Let's start with we moved to EJF from another management company for our condominium. At the beginning, they were very enthusiastic, but after 30 to 45 days things start to take a turn there seem to be some kind of schemes on the side when it came to their property management, trying to force us into different kinds of agreements. When they realize what that person was doing, they changed us on to another person apologized. Gave us the full disclosure about how they're going to be better and from there it did not get any better at all. They're very non-responsive you can't get questions answered they pair with companies they try to gouge you and then stand behind the companies. They tried to gouge you when we finally decided to cut ties with EJF. The transition has been less than favorable. They have decided to not give all of the information that was needed for the transition. They decided to stop paying the bills with our money and they have still yet to turn over all the money out of our accounts at this point, we have to pull our attorney in to solve this I suggest You look for some other management company. read more

This review is for one of EJF's property managers, Jamie Glassman. He has been responsive, professional, and knowledgeable during all of my interactions with him. I am so sad to see him leave when our building transitions to new management in 2022. In early 2020, Jamie worked swiftly to trouble shoot a bathtub faucet issue  on a high floor unit that resulted in a leakage and drywall damage impacting several units below it. He coordinated repairs to my unit within the following week. More recently, in mid-November 2021 my unit sustained considerable water damage to the ceiling, air vent, and side wall due to the resident in the unit directly above mine leaving the faucet on. As the damage worsened by the minute, I called Jamie who was driving, yet he still calmly talked through the issue with me. Once he reached his destination, he got me in touch with the resident above my unit and provided me contact information for several reputable plumbers. Jamie has been patient and resourceful as I've navigated a complicated insurance claims process. He has answered my phone calls, explained the bylaws and other relevant policies, connected me to the master insurance agent, and facilitated an estimate for damage repairs. Jamie's customer service, knowledge, and, positive attitude are a true asset to EJF and they should be proud to have him on staff! read more

It seems I am not alone in thinking that ejf provides terrible service. In my case, I own two properties that I was having managed by another company. That company was bought out by ejf during the summer of 2018. I was assigned a property manager by the name of Ariel Castellón. I don't know if the person actually exist, works, or is just a ghost (only slightly dramatic for effect). This person did not respond to any email or phone call. By escalating I finally got through for a conversation in January. THATS A FULL 6 MONTHS LATER. Lot of promises were made and then back to silence. Here in the middle of February I finally had enough and fired them. I am moving on to a new company. During my time with them, I received no service that I can ever rate from Ariel. What I did receive was a huge amount of charges that came from nowhere. During my time with ejf, my income was a full 50 percent lower than with the prior company. They also let one contract lapse and never tried to renew the lease or raise the rent. And my other property they allowed the license to lapse which had the county calling me. This could have cause me some additional liability. Not sure how a company with this level of terrible service is able to stay in business. My suggestion is simple - BUYER be ware. Update - in trying to cancel the contract and move to another company, ejf went about finding new bills so that the last rent check and my deposit were used to pay the "surprise" costs. Basically, my experience has been horrible and leads me to believe that using this company is going to cost you in ways you do not expect. I recommend looking elsewhere if you want your properties well managed and if you want to make any profit whatsoever read more

This is likely one of the worst, if not worst, property management companies in the city. The do not return phone calls, the don't respond to emails, and, by proof of the attached photos, they never check on the property. An absolute disaster. Stay away! And stay away from Sancia - she is extremely non-responsive. This is an update. While the business manager responded to my review and offered to have the chance to address the problems at my building, two weeks later, not one item has been addressed. Their portal is useless necause if you request something, consider requesting to a ghost, no reply, no action. They keep on asking me for my HOA fee that I always pay on time , even communicated to them many times and upload the receipts in the portal and now they ate sending me that I am for filing for lein. I am a little nervous. In April 2023 our HOA switched from another company to EJF. Despite paying my HOA fee directly to them via my bank, I have received several emails and even snail mail saying I am delinquent and headed to collections. I emailed and called. They seem a little confused. The emails I have received back have been jibberish. When I called a guy on the phone the other day he was pleasant and told me to ignore the emails and then asked me to go and leave them a good review. LOL! That is what sent me to YELP. All of these negative reviews are quite scary. I hope the service gets better and not worse. read more

Talk about the absolute worst property managers in DC. If I could give ZERO stars I would. I have a long list of complaints but will share the most recent. I am a condo owner at 2130 N street. My long term tenant called me yesterday to say that none of the washers and dryers worked (this is the second time in two months this happened). 36 hours later after three emails and two phone calls I finally received and email saying 'we are out of office - we leave at 2 pm on Friday (how nice) and they will fix this on Tuesday". Amazing that I spend over 500 a month HOA fees and these folks can't bother to take a simple action before a three day weekend to fix something. Sarah Keller is the supposed property manager but is never to be found to deal with anything. Apparently they enter tickets in systems that that 36 hours to be placed and meantime no one actually takes meaningful action to actually get a job done. Like people - pick up the damn phone and call the repair person! No one calls you back ever, and unless the damn place is on fire the property manager collects her salary, leaves at 2 on Friday and has a free apartment to live in without ever repainting to owners and tenants concerns. Last week the garage door was broken for 25 hours and no one repaired it - leaving it wide open to the street for anyone to walk in. This company stinks and I can't wait to get rid of them at the next board meeting. Useless. If you have a choice don't work with these tools. Other owners - let's kick these people out. When we have gotten responses, EJF includes the bare minimum information or doesn't answer the question you asked. You have a service request? Forget about it. Sunny is our "portfolio manager." Very unfortunate that our previous building management company went on hiatus and we were forced to switch to EJF. Their portal is completely broken, they don't respond to emails, and I've had to waste many hours trying to resolve a billing issue, including multiple phone calls. I'm updating this review on June 6th with a reply to an inboxed message that I received from EJF and I will discuss my feelings about the company's dispute resolution process. I chose the name John Doe to be able to retain anonymity and to protect my identity and privacy. As you know, we have spoken since you made this response to my comment on the phone and through email. You were able to discover my identity because I filed a complaint about this issue with EJF and through that you were able to locate contact information which enabled us to have a dialogue regarding how EJF planned to resolve the complaint that I filed. I am extremely disappointed with EJF's complaint resolution process. Initially, I felt hopeful because you expressed to me and a family member how the situation clearly appeared to show that the employee representing EJF acted poorly and unprofessionally. However, the focus of the dialogue quickly changed and instead of talking about what actions would be taken to reprimand the employee, you began asking me to update my complaint and once you suspected that I was not willing to change what I have written, all of the interest that you showed in helping me resolve my grievances disappeared. The company promised to reply publicly to this complaint in order to show that they do not approve of the employees behavior. However after waiting several weeks for a response, I have come to believe that they were being dishonest and have no intention of replying publicly to this comment. I have filed numerous complaints to companies throughout my life about the dissatisfaction that I felt regarding the unprofessional behavior of their employees. EJF is the only company I have spoken to that has asked me to revise a truthful comment that I made about a negative experience that I had. This type of behavior is WRONG. Customer service should NEVER be used as a tool to pressure people into retracting truthful statements about an employee's misconduct. absolutely terrible. moved in to a "luxury" penthouse apartment with sewer water running through it. made a work order ticket on their convoluted system and was given the run around as they scrambled to find the cheapest temporary fix. EJF is the association for the condo I own and I have to say they've made my experience as a home owner completely horrible. From ROACH issues that I constantly had to fix to atrocious customer services and raised fees every year (including during a pandemic) when they do the bare ass minimum. The only thing EJF does well is they hired a team that does wonderful landscaping and maintains the common areas. Besides that they made me wish I had purchased a property that didn't have a condo association. My building is from the 1960s and EJF makes sure to wait until every part of the building breaks down before they do anything and even then its like putting a band-aid on as its very patchy work. Everyone from the receptionist to other people I've met at their company has been rude and lacked any kindness in the past when I've raised issues. Many of the issues homeowners raised during association home owners meetings have still gone ignored 2 years including letters missing from the sign in front of Park Place condos, pressure washing the buildings that have been molded over the years and fixing potholes and cracks on the streets around the buildings. The complex also needs other updates like washers and dryers that don't require change. We already pay a high condo fee so at least don't have home owners and renters going from store to store trying to get change during a coin shortage. As you can see EJF doesn't care about the details they just use our condo fees to fix major issues and get rude when you ask them to make sure all the other issues are fixed considering the fees we pay. I will spare photos. Avoid this company like the plague. read more

I can tell you this is absolutely the worst management company I have ever dealt with and I've dealt with quite a few in the last 30 years. They are mean-spirited, totally inept and unresponsive to multiple requests. Just two days ago they lied to a DC inspector who fined them after we complained. Robert Woolf especially is sarcastic and basically useless. After trying to resolve multiple issues via email I went to the office to speak with him. I lived at 1390 V St for 5 years and James Stuart of EJF must have been the WORST Property Manager in DC. Comcast would have fired him for being too non-responsive and the DMV would not hire him for having too poor of customer service skills. He barely responded to problems and when he did, he would spend more effort trying to tell you that an issue was Not his problem than it would've taken to just fix it. He tried to convince me for months there was a secret, middle-of-the-night, underground construction project across the street rather than just fixing a vibrating pipe in our hallway. The new manager there, Lynn, is Much better, but most of EJF's people are not helpful. If you're deciding between two buildings, PICK THE ONE THAT IS NOT EJF. Avoid EJF at all costs! The absolute worst- unresponsive and unprofessional. I reached out to my building's manager, Natasha Weaver multiple times about multiple issues that have been going on for months including package theft. Because I never heard back, I called and spoke with Alex who said she would look into it and follow up. That was over 3 weeks ago. When I was finally able to connect with Natasha, she said my emails ended up in her spam folder even though we have talked in the past. I mentioned that I reached out other ways and spoke with several people in addition to emailing her. She blamed that on them being unable to locate my account. I replied to her vague email on Friday and again waiting for a response 4 days later. I cannot wait to move! read more

Received a last minute email EOD Friday, March 5, 2021 that someone was coming by on Monday, March 8th to do an inspection of the unit during a open window of time. I immediately replied back asking to move it as that day was my birthday. I got no response and this is clearly in violation of DC Law. Fast forward to today, the 8th. The person doing the inspection showed up--knocked and immediately started to open the door without announcing themselves. Again, I don't live in a managed apartment building but, a house split into two units. A stranger was literally walking in from off the street. I had to run and catch the door to figure out who was trying to get in. He also had no coverings for his shoes and the inspection was invasive--there were no details of what to expect beforehand. EJF, your lack of professionalism sucks. The experience with the rentals and maintenance teams leaves a lot to be desired. read more

I own a condo in Washington DC and pay high monthly fees for a management that seems to be unable to solve recurrent problems and is always condescending and entitled in his responses. The manager (Alphonse) has completely forgotten (and refuses to acknowledge) that residents are clients and he needs to find solutions to problems. He does not seem to feel accountable for solving problems and most responses to recurrent issues are just excuses. I have voiced my concerns to the board in hopes they get fired; I know that other residents have talked to Al's bosses at EjF in hope of a change in his attitude but all seems to remain the same. read more

Every other landlord I've ever had has notified us when it was near the deadline to renew/decline to renew the lease, that's like one of the only things the landlord has to do. Especially if you have an abnormal 60 day notice policy rather than a standard 30. Anyway, had to pay an extra month of rent which was financially terrible. Giving them the benefit of the doubt and hoping it was just general disorganization on the part of EJF not an insidious attempt extract money from former tenants. Besides that major fuck up EJF was otherwise fine, very hands off which I prefer as a tenant. If I was an owner though I don't know why I would hire EJF to rent my property they barely do anything except like occasionally mow the lawn and not communicate with you at all when it's time to move out. read more

Called to request a new FOB for building entry. Was told that the FOB might not be ready for 48 hrs. I probably don't need to write more than that, but consider this, its a FOB they have many of in the office and takes 2 minutes to program. In the past 20 years I've had this occur previously with EJF, Bernstein, Columbia Property Mgmt, etc. In every other previous situation I've been told to come by in a half hour or an hour. At the moment there are three people in their office, all capable of taking the 2 minutes it takes to program the FOB. When I asked why the delay, I was told it takes time to program the FOB...oh boy read more

I just got an email around 10:45 last night informing me that they were going to do a semi annual property inspection tomorrow morning. Not only by D.C. law do they have to give at least 10 days notice (some sources say 14) but the city is currently in lockdown due to the COVID-19 virus. Besides, they did an inspection over 5 months ago at which time I brought many, many problems to their attention and they have yet to fix one single thing! read more

We've been through a few management companies through the years, mostly hit or miss, but I've been extremely pleased with all of my interactions with EJF. I can't honestly speak for any other property managers, but count yourself lucky if you have Jamie Glassman as your manager. The absolutely worst property management company I have ever dealt with; and I have been both an owner and a renter several times in my life. They are incompetent, they are liars, and they are rude. Without fail, every single repair takes SEVERAL tries to get right. On one occasion, they outright threatened a tenant not to contact the owner of their building, despite the two having known each other for years and were friendly. The owner then found out EJF had been lying, blaming the owner for being (extremely) slow to respond to needed repairs. The owner ended up having to handle such issues themselves. Just-- unbelievably bad. These awful people deserve *less* than one star. read more

I rented a condo unit from EJF, and I am very glad to be out of my lease with EJF. First, the woman who showed us the unit lied about an amenity when i asked her a question. Found out that the amenity she said the building had did not exist. In addition, when we saw the unit the floor was covered, so I didnt see the terrible, gross condition they were in. Had i saw that, i would not have rented the unit. Then, we had an emergency repair that took over a week to resolve. Our heat broke during the middle of winter, and they sent 3 different repair men out to find the cheapest quote. The repair qualified for an emergency repair, therefore they should've put us in a hotel and had the issue promptly addressed. It could've been addressed by the first repair man in a day had they promptly approved the quote, as they are required to do by law. Then, we had another maintenance issue. I made several repair requests, but finally gave up and the issue was never resolved when my lease ended. Again, they sent out multiple repairmen, presumably to find the cheapest quote. Although this didnt qualify as an emergency repair, it still should've been repaired within a week or so. Each repairmen basically went into the unit, figured out what was wrong and what needed to be done, and they said they'd come back. But it was never resolved because they sent three different companies. If they just had one of the repairmen come back for a second time, he could've fixed it. I made multiple requests over a month, but finally gave up as my lease was coming to an end. Finally, they have horrible responsiveness. I'd send an email, and after not getting a response for several days, I'd have to send another email and call just to get a response to a simple question. Even the most simple questions would take over 24 hours to get an answer. I worked for a property management company, and I understand that its a very difficult job and involves dealing with a lot of unhappy people. But EJF is simply unprofessional, unethical, unresponsive, and doesnt care about the habitability of their units. read more

Worst property management company I have worked with in decades. unresponsive, hires contractors that make mistakes, continuously bounced from person to person without anything ever getting done. An air con company, District Engineering, repaired my unit and ripped out a condenser line, causing major water damage to my building &the condos below. Not only is DIstrict Engineering refusing to pay for the damage, EJF refused to back me up to ask them to be accountable until I raised it with management & fought back. If they see this review & my property management services improve, I will update my rating accordingly. I am just beyond frustrated. read more

If I could give EJF real estate zero stars on this rating, I would. EJF used to manage my condo, and during that time, they were not at all proactive and if often took multiple emails and calls to get an issue handled. As a result, my condo association replaced them with another company. However, they continued to manage individual units within my apartment building, including one that caused thousands of dollars of damage to my unit with faulty plumbing. I spent a year dealing with EJF to try to get reimbursed for money I had to pay for emergency repairs and to organize additional, longer-term repairs that were needed for the condo. In all my life, I have never been more frustrated by dealing with any company. My emails often went unanswered for weeks or months. At one point, I started calling weekly and was often unable to directly reach the person responsible for handling the case, even by phone. Communication was extremely poor whenever anyone was sent to assess or do work. I was repeatedly told and promised I would be reimbursed for funds I paid and never was. Then, EJF stopped managing the condo unit, nearly a year after the original damage, leaving half of the work undone and me will un-reimbursed expenses. Of course, they didn't communicate to me that they stopped managing the condo. I had to reach out four times to get this information. read more

This is truly a horrible management company. Truthfully, they deserve 0 stars. I've called 8x to get them to reverse the double charge on my account but to no avail. They end every call saying they apologize and that they will escalate the issue and have someone in leadership and accounting get back to me. Well, it's been over two months, and NO ONE has ever returned my call. I still have not been refunded the extra charge and the overage was never credited to my account. Instead, they are charging me late fees for non payment when I should be in the green. DO NOT HIRE ThIS COMPANY, they dont have the capacity to candle the accounts they currently have. EJF has no customer service orientation. Their repeated delays, and what appears to be inability, to respond to maintenance requests and bill reimbursements is alarming. We have not had timely responses to requests for maintenance, including power outage and a broken dryer. Additionally, EJF has not responded to requests for reimbursement of bill payment. Unfortunately, I am concerned that they will not even pay for the reimbursement that was promised. read more

EJF has to be the most horrible management company in DC. When I made service requests, it took literally 3 or 4 times before they would respond. To add insult to injury, they required me, the tenant, to be home to meet the contractor. I rent so I don't have to worry about these things. I was seriously considering moving not because I don't like my apartment (it's nice), but I was so sick of dealing with EJF. I work really long hours and don't have the time to deal with their incompetence. Luckily the owners of my property hired a new management company who is by far superior to EJF!
