I currently live in a property managed by this company. I've been in this unit for 3.5 months. I have not been able to use my master bathroom shower since move in. my bathroom sink has been leaking for over a week. The dryer and refrigerator do not work. The toilet ran water from the tank the one I flushed it when I moved in. The maintenance guy actually came out to repair that and asked if the property manager had even seen the unit. I was told my unit was professionally cleaned prior to move in. It wasn't. There were old mousetraps and trash left in the cabinets. The level of filth left in my unit was horrifying. Grease is covering the ceiling of my kitchen because the stove is not vented. The blinds are falling off the windows and the window screens all have holes in them. There were streaks of blood and feces on the walls and doors of my unit. And every request I submit for repairs is ignored unless I email every day until something gets done. and that still takes weeks. read more

He was kind, enjoyable, great history and stories along with giving us some grace as to get to "the van". amazing tours and winerys along with lunch was great and a great package with four winerys visited and a great group. Its hard to believe this company is legitimately conducting business. All the other reviews have to be fake. One of their tenants is my friend and his elderly mother were without gas for a month and was almost out of his ac working in the summer but I fixed it and since August relentlessly trying to get a hold of someone and Once again on here pulling teeth attempting to warn any good people of the representatives at grapevine property management. If your a future client don't take this lightly. Your property could be burning down and you wouldn't receive a call until the ashes are removed from the premises. Once again im only exhausting my efforts because Its professional and courteous, and fortunately I do on to others. read more

Shame on me for not posting this back in 2014! Scott has been my property manager for over 2 years now and he has been professional and looks out for the best interest of the owner and the renter. He was very quick to find a renter since we started and has been great at finding new renters with minimal lapse in tenants. The longest period of finding a new tenant was 15 days which is a God send! The most valuable service Scott has provided thus far was when the property was flooded when the washer hose came loose and the whole downstairs flooring had to be replaced. He was there to oversee the whole project from start to finish from dealing with the insurance company and the contractor. He was truly a life saver and went beyond his duties. Yes, I have some bias and proud of it! Scott will take care of you whether you are the owner or renter. He truly cares for all the people involved. Although, I have not met his wife, she takes the professional pictures and probably keeps the business successful! Definitely keep Grapevine Property Management in mind for your property needs. read more

We were given the opportunity to tour and apply for a house which was already under application review, without any notice to us as potential tenants. No other company keeps a listing available once an application has been submitted, so I must relay my disappointment in seeing this company use that practice. They did refund our application fees, and the realtors were friendly and professional, but I find this activity to be inconsiderate, and I do not foresee myself working with this property management group in the future. read more

The worst managemet company ever. They allowed my property to be dedtroyed and couldn't care less.

I wish I could give negative stars.... I've been a tenant for 7 years and it's one of the worst property management experiences ever. You have to nag them for months get things fixed and that's if they don't ignore you or forget altogether. We sent them a list of work orders (the place is 15 years old with original EVERYTHING, and things are needing replacing or maintenance) and they ignored all but 1 order which now has a warranty issue and it's been almost a month and he still hasn't addressed it, he's completely ignored us. We've been without a refrigerator for 3 days at a time multiple times over the years, and a broken washer and dryer for a month. We now have grey water backing up into our kitchen sink for the 12th time (our multi unit building has draining issues) and he says he's not paying weekend rates to have it fixed so we'll have to wait till Monday.... I guess that's if he "remembers". I have little kids and and I can't even cook or clean in my kitchen! Since this water backing up issue is a constant I will be calling the health department to report the issue and let them know Scott's bad business practices when it come to timely repair for sanitation issues for his tenants. read more

When my wife and I discovered that we might have to convert our brand-new house to a rental property because of a work-related transfer, I had visions of the 1990's thriller "Pacific Heights" running through my mind, not to mention the numerous horror stories recounted by friends who had leased their own properties to unscrupulous renters. Thankfully, we contacted Kim and Scott, who were able to put us at ease and find a tenant who surpassed our highest expectations. That was six years ago, and since then, Kim and Scott continued to allay our concerns by placing tenants who truly handled our property with care. Even more, they did this with only one short (1 month) gap in occupancy over the entire six-year period, while making routine preventive and corrective maintenance concerns almost entirely transparent to us. When the time finally came to list that house, Scott and Kim (also licensed agents) got it on the market and found great offers almost immediately. We closed that sale today, getting the deal we wanted which included a nice discount on the sales commission that Scott and Kim offer to their property-management clients (the discount alone covered three years of management fees). I have been either very lucky or these folks know I am 84 years old! They don' t call me when a tenant has a problem, even on a holiday, they just get someone out there to fix it! My retirement years have been made very happy by the crew over at Grapevine! My checking account gets a money transfer to it every month and I din't get any complaints from tenants. I know no one is going to read a super long review, so I'll just bullet point some of my favorite things they pulled: 1. My husband & I showed up to sign our lease, they only had one gate clicker and no pool key. She assured us no problem, I'll make a note of it in your file. Time came to move out, they charged us for the "missing" clicker and pool key that THEY NEVER GAVE US. 2. They refused to do a walkthrough before we moved in, when we renewed our lease, and when we moved out. We had to write our own walkthrough sheet. When we finally moved out, they apparently "had no notes" of anything we had mentioned when we first moved in, like the broken dishwasher, torn screen door, and giant scratches in the floor. We got charged for all of this as well. 3. Because they didn't do a walkthrough, they had no idea what was left by the previous residents, the biggest of which was a washer and dryer. Nothing about the washer and dryer was mentioned, so we assumed it came with the house. They then charged us almost $200 for "leaving our furniture behind". 4. We had a gas explosion inside our oven that scared the crap out of me. When we told them, they laughed and said "third one this week!" They also refused to fix it until we moved out. I bake for a living, so you can imagine my frustration when I lost hundreds of dollars from not being able to fill orders. They are a horrible, unethical company. The worst part is that they act nice, they are super helpful in the beginning, but they will stab you in the back when it comes to money. They intentionally didn't do a walkthrough so they could get as much money out of us as they could. And from reading other reviews, they've done the same to other families. read more

Unfortunately today when renting a house you always have to deal with a management company and not necessarily the owners which takes away from some humanity there And unfortunately as they will find out in time not everyone with an 800 credit score has ethics or is a good candidate. So my husband and I , my husband an attorney who makes approximately $60,000 a month of course he owns his practice through the business.. and I have anywhere Between a 750 to 800 credit score had the hardest time!!! first of all this particular company and the way they handled the application process was very unprofessional we have to of course pay $70 to run our credit my husband sent in two months bank statements through his business I also sent most of my information and this is just to look at a house they should've told us that the house had three other applicants in front of us or we would've never spent the money once we got in they asked for a list of extremely personal questions that in my opinion were not necessary for instance the death benefits I received from my children's father Which the amount has nothing to do with the fact that we are overqualified and make enough money they keep mistaking the house that we were going for and didn't give us the information that we were last in line I'm very saddened by all of this and I hope you consider next time when you're looking at properties to not use them as a property management company!!! We later worked with someone else who was so sensitive easy to work with respectful and found a much better house and treated us like humans and not a piece of paper! read more

We were tenants for nearly 4 years through Grapevine. We had a nice house in Paseo del Sol, reasonable rent, and rapid response for the few issues we had. We were impressed enough to refer two of our homeowner friends who were being transferred to Scott and Kim. We also referred potential tenants to them as well. We would have tried to buy the house we were in were it not for an unexpected health issue requiring a single story residence. If you need a nice place to rent, call these folks! read more

I wish I could give negative stars. I used Grapevine Property Management for 10 years. I had a house in Temecula that I rented out. Before I rented it I tried selling the house. The house was in Model condition per my realtor. New paint, fixtures, wood floors etc. When I needed to move back into my house what a suprise. I met Scott at the front of the house and started there. Right away I noticed my outside lighting fixture was broken. All the glass was gone. I asked Scott what happened and he said he would have to check the pics. I first went into the kitchen where I noticed my sink had a large crack in it. I asked Scott where is my money for the damage? Scott said the renters said the garbage disposal made the crack. he sink was part of the counter top all one piece. I had a counter top guy come out and he said that crack was not caused by the garbage disposal but something that was dropped into the sink. My estimate to fix was $1500. I then noticed my kitchen cabinet was broken like someone punched it. I ended up having to replace my entire kitchen because of so much damage. I then noticed firewood outside in the backyard and realized renters had been burning real wood in the gas fireplace which had real logs. I had a painter come in to give me and estimate on painting the inside of the house and he noticed 12 spots on the drywall that had been patched. I then noticed my family room wood floors were all damaged and would need to be repaired. Two of the interior doors were broken looked like they had been kicked I had to replace those. All my door jams were damaged. All Scott could say is that the tenants were sure rough with the door jambs. My master closet shelving was also broken. The downstairs bathroom toilet had a crack in it and needed to be replaced. When I pulled the stove out to replace it there were three rat holes in the wall and a sticky trap under the stove. When I spoke to my neighbors they said one of the tenants kids use to play on the roof. I had a roofer come by and he noticed broken tiles so i had to replace those. About 5 window locks were broken and had to be replaced. We then went into the backyard. I had just spend $3K to landscape the back yard and found it was ruined. My grass had flagstone piled on it, the fence was ripped up, sprinklers were broken. I had nice garden lights that were all busted. I had to spend another $5K to make my backyard look good again. My sliding glass door was all scratched up from dogs. I then went into the garage where I noticed all my cabinets were damaged. I then saw where there was a rat hole under the water heater which also lead into the laundry room and there was another hole in the laundry room cabinet. In the garage cabinets there was rat poop everywhere. All in all I had to pay $15K to get my house back to where it was. Scott never said a word not sorry nothing. When I told my friends about what had happened they all said I should have had a property manager. They did not believe me when I said I had one. Biggest mistake of my life. Not sure how Scott can sleep at night. When my wife first saw all the damage she started to cry. read more

This is the most unprofessional property management company I have ever worked with. My husband and I rented a home for over 3 years under the management under this company. They would ignore maintenance requests or either downplay issues with the home in order to not fix them. They are not honest or ethical! When it came time to move out they tried to discourage me from having a pre-move-out inspection. When I did not agree to it, they set a date and time but canceled after I was waiting for someone at the home over half an hour. This was so that they would conjure up something to not have to give us back our entire deposit, which I felt from the beginning. We followed their move-out list to the tee by having the carpet and home professionally cleaned according to their standards. I asked the property manager Scott approximately two weeks prior to us vacating the property about re-painting a room that we painted a different color after we moved in. I reminded him that when we got permission to paint the room I asked then if we would need to re-paint it when we moved and he said no because it would be time for the entire home to be re-painted. So, I wanted to confirm this information so that everyone would be on the same page. He said he probably needed to remind the owner and would call me back. Well, I never heard back from him. So, I thought if anything was different from what I was initially told he would address it at the pre-move-out inspection, however, he canceled on me. When we received our deposit check back it was less $250 due to re-painting the room. He then said in the comment section that we were told that, which was a lie. Please don't rent from these unprofessional, unethical liars and please do not allow them to manage your property!! read more

I was very interested In a property for rent. Made contact with the office and was told someone would call me back shortly. Several days later, I call the office again and get told I will be contacted. Was told I could view the property Thursday late afternoon of the following week. When I send an e-mail to confirm, I get told I can't view until late morning, early afternoon Saturday. At 5:15pm Friday I get a voice mail stating the property is no longer available. How could anyone get an opportunity to view a home when you are put off for almost 2 weeks. I called the office the following Monday and left a message asking for a return call to discuss some new properties coming on line. Never got a return call. That was over a week ago. Still no return call. I would never recommend using Grapevine Property Management due to the lack of follow up and untimely return phone calls. I'm surprised they have any properties to manage with this poor communication to potential customers. read more

During that 7 year period, Scott and Kim diligently found qualified tenants for our rental property and sent us all the pertinent paperwork for our perusal. They ensured that our property was well maintained and directly deposited our rental checks on time every month. They kept in close contact with us and responded quickly and efficiently to any questions or issues. We had piece of mind knowing that they would take care of our property and handle the tenant's concerns. When there was a problem with something in the house, Kim would contact us right away for direction. We could be as involved as we wanted to be, or we could let Scott and Kim take care of everything, which we really enjoyed. When we decided to sell our rental property, we were so pleased with the work Scott and Kim did as professionals at their rental management company, we decided to use them as the listing agent. Our home sold quickly and we were sad that our relationship with Scott and Kim ended. I've had great experiences with Grapevine Property Management. They did a wonderful job on fixing all the flaws in the house prior to renting it out. Since I live in another city, I have truly depended on Grapevine and they have come through for me a big time. Scott has been doing great work to take care of my rental property and find perfect tenants for me. They have also provided timely repair service all the time, for example, my tenants never had clogged sink for over a few hours. Folks from Grapevine tend to clear out the clogged sink and fix other incidents with impressive vigilance and speed as if it were their own home. My wife and I contracted Grapevine towards the end of 2010. They handle all aspects of our property management, including overseeing 3rd party landscaping and pool maintenance vendors. It has been over 4 years and we now have an additional property they manage as well. We have had near zero occupancy down time, receive fair rent and they mitigate expenses and most importantly we have no landlord=tenant drama!
