I compared this community with two other places since I wasn't familiar with the area, but this one offered exactly what I was looking for -- a spacious kitchen with plenty of cabinets and good-quality finishes, comfortable bedrooms, no humidity or odors, clean common areas, and assigned parking. However, the real highlight is the amazing team. AJ and Andrew made the entire process incredibly easy and always had a great attitude. In the time that I have lived in Orange County, this is the longest that I have stayed at one specific apartment complex. I have lived here for 4 years now and it has been nothing but a positive experience. Aj, Andrew, and the staff are so welcoming and whenever issues arise the maintenance team are always quick to resolve the issue. They are a fantastic team, always so kind, and quick to address any concerns. There have been previous instances where the team was backlogged with requests, and the team was very communicative to provide an update and timeframe from when they'd be able to address my concern--which was never more than a day-or-two delay. Most recently, I had a (tall) friend stay over and while he folded a blanket in the living room, accidentally hit the ceiling fan and it broke one of the blades off. I put in a request and only a couple of hours after the office opened, a maintenance member came in, was incredibly understanding, and addressed the fan within maybe 10 minutes at most! My roommates and I have stayed at Avanti for a few years, and throughout this time this team has been truly phenomenal and such a pleasure in addressing areas of concern with haste and kindness. read more

Wow- I've seen homeless people in the pool. Walked by the hot tub early one morning and saw an old lady asleep in the hot tub with empty beer bottles floating around her. One of the tenants stayed on his patio all night cursing and yelling absurdities from 1am to 6am. The security line doesn't always work. The laundry rooms stay dirty, even though I've seen the maintenance staff clean the room, the other tenants are just so dirty. There's only so much the staff can do to make this place pleasant. I appreciate their efforts. I just can't see the value in paying mortgage rate rent for this place. Will most likely be non renewing my lease once it's up. read more

Ralph, Andrew, and the service team have been phenomenal. The initial process and self guided tour were a breeze and made it an easy decision to choose Avanti as my new home. I moved in about a week ago and cannot wait for my year here, and hopefully then some! I needed a lightbulb today and had it addressed with the hour by a service technician named Reggie, which is incredible service in my eyes. He was willing to work around my schedule and was super friendly. He got it done quickly and I felt like he really took pride in his work! It's also been super nice seeing the team around in the courtyards, they even did some power washing today and everything looked so sparkly after. Seems there's always someone around if you need them which is great compared to other places I've visited. So far it seems quiet, my apartment is beautiful, and parking has been so easy! The patio space alone was a huge selling point, and while walking around, everyone's space looks so neat and put together. You can tell that the Avanti team really takes pride in making this community a beautiful place to visit (and visit)! read more

When my boyfriend and I had to move across the country and rent an apartment sight unseen, Ralph from Avanti was there for us! If you've ever rented an apartment in NYC you know the headache of the approval process. With Avanti, we were approved within just a few business days! Ralph helped us every step of the way, and even went above and beyond to help us find a pet friendly hotel for our first few nights in Anaheim. Our move in process was extremely smooth. Everything we needed was already in our beautiful, brand new apartment. The amenities are really great also...it's so convenient to pay for and monitor laundry via the app! The parking garage is gated, monitored, and we even saw security driving through our first night here! During our first week when we ran our brand new dishwasher for the first time we did have a small leak, but when I reported it through the online portal we had someone here same day to resolve the issue. I know it seems like I am gushing, but after dealing with renting in NYC, moving here seemed like a breath of fresh air. Been living here for 3 years. AJ and Andrew are always there to support us and find the best possible solution. Security is being amped up which is great. The library is right next door which is a huge plus for all types of resources. My favorite part of the year is the Halloween Parade that passes through our street. Rent is getting pricy unfortunately. It's important to note that there are no elevators. Edited Review after move in & move out: I initially gave this place 5 stars, I've sense moved in and moved out since then. The staff was very unorganized and the rent was extremely expensive for what you get. The complex itself was gorgeous, but we were constantly bombarded with emails and promised repairs that were never done. We had a huge crack in our bathtub that was "repaired" but in reality they just sprayed paint on it and didn't fix the actual crack. We were blocked out of our apartment for a day due to a spontaneous painting of the patio in front of our place that we didn't know about. I'm only giving it 2 stars instead of 1 because how beautiful the complex was as a while as well as the location of the complex. The whole staff is very friendly and professional, especially Andrew. They respond to any questions you might have, and are always willing to help. With safety being a big priority right now, they are always seen wearing masks, and only allow specific people in the office. Still, they have no issues with anyone knocking on the door if they need assistance. The apartments themselves are pretty well-kept, maintenance is constantly working to keep things running smoothly, and there are two different entry points that are always locked. Plus the parking is located completely underneath the building on the ground floor, and guest/street parking is easy to come by. There are plenty of things within walking distance, plus nearby bus stops. It really is a good place to live! read more

We lived at Avanti for 2 years and really liked it a lot. We had really friendly neighbors and the neighborhood is nice. It's right next to Anaheim's little downtown and a neighborhood historic district. Oh and a library! And in October there is an amazing Halloween Parade that goes right by the apartments and you can watch it from the north side of the complex. Almost everyone has pets here and it's one of the few places that takes 3 pets and larger dogs in the area. We did occasionally get fleas so it's good to treat your dogs for fleas. Pets cost about $50 a month per pet and I think $500 deposit per pet. Each year when our lease for our one bedroom came up they wanted to increase our monthly rent by about $130. The 2nd year we were able to negotiate it down to $80. By the third year, we got to the point where we could find a 2 bedroom for the same price and so we moved but I'm pretty sure this is how it goes everywhere around here. Electric was expensive for us. Our apartment sliding glass door faced the west and it would get hot in the apartment like 81 degrees. The city of Anaheim bills every other month. The cheapest our bill ever got was $227 for 2 months. The highest in the summer was over $500! It also didn't help that they never turn on the fans in the parking garage and we were on the lower level. But I spoke to a neighbor who lives on the second floor and they said theirs was much less. We had maintenance look at our A/C unit but they said it was fine. Our new place has smaller A/C and heating systems and our first electric bill was $90 in comparison. When we moved in we were assigned a parking spot that came with the apartment but now they charge $10 a month per parking spot. This also would have been a thorn in our side so to speak because our spot was about 300' further away from our apartment than all of our neighbors who all had spaces near our stairs. They also implemented a parking pass system for the surface parking lots and based on what a neighbor told me, they only have a limited number and she wasn't able to get one. They didn't charge for this. The pool is real nice and we used it a lot. They also have a grill that they keep really clean and nice bathrooms at the pool. Laundry when we lived there was $1.75 to wash and $1.50 to dry. They changed out our low water toilets to some other low water toilet to lower the water bill. The bill actually went up a few dollars but the toilets flushed a lot better. At the time we lived there water was about $65 a month. When we moved out we had some charges to pay. About $300. Everyone has to pay a deep cleaning fee that starts at about $110 but can go up depending on how dirty the apartment is. We almost had to pay to resurface the tub which would have been about $185. They also charge $15 for paint and $50 an hour for labor to touch up your apartment. We paid about $100 for touch ups. The unexpected charge was for turning our keys in two days early. We were charged just over a $100 for turning in our keys early. It would have been nice if we were told this when we turned in the keys because I would have waited to turn them in. They have bike lockers which wasn't a charge when we lived there. Our bikes weren't ever tampered with or stolen or anything like that. It's a quiet and clean place. The maintenance guys and the staff are really nice. We never had any problems with roaches or anything like that. The property management people changed 3 or 4 times while we lived there but it was fine. I'd recommend living here! It is not a wheelchair friendly apartment complex and even if you live on the lower level you will have to drag your stuff up stairs when you move in. My husband was able to back the u-haul up close to the stairs on the Citron side and have the ramp just stretched out to the top of the stairs so that helped! This is just for informational purposes but we had Spectrum Internet. It was $49 a month for the first year and $69 after that. read more

Hot and cold were great and quick. - Office staff were friendly and accommodating. - Overall complex was well kept. Cons: - $2200 for a two bed two bath, 850 square feet... There are no amenities here. Pool and spa always closed. Laundry rooms always broken. They constantly need access to your apartment. Its been 4 times this year alone. Pet friendly is the only positive but the charge $55 pet rent and your pet has no amenities except plastic bags hanging in front of building near an always full dump can. They just raised my rent 10% $250 in last 6 months after being here for 3 1/2 years. New tenants get the same floor plan for $200 less. Probably why there's almost 10 empty apartments. The last property manager was willing to negotiate to keep you as a tenant this new girl wont. Guess she really needs the bonus. But you dont get a bonus for empty units. read more

Great place to live. To start off the location is worth the money. Close to Downtown Anaheim, The Packing House, and Disneyland. The 5 freeway is literally 2 minutes away. And there is always plenty of parking. Bonus the pool, spa, and restrooms are always kept clean and in great working conditions. As a matter of fact they were just remodeled. I've never had an issue here whatsoever. Only thing I wish this properly had is each apartment with their own washer and dryer. read more

They go above and beyond for their residents! They always have every inch of the property super clean, they recently added 2 amazing grills inside the pool area! Which I can't wait to use as summer time is around the corner, laundry machines always clean, pool, parking lots downstairs and outside ones, when we need any little thing we go up to them and they come RIGHT AWAY! So, let me start by telling you how I came to live at Avanti. My horrible EX-roommate totally conned me when I found her on Roomster. Apparently, Avanti does not allow subletting, but she decided to do it anyway without letting me know that it was against the lease, that I wasn't going to be on the lease, AND had me paying more than her for rent. So, essentially, I was paying for her and her sister to live there without my knowledge while not even being able to receive packages at the address since I was not on the lease. Not only that, the horrible roommate dipped out and moved away without telling the leasing office, leaving her sister and me to have to pay for her share of the electricity and rent. ANYWAY.. onto the review: Fiorella and Shawn are absolutely amazing. I told them what was going on, and they helped me out so much to have the application process go as smoothly as possible. I was totally frantic because my horrible ex-roommate's lease was about to end in a month, another thing that they did not inform me of until the last minute, and I needed to find a place to live ASAP before the end of their lease. Despite having a horrible experience with the roommates, I still loved the area! It's so close to Disneyland, a 15min walk from the Packing House and downtown Anaheim, there's tons of dogs (which I love), right next to the library, AND next to the police station. You can't go wrong with this location, and the fact that the leasing team is so great is just a bonus. Super glad I live here! :) read more

I've been living here for 5 years. I've stayed at the 2 bed room complex and the 1 bedroom complex. I love the space, the design and how good the AC works. I've never experienced any negativity while living here. No theft, no violation fees, no discrimination, and everyone here is nice. I'm not super social but when you tell others hi, they greet you with a smile and say hi. There's a lot of dogs, definitely a dog community. I have a dog as well. No dogs have charged or barked at my dog, dogs here are pretty calm and people keep their distance so you feel comfortable walking outside. Yes as years go by, I understand rent goes up, it goes up everywhere. Service Team Members and the office staff is the reason I don't move. The Office staff is super awesome. Ralph and Andrew and others I've come to meet, work hard! They answer all your questions and concerns, they become part of your family, all you have to do is communicate and they will talk to you like family. They even host events so you can meet your neighbors, I don't know any other apartment place that does that. As for the Service Team Members, specially Jonathan Castillo. Thank you for everything you do. My mom and dad love it here because they know if a light bulb goes out, a faucet leaks, or they have a question you are always around to help. You keep our home working like we just moved in. You do a great job reassuring us that our home is safe and functional. We see you keeping up with the amazing pool, the outside floors everyone walks on, and so much more. Busy man but always greets you with a smile and is happy to help. Cons- Dog pee where you walk gets annoying, but they hose down the floors. Laundry room may be messy, but you spare 2 minutes of your time to help keep your environment clean and you go about your day happy that you did something helpful. For a while bikes were being stolen, I believe that issue has been resolved. Pros- All working staff members are kind and will help in what they can. They work around the clock to see what else they can do to make this place even better. Neighbors are friendly. Clean and quiet apartments. What I'd like to be added- Cameras. Cameras at the entrances and more cameras in the parking lot. For security purposes. I know we have courtesy patrol but that has turned out to be, not enough. Besides that, I love Avanti Apartments! If I could separate my stars into categories, the service team would get 10 stars, They switched a few times over the years, but they have always been friendly, fast and know what they're doing. It was often same or next day they came to fix issues I had. I lived here for 6 years. In short, I don't know why someone would unless they owned a restricted dog breed that is hard to find other apartments because of it. For the cost there are newer nicer places nearby. Usually our rent went up close or exactly 10% (the maximum allowed) when renewing. They were nice at COVID time to not increase rent if we renewed. Safety: Although I never felt unsafe walking around inside the gated section, sometimes there were people I wanted to avoid walking on the streets around the building. Also, a lot of times when I was walking my dog, I would want to leave or come back in but someone sketchy was standing there waiting for someone to let them in. I'd have to wait or try walking around to the other gate. We also received notices occasionally of not opening our doors to strangers. There was a few times people knocked on our door and we did not recognize them. The office staff has changed a few times. Never had any big issues there. It's a small two person team. I spent a year in a second floor two bedroom unit and five in a first floor one bedroom. The units are a decent size and have modern insides. I never had any trouble with the appliances. The one thing I miss is the storage. The inside had a decent amount and the balcony has a small room too. Your neighbors are hit and miss. I had some very loud party types who would make noise at any time of day. They sent emails occasionally to be considerate but never enforced it. Lots of people don't know how to clean up after their dogs. Lots of poop and piss all over the place. Security: I had my car broken into once. I know others who did as well. Every now and then you'd get an email warning of known break ins and to make sure your car was locked and did not have a lot of enticing items visible. They eventually got over night security. But all I ever saw was them pull up, walk around a few minutes and leave. Eventually the guest parking became more restricted and the security team would give you a "ticket" if you didn't display a permit. Not sure they did much else though. Amenities: all they have is a pool and hot tub. Neither gets used much. They do a decent job at cleaning them. But they were also constantly under construction. Parking: one of the few places where they make it easy. I don't know if they sold out of extra spaces but they used to have them for pretty cheap. Street parking is usually not hard to find if needed either. Because people were constantly parking in the guest parking even though they were residents, they handed out permits. All it did was make them still park there with the permit. Problems in the apartment unit: The worst thing I had to deal with was when my bathroom sink suddenly over flowed nasty water. They had to do some pipe cleaning thing to fix it. We also had mold on the bathroom ceiling because it's poorly designed and doesn't air out well. I have to bleach it every couple months. We also had roaches for a little bit. Once I bleached the floor and set out traps, they didn't come back. There is probably worse out there. This place is manageable to live in but I always wanted to move out. They used to constantly come in the apartments for checks (maybe once a month), or do maintenance like turning off the water. It's been better lately. The laundry is up to $1.75 per wash/dry. They're better machines now (recently replaced). But it does add up in costs. Usually I don't have to wait to do a couple loads but every now and then it gets crowded in there. Also, at one point they offered prizes for good reviews, so keep that in mind with some of those five stars. Other perks are it's close walking distance to a library, Carl's Jr and downtown Anaheim. We do get a lot of transient people walking around because of it. They'll be going through the trash every now and then too when they get in the garage. Overall they don't bother you. There's also an Amazon hub that most packages get delivered to so they stay secure. People do post every now and then that packages left at their door got stolen. After moving out a few months ago, I found a place that charges the same as my renewal would have been. Overall, I like my new place more and am happy to be out of Avanti. read more

This has been my first time out and looking for a place to live in my own. I had the pleasure of speaking with Ralph (RJ) via email and even over the phone. First, I would love to say... the patience this man had with all my questions and emails is amazing! I definitely feared I would be annoying, but he never made me feel I was a bother. He always replied with a positive attitude and invited me to ask more questions if needed. Of all places I had inquired about, RJ made this place stand out most. Plus.. they have a three pet limit while others have only two! Second, I got a studio! I was sold by how big the patio is! I feel like it's the perfect space for my first place and spacious enough for my babies! Third, The service team seems to work real fast! Turned in my move in inspection form and both Jonathan and Reggie came the same day to fix or replace several things. They are also very nice. I'm definitely excited about living here. read more

Residents park in an underground garage and there is plenty of guest parking. The laundry rooms are open 24 hours and you can pay using an app on your phone. I am disgusted. I point my nose up, yes. This isn't a rant. The bad just deffinately outweighed the good. Yes There were notifications of things happening and the convenience of being able to pay rent online. Maybe other small things that weren't recognized. But the big things that mattered weren't there. I would give 0 stars if I could. The neighbors are nasty and rude. The jaccuzzi never worked. The laundry rooms are ridiculously inconvenient, in more ways than usual for apartments. The maintenance was iffy ...the older gentleman did his job and was sweet and helpful. And to reck it Ralph ...no comment. The manager... I don't have words. Let's just say she has a stick somewhere it shouldn't be. There is no reasoning. She lives to be condescending in a way that won't get her fired. The only exception was Natasha (the assistant manager, I think). She deserves to be the manager. Anyway, do not move here. They will make it personal. They say they are pet friendly. Righhht! It's just so they can take your money with every chance. The deposit each cat was $600, and also 45 dollars a month. Idk if that's a lot to you, when already paying $1900, but it was for my husband and I. It was ridiculous. The first week I moved in, I notified the office three times about our toilet not working since we got there! They kept making excuses saying it was normal. They said "It's just the new systems." ...well then up came friggin fork out from the toilet!! WTF Avanti. They don't care. It's also not safe and the security is a joke. There is so much more to comment on, it would take too long. For my last words on avanti...Find some people with heart and passion to work in management. read more
