The outdoor airconditioning is a HUGE issue for the first floor residence. The running noise will KILL ur sleep. Two big machine just under ur bedroom window, As long as ur neighbor turn on the AC, U can't open ur window even though, still very strong noise. What r suck design. We have lived here since June 2012. Prior to that we lived in a one bedroom from March 2009 - Feb 2010. We love the area and the community. It's safe, it's taken care of well and we never have issues with management. The maintenance guys, Ray and Oscar are always helpful and get things done within 24 hours of an issue. If it's an emergency it gets done in the same day. I saw that people say there are noises from the second floor and I have to agree. But I've lived in various apartments but that is part of living in an apartment complex. You learn to deal with it. Apartment itself is pretty roomy, there is a pool and a small gym. We wouldn't have stayed so long if this place didn't feel like home. read more

Just moved in, so these are my first impressions and experiences. Maintenance (Ray and Oscar) have been extremely helpful. Had a washer and dryer that wasn't cleaning well and they were able to replace the unit wihin days. Grass and other common areas are virtually spotless. Rent. Payments can be made electronically, making it very convenient. However, prices are on the high side, so hope rent doesn't increase. Also, be aware you get parking spots, but have to pay for each car. So far its been good. read more

I had lived here 4 years and moved out due to the previous manager Elena Diaz. She was the worst manager I had ever encountered. I moved back knowing Essex had replaced her. Deanna Nava(manager) and Yari are both Phenomenal!!! Both ladies are very helpful and go out of their way to assist. The best part of this place I have to say is Ray and Oscar- 5 Stars for both man!!! I moved back because of their outstanding service. Both are very friendly and their service never need a 2nd trip. So sad that our time at Emerald Pointe is coming to an end soon. We've lived here for almost a year now and I have to say it's by far my most favorite apartment complex I've ever lived in. It doesn't have all the bells and whistles that newer complexes might have to offer, but I'm totally okay with that considering how safe I feel here. The community is so quiet and well-maintained. I also really love the location. The in-unit washer and dryer is one of the main reasons why we moved here; however, refrigerators don't come with your unit (you can choose to rent one at an extra cost). Maintenance staff has always responded to our service requests promptly. One time they saw my husband walking to the shopping center across the street, and they offered to give him a ride - how nice is that?! We don't have any pets, but one thing I love is that I see a lot of our neighbors with large dogs! Not many apartment communities allow that, so I think it's awesome that this one does. Never had an issue with bugs or rodents here, which is great since a lot of other complexes seem to have this issue. We've decided not to renew our lease due to the price increase. We are currently expecting our first child, and the price for a two bedroom is significantly more than the one bedroom that we currently reside in. I've considered staying in the one bedroom since I love living here so much, but I continue to find 2 bedrooms in the area for the same price as our 1 bedroom right now and that extra space seems kinda necessary at this point (who knew baby stuff could take up so much room!). Another con would be the new parking set up. Although it's not that big of a deal now, it was a frustrating adjustment initially. Parking was a hassle in the previous communities that I've lived in, so I made sure to avoid moving to an apartment with limited parking and/or tons of restrictions. We have two cars; one usually is parked in our covered carport spot and the other would take one of the many open spots that used to be available in the complex. I loved this because these unreserved spots were never full - so even if we had guests, there was always parking. Majority of these open spots were recently converted to reserved/private spots that one could add to their monthly rent. I don't think this was necessary considering the fact that parking was never an issue before (as I said, these spots were never really full and people did a good job at not hogging the same spot), but I guess it's just another way for management to make some extra money. Luckily our unit is near a street (Sugarplum) with open parking, however the street sweeper comes every Thursday and we forgot to move our second car once so we got a parking ticket. We really didn't want to give in to buying a reserved spot, but the reserved spots are cheaper than a parking ticket (if we happened to forget again) so we just gave in and got one. I also don't really care for how the water bill is determined here. I lived in a 2 bed 3 bath condo before moving here, and my water bill was always cheaper than what it is here (my unit only has 1 bathroom). When I called Conservice (they handle the water and sewage), they said it depends on how much your community uses for that month on top of what you use. I was kind of confused since I had never heard of this before. It's not a HUGE deal, but it was a bit of a shock when I got my first water/sewage bill. Overall, I'm TRULY going to miss living here. I know it's going to be a struggle to find another community that I feel just as comfortable living in. If our family wasn't expanding, I would without a doubt stay for at least another year or two. Lived here for a little over a year but now we are moving because of a job relocation. The floor plan, pricing, and location were all great, plus there was always parking available (we had two cars and only one assigned spot - it only got a little extra crowded on holidays when people would be throwing parties). We didn't have any maintenance issues during our stay here except for little touchups when we first moved in, but at that time the maintenance guys were amazing and very friendly. The floors between the upstairs and downstairs apartments are a little thin, but it is to be expected in an apartment building. The side walls are pretty soundproof. There is also a security guard that drives around at night which is nice. Overall it was a great experience and I would recommend this place to anyone! read more

My first review was removed because I mentioned (in a bit of a different tone) that there was a lack of cultural diversity with the staff at Emerald Pointe. So, here is my more PC version. Today, I joined Yelp for one reason and one reason only...To let the world know how terrible Emerald Pointe is. The apartments are INCREDIBLY overpriced, the cabinets are cheap and falling apart, the appliances are cheap and old and the places are given a caulk and paint Band-Aid to cover up rot, water damage and mildew, so they look halfway decent for a little while. The porches on the second floor are cheap and seem not very strong. They also leak water and dirt down to my porch often while I'm outside trying to relax. They are basically cheap decks, with the gaps between the boards instead of concrete with drainage for the rain, etc. They seem to spend all their money on the grounds, which actually do look very nice. Now, about the staff. I could write a book on how horrible the staff is at Emerald Pointe...but I'll try to keep it brief. The Property Manager, Elena...TERRIBLE!! The Assistant Property Manager Sergio...NEW AND TERRIBLE!! Attitudes they can't back up and just miserable dispositions. Not nice at all. On to Maintenance. Nice guys, very friendly and responsive to issues. However, they have little knowledge of much. Their fixes are often temporary and primitive. Recently, the staff held a "Taco Tuesday"(of course) event by the pool from 5-7pm. Complete joke.Plus, most of us at EP are Asian...we generally don't eat Mexican food. Now, most of us don't get home until after 6 and by the time we got down to the pool to eat, there basically was nothing left. The pork that was left wasn't even pork! It was turkey! The food was terrible. If you're going to have an event with food form 5-7pm, you'd better make sure there is plenty of food from 5-7pm. This must have been a relative or friend of one of the staff. Nothing is EVER done here to show appreciation to the tenants and this event was a slap in the face. I will be moving at the end of my lease, but not before I contact the proper people at Essex as well as LA County and make sure some changes are made. *UPDATE: Today 10/8/2015, I spoke with someone from the Essex Property Trust corporate office in Palo Alto (I won't mention their name) who assured me that changes are planned and will be made. Corporate hasn't been happy with the way things have been going at EP for some time and they say they are currently interviewing people or may transfer someone from another property.They also say that complints about the apartments are being addressed now. My mom has lived here for several years and the place really is gorgeous and well maintained. I think the best part of the complex really is the service though. Ray and Oscar have been absolutely wonderful about repairs and maintenance of her apartment and really try to go above and beyond for the residents. Just today they helped with clean up her windows and changing old shower heads. They've always been prompt, quick, and so kind and helpful with any request. When you drive up, you might think you are at home. You have a nice view of the city and the neighbors are pretty quiet. Management is horrible. If you have a problem, you have to request maintenance service which sometimes means more than a day of waiting. When they do arrive, they try to half-@ss the job or come up with excuses as to why things are the way they are. I moved in-2 weeks later, I had mold on my windows and doors, and the heater runs all day due to the drafts that enter from the windows and doors. You can literally feel a breeze. Maintenance says thats normal. Both management and maintenance are horrible and they lie that the pool is always heated. I had invited friends over to go swimming on a 75 degree day and the water was ICE! I had to ask as to why it wasn't heated, they said they didn't understand either when the heater was already on. I went back the next day and what do you know- it was heated. read more

This place has a centipede problem. We have lived here for 4 months and had about a dozen centipedes throughout the apartment. They have sprayed multiple times now, yet nothing seems to work. Also, we have now just had to deal with our packages being stolen from right in front of our door. This is particularly bothersome because the location of our front door is not easily seen except by our neighbors who are the only ones that ever walk by our door. This leads me to believe that not only is there a thief in the complex, they are actually one of the people living right by us. Lastly, the upstairs neighbors sound like they are going to come falling through the ceilings. The ceiling is so thin we can actually hear them talking at times. This was not an issue when we first moved in but it seems they replaced the upstairs carpet with "wood" floors and ever since then it has been a nightmare on a daily basis when the neighbors are home. read more

The office staff is always readily available to answer any questions and concerns that I may have. One key reason for this outstanding review would have to be the maintenance people, mainly Raymond and Oscar. With every work order that I put in, not only do they respond in a time-efficient manner, but they always do their work with a smile, and go above and beyond for every job. My wife and I had a good experience living at Emerald Pointe in Diamond Bar, CA. You may not get instant service if you have a maintenance need in your apartment, but they generally respond within a 24-hour period. The staff and maintenance workers were very friendly and helpful. It is a very safe and quite apartment complex, we enjoyed using the pool and spa area. The workout room is small, but rarely has anyone in it, so you generally get the room to yourself. The landscape is very nice, like a tropical theme, and you can hear the birds in the morning which adds to the nice environment. The Super H Mart shopping center is located across the street, which makes it convenient for picking up groceries or getting a Starbucks coffee. I would recommend this apartment complex to anyone looking to relocate to the Diamond Bar area. read more

I rented here for about 2 years, the apartment it self was not bad at all, the location is fantastic, which does sort of rationalize the expensive pricing. However the management team is terrible. Handled the noise complaint situation between my upstairs neighbor and me in the most unprofessional manner. My upstairs neighbor was an "insane" man, he complained about me once a week, when security personnel verified over and over again the source was from the adjacent apartment. He came over so many times, he would wait outside to really see if he could hear anything coming from my place, he was like I dont understand what the dude upstairs is talking about. I was like yes I know, I am not doing anything other than watching some TV by myself, and then eventually we became friends because we saw each other so much. Okay, no problem, the gentlemen from the leasing office comes over to my apartment one day, doesn't even ask me a question and just accuses me and says "just stop it, what ever your doing, just stop it." Not even getting my side of the story, just stop what? Watch TV by myself in an apartment in which I pay the rent for? I worked 50 hours a week, I was barely home anyway, and If I was I was by myself watching TV and not "having a party with lots of company" so the memo says. Like come on, that is straight prejudice and pure speculative on his part as a professional, just because I look like a college kid?. All he had to do was just ask and he would of found out that the security team has already cleared me of the "noise complaint" and figured out my side of the story, and the story was simple, the noise, if there was any, was coming from another neighbor. How incompetent are the leasing office employees for an apartment complex that is this pricey? The management team should take full accountability of how unprofessional their employees are. And y'all got the nerve to respond back to former tenants on yelp to justify your ratings? read more

I wanted to say thank you so much to the people that take good care of me day in and day out and in an amazing way. I have been leaving here for almost 3 years, and not only are these apartments so beautiful and modern, but people like Elena, Ray and Oscar make living here so much better. Ever since I moved in they have gone out of their way to make me feel welcome and treat me like family. There has not been a single time that I have needed them and I have called them and they have not responded. They always address things for me so quickly and efficiently. I can say with great confidence that anytime I need them or anything they are always there for me and that makes everything better. The trust and respect I have for all of them is well earned. Their attitude is also amazing, they are always kind and so nice to me. And what can I say about the apartments, they are absolutely beautiful and always being upgraded. I also have two pets that love to walk the gorgeous grounds, full of green grass and large tress. I can go on and on but to finalize this is a great and beautiful place to live, and the people that take care of us make it even better.
