 vehicles, but charging for carports is a bit extreme. Wouldn't it be better to assign a carport and a parking stall free of charge for each apartment and convert visitor's parking (at least 35-40 stalls) into regular parking? If a tenant has a 3rd or 4th car then have them rent a garage. Why give priority and convenience to visitors, who do not even pay for rent, at the expense of tenants? These visitor's parking are filled every night! Unfortunately this is their way of making tenants feel important, cared for, comfortable and welcomed. Well, this brilliant idea resulted to even more disappointed, complaining tenants and even worse parking problem! When parking was free there are still a lot of parking available even at 11pm. Now, parking is almost full at 6pm. DO NOT COMPLAIN because management WILL GET TIRED and come up with another brilliant idea that everybody will regret. To the owners of this apartment complex...where is your compassion? Why do you allow these things to happen? Why hire people who do not seem to care and give them authority to implement rules without seriously reviewing the effects? Is money really everything? I see a Bob G. replying to each review. Do you really believe charging tenants for carports will solve the parking issue? While your reply is appreciated, action is needed. Unfortunately your recommendation of going to the office to discuss the issues is just a waste of time because management will not listen and just proceed with their plan. The negative reviews that you see on YELP is for sure just from a small part of a larger dissatisfied group. Give a survey to each tenant then have it submitted anonymously and you will see what the real problem is. Word of advice: never sign a lease until you can view YOUR unit prior to move in. We were shown a model of a unit with the same floor plan before we signed the lease and when we asked if we can view our unit prior to move in, management said that it wouldn't be ready until our actual move in date. We have only lived here for a week and their maintenance team has had to come EVERY. SINGLE. DAY. to fix something. First it was the dishwasher. SUPER rusty and nasty inside and sitting water. They came 4 days in a row "fixing" it and it never got fixed until they finally just ordered us a new one. Then the A/C (in the middle of summer) wasn't cooling the unit. They came out 4 separate times to see what the issue was. It took my husband sending them an email expressing his frustration for them to finally fix it properly. On top of that, Mando, the guy who came out twice to see what was going on is RUDE AS FUCK. I assume he is scared of dogs because my small dog ran to the door barking and he threw his hands up and stormed off. If we had seen this unit prior to move in we would've never signed the lease and looked for a different place. We thought we were paying $1875 for a nicer, higher class property than what we previously had, but to be honest, our previous apartment had nicer appliances and staff was so much more helpful than these people over here. They are NOT helpful what so ever. You need to get frustrated before they take you seriously. More money in rent does not mean better place to live, people. We are learning that here.. read more

Update: some asshole has been running around pulling fire alarms. Only thing that could be better is the amount of time it takes for them to shut off the alarms. Went off from 6:30 until 8 o'clock. And again at 1:26 AM and didn't shut off until ALMOST 3. This is quite a BIG SAFETY ISSUE. I hope security can handle this in a timely manner and possibly install cameras to put the jerk who's been pulling all the fire alarms in jail. They have an emergency line to call which is helpful, but I'm honestly sick and tired of calling the fire department and wasting their time when they could be off helping people who are actually in danger. read more

The apartments here are great! We have a one bedroom that is over 900 sq ft for $1650 a month. We have an awesome view of the surrounding area. The office staff is super helpful and nice. If you have any questions or concerns we always go to Hernan Hernandez, this guy is awesome! He showed us around all the apartments in the beginning and was very straight forward with us. He also gave us the tip to pick the apartment with the nice view which is really a million dollar view; Hernan is the man! They are pet friendly and there are 3 sets of pools/hot tubs with a nice gym. This is probably the nicest apartment for the most value you will find in the surrounding area especially if you are a student at Cal Poly/Mt. Sac. I def recommend this place. read more

I am writing this review on Eddie our maintenance tech. Here at the eaves in Phillip's Ranch. You see we had a leak in our master bath shower. Eddie was on it.. when we reported it Eddie called and said he was gonna take care of it was anyone at the unit. I told him my wife was there. He was at the unit within minutes to fix the problem. He cut out some drywall fixed the leak and left for the day. He got ahold of me not easy do to my unusual hours that I work. He asked if he could come by and repair the wall. I told him that it wasn't a good time I needed to get some sleep. He told me that was no problem he could do it the next day. He was there early enough to fix the wall repaint and get it cleaned up. It's best you don't move in to this complex. Trust me. I've only started living here since August with some of my friends. It started off fine! Parking was great, even when we would get home late from school due to study sessions, dance practice, or work. But now with a really unnecessary change, they made practically 90% of the parking reserved. So on top of the $2000 monthly rent, you have to pay an extra $30 monthly to get your own reserved spot. Considering a lot of us always get home late, we NEVER find parking. Expect every parking spot (except reserved) to be full by 6:30-7pm. As college students who work hard and barely make enough for bills, the extra $30 matters. We ended up renting a garage because we have 4 cars and they only give you two parking tags when moving in. So that adds to our rent, and we didn't like the fact that they want to drain you of your money by making this whole reserved parking happen. This new parking situation sucks, and if it weren't for the 12 month lease contract, we'd be out of here. So yeah, take my advice and avoid living here. There's better places out there. read more

We lived here for over 5 1/2 years and this place has slowly deteriorated. The tenants went from families and college kids to thugs and multiple families in 1 apartment. Definitely due to Covid19 but this trend has been happening before that. The past few years we have had drug using neighbors, seen swat teams ambush an apartment, constant homeless in our trash, multiple car theft damage, and a staff that does not seem to do a thing about it on handling tenant concerns. The pictures you see in here is not how the units look like. Ours have never been upgraded or offered to upgrade even though rent rises every year. We simply had enough of this deteriorating apartments and just had to leave. It's gangsta there now and a shame. The best thing about this place though is the Maintenance Team. They are rock stars and help keep the gardening maintained and help fix any concerns you have if they can. The office staff is the worst. Jetzelbel is the worst and thinks the many years of experience she has gives her the right NOT to listen to tenant concerns. The first 2 years I would have given this place a 4. Not anymore. Do not move here! I know if you're a CPP student this is one of the closest places, but it's not worth it. The management team from when we first moved in was great, but once they changed the people in the office it all went down hill. The new parking program is the most ridiculous scam to get even more money out of us. Ryan is probably the worst off all of them, he's so rude I could write an essay of all the times he's come off as a jerk to my roommates and I. When we went to him after they first announced the parking program and explained how we play $250 to park at school and that an extra $30 for parking at the apartment was ridiculous and that we struggle to even pay our rent on time every month and he said that when he was a struggling college student he "took the bus to school" basically dismissing us and saying that we should just deal with it and figure it out. And we weren't the only people who felt this way. You're going to be paying $2,000+ for cheap outdated appliances so imagine the cost of the renovated apartments. And don't expect to see your deposit back no matter how much you clean, they'll find a way to charge you. Don't waste your time and just opt in for the clean sweep. After moving out they called and said we can still opt in for the clean sweep ($120) or they'll charge us $300+. For the amount we were paying I expected way more, this place is such a disappointment and not even worth your time to go for a walk through. read more

I have sent an email about one of the car's alarm going off all night till morning for over a week now and none of the staff member cared about replying back to me. My complaint has been ignored and my right to quiet enjoyment is disrupted for over a week now. I have sent the videos and the pictures of the car to help them identify the owner to resolve the problem. Still, no action was taken by the leasing office or the owner and I cant stand another day with the excessive alarm noise. I will call the police if this ongoing disturbance does not get resolved right away. Also, people have been smoking and throwing away cigarette butts near the entrance of my apartment. It is very unpleasant to see cigarettes butts disposed on the walkway and I cant even open my windows since the smoke comes in through the windows. I am terrified after reading these reviews. My daughter's roommates picked this place and they are supposed to move in soon. I live out of state and could not come see it before they felt like they were running out of time to find a place to live before school. I have called to try and speak with the staff there and only ever reach a call center (why I left the one star rating). So many reviews mentioning bugs, poop, filth, homeless people and safety concerns. I hope the staff at Eaves Philips Ranch will take care of their tenants as though they were family. I can honestly say that my 5 year stay here at The Eaves was definitely a great one. The location was amazing since it's close to the 60, 57, 71 & 10 freeways for my work commute. The people in the other apartments near mine were always are friendly and I got to know other people when I used the gym or took the kids to the pool. I lived close to the Lucera Pool so it was nice to have the BBQ's very close to me for cooking, but the only reason I gave a 4 out of 5 star rating is due to easy access to the pool by "outsiders". My wife and I would constantly see people jumping over the fence, then opening the gate to allow others in which would make the pool area more crowded then it should be. Just sucked to see that the pools were not patrolled during the day time. I pay for the luxury of having pool access and others have easy access to it that are not residents. Also, there are a lot of people that have no respect for others when they drive through parking areas or between the garages. I always had to look for cars because they couldn't drive slow enough I guess. Other then that, the staff is amazing! Tom the night time Security Guard was super friendly and always gave me heads up on any recent issues that he's seen. The staff has always been extremely friendly and responsive to anything I have had issues on that needed their attention. When I did my Final Walk Thru, Orlando was extremely professional and congratulated my wife and I on finding a new house for our growing family needs. He told me he would call me back with the final review and was honest / open about the process. If my family didn't "outgrow" our two bedroom apartment, we would have definitely stayed. Worst place to live in Pomona. Plumbing sucks, both toilets in my apartment have clogged the first week I moved in and they haven't come to fix it yet. And when they have come to fix our toilets in the past, they charge us a huge fee to fix their own property. So right now we can't even use our own toilet and have to walk down to the gym bathroom. Also, parking situation sucks because most spots are reserved so you can't find parking after 7pm and then where you can park on the street behind the complex, you're likely to get a ticket or towed from there. One roommate of mine got towed last week and I just got a ~200 ticket for parking somewhere that wasn't marked or anything. Also, security sucks here. There are no surveillance cameras anywhere on the premises and there is one security guard that works 10-6am, last year I got my bike stolen from my car parked in an open space, they threw a rock through my back window and took my bike, after my alarm sounded the guard came but the people had gotten away with my bike, and I had to pay $200 to fix my window. Also, a friend of mine had a tree fall on her car while parked in a public space, this tree was on the eaves property but they didn't help her at all with insurance and had to pay all out of pocket. Finally, when you move out, they charge you crazy fees for replacing things that are broken and need to be replaced that definitely was not broken. But they will charge you for the expense of renovating your old apartment for new tenants. So don't expect to get your $500 deposit back because they're likely to charge you another ~$400 on top of that for bull crap fees. But the pool has a nice view. read more

Been here since October, 2019. So far so good. We did have a few issues, but nothing the Maintenance team couldn't handle. They were actually very prompt in responding to maintenance requests. The appliances are quite old, but functioning. Jazlyn has been great, she's always very responsive to my emails. One complaint I have though is the plumbing, every time the neighbors (don't know if it's from upstairs or next door) flush or God knows what, the noise is so loud...loud enough to wake you in the middle of the night. I went to tour the apartments this week because the apartments I am living in an Anaheim are raising the rent way too high for what they offer. Jetzabel in the leasing office was super nice and extremely helpful with all my questions and my wanting to tour the property twice :) I love the look of the property and the apartments. With amenities such as full size W/D in apartment, fitness center, 3 pools it is definitely what I was looking for. Not to mention that the apartments come with a fridge which is hard to find in CA. I look forward to moving in next month. They also have a great program for your pets and are ready to welcome in my doggy too! read more

Stay away... Lies Lies Lies and robbery. Even a one star is too much for this community. I've done everything in my power to not write a review but after our garage was robbed this morning I can't stay quit any more. They managed to get into my car and take some stuff too, no to mention our bikes and some tools are missing. I should've known better when the lady in leasing office had the worst attitude ever that this place is not a place for me and my husband to live at. 1) After driving for two hours she refused to show my husband where the bathroom is simply by stating it's far and I need to go to lunch. 2) I asked how the noise is here and she said you have nothing to worry about it. Only she forgot to tell me about the train that goes by every two to three hours around the clock. when I brought it up to her attention she first said oh I didn't notice it and then she said no one has ever complained about it. 3) the younger girl that was there also mentioned something about not hearing it which is bs because i heard from other neighbors that they were also surprised that they weren't told about this. You see how good they are at not telling the truth. 4) The carpet had nasty stains on it and she said that it was from the movers. Not knowing the movers are my family and being Persian, we always take off our shoes. As the matter a fact, my husband had to ask her to take off her shoes. 5) They washed the carpet again and the stains showed up after couple of weeks. it's just nasty, it needs to get changed. 6) There is a crack in front of the fire place. We reported it twice and at the end they didn't do anything about it. When I showed them the picture of my husband toe that was bleeding from the damage the crack caused, they laughed and the maintenance guy said it's not big enough to have caused this damage. REALLY? 7) I told them that I think someone else has my garage code and they changed it once but I reported again. nothing was done about it. And today I have to miss a day from work to deal with the rubbery that could've been prevented only if the two ladies at the office really knew what the heck they were doing. 8) the faucets in the bathrooms and the shower is so old that it wont even control the water pressure. When I reported that they took out a piece and said that's it. didn't even bother fixing the damn thing. 9) Not to mention they hardly answer the office phone and leaving a VM is pointless. read more

If you are a college student or ANYONE who wants to live near campus and be safe, do NOT come here. I lived here with my roommates for the past year and it was one of the worst experiences I've had. We never felt safe walking to and from our cars. Parking was always an issue and to make it worse they began charging for parking spots in the complex. The most disturbing incident happened after we moved out. They took our security deposit and charged an extra $1000+ and claimed it was for 'pet damages' when we NEVER had a pet in that apartment. The staff at both the regional center and this specific site were always condescending and demeaning towards me and wrote off our claims that this was a fraudulent charge even though there was never a pet. Hell, I have a massive beehive with thousands of bees just outside my front door and they refuse to remove it (at the late hour of 4PM!). DO NOT MOVE HERE- YOU WILL REGRET IT! This is THE worst place I ever lived. I NEVER had any of the problems or BS that I encountered until at this place. The parking situation is ridiculous - it's been changed twice when I was living there and it just got worse. Before, tenants could barely park near your apartment or even on the street! Then they changed to assigned parking, but if you have a garage space (shared- $50 extra) then you get NO parking permit which means you get towed for parking on site even if you're a tenant. So you have to pay $50 extra for making sure no one damages or steals your car and must automatically forfeit any rights to parking anywhere else on site. One of my friends had his car door damaged when parked there and my cousin who visited me had her car towed- even though I put her on the so-called 'SAFELIST' online. She had to pay a ridiculous amount to get her car back. I complained but they just gave excuses. I think there's a scam deal going on between the towing company and property management because too many tenants cars have been towed! Also, my AC was NEVER fixed the whole time I lived there- 2 + years. And TWICE maintenance entered my apartment when I wasn't home and without notice for service requests that I never made. They raise the rent every year. These apartments are so overpriced! The unit they gave me was the much older and battered version of the model shown to me before renting. The sinks had cracks in them, the shower door to my bathroom was broken and the toilet ran constantly. The cabinet doors were coming off hinges. The kitchen countertop was scratched up. The sliding door for the washer and dryer was broken. While I lived there the dryer had to be replaced because it was damaging my clothing. On top of all this people, forget about getting your deposit back because they use it for cleaning costs and whatever the hell else BS fees. It's like they want to make you pay EVEN MORE for leaving! Bad, Bad, and Bad. I would not recommend this place at all. My GF car was broken into twice and then was stolen. During one Halloween a person was shot and killed in the parking area. This place is right next to the freeway so anyone can come to the place and steal something and leave quickly. Parking is horrible every night unless you rent a parking garage for $100/month/per car. It costs twice as much as it should for less than half the quality. They try to pain over stuff to make it look new but after a few months the truth is revealed, in the worst way. Great place to live...been here 2 years with no problems. Neighbors have been kind and respectful. The staff is awesome and if you have any issues with anything in your home they fix it right away. The crest Has plenty of amenities 3 pools with bbqs,3 spas, small gym and a business room that has Internet you can use. There's hiking trails surrounding the complex you have easy access to different freeways. The apt. Has different floor plans for 1 and 2 bedrooms I've personally had both. Apt homes come with full-size washers and dryers some units include a 42 inch flat screen TV, each unit comes with a refrigerator and 2 balconies. Optional for a fee they have a full-size garage. Rent is a little higher but you pay for what you get here quality in this big complex of apt homes. read more
