    That looks like little drops of poop. Wouldn't be surprised given how filthy the laundryrooms at avanti are.

    Wow- I've seen homeless people in the pool. Walked by the hot tub early one morning and saw an old lady asleep in the hot tub with empty beer bottles floating around her. One of the tenants stayed on his patio all night cursing and yelling absurdities from 1am to 6am. The security line doesn't always work. The laundry rooms stay dirty, even though I've seen the maintenance staff clean the room, the other tenants are just so dirty. There's only so much the staff can do to make this place pleasant. I appreciate their efforts. I just can't see the value in paying mortgage rate rent for this place. Will most likely be non renewing my lease once it's up.

    Great location close to fwy 5 and 91, I really like the pool area there's always plenty of parking, very quiet nice area.

    We lived at Avanti for 2 years and really liked it a lot. We had really friendly neighbors and the neighborhood is nice. It's right next to Anaheim's little downtown and a neighborhood historic district. Oh and a library! And in October there is an amazing Halloween Parade that goes right by the apartments and you can watch it from the north side of the complex. Almost everyone has pets here and it's one of the few places that takes 3 pets and larger dogs in the area. We did occasionally get fleas so it's good to treat your dogs for fleas. Pets cost about $50 a month per pet and I think $500 deposit per pet. Each year when our lease for our one bedroom came up they wanted to increase our monthly rent by about $130. The 2nd year we were able to negotiate it down to $80. By the third year, we got to the point where we could find a 2 bedroom for the same price and so we moved but I'm pretty sure this is how it goes everywhere around here. Electric was expensive for us. Our apartment sliding glass door faced the west and it would get hot in the apartment like 81 degrees. The city of Anaheim bills every other month. The cheapest our bill ever got was $227 for 2 months. The highest in the summer was over $500! It also didn't help that they never turn on the fans in the parking garage and we were on the lower level. But I spoke to a neighbor who lives on the second floor and they said theirs was much less. We had maintenance look at our A/C unit but they said it was fine. Our new place has smaller A/C and heating systems and our first electric bill was $90 in comparison. When we moved in we were assigned a parking spot that came with the apartment but now they charge $10 a month per parking spot. This also would have been a thorn in our side so to speak because our spot was about 300' further away from our apartment than all of our neighbors who all had spaces near our stairs. They also implemented a parking pass system for the surface parking lots and based on what a neighbor told me, they only have a limited number and she wasn't able to get one. They didn't charge for this. The pool is real nice and we used it a lot. They also have a grill that they keep really clean and nice bathrooms at the pool. Laundry when we lived there was $1.75 to wash and $1.50 to dry. They changed out our low water toilets to some other low water toilet to lower the water bill. The bill actually went up a few dollars but the toilets flushed a lot better. At the time we lived there water was about $65 a month. When we moved out we had some charges to pay. About $300. Everyone has to pay a deep cleaning fee that starts at about $110 but can go up depending on how dirty the apartment is. We almost had to pay to resurface the tub which would have been about $185. They also charge $15 for paint and $50 an hour for labor to touch up your apartment. We paid about $100 for touch ups. The unexpected charge was for turning our keys in two days early. We were charged just over a $100 for turning in our keys early. It would have been nice if we were told this when we turned in the keys because I would have waited to turn them in. They have bike lockers which wasn't a charge when we lived there. Our bikes weren't ever tampered with or stolen or anything like that. It's a quiet and clean place. The maintenance guys and the staff are really nice. We never had any problems with roaches or anything like that. The property management people changed 3 or 4 times while we lived there but it was fine. I'd recommend living here! It is not a wheelchair friendly apartment complex and even if you live on the lower level you will have to drag your stuff up stairs when you move in. My husband was able to back the u-haul up close to the stairs on the Citron side and have the ramp just stretched out to the top of the stairs so that helped! This is just for informational purposes but we had Spectrum Internet. It was $49 a month for the first year and $69 after that.

    They will fine you with a lease violation if your Dish is attached to the patio but they allow certain residents to board up their patio.

When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.

    After 28 months, I have to move units due to the hardwood floors as the sound above leaks through…read moreawfully. Paloma is a newer apartment complex opened in mid-late 2023. The lobby/leasing office/mail area really makes a grand impression when you first see it and it stands out above every other complex that I have toured. Flooring/thickness: 2/5 Soundproofing of the flooring in the unit above gets a 0/5 You will hear a dog running back and forth. You can definitely hear anyone without slippers or if they drop something on the floor. and it's horrible if they have people over. Luck of the draw here of your neighbor. I was lucky the first 24 months, but now I have to move because of this as talking to them didn't help. It's "just apartment living" is how it's dismissed. It's constant sounds 16 hours a day now and unlivable for me as it constantly occupies your attention even until 2 AM. You will need to get a top floor as the noise leaks through. The adjacent wall sound isolation gets a 4.5/5 You will rarely hear them unless a sound speaker is cranked up or if the sounds leak in from the hallway. Noise pollution: 2/5 -Outside facing apartments will get the freeway noises of loud cars racing down the freeway. -Mall facing apartments will get loud cars without mufflers and motorcycles. -Inside facing apartments will get parties or pool sounds and kids screaming Air Quality: 3/5 Obviously close to the freeway, you can see black particulate that isn't dust build up atop your car. Ventilation fans and the front door also pull in smoke and grilling smell from people cooking in the patio if your apartment is in the path of the natural draft. Mail / Locker system: 5/5 Mail, Package lockers, and a package room Garage / EV Charging: 5/5 More Charging spots and setups than other complexes Blind spot mirrors around corners installed Spots are decent sized Keys / Access: 5/5 FOB or App/phone entry. No keys or code panel entry. On-site Leasing Office and Patrol: 5/5 They're onsite and responsive. Most places are outsourced, or off-site. Overnight patrol as well for security. Charles is great at the leasing office and helped me with a transfer. Intrusiveness: 3/5 Odd one but they will need to enter your apartment even if you are not home almost every 2 months due to annual inspections with more than two days notice: Fire Alarm, HVAC, Dryer Cleaning, Water Meter, Smoke Alarm, Appliance Inspection, etc. Walkability: 3.5/5 The closed off wellsfargo lot and missing sidewalk, and mall construction lower the score a bit for the area around, but there is still a mall you can walk through. The closed off wells fargo & missing sidewalk somewhat impedes the walkability to the local mother's market and chipotle. This remains a 4/5 after touring 18 more complexes in the local 10 miles. The score stays high as I've chosen to move within the complex for a continued stay and to avoid the annoyance and costs of fully moving. If you are sensitive to noise, this might lower to a 3/5. If I were not already here, this would still be in the top 3. It takes a lot for someone to review or bother to update one but i am annoyed enough to do so.

In particular, I would like to especially thank Kareem and Bridgett from the leasing office who always had time for my questions and worked with me every step of the way to find the right fit. Even when I thought I might be imposing or had asked too many questions already, they were always happy to help! This same courteous and helpful attitude is shared by all the operations / maintenance staff here at AMLI, all of whom I've had the great pleasure to get to know during my time here. If you choose to live here, you can rest assured the staff / management are will do their best to make it a home you love.

California Civil Code section 1950.5 states landlords may not charge tenants for normal wear and tear. AMLI attempted to charge us for paint and cleaning that they themselves documented and admitted as normal wear and tear when I disputed the charges. Despite this, they asked us to pay anyways and threatened collections. The Fair Debt Collection Practices Act states that landlords may not send debt for collections if formally disputed. The way AMLI handled this situation was inappropriate and unprofessional. Edit: In AMLI's response below they claim above damages were above wear and tear. I have attached email below of AMLI explicitly stating and agreeing with us that the our apartment did not show signs of damage beyond wear and tear. This email was in response to my dispute asking for further documentation of damages as pictures did not show damage beyond wear and tear.

She assisted me with getting an approval so quickly so I could move in right away. The pool has been redone since the last time I saw it and literally looks like a 5-star resort pool. A variety of unfortunate "coincidences" have happened to me. My car was vandalized more than five times, my laundry was vandalized and the neighbors are constantly banging on the walls and dragging chairs, which should be expected of the lower classes. Unfortunately, this property is centered on catering to tenants with dogs. The manager keeps her dog in the office. The grass is just a toilet for dogs and isn't fit for recreational use. The most egregious act by The Management Works is when they were uncooperative with the police by refusing to release video surveillance showing suspects. This happened much more than once. I would not recommend this place to anyone. I developed fibromyalgia this past year, it's caused by trauma. Freedom is a right.

It's quiet and even though it's on a main street, La Palma Ave., you'll never have an issue exiting the complex as the traffic is never bad. Also, freeways are right down the street, like the 91 and the 5. I would recommend this place to anyone looking for a quiet and comfortable place to live. It's not luxurious but it is quaint and it offers a nice little pool, bbq area, two laundry rooms, and pets are allowed. Pricing is also fair in my opinion. Never had an issue with crime either. I would 100% move back here when a two bedroom opens up.
