Fees were triple what they should have been and because they had not ordered the HOA docs the borrower had to pay an additional $100 rush fee to the HOA (after being in escrow for a month.) The fees on the seller side were a 1/3 of what the borrower paid. Feels dirty like my borrower was robbed. read more

DO NOT USE THEM!!!!! Worst experience of my life. They are supposed to be a 3rd party holder of documents and notify you if the seller or buyer changes anything. The seller changed title companies didn't tell us, got a report from the new title company didn't give it to us, the title had issues didn't tell us, sent the lenders money back didn't tell us. I called Evelyn the Escrow officer 4 days after escrow was supposed to close she said she would look into it and call me back, guess what..... no call back. My realtor had to call the next day and talk to Kimberly who was nice and got things done but the company as a whole is terrible. DO NOT USE THEM!!!!! Also the title was not clear, in California that means the property cannot be sold they told me they could not give me my money back till they had a signature from the seller. I was like what for, if the deal cannot legally take place it's null and void. But they held on to my money for 3 weeks till the seller signed the cancellation. I was excited because this is my first time trying to buy a home, thanks to these people they have ruined the experience for me and my wife. Stay away from these clowns!!!! This is the worst (of 11) real estate transactions I have experienced. The gals handling my escrow asked for the same documents and misplaced documents that I signed. They sent "follow up" emails on documents I never received in the first place. My lender was ready to fund on a Tuesday however the escrow company asked for documents they already had - documents they had misplaced in their own office. Some of the escrow fees exceeded the original quote by more than 10% and I have yet to receive an explanation. My husband and I had to take off work and drive to their office to sign the documents as they had not scheduled a notary for the same day. (This was three hours off work for each of us). The gal charged us $200 for TWO signatures which should have been $20. When I mentioned this to the manager of the escrow company, she said its a "signing fee" and they can charge what they want. My final HUD statement shows the check going to the escrow officer! ELEVEN days before escrow closed the escrow company received AND acknowledged receipt of the new company for home owner insurance however the escrow company didn't make the change and has the check going to the wrong company.... so now I have to pay the right insurance company and wait for the a refund from the wrong company! The property closed escrow on Thursday however I did not receive documents until Monday which meant I could not prove ownership and or gain access to the property legally. Buyer beware - you might not get what you pay for! read more
