They seemed to have been pulled down. I agree with the previous yelpers completely. I am a homeowner and landlord in another town, but rent in DC. i follow the laws, know the laws, and also know about basic decency. first i was given the wrong keys. i lived in my ejf apartment for about 7 months without ever being given all the correct keys to the building, therefore i didn't have access. none of my maintenance requests were ever dealt with. i had no closet doors, broken HVAC every week, among other problems. i repeatedly requested maintenance but was ignored. i repeatedly contacted ejf but WAS IGNORED. it's not like the rent was cheap either. my rent included a parking spot in a garage. the garage was always broken. i was then told i had to park on the street if i had a problem with it. the kicker is this. i had notice things were moved around a lot in my apartment. i contacted ejf about this. no response. then one day, i noticed a huge planter had been moved. i was finally told a man that lived on my floor, who was president of the hoa, had access to my apartment and had entered it. that was the end of it for me. i gave them notice, attempted to rent it, and moved out as quickly as possible. ejf is a rip off. they will rip you off. they will sent you late notices even if you aren't late. they will try to charge you for things that they have absolutely no proof of. i am contacting the better business bureau, even though i know they don't do much. but you can do something for yourself and not rent a property from them. save yourself the stress and the wasted money. they are negligent thieves. read more

I resent a week later and got a reply. That was 12 June and I sent you documents the same day. Eight days later on 20 June I sent a follow up, three days later you replied saying you thought you replied and then you said that you would be following up on the first Monday of July as the board met then. The first monday of July came and went. I waited 9 days and sent an follow up asking what happened. That was 13 days ago, and I still don't have a response. This is ridiculous, unprofessional, rude & pathetic. And it is exactly the same behavior I am suffering from on the insect issue. EJF Real Estate Services manages my condominium building, and they always seem to be knowledgeable and responsive. We've recently had some non-emergency issues to report after hours. In both cases we left messages on their answering service, and received replies early the next working day. In one case, they were not able to resolve our issue right away, but kept us informed throughout the process. I get -- especially from reading some of these other reviews -- that property management can be a thankless job (only dealing with complaints), but we were very appreciative of their service, and would recommend them if contemplating a new management service for your building. read more

This management company is the worst. They currently manage my building. When my upstairs neighbors refused to fix a leak that was damaging my bathroom ceiling, EJF had a plumber come in and do a band-aid fix, and never followed up. When the temporary solution came undone, and water started leaking into my shower, they refused to intervene (even though they had done so before). After monthsI ended up having to hire a lawyer to sue both EJF and my upstairs neighbors, and only after my attorney sent a threatening letter did they fix the problem. EJF is one of the worst companies I have ever dealt with. Our condo association uses them to manage our owners association and they have owed us money for months now. EJF keeps promising that a check will be sent or a check will be waiting at the front desk, but there's always a reason why it's not ready. Unfortunately my experience with EJF and the assigned property manager to my condo and parking space was very stressful and unprofessional. The responsiveness left much to be desired as the property manager would not respond to my emails unless I sent several follow up messages, and at times, he would not respond at all. During the course of a year-and-a-half, about 55 emails were sent back and forth and my issue was never resolved. I found communication with him to also be exhausting, as it felt like the property manager could not be bothered with my questions and was often condescending and short. I rented from EJF and had to break my lease early. The early out fees were ridiculous. I did receive my deposit minus $170 for clean (which is crazy for a less then 600 sq ft 1 bedroom apartment). One thing, if you are leaving early, don't pay the full months rent. I was give back around $200 but it should have been around $800. read more

I also wish there was a way to explain the inordinate amount of ineptitude that was and is present in this company during the time they were the property managers for my condominium complex. I could go on and on listing a litany of blunders, mishaps and mismanagement of services and funds alike, but you're not here for a dissertation so I will leave you with two of the most poignant indications of their level of services: 1) Of the almost 40 direct emails that I have from our former property manager, Ty Harris, approximately 27 of them begin with "I apologize" or "I'm sorry." 2) Our property manager- again, a Mr. Ty Harris- signed off on paying two (2) master insurance policies for our Association (after we directed them to close one policy and begin another, more affordable option), effectively depleting our account of nearly $20k, an amount that we could ill afford to be without. Even from Austin, TX, EJF continues to surprise me with the lack of responsiveness, carelessness, and general shady business ethics. My roommates and I leased a house in DC from them for a little under two years, and throughout those two years it was amazing how slow it would take to get maintenance to the house, the random hidden fees during our application/move out processes, and all sorts of just shitty business practices from this "real estate company." Just a couple tidbits... There was one time where it took one week for them to get someone out to the house to fix our heater-in the middle of February. Have you ever had to sleep with full clothing and coats on for a full week WHILE still paying over 3K in rent? Because I have. Thanks for the life experience, EJF. THEN the air conditioning broke down in July- and AGAIN it took over one week to get the "air-conditioning service repair" down to our house. Or, how about when EJF asked us to let them into the house because that same A/C repair man had their set of keys to our house... almost a month later. That felt great in regards to safety for a group of three 20-something women living in DC. Maybe I could talk about the time we had rats literally running through our kitchen as there was construction next door and EJF sent someone out then never approached the subject again, even after multiple emails? Or, how about when we first moved in and realized (due to this construction next door) we could not get cable or internet set up and asked EJF how to handle the situation-which was met with a "that's not our problem?" Those were just a couple of times within the less than two years of living in a house run by EJF. To be honest, if the housing market in DC wasn't so competitive I would've been out of that house as soon as possible. However, here's the icing on the cake: my roommates and I, after dealing with the SIXTY DAY notification period to move out left the house fucking spotless. We hired a cleaning crew (costing us 100 dollars each) and made sure the house was left the exact same way as when we moved in. Lo and behold, almost four months later (because thats when EJF's deposit check finally came back to us, which is another story) we get it back and this shady company charges us $860 dollars for...wait for it.... light bulbs ($116 dollars in light bulbs... are these bulbs made of gold?), "supplies" (whatever that means), "trash" (what?! there was nothing left in the house!!), and "leaf removal" (when we moved out the yards were spotless, not sure what leaves they're talking about in December. And not sure what kind of leaf removal service costs $75?) There are always some pros: you can pay rent online and they have an online portal for questions and concerns. The video walk-through was helpful when making our decision to rent. All in all, do yourself an absolute favor and do not rent from this company. They have some nice properties and again the DC housing market is bleak when you don't make 100K a year. But seriously. Do not rent from them. read more

I wish I could give zero stars. EJF owes me hundreds of dollars and won't answer my emails. They don't care about tenants. They will give you runaround and charge you for updates to the location you're renting. In the 3 years I lived in DC at the EJF controlled residence, they had multiple accounting errors, trying to overcharge me and claim interest based late charges they had no proof of. I feel sorry for other tenants who just accept charges without asking for proof. If you try to get your deposit back, they will just ignore you. I tried emailing hire up in the company and got no responses. If EJF manages the unit you rent from, keep track of everything so they can't screw you over. read more

Update: over a year later my memory of this business still gives me nightmares. They were THAT bad. Read below for what I wrote many months ago: The coop my I lived in for 8 1/2 years was serviced by EJF. They were unresponsive, hard to get ahold of the property manager :Rebecca and were at times down right rude and made me feel like I was a second class citizen for owning a co-op over the simplest questions. We went without heat in 2008/2009 and calls went unanswered for over a week. It seems if you are the president of the co-op board EJF pays attention to you but as a resident expect unreturned calls and nastiness. As the cherry on the cake EJF nearly two months after I sold my coop is sending me a bill for an assessment. We didn't have an assessment while I lived there and I'm absolutely not responsible for paying it at this point. But watch they'll send it to collections. Absolutely avoid EJF. I personally will never buy or rent in any building I see they manage. read more

As of August 2015, I was contacted by one of the owners of EJF (Matthew Greeves) after he read my yelp review. He was cordial, friendly, and after proving him with more information he assured me that he would review the situation and remedy it. After a week, he refunded my roommate and my application fee, and instituted a new policy in managing contracts with condo owners to decrease the wait time for applicant approvals. Mr. Greeves was thorough, thoughtful, and very customer service oriented. With the new system in place and attention to customer service, I highly recommend EJF Real Estate. read more

The only downside to the condo building I live in is that I have to deal with ejf whenever an issue arises. Usually small things like replacing keys or simply asking them questions takes forever to handle if it is ever handled. Front desk, or whoever answers the phone when one calls the office should try listening to the questions before immediately transferring calls to an empty office where no one is going to answer. Timeliness, responsiveness and general customer service is lacking to say the least. read more

I was just thinking of my old place in Foggy Bottom, back when I used to rent. Having just bought my first place of my own, I guess I get more of an appreciation for what property managers do now that I have to do it all myself. EJF never helped me move, never drove me to the airport, never let me rest my head on their shoulder while I cried. You know why, because this is the real world and they're a property management company, not your mom or your fairy godmother. Instead, I used them for 2 years, they fixed all problems quickly and courteously. My in wall, hotel-style, heater/AC unit blew out in the middle of the hottest summer day. They had a guy there the NEXT day! He took measurements and was back the NEXT day with a new unit to be installed. As management companies go, they are one of the better ones I have dealt with, I even forgot about my deposit but a month after moving out I got a check in the mail for my one month's rent deposit amount, in full. They switched staff a couple times during my renting through them, some individual property managers were better than others, but I'd use them again. read more

Patrick Reardon was perfectly nice when beginning the leasing process, but Robert Leary was completely rude and would not respond to my phone calls, event though the roof was leaking gallons of water into the house. More importantly, we were not allowed to contact the owners of the home, which would make sense, but when we finally were put in touch with the owners we found out why this was the case. The owners were being charged for services that were not taking place. In addition, EJF sent their maintenance crew into our house without calling. Okay, yeah. I echo everything everyone else has said. EJF is horrible. If you can, rent from someone else. I've rented from them for 2 years now and am moving next month and can't wait to get out from under them. Their maintenance policy is this: wait until tenant has given up hope the problem will ever be solved and stops contacting us. They will not repair things in the apartment. At most, they will send someone out once to survey it, then the guy says he'll be back and never shows. If this happened once, it would be forgivable, I'm a reasonable person. However this happened EVERY single time, if they even bothered to send someone at all. some of my favorite EJF conversations paraphrased: -dear ejf, our hot water heater only gives us 15 minutes of hot water, can you fix it. EJF: fifteen minutes is enough hot water. i died laughing at that one. -dear ejf, there seems to be an abundance of homeless people sleeping on our porch, can you do something about this? EJF: Yeah, that's a doozy. We've had that problem for years and not known what to do about it. The deal breaker for me: i broke my leg, came home from the ER to find their toilet overflowing. great. my leg is broken! after calling the emergency maintenance line repeatedly and being told someone was coming, it became clear no one was. I had to call someone myself to get them out to fix the problem. RIDICULOUS. everyone has good qualities though: 1. you can auto direct debit your rent so it comes out every month without having to write a check or do anything. 2. if you have pets, they'll never know because they are sooooo hands off. 3. the apartment is really great, and in a rad location, and under market value, so it's a great deal. 4. their video walk throughs of rental properties are helpful. in short, if you can, rent from someone else. if not, know what you're getting into. read more

EJF is the absolute worst. Low responsiveness to requests, no follow up on matters, and poor oversight of staff. The only service that works well is the accounting service - presumably because they use a software and minimal staff input. I do not recommend using them. Avoid it if possible. The employees are either slow to respond or don't respond back at all. You have to hunt them down to get answers which is frustrating. Sometimes they don't complete a task start to finish. If they sourced, hired, and coordinated with a vendor, it's unfair to drop the ball and put the work on the Association because we switched contracts during the process. You should finish the work you started because it's the right thing to do. Also, the portal is a complete mess. They have no empathy when they screw up. They have paid bills that shouldn't have been paid while other bills that are approved to be paid never get paid. You have to keep a very close eye on everything they do. It's unfortunate, the relationship started out promising but the customer care is lacking which speaks volumes to why they have such a low rating. read more

I'm the president of a condo association that is managed by EJF. Our experience with our current manager, Jimmy, has been fantastic. He is attentive, responsive, and doesn't let anything slip through the cracks. My only hesitation to giving five stars is that we've had previous managers who haven't been as good -- I think a lot of it depends on who you get. I realize mine is one of the few positive reviews on here. My sense is that unlike some other businesses, nobody bothers to review a building management company unless they have something bad to say about it, but we've had a very positive experience. read more

Looks like another shitty review for EJF real estate. I will start on a slightly positive note. I worked with Patrick Reardon to rent my condo in SW, and although it took longer than I expected, at least Patrick was responsive. However, I will note that Patrick let me smoke alarm continue to beep (i.e., need batteries) for several months while the property sat vacant. I asked him to fix this, and only found out after my mom went to visit the condo and heard the alarm still beeping, that he never did. Then came working with EJF to actually manage my condo. I worked with Conrad Bennett (yikes!) and Sheila Saldana (double yikes!), and let's just say, I paid them 8% for ME, not them, to manage my condo. Rent was collected on the fifth and never deposited to my account before the 28th of the month. When there was a problem, my tenant stopped calling EJF and began calling me or the building management (who then called me) because EJF never responded. The toilet broke, I fixed it. The heater needed repair, I had to arrange for the contractor to come. There are several other instances of complete lack of professionalism on the part of EJF, but I think you get the idea. Steer clear. Their rates are higher than average and their service is non-existent. T read more

EJF manages my condo building in DC and I would not recommend them at all. The staff they have hired have been absolutely horrible. No communication and zero transparency. I often wonder what our condo fees are being used for in regards to EJF management (office renovation etc) They also seem to pull random numbers out of the sky in regards to the condo budget. It is incredibly frustrating. When we purchased our condo trying to get set-up on the EJF payment system was also an absolute disaster. I have the misfortune of owning an apartment in a building EJF manages. I am attempting to refinance my mortgage. EJF wants to charge $380 to provide my lender with the required paperwork. If I want the paperwork in fewer than 10 days, apparently I'll have to pay even more. The paperwork would take about 15 minutes to prepare, at most. And this is all on top of the $325 I have to pay the HOA at settlement! These fees are outrageous. read more

This company has terrible customer service. Their published professional phone number goes to a private voicemail with no indication if its EJF or not! There's no email contact info on their official website. I would never have hired EJF due to their poor ratings, however, my condo association did. I have spent days trying to get my condo fees paid, with no success even reaching someone. If EJF continues to manage the building, I will likely sell this property because a bad property manager is a nightmare, and EJF is certainly looking like they fall into that category. read more

My roommates and I leased our house through EJF Real Estate for 3 years, and we were very pleased with them. Our service requests were always acted upon within one to two business days (everything from a leaky ceiling, clogged drain, clogged toilet, flooded basement), and they always took care of the maintenance themselves, without us having to pay anything or meet them at the house to unlock it. We were able to pay rent online (either through bank transfer or credit card), which was very convenient. Additionally, they were wiling to work with us the one time that we paid rent a day late. While the lease called for a 5% late fee charge (about $200), EJF considered our flawless rent payment history and agreed to drop the late charge. The agent we worked with, both when we moved in and when we moved out, was Patrick Reardon, and he was very professional. I was more than pleased with the job that he did. My one gripe about EJF is the high administrative fee for changing tenants, which makes it costly and a hassle to switch roommates mid-lease. read more

I bought a condo in Mt. Pleasant managed by EJF and I have been very happy with the professional support from Mark Hawkins at EJF. I had lots of questions before my move and he answered them all in detail, with clarity and he added some helpful suggestions. EJF was also very quick to replace the broken front door of our building. The shared spaces - lobby, mail room, hallways are all very well maintained. EJF Real Estate is probably one of the WORST property management companies around. I recently purchased a home in August 2018 here in Maryland. EJF manages the community. I have reached out to EJF every month from December 2018 up until today September 2019 with not one response, mainly Nancy Sherrill. I've left several voicemails, emails, and even had Shelley Sydney submit a request on the EJF Portal on my behalf back in May of 2019. Not one attempt has been made to return a call or email. Today was the very first time that I was able to get a different point of contact, Scott Burka, Executive Vice President. When I politely asked for contact information for Scott Burka, I was told he does not have a direct line. It's been a complete circus dealing with the company from December 2018 - September 2019. Today, I found out that EJF no longer manages the property as of August 31, 2019, but they have no idea who now manages the property. Not one person. They don't have a point of contact for me. Pure negligence and irresponsibility. I am not sure how Peter Greeves and Matthew Greeves intended to run this company, but it's a total JOKE. If you have a choice, stay away from this company. Obviously, I can't decide who manages the homes in my current community, but I know for sure, I would never use them to manage any of my other rental property that I possess. STAY AWAY. read more

This is the second time where I have had a major issue and they have taken over a month before they even send out a contractor. Then it takes multiple weeks after that before they do a repair.
