Comfortable serene camping close to shopping, restaurants and well maintained roads. Many tourist destinations as well. The Park manager Karen is fabulous. I highly recommend this RV Park!!! Super quiet and peaceful. The neighbors are all amazing. The park managers, Nicole and her husband, are absolutely fabulous!!! I will admit after replying I read the reviews and was nervous. Being in finance for 20 years though I tend to take things people say negatively about a companies when dealing with financial situations with a grain of salt. To clarify though a point. $40 for both a credit check and background is nothing. Being in finance I know the cost of these reports and this park, at best, pockets $10 per check. Considering the man hours I know that goes into this, $10 is worth it - think $20/hr would be 30 min of work and it's about that. I've been here now several weeks and plan to stay a while. So far staying here has been great! Lots of friendly faces and the staff is amazing and helpful :) It seems the neighbors and employees all create neighborly relationships. Although the spaces are kinda small everyone is able to make it work fine (they're really what's to be expected of RV parks anyhow) I've been here a little over a month and have already made so many good friends and will remember the stay for the rest of my life. There is plenty to do in the area and I haven't gone a day being bored. Karen checked me in and has done great at accommodating me even though I gave her only a couple hours notice before I was pulling in. Definitely recommend. read more

SCAM Plus the restrooms and shower are closed to all. We were told they had a special offer for winter so we applied for credit checks. They told us we were accepted but not for the special cause of a small issue that was resolved 2 years ago. So we could come in on expensive price, like that makes sense. Can't say enough about Karen the Manager. She runs a tight ship & wanted to see a picture of my 1999 collectible motorcoach B4 I was allowed into the park for the night. The picture I sent must have passed the test because she welcomed me in. It was jam packed but she escorted me to a less congested back meadow where happy dogs were cavorting with owners. She not only helped me back up my motorcoach but she also helped me dig thru my storage bin in search of my 50 amp cord! Then she helped me put everything back. I truly have enjoyed my stay here at Emerald springs. When reading the reviews, I did have some concerns but most of the bad reviews were more than 4 years old. Durning my stay I felt like I was part of a wonderful community. The neighbors were amazing very friendly. In my opinion the rules the park has are very reasonable I feel like without them this park would look like other parks that aren't clean or safe. The girls in the office are so friendly and welcoming they helped me through the process of getting into the park & they are bilingual! I highly do recommend this park!!! read more

I was approved! Waited for three months for them to move a triple wide out of the park so that they could make three RV spots. That never happened. Then I was told that I would have a spot for my 5th wheel at the end of April or May 1st. Waited around to hear from them. Called the main office multiple times and asked to talk to Josephina. Each time they said that they would have her call me. So my negative review is because of the following reasons. On or near the end of April I called the main office to speak with Josephina and again told she wasn't available. Based on all the prior misinformation I received I expressed my dissatisfaction and advised the person I was speaking with of their unprofessional operation. The following day Josephine called me and was extremely aggressive and talked over me as I was explaining to her my frustrations with her office. This is when she advised me that my spot was no longer available to me based on they thought I would be a problem in the future. It was in complete retaliation for my complaint about their professionalism which proves my point. I am a 25 year veteran of law enforcement and have not ever had to deal with such a poorly managed business. I would warn anyone who has plans to deal with the personnel in this office and highly recommend you look elsewhere before considering this poorly managed operation. read more

Probably one of the worst RV parks I have stayed in. The front office didn't remember their own nighly rates and had to remind them the amount we spoke about over the phone when I got here, making it seem like they just make up their own numbers each day. They didn't inform me that all of their bathrooms didn't work and also failed to mention that only 2 people could be in 1 RV at a time, when I have 4. The main campground is for people who stay monthly, while weekly or any other amount of time stays in the back in gravel. There's little to no information on their website, which should've been a red flag. I gave them to benefit of the doubt, but never again. 2/10, points for it being quiet. read more

This RV park has 80 spaces and is for short term stays (less than 180 days) The spaces are all back ends no pull throughs and are closely packed together. The pictures shown are not representative of the current look of the park. These pictures show open spaces between RV's that does not exist. Not kid friendly. No play ground for kids. However there is a large open field behind the park that folks use to walk and play with their dogs. A general note there are very few RV parks in the greater Seattle Wa area almost all were 100% full. We looked at several all were closely packed. When asked why such a high occupancy the response was high market prices for homes and people sold their homes and bought RVs???? read more

It's a fairly clean park that's is severely overpriced, tiny, with a LOT of rules. I have a small freezer that I plug in next to my door - management came by and said I want allowed to have anything that wasn't patio furniture outside of my RV under any circumstances. They complained about some tote boxes I had stored under my RV out of typical sight. This place is pretty far away from Seattle, Woodinville, the Cascades in general so unless you have a specific reason to be in this region it's a pretty inconvenient spot. For $785 for an RV over 30' it's a major price gouge. I only took the spot because it was all that was available end of June. I will never recommend this place to anyone since you have to pay $785 + electricity + internet (their WI-FI is pretty bad) + any natural gas you'd use. I imagine it's less of a financial cost if you own your RV outright but if you are making payments then paying for this, it quickly becomes a high rent payment. The fact that the open views are vanishing with Amazon and apartment buildings going in continues to devalue the stay. I'm outta here in the next 30 days most likely and will never return. I'm sure there are worse places so it's not a 1-star, it just needs to be more relaxed with a few simple rules and more cost friendly in my opinion. If we were talking $500/mo that would be more reasonable. I can find some smaller lots with a little more space for $100 less - going to those places ASAP. read more

Stay away from this very unfriendly RV Park. They do not want return guest and especially dislike children. I stayed here in June 2018 on weekly rate. I called today and now told they no longer offer a weekly rate but I could pay for monthly with a credit check. A credit check!!! Even hotels don't run your credit for a 30 day stay. Stay anywhere but here. We spent around two months here and disliked everyday of it. The sites are not friendly for your initial backing in. Site across from yours will need to move vehicle so that you can back in. Very, very tight spaces. On one side is an extremely foul smelling chicken egg plant and the other a sod farm, spraying who knows what all over the place. They advertise $295 a month, nothing there is $295 other than the security deposit. $50 per month for extra vehicle, use of facilities is extra, electric is extra. There are issues with the staff and management. The wind blows very hard on the west end, rocking our 40' 5th wheel. Young kid weedeating and throwing debris all over everyone's new vehicles. I can keep going but you get the point. read more

This place was such a disappointment from what we saw on the website. From the pictures on the website, it appears you will be near a stream surrounded with beautiful trees. When we arrived, we were basically camping in a parking lot with hookups. You have to park within 6-12 inches of the edge of your site. I now know what a sardine must feel like. This is a newer park, so the facility is clean and new. No pull through spots, all back in on rock. If you have slides on both sides, you can squeeze a car next to you. No shade anywhere, the trees are all very small. In a few years the shrubs will be nice. We were in the back of the place, we got to hear the diesel generator to pump water onto the fields many hours of the day and evening. It was worse than having the freeway next to you. Not sure what is Emerald at the park but it's name. It sits like a big parking lot between corn fields All they have is restrooms (with shower). And laundry. No place for kids..... Renters Beware!!!! I was approved for a sizable bank loan recently for a RV and with that approval, comes credit checks. As many of us through the pandemic are familiar with, credit scores have become less than stellar but I still was approved for the loan. I have no criminal background history, I have lived at my current address for 11 years and pay $1550 in rent each month. Not once have I been late on my rent even when we struggled through the pandemic. I gave a 3rd party through Emerald springs RV park $80.00 for a credit/background check and was turned down. Needless to say, see ya later to the $80.00. What a scam this place has going, if you take anything away from this, unless you're credit score is perfect and you have absolutely no blemishes on your background, don't let these guys take $80.00 buck from you. I initially called Emerald Springs RV Park to make a two week reservation but after a great conversation with Jim, I decided to book a month. Jim gave me a monthly rate quote + electric. Jim told me they required a background check at $40 to stay a month to help keep the riff raff out. Even though I've never heard of this in an RV park I agreed. Of course, I was a little concerned that an overnight or weekly RV'er was welcome without a background check. With that being said, I completed the online reservation request and received a call from Jennifer. Jennifer advised me they would need pictures of our rig, all sides and 2 emails because my husband and I both would need a background check, now we are up to $80, reluctantly, I said Ok because It was a much better monthly deal. Jennifer called back to say we were approved and then comes the surprises, the hidden charges and rules. 1) Monthly rent will begin June 1st even though reservations were from June 5 2) There would be a security deposit of $295.00, never had an RV Resort, campground or park charges a security deposit. With a refund if any was due being refunded in 14 days after departure. 3) Electric would be due on the 20th. So 10 days of electric would be taken out of our security deposit after the RV site was checked. 4) $50 for cable/satelite equipment, not sure which one, I was so flustered by this time, I'm not sure what she said. My issue, I was already down $80 for background check and now I hear all the hidden charges. I CANCELLED MY RESERVATION. Extremely poor business practice so beware. read more

We stayed long term, 10 months. Clean place and the staff are friendly. We felt safe with security checks on a daily basis. We didn't make waves with them and were respected the same in return. The area is very tight to maneuver through with a rig in tow and I do wish the bathrooms/showers had an area to put your belongings when in use; hooks, bench, and a shelf would be wonderful. We found this park online and the pictures looked good, its a newer park but is more like a parking lot than an RV Park. We pulled in, in our 41' American Eagle motor home but were told to leave even after we had prepaid our stay. It seems they have a 10 year old policy ours is an 01 but looks better than most new. They failed to tell us about this little rule of theirs on the site or over the phone when we prepaid. We said fine we don't care for snootie parks anyway just refund our money and we will be on our way,,,,No Way! No Refunds! My wife told them where to stick their park and we were told to "F%$#*%" Leave or they were gonna call the cops.
