We closed on a Taylor Morrison home on 6/12/25 and I cannot emphasize enough how much having Gary as our inspector resulted in the best possible outcome for our build. First of all, all the supers all know him ; he has a reputation for doing careful and diligent work. When you hire Gary as your inspector you aren't just paying for the inspections, you are ensuring the builders know they will be heavily scrutinized. Gary performed our pre-drywall inspection and our final inspection. The reports were detailed and easy to pass on to the building supervisor, which made it very easy to get major and minor issues addressed. I cannot say enough about Turn Key Inspections. Gary honestly went above and beyond, when I called him he informed me that he had relocated out of the area, but after we spoke, he agreed to make a visit to my house to do the inspection. It was a 2 Hour Dr. one way. Once Gary arrived he first walked us through everything that he would be doing inside and out and explained everything in detail. He was so informative and was willing to answer all of our silly questions. Once he started the job, it took him several hours to complete everything. Gary is more expensive compared to other inspectors I called, but you get what you pay for... and if you're planning to spend hundreds of thousands of dollars (or more!) on a home, you want to go into the sale with your eyes wide open. Gary will tell you in the most detailed of detailed reports the good, the bad, and the ugly of the home you're looking into. Pictures, extreme details and notes, and a fast turnaround to boot! He was very factual, helpful, and just an all around great guy to speak with. I honestly don't know where to start because Gary is a man of his words and he's very knowledgeable with newly built homes and/or older homes. I recently purchased a new home and I was in need for a person to complete my home inspection. I am glad I looked on Yelp because Turn Key Home Inspections was the number one recommendation. I am truly grateful I decided to go with Gary because he was responsive, realistic and reasonable. Some may say his prices are high but I beg to differ. I think the price is reasonable based on the work he produces. Gary provides a detailed report with photos to ensure there is supporting evidence. Documents are sent electronically, in addition photos are sent via mail. I used Gary twice - frame inspection and a home inspection. I do not regret doing this because Gary was able to detect several issues that the builder needed to fix that I did not catch during my walkthrough. Also, items found during the frame inspection overlapped during the final inspection which shows that the new builder did not fix everything as they stated. If you are purchasing a new build I suggest you do a framing inspection. You'd be surprise how often contractors will take short cuts just to complete a job fast or because they are inexperience and do not know what they are doing. I recently had Turn Key Home Inspection do n Inspection for me. First off my so called inspector showed up in a car with a crappy 6 foot ladder. He was already in his car on his phone. First thing I thought of was "oh great a crap shop gonna do a crap job". I still had to go through with it because I had already paid. Huge mistake. Mind I had a previous inspection with a proper company and inspector. The guy had a legit work truck, multiple ladders, tools to be able to get any job done, real trade knowledge and was still working when I got there. Oh and $50 cheaper. Turn Key will tell you everything was working when we were there so we have no idea why nothing is working. Typical bottom feeder business tactic. They will just hang you out to dry and leave you fixing all the stuff and they will just move on to the next sucker. In this case I was the next sucker. In a time when we really need to watch our money and be careful you have company's like Turn Key taking advantage of people that have to trust them. Despicable. Dont let them burn you and have you spending unplanned money on stuff when you are just trying to survive. read more

He also was able to come to do the inspection on very short notice after the July 4th holiday, and sent his report the same day he did the inspection. VERY quick turnaround time. I purchased my home in April 2023 and Gary helped me with doing my 1-year warranty inspection. Gary is thorough, meticulous, and found items that I never would have even thought of looking into. Gary found a critical issue within my home's HVAC system that I feel many other inspectors may not have been able to notice. Gary is a godsend. Last June, my husband and I initially had no idea what we were doing when we got into escrow to buy our first home (built in 1910) and we had little support (our realtor at the time was in Latin America from the moment our offer was accepted and was not helping us with the inspection process). When I gave Gary a desperate call to check his availability, he kindly asked for the address so he could look at the home on Google Earth and gave us a few things to check immediately before he even arrived. We were mostly concerned about the brick foundation and Gary has extreme expertise in these older craftsman homes. My wife and I love buying new built home since we didn't want to upgrade after we move-in. We didn't hire an inspector for our first new built home since we thought there should be "no issue" with it. Learned the hard lesson and we had to coordinate with warranty claim team every single week for 3 months to get every thing fixed!! Leaking, cracking, and uneven tile flooring .... you name it. We are smarter this time! Looked up the best inspector online and Gary is on the first with ALL 5 stars. Communication with Gary was super easy, we first exchange emails and we hoop on a call to understand specifics. Gary told us some crazy reports that he's been working on with the very big name builder , Toll Brother, Lennar etc. and it sounded a sales pitch because I thought he's trying to sell me on his service. (Later on learn that Gary just loves to share stories and we know which builder is on his shxtlist lol) Schedule our first frame inspection and it was super easy as Gary has every thing needed (insurance coverage). However, when we told our builder (Tri-Point) about the inspection, they told us we are too close to the framing walkthrough so we won't have enough time to sign third party addendum in time for Gary to perform the inspection. i.e They rejected us to send Gary in. We didn't know any better, thought we need to follow the builder's rule so we called Gary and told him it's a no go unfortunately. Gary said, "Your builder is shady, there is no law that they can prevent you from sending third party inspector. I'm okay either way, but I need to tell you if you need me to be there, I will be there. It's gonna be a tough battlr with builders these days, but my job is to protect your investment. " That's when we truly believe in Gary and went back to the builder to ask for an exception. Long story short, we won! Gary was super details and kept me inform of everything he found after his inspection. He talked to me on the phone for almost 1 hour to go over every single detail and answer my text / email when I have follow up questions. In the end Tri-Point has been very cooperative and have fixed all the items that Gary discovered (3 leaks , hold on floorings, missing items etc.) I wouldn't doubt a second recommending Gary as your inspection.
