I am an owner and I deal with a lot of property managers. If I can use 3 words to describe…read moreprogressive property management, I would use "drag", "ghost" and "cheating". Unitiey and Cecilia are the two leasing managers I worked with and they suck. I'm risking my payout by writing this. I still have not got a penny from ppm after a week the cashier's check was deposited to ppm's account. Unitiey did great photos and great listing description and hosted 2 open houses and was able to locate a tenant for me within 3 weeks. I acknowledge her effort and give her credits for great marketing skills, but I scold her for missing most important point of being an owner's representative. She 1st didn't send out an inspection report before releasing keys. And I was told she would send out on 2 days before moving in. 2nd she released keys without my approval and without a renter's insurance policy in place, which were all agreed upon in lease. 3rd she omitted checking the interior of appliances and omitted dirty and unclean conditions of the fridge and then later on after moving in told owner it's "damages" in her inspection report sent 5 days after moving in .this is ethical issue more than breach of fudiciary duty. If she knew the issue, whyndid she release the keys unauthorizedly? if she omitted the issue, why did she use tenant's provided photo in her report. She is literally cheating on her inspection report. During the process, she asked me to reduce price because people is withdrawing their application, and 20 minutes after i said fine, let's reduce price, she told me ok, we have an application. She literally withhold that application information to push me for price reduction. When i confronted her boss about this, her boss explained that those 2 candidates didn't meet my qualifications requirements because I prefer dual income and no pet. I 'm like, they have 680 plus scores and have 3x income and they have enough qualifications and visited open houses. they are way better than the recommendation she made which had 2 collections and 634 fico. She even missed 1 collections from this candidate and she calls thos 680 plus one not "qualified " ? Cecilia's story is simple. she is a ghosting expert. Last week, because of unitiey's ommition of the fridge condition, tenants wanted to have a replacement fridge. So i drafted the fridge addendum and asked tennats to sign. One signed last week and the other one hasn't. I constantly asked her to remind tenants to sign promptly so we can move forward with an agreement and tenants can have the new fridge. From friday to today, no response from cecilia and my movers showed up at the door and wanted to have access. called her texted her and again, no response. had to call her office front desk to get connected to her and again she said she doesn't know about the signatures. I had to drop by and we heard water is running inside of the home, side gate was open, and water meter was running and had to text her and advised her this is an emergency situation. we got in after notifying her. and she then texted me I didn't give her 24 hour notice. Come on, imhave been asking for approval since last friday and she ghosted me like forever . i am done with progressive. btw, when you have minor issues and you need help. the entire office was just silent and owner would ghost you as well. Deven was the only one that can actually get things done and tried to help. he had to jump in to draft the lease and unitiey and cecilia would play ghosting whenever i really needed help. I mean, tenants are great qualified tenants and what they asked are reasonable and understandable. they were filtered off by progressive and I basically did all the screening myself because progressive failed to do their job. Btw, progressive sent me termination notices after their own omissions on inspection. I said fine, I'm gonna terminate you and are you open to do it by end of this month? deven said fine on the phone. When i actually switched the pm, cecilia said you didn't give me proper notice. I'm like, what the ?!! you terminated me and now you are complaining i didn't notice you..

The individual who lived there has an excellent credit rating and consider the age of the home, it was well maintained. They did not give a reason for not renewing her lease. Which they are suppose to. Imagine finding out that this management company does not know how section 8 works and the laws that protect individuals from such actions from managment companies. Imagine ousting a senior citizen who is disabled, a section 8 recipient and just wanted a place to live peacefully no reason given.... Horrible company, horrible business morals and ethics. When we requested a thorough walkthrough with House Match of the property due to our fear of faulty wiring (we were warned by multiple electricians that the wiring was extremely funky - example: the faulty smoke detector in the office was wired to the office fan which never worked until we discovered the wiring. Linda, Amanda, Pearl, and most important, Andrew (Drew) Butterfield failed to handle any major issue with courtesy, respect, or knowledge. AVOID HOUSEMATCH AT ALL COST!!! I know Pure Property Mgmt. technically owns them now, but they're still operating the 'House Match' way and it's both negligent, and a massive drain on your finances and time. Note: see drew's comment underneath. Yes Drew, we stopped paying because you were negligent and you/your staff refused to even acknowledge our emails until we stopped paying. The family had an old dog and a $500 pet deposit in case of damage. "Yearly visual inspections" were supposedly done by Vickie and PASSED. Renters contacted me directly for repairs: plumbing issues, replace a stove, sprinklers etc. I always responded to all repairs that day and contacted my list of repair people. I wanted to replace the old wooden garage door and roof but tenants preferred it to stay as is. After 7 years I wanted to sell property. Asked Vickie to give notice. Tenants wouldn't leave. They claimed they couldn't find anything in their price range. I had to start eviction notice process. Vickie finds the family another home to rent. Another property she manages. After going into my property and seeing the destruction, black mold, garbage, dishes, furniture including a piano( that fell apart as soon as it was moved), rugs torn to shreds, old motor oil spilled on1/3 of the garage floor, rafters full of tenants belongs, I couldn't believe how destroyed my former home was. Of course the rugs and and paint would be replaced before selling but all the junk and cleaning took weeks to haul away and finish. Knowing the tenants did this much damage to my property and Vickie placed them in another poor unknowing owners home. Tells me it is all about the money.

Poplar Homes is a terrible property management company. I only give them 1 star, because they do…read morenot allow 0 stars. If you ever hire them, they will not cooperate when you cancel their services. They have terrible customer service and should not be allowed to manage people's properties. I work for a property management company, HCM Property Management, and I have never talked negatively about another property management company. However, my repeated negative experiences with Poplar Homes compels me to leave a negative review. Our client, a homeowner of 16 properties, terminated his management agreement with Poplar Homes in late August. For the last 30+ days, both the owner and HCM Property Management have repeatedly asked Poplar Homes to provide the information for the 16 properties that Poplar Homes has sole possession of, including the leases, lease renewals, active work orders, tenant contact information (phone, email), tenant ledgers, etc.), and other relevant information. Again, Poplar Homes has the sole possession of all this information; they have never shared it with the owner. Exchanging such information is a normal transaction that competing property managers conduct, since the outgoing property manager solely maintains such information. Both the owner and HCM Property Management have emailed Poplar homes on numerous occasions requesting the information, to no avail. HCM talked on the phone to 5 separate representatives from Poplar Homes, including an Escalation Specialist, and none of them have any knowledge regarding how to transfer the information. During the phone conversations, HCM Property Management had repeatedly requested to be transferred to the representative's manager, but they refused and hung up the phone. My experience with Poplar Home's customer service is the worst customer service I have ever encountered in any industry. It is now the 10th of October and none of our client's tenants know that HCM Property Management is their new property manager because Poplar Homes has intentionally failed to provide the contact information of the tenants. (HCM has posted Notices on the doors of each of the properties and mailed each of the properties the information about HCM taking over the management of the properties, to no avail. The Notices are not addressed to any specific individual, as they probably appear to be suspicious and/or SPAM.) Be forewarned, Poplar Homes is a terrible company. DO NOT HIRE THEM.
