As a first-time homebuyer, I purchased a 1,501 sq. ft. new construction home on Pioneer Dr. and paid a total package price of $963 for a full home inspection. The package included a Base New Construction Home Inspection, a Sewer Scope Camera Inspection, a Drone Roof Inspection, and Thermal Imaging. The initial inspection was excellent, with clear videos, photos, and orange markers that helped me understand everything perfectly. I trusted them completely, which is why I scheduled a Follow-Up Re-Inspection ($175) with them and agreed to pay by check, I was satisfied with Joshua's work who did the first inspection showing the exposed wires, and the Black Widow living in the garage. However, I have serious questions regarding how my re-inspection was handled by Robert only showing photos only showing minor stuff from the doors opposed to showing the serious things, and I would like to ask for opinions from other homeowners or professionals. Here is the timeline of my experience: 22nd: Re-inspection Day. The inspector arrived 15 minutes late. I expected a thorough report showing before-and-after photo comparisons to prove that the initial defects--such as water pressure, electrical wiring issues, paint defects, and a venomous spider found in the garage--had been properly fixed by the builder. Unfortunately, there were no before-and-after comparisons provided in the final report. Instead, the inspector just casually looked around and told me, "Everything is good." When we discovered two small spiders during the walk-through, the inspector brushed it off lightly. This prompted the builder, who was present, to make excuses by saying, "There are spiders everywhere anyway," completely dismissing my request for professional pest control for the venomous spider issue. 23rd: Builder Orientation Day. 27th (Monday): Closing Day (Final payment made). 28th: Received the keys. 29th: Moved into the new home. In the end, the re-inspection report I received only contains: Six photos of newly discovered defects that we found together during the walk-through. One photo of the ceiling insulation construction, which I specifically had to ask him to send again. That is the entire report. Is this how a standard re-inspection is typically conducted in the US? I paid for a professional's eyes and expertise to protect my safety before closing, but without any before-and-after documentation, it is hard to know what was actually checked. I am sharing my honest experience to see if this is normal. read more

We were connected to Robert by our realtor, who highly recommended his work for homes as old as ours. We were looking to purchase a home built in the early 1920s, and Robert has had tons of experience of identifying the potential issues with homes of this age. Six months ago, I originally provided a 5 star review for EGA Home Inspections. But then things went way wrong. We discovered a major error in the inspection---the facure on one of the walls was about to collapse. It was very visible and major. I discovered this (or one of the movers did) on the day we moved in. On contacting EGA, they were surprised, but immediately owned up to the oversight. All of that would have been fine, mistakes happen. What's important is what people do about the mistakes. I was offered a refund for the inspection fees--but that refund would not have fixed my problem (or even paid for the fix). What was most important was to get the problem resolved. I asked the owner if he could help me identify contractors that could fix the problem. Six months later, the problem is unresolved. 3 of the contractors he recommended have never responded or contacted me. Two came but never provided quotes or would respond to my contacts. Through this process, I had to contact EGA for help and follow up. Nothing has happened. I have never been contacted by them to see if any of the names they gave me did anything. I've given up, I'm searching for my own resources. Problems will happen in home inspections. What makes the difference is how the service providers respond and how they help resolve the problem. EGA's response was wholly unsatisfactory. So I'm left with a major omission in the home inspection that I hired them for, I'm left with a problem which they have been no help in resolving. I suppose they would be a great inspection firm as long as you know there are no issues with the property, but isn't the point of the inspection to find the problems? I'm very unhappy with the lack of follow up, with the absence of caring about helping me get my problem resolved and cannot recommend their services. Combined with a pest inspection and any auxiliary inspection you may need, EGA has time and time again raised the bar in the industry and made my and my clients experience exceptional. This business was hired to perform a home inspection of a 40+ year old condo in Sacramento. The inspector failed to identify multiple obvious defects like detached duct work in the attic, extensive shifting of walls in the master closet, large cracks and separation around the door leading out of the garage, and issues with the second level floor which is not level and has a high spot running across the whole master bedroom. All of these items were omitted from the inspection report. Excuses were given but none accepted. All of these deficiencies should have been identified for further inspection by qualified professionals. read more
