The toilet ran water from the tank the one I flushed it when I moved in. The maintenance guy actually came out to repair that and asked if the property manager had even seen the unit. I was told my unit was professionally cleaned prior to move in. It wasn't. There were old mousetraps and trash left in the cabinets. The level of filth left in my unit was horrifying. Grease is covering the ceiling of my kitchen because the stove is not vented. The blinds are falling off the windows and the window screens all have holes in them. There were streaks of blood and feces on the walls and doors of my unit. And every request I submit for repairs is ignored unless I email every day until something gets done. and that still takes weeks.

After paying a nearly $5k security deposit, we discovered 4+ months into our tenancy that both our Smoke Detectors AND C02 detectors were all either faulty or defective. When we requested a thorough walkthrough with House Match of the property due to our fear of faulty wiring (we were warned by multiple electricians that the wiring was extremely funky - example: the faulty smoke detector in the office was wired to the office fan which never worked until we discovered the wiring. Linda, Amanda, Pearl, and most important, Andrew (Drew) Butterfield failed to handle any major issue with courtesy, respect, or knowledge. AVOID HOUSEMATCH AT ALL COST!!! I know Pure Property Mgmt. technically owns them now, but they're still operating the 'House Match' way and it's both negligent, and a massive drain on your finances and time. Note: see drew's comment underneath. Yes Drew, we stopped paying because you were negligent and you/your staff refused to even acknowledge our emails until we stopped paying. It's called withholding rent due to unlivable conditions your bastard. She was offering many different suggestions, and trying to come up with a solution for me and finally said she'd have to call a manager (?) to find out if it was available. She explained that she would have to call me back the next day due to the time. I was actually expecting her to just say that they don't provide that and tell me to google it. But instead she was super friendly and charming on the phone, really trying hard to figure out how to help me. But I knew my request was clearly not something she'd been asked for before, and not a part of their day to day business, so when I hung up, I figured it was probably less than a 50% chance that I'd ever hear from her. Then I get an email from her at 5:20 the same day, that included the specific map that I was looking for! Dang! It's so refreshing to receive this kind of service and assistance in 2026. Sadly, this is a rare occurrence in the age of Google and AI. Even to just have a human answer the phone is remarkable these days, but then to be treated as if you're a guest in a 5 star hotel, and to have someone go out of their way to help you with a request that is not what they typically provide to their clientele...is kind of amazing. Whether you are an absentee owner or more "hands-on", they will work with you and provide whatever services YOU need. I have used several of the vendors they recommended for repairs and was so impressed that I have used them on my own house, as well. The vendors were professional, very responsive, and reasonably priced. The HSJVPM team is ethical, proffesional, and personable. They address all of my tenant's needs in a prompt manner. They have been very good about keeping me informed of all issues with my property and tentants.

They charge me to clean the pool after they didn't turn the electricity on to keep the pump going the pool turn green they also charge 10% late fee on your rent if you're more than three days late. After making the house show room ready for new tenants they charge me $300 for the cleaning service because I forgot a vent in the bathroom. Is that it was filthy when I moved in.
