    Numerous steps to get to my friend's unit. This is not accessible.

    I stayed here with a friend because I was evacuating for the LA fires. I used to live near an eaves place so I know how incredibly awful eaves runs their apartment complexes. During my time here, the garbage disposal broke and my friend's partner fixed it because they knew maintenance wouldn't come. It was near impossible to find parking when I would come back at a reasonable time. My biggest complaint is that the entrance to the unit is three sets of stairs and that's not accessible at all for disabled folks. I came with a rolling cart however, but I nearly broke my back pulling that up to the parking lot. I can't even imagine it would be like for a wheelchaired person or someone with mobility issues doing all of that. They also lied to my friend who DOES have mobility issues that it was accessible when it isn't. Please provide ramps for easier accessibility for people. Not everyone is able to use that many stairs to get to their home, and it's quite discriminatory that you refused to give my friend a parking spot closest to her house since she has mobility issues.

    Garbage ass place the crime the staff and so called parking situation. I get towed for parking in front of my rented garage because there is no parking one night I get towed even with a note on my car saying it's my garage and my apartment location is a few steps away and my pass posted. Now this guy keeps parking here almost every night and he doesn't get towed I lose out on almost 300 bucks and this guy gets to stay here . So called parking inforcement guy knows its there too the hypocrisy is wild here. I have posted a collection of pictures showing that its pick in chose who the parking people tow around here I've lived here for over 5 years and I've had three of my cars broken into and my garage ran stacked twice don't live here people management don't care , parking inforcement is a joke . Everything falls apart and the crime and the bums ruining the pools not by front that looks nice because it's what they show the new people..... Everything looks good by the office. But where the people really live have to put up with a lot for the high price and no security and harassment of tenants by the management.

    Vehicle break ins are increasing. Three cars with smashed windows in Lucera court this morning. Make sure to file POLICE REPORTS if this happens to you. Do not just accept an "incident number". Requesting a full police report will make Sure the incident is properly Reported This is excessive. Every morning, there are cars Broken into. There are non residents in our trash.. and is becoming WORSE!

    If you're looking for somewhere to live please let Eaves Phillips Ranch be the last place you consider. Not only are you overpaying for an outdated apt but you have police raiding apartments on a monthly basis. You have cars getting broken into. You also pay for amenities that are closed half the year. Even all these things don't seem big when you realize that Avalonbay communities are just waiting to scam you into upgrading their apartment when you move out by charging you for just about anything they can. I lived there for 2 years and I just want to note that I don't own any sort of pet, I'm not a smoker and, we went above and beyond by not allowing any shoes into our apt. When we moved out we ensured to leave the place spotless with a few thing such as nail holes that would pic frames and the small stain on the carpet. Well due to those few stains( 2 Stains) in the dinning area I might add. We were charge 1100 for carpet replacement, because according to them the apartment had a smell of urine and those few stains( 2 stains) they had to replace the carpet in the entire apartment... Didn't attempt to wash or remove the stains ( 2 stains) before replacing the carpet. So my advice to anyone moving in or even moving out. Take pictures of everything and I mean EVERYTHING when you move in, but My best advise is don't move in at all...

    lived here from july 2023 to august 2024. here's our experience. 1. the air conditioning never worked. it leaked in the hallway to where we had to have a bucket there to keep the carpet from being soaked. we've had multiple matienance requests to fix it. they always said our thermostat was set too cold (it was set at 67° at night) and it never went below 78-80 in the apartment). it never worked. 2. we found roaches in our cabinets 3. the ants!! they came in through the walls, windows, carpet, the shower drain! you name it. we woke up to ants crawling on us in our bed! we had constant ant traps and raid spray. 4. horrible neighbors. the neighbors above us had their dog pee on our patio furniture and they also dumped their kitty litter on our patio. we notified office and they just said "we told them not to do it again and that also they're complaining about you being noisy between 9pm and midnight" (my partner and i worked late and didn't even get home from work until 11:30 pm?? 5. my partners car was broken into while parked in the garage!. the garage divider wall was falling apart, to where you could walk through the wall into the neighbors garage. a standard smash and grab. we reported it to the office and asked if they had cameras to which they said they only have a camera at the front office and security will be driving around more often (security is 1 person on a golf cart). 6. rent, when we first moved in, rent was $2500 for a 2nd floor 2 bed 2 bath. by the time we moved out, they had upped our rent to $3200 a month. these are our personal experiences, take it as you will. but we are never moving back there.

    This place is literally one of the worst experiences I have ever had . Cops constantly on site , cars left on bricks , car parts being stolen , to NOT ACCOMMODATING RESIDENTS PARKING!!! I have a 2 year old son , and I have been told that I cannot park my new vehicle on the premises, and I pay over 2,8xx !!!!! Two adults are on my lease , and I am only trying to have two vehicles on the property with the proper passes . 1 parking pass per household is what I'm currently being told . Walking alone with my toddler from a dead end street, dark alley way , and road to my apartment two blocks away is INSANE !!!!! The leasing office staff is complete crap , they will do little TO NOTHING with any and all issues . Seriously, do your research before moving here . Plenty of neighbors feel the same & have been plagued by coming into a terrible contract with a terrible company.

    I moved into the Eaves Phillips Ranch apartments one month ago now, and I haven't regretted the decision yet. We initially chose Eaves Phillips Ranch because it has all the amenities wet we're looking for (central A/C, in-unit washer/dryer, allows pets) but after moving in, we found even more amenities, such as an awesome maintenance team, easy tenant portal online, a Wine Tasting event for the tenants, and weekly food truck visits. Naturally when you move into a new place that had previous tenants, there are bound to be some mechanical issues come up. I've had to submit a few maintenance requests to fix some small issues that come with wear and tear in an apartment, and all of them were taken care of promptly and by very friendly and educated staff. The front office staff are always super friendly and enjoy it when I pop in with my puppy to say hello. We have an online portal for paying rent, submitting maintenance requests, and for registering guest vehicles for parking. It's easy to use and personally, it's easier than having to call. The grounds are kept as clean as they can be. I see some small issues, but nothing that would be the fault of the property staff: some tenants just don't know how to toss garbage in the right bin or pick up after their pets. You'll be hard-pressed to find any residence that perfect in that manner. Really, I feel that living here will prove worth the price of rent and I am certain that if I am a reasonable tenant, the property staff will be as helpful as they are able to.

    The new parking policy is stupid. I do not recommend this apartment. This is my second year living at this place. I will move out.

The property frequently experiences disturbances late at night, making it difficult to enjoy any peace and quiet in your own home. Common areas are often not maintained to an acceptable standard, and issues such as pet waste, pests, and unpleasant odors have been recurring problems. There have also been concerns regarding safety and security around the property, yet meaningful action often seems delayed or nonexistent. Residents are expected to continue paying high rent while dealing with conditions that do not reflect the price being charged. Communication from management can be inconsistent, and getting updates or resolutions to reported issues often requires repeated follow-up. Overall, the lack of accountability and attention to resident concerns has made living here a disappointing experience. I expected a much higher standard of living and customer service. Unfortunately, Monterey Station Apartments has fallen far short of those expectations.

    I'm having a hard time believing some of these reviews are real. I've never written a review like…read morethis but I've also never lived in an apartment with such a careless leasing manager. Since moving in about 6 months ago my experience has been a nightmare dealing with Rats and huge roaches (there's been other issues but these are the biggest problems). There are rats living within my walls. The scratching and thumping coming from the bedroom walls (upstairs) keeps us up some nights. My children and I are completely disgusted, and horrified to think one of these rats will make its way into the apartment. Ricky is fully aware of my situation as I am constantly keeping him up to date with emails including videos of the sounds from my walls and photos of roaches and rats, even though I don't get a response I am still sending him emails. Pest control came out twice but the problem still persists as their only solution was to place more traps and rat poison outside of my apartment, but that doesn't stop the rats from entering into my walls. There is no sense of urgency to find the entry points and close them. I've asked what the next step is to solve the problem, no response with a solution. I finally got a response from him a couple of weeks ago after I sent yet another email about the problems still persisting and explaining that I was ready to write an honest review due to the lack of solution, and his response was him defending himself stating he has sent pest control out and that there hasn't been any recent rat activity detected on their end, sounded like he was insinuating that I'm lying. Clearly there IS recent rat activity as I am still sending new photos and videos of the rats and roaches. Pest control has sprayed my apartment, but it's done nothing for the roaches. Waking up to huge roaches every morning has been depressing, my son recently saw one on his pillow so he slept on the couch because he was grossed out. Moving here was a complete waste of my time and money and I'm counting down the days to move out of here.

They also maintain the landscaping very often. The beautiful part about living here is that everything is within walking distance. Stater Bros has been almost a weekly visit and being able to walk to Regal Edwards in less than 5 minutes is awesome. There's also a few gyms in the area as well as a Target down the way. If you're feeling hungry and do not want to cook, there are a few restaurants you can check out. Down the street is Old Town La Verne with nice shops and even more restaurants. I think the best part of this place is how great Erik's help was when my significant other and I moved in. He made it absolutely easy and left a great impression on how living here would be. He was helpful, kind and personable which eased our minds as we made the transition from our last apartment to this awesome place. He made sure to answer our concerns quickly and always asked if there was anything else to make our stay much more comfortable. You know how great a place will be when management goes above and beyond. We are excited and looking forward to our stay here. This place is great!
