This charming motor inn appears to be revamped for today's travelers. It may not be an old inn, but it has the vibe of a classic motor inn, which I love! The rooms are decorated with a clean & modern look and so tastefully appointed! We spent one night here, and when we arrived the innkeeper greeted us with a smile and a warm welcome. I thoroughly enjoyed a 3-week stay in August of 2026. Seeking a quiet, clean, out-of-the-way refuge while receiving radiation treatment in a Portsmouth hospital, this place more than fit the bill in all respects. Perhaps the main reason for this is the fact that every staff member I encountered exudes an exemplary attitude. And being an ice cream snob, you cannot beat having Lagos just down the street, not to mention the beaches of Rye. Thanks for being my home away from home during a trying time in my personal life. So right away I sensed something was wrong. It was not as clean as it used to be, not on point. We started coming here when 2 brothers refurbished it several years back. It became a beautiful motel and we came here frequently and had family and friends come here also. This trip was different. As soon asn as we checked in, the receptionist asked if we would want someone to make up our room. Let me see. YES I really don't want to use the same towels all week. She said you have to leave the "make up room " card on the door handle. Fair enough. Went to the beach as always, came back to the card still on the handle. Room was untouched. Went to the front desk and told her. She shrugged her shoulders. Well we need to shower. She went on to explain that there is no maid on Tuesdays. [Yes, that is correct. Dry yourself off with tissues and toilet paper. ]. I told her that would be something you should have told us since we spent all of this money to stay here. I asked her where were the two brothers, who walked around with windex and Clorox cleaning all day. She informed us that the motel changed hands in January. AHA. Now that makes sense. THE PARKING LOT WAS PRETYY EMPTY . WHERE ARE ALL OF THE GUESTS? No maid, no towels, no return visits from us or our friends or relatives. TOO BAD. I REALLY LIKED THIS PLACE Adding to this, on Wednesday when they do have a maid to make up the rooms, we came back from being out all day to find our room door open. Wow! What a delightful surprise! We had been traveling for hours and were looking for a nice, clean place to rest for the night. The Inn at Rye Place is that and SO MUCH MORE! I love this hotel! I was concerned when I read the reviews but it was purchased and renovated by new owners who are local. The staff is friendly, furnishings are comfy and classy, and the attention to detail is astounding. Very impressive! Quiet and unassuming. Pristine rooms with the most adorable furniture. Comfortable beds. Lovely staff. Rosewood Inn is a great value, perfect for a night or two. You're close not terribly far from Portsmouth and York, and you're only a short drive to the beach. I felt safe and clean in this hotel, which is more than I can say for a lot of places I've stayed. Rosewood was able to cater to my family and I's needs at fairly short notice, and the price was great. Be sure to make a stop at Lago's Ice Cream down the street. All I really needed was something clean and comfortable. A place to rest and rejuvenate. Well, lemme tell ya, Inn at Rye Place is all that and more. The rooms are spacious, sparkly-frickin'-clean, light, bright and cheerful. Just the right balance between hotel-room chic and I'm-in-my-friend's-super-nice-guest-bedroom comfortable. Beds and pillows were spot on. I'm a princess-and-the-pea sleeper, so if I say the bed is good, it's AMAZING. Yeah, it was like that. Hungry in the morning? Desperate for coffee? Just straight up thirsty? Hop on over to the front desk and you'll find bottled water fresh fruit, fresh-baked muffins, cereal and milk. They'll also make you some tea if you want. Howie, the owner, and Fran, the manager or I-dunno-what are there to SERVE, people. On my final morning there, I popped into the office for a bite and mentioned I needed to figure out (1) how to get to the bus station to head back to Boston Logan and (2) where I should have a hearty meal before leaving. Ya'll, Howie drove my friend and me to the restaurant. He arranged for a taxi to pick us up there and take us to the bus station. If Fran wasn't already scheduled for a hair appointment, she was totally up for the job. She was kinda bummed she was otherwise busy, but really did need to get her hair done. You go, Fran! That hair isn't gonna highlight itself! I wish Inn at Rye Place--along with Howie and Fran--would just follow me everywhere I go. The rooms are great all the amenities and connected to the hotel, this cute mall that's got a restaurant called "the office," which is high end and fun it's a great 2 to 4 day stay and you're not even 10 miles from the beach. read more

A great place to stay! We spent two days at the nearby beaches and stayed here one night. All of the great comments from the other reviews were spot on. New owners purchased it about a year ago and renovated it. This is one of the nicest rooms we've ever had. We had a single queen room. The room was bright, new and immaculate, as was the bathroom. The outside of the facility was just as nice. They offered coffee/tea, large fresh muffins, cereal and fresh fruit in the office area in the morning. Staff was pleasant and helpful. I'm a light sleeper and I thought that the traffic from Route 1 might bother me...it didn't at all. Traffic was light at night anyway. We'd definitely stay here again. read more

Very clean and updated premises. Booked through booking.com. They have a room key app which we chose not to use, but very high tech. Beds and pillows were incredibly comfortable. We all slept well. Shower was nice. Has a microwave, fridge and small sink. Large screen tv on wall. Very bright in the room. No curtains just wide blinds. Made room appear bright and clean look. My only problem was bathroom had a stand alone sink so nowhere to put all my toiletries. Did not care for their shampoo which was in a dispenser in shower. No idea what it was. Sparkling clean (x100)! My friend and I were visiting this area to check out a place called Haunted Overload (highly recommend that you go there!!!) and to celebrate our birthdays. This hotel was unassuming with convenient access to Portsmouth and local beaches. A quiet lodge set amongst the lovely nature of New England. A perfect spot for leaf chasers and despite the change of seasons the landscaping was beautifully manicured. Russian sage dotted the sidewalk of a freshly upgraded outdoor area. We were told there will soon be fire pits. Honestly, that is the only thing that could have made for a better stay. Looking forward to staying again having a wine fireside after day of exploring. A few more of our favorite elements; Mirror with built in beauty light. New home/new construction smell. Easily accessible tv channel guide. Wifi password is so cute. Sanitized coffee maker. You get to take out your own trash, get your own towels @ the front desk, and muck out your own room. Bring your eye shades the blinds don't work. Horrible. Filthy rooms that smell like garbage. Mice droppings under the sink, they rip the trash apart at night. Millipedes in the bathroom. The shower doesnt spray into the shower, but everywhere else in the bathroom. The staff are rude, especially Frances, and disrespect you any chance they get. They make you feel like a hassle instead of a guest. The fridge doesnt work correctly and the coffee pot was full of mold. They claim to be pet friendly, but refuse pets without reason. The people downstairs are dealing drugs. The other guests are loud, rude, and you can hear them banging all night long. The window shades do not shut correctly and you are blasted by street lights all night long. Stink bugs are all over the room. Save yourself a potential disease and stay somewhere else. read more

This in is super cute on the outside and even better in the rooms. You can tell that the outside is very well maintained with pull up parking which is super convenient if you're traveling and have bags to bring into the room. All of the furniture is pretty and clean and all of the rooms have a little kitchen with a sink, large mini fridge, microwave and coffee maker with coffee. Super close to all beaches and there are lots of restaurants near by. The bathroom is clean and has a good sized tub and the room comes with complimentary toiletries including makeup remover . Also customer service is great, the front office closes as 7 but they called to let us know that they left our room key out for us and gave us the wifi password. I recently stayed at the Rosewood at Rye while in town for the 4th of July. It seemed as though the owner has taken great initiatives to spruce up the place and given she is running the Inn now, management attentiveness has greatly improved. I am so happy that I gave this place a chance. The rooms were clean, the staff was attentive and for the value, the place was worth every penny. When made reservation and checked in I told them I had 2 cats, when I went to check out they said I hadn't told them and charged me additional fees. Asked them not to enter room because of the cats, but they did anyway, removed and replaced towels, and then denied doing it when I couldn't find my cats when I got back that night. No Gideon Bible in room. No DO NOT DISTURB sign to put on door. No soap in bathroom. No utensils, fork, knife, spoon, in kitchenette. Not good for an older person, with any handicap, needs a stool to get into the bed. Basically a nice room, but Very Poor Service. I would never stay there again, and won't recommend it for anyone else to. Also having trouble getting back money for days I didn't stay. read more

We recently stayed here over the past weekend for 1 night. They where very accommodating at first. The room was clean and basics where provided. Do not expect hotel service. After check out and back home 3 days later I received an email that they are additionally charging my credit card (unauthorized) an additional $25 for Hair Dye on towels. I would never dye my own hair. It was makeup that they only provided white towels. Needless to say, they where very unprofessional and take the time to call me to discuss but used by Credit Card against my authorization. Be careful of this place and giving them your Credit Card. Don't do it! There are many other places close by and this place is awful. I'm not a person who typically writes reviews, and I wanted to love this place due to its location, but our experience was downright frightening and the management's response was horrific. I'm a mother of teenagers. We drove from CT to visit Rye Airfield. We quickly decided to make it a two-day adventure and this seemed like a convenient place to stay. It wasn't fabulous or even particularly clean, but there was a mini fridge, tv, and a bed in each room and we just needed a place to crash. After booking two rooms, we headed back to the skate park to finish out our all day passes. We came back late, fell into bed, and in the morning when I went next door to check on the kids, we realized the door to the boys' room had been tampered with. The door appeared to lock, but could easily be opened without a key. The boys were horrified that they'd been so vulnerable all night and I was mortified that I had picked this place and given them that particular room without noticing. I reported this to the woman at the front desk who shrugged, claimed she had no idea, and collected my keys. As I stood there, somewhat shocked that she was so nonchalant and unapologetic with an upset guest, another woman came out of the back. Not realizing we had already STAYED in that room, she chimed in that she knew the door didn't lock. It'd been that way for a while and there was a work order for it that must have slipped through the cracks. The woman at the front desk basically shrugged it off and told me it was a good neighborhood anyway. No apology, no compensation, not any concern that the boys had stayed in an unlocked room that they KNEW didn't lock. Today, I got a phone call from a different woman who did actively apologize. However, she managed to repeat at least seven times that she did not have the authority to give me any money back (I hadn't even asked). And said that the door appeared to be tampered with and there was suspicion that my kids may have done it. Apparently she didn't get the memo that their staff admitted to knowing about this problem long before we stayed there. I assume if that woman hadn't slipped up and told me as much, they may have charged me extra for their own negligence. I'm really floored and will be posting my review on as many sites as possible to prevent anyone from being harmed while staying in this place. read more

Sleezy business: Booked the room online and reserved with credit card. When we got there, the maid checked us in and charged us $10 more than online price, which we put on our debit card. When I got my next month's statement, low and behold, I had been double charged for the room. The management could find "no record" for the handwritten receipt from our check-in, even after sending proof of the charge from our bank account. When I found my original receipts and called my cc company to start a second dispute, the management was no longer "responsive." My original charge was deducted from my cc bill but the inn did get $10 more dollars out of the deal! read more

The accommodations are basic and in decent shape. The woman who owns the facilities is the reason for 1 star rating. On our arrival, we witnessed her being rude to her own staff. While we had made our reservation and set the rate prior to our arrival with another staff member at the hotel, the owner repeated over and over that the rate we were given should have never been given to us. We had to switch rooms shortly after our arrival because of a leak in the toilet. During our check-out, the owner insinuated that we had done something to the toilet to make it leak.
