I decided to try several other lenders because I knew that we should still be able to be approved and the thing that was stopping Rocket Mortgage would not stop another lender. Marcus was very understanding of the urgency to get approved and on to closing as soon as possible as our closing date was less than a month away at that time. I got everything to him right away and he was able to get us pre-approved with another lender. Throughout the process, however, the communication definitely left alot to be desired. In some ways the communication was great (website to check status, weekly email updates to all involved parties, direct phone number to Marcus), but in other ways it was not great as these things only work as well as they are setup or he's available so I would have difficulty getting in touch as the contracted closing date was approaching. The sellers gave us an extension and as that date approached I had difficulty reaching Marcus or was told that we'd get approval or an update over and over and over and over and we still never received it. It felt like we were being given the run-around or generic answers even though things were obviously delayed and not the way he was updating us that it would be. The lender that he chose for us just so happen to be taking longer than they had before, apparently, and his answers were not expressing this, maybe because he didn't realize it until we were delayed more than he expected. All in all, eventually we received the approval and closed on our dream house. The anxiety was already at an all time high because of the unique situation we were in and fear that the sellers were about to move on if we were delayed any more. The lack of communication and and lack of being honest about what was really going on would normally make me never use a company again, but I could tell that Marcus and his partners meant well, and his personality was bright and optimistic despite, which is why I'm rating them 3 stars instead of 2. With a different communication approach they would have easily been a 4 or 5 star rating. But with this being the biggest purchase we've ever done and stress level on ridiculous I really did need that better communication. DO NOT USE THEM!!!***…read more 1)      Aret Koseian / Compass Realty had a fully executed contract for sale of the home with another buyer and did not produce it to the potential buyer because they thought they would make a higher commission by bribing me to use Tracey Evans, his partner, as the Sellers Agent.  Both Aret and Tracey told me this.  2)      I told Tracey that I would have my buyer's agent submit the contract the following day because it was Easter and she offered a kickback of $3k if I would allow you to be my buyer's agent and basically said that I would not get the house because Aret already has a contract of sale signed by both the buyers and sellers.  If I would allow her to be my agent, Aret / Compass would not present that contract to that buyer.  3)      Both Aret and Tracey said that they have a deal with the seller that they would not have to pay any more than $7500 and therefore would end up having to pay them the difference between their $7500 and any final concession amount of $10k.  That was not disclosed to me beforehand, nor was it disclosed on the closing documents which are supposed to detail all the financial transactions around this sale. 4)      Having a side-deal with the sellers inherently means that my Buyers Agent, Tracey Evans will not fight for any concessions for me, because any concessions for me will come out of her and Aret's own pockets.  That means that essentially, I do not have a buyer's agent, because anything that works in my favor, will work against them financially.   I did not know this, until both her and Aret in different conversations told me on the phone.  But once she told me that, then everything else made perfect sense, regarding why she was talking me out of asking for any concessions after the inspections. 5)      Tracey Evans did not ensure that all reports were presented and reviewed prior to closing which constitutes gross negligence in that my interests again are not represented.   As a result, the septic report was not opened until days after closing, only to find out it failed and I had thousands in septic repairs. 6)      Tracey Evans sent out contractors to give estimates on the major items on the inspection report once I said I may back out of purchasing the home because she was discouraging me asking for more than 10k in concessions.  The estimates she received and passed on to me equaled about $10k.  It was only after closing and talking to the actual chimney repair person that we both realized that she left out and did not send me the major part / expense for the chimney, thus withholding necessary information so that I would proceed with the purchase so that she (and Aret) can get her commission. They both made over 20k each and I literally met her for 15 minutes and never saw her again. Didn't even take me on a final walk-through. If you want honesty, transparency and integrity around your real estate transactions, then DO NOT work with this group. They care more about their commission amount than about the buyer or seller!! You've been WARNED!!! Proceed at your own risk!!!

After contacting the listing agent he found out that there were already offers so we needed to move quick. At first, I was just scouting out of curiosity but wasn't sure if I really was going to take the Big Leap to Buy or not. I had also contacted a friend's friend, who was a realtor in Baltimore. I was referred to a traditional real estate agent in D.C., but I switched to i-Agent when I started reading all the good reviews online. I couldn't understand why more people wouldn't use an agent that gives you money BACK! I was nervous at first because I really thought i-Agent was too good to be true; I was waiting to find out that I would have to draft my own sales contract or something. That's when Wade Sturdivant stepped in, real estate agent extraordinaire! The first day I met Wade to go see some condos, he immediately put me at ease with his friendliness and knack for home improvement tips. After that, I knew I was in good hands and kept waiting for the catch but it never came. Throughout the entire process, Wade was there to answer any question I had (and I asked some crazy ones). He showed me every place that I asked about (or informed me it was no longer available), and would always provide some market wisdom when needed. His wealth of knowledge about the local area trends from sales prices to condo fees was priceless for a newbie homeowner like me. When I finally stumbled across a place that seemed to meet all my needs and more, he led me through the negotiation process and the rigorous drafting of a sales contract. Finally, as the finish line neared, Wade still responded as quickly as he did to all my emails and any concerns that popped up, patient as ever. The closing was a smooth process and I must say that Wade was there the whole way, and really present 100% of the time. As a caveat for those considering i-Agent, I think they do let you take the lead on a lot of the homebuying process. This is something I read about in online reviews before I decided to try out their service. For instance, I think the impetus is on you to find places that you'd like to go view with i-Agent. Some people might prefer their agent to come up with a list of 20 places and just see them all, but being a control freak, I actually enjoyed poring over listings on Zillow and Redfin (and kind of miss it actually). Also, I had a good idea of the neighborhoods I wanted to be in and my "dealbreakers" in a listing, so I pretty much knew what I wanted. If you have no idea what you want, maybe a traditional real estate agent is for you. (But again, I'm not sure what the parameters of i-Agent's service is... maybe they just respond to clients' particular needs.) I also had to choose my own inspector for the home inspection (found a guy off Yelp) and closing agent -- again, being a first-time homebuyer, this was completely bewildering to me but turned out to be easier than you'd think. (Although I should note that Wade did later provide me a list of companies to choose from, but didn't push for any one in particular -- he said he preferred to let the client choose and he doesn't get any kickbacks or anything. Go Team Ethics!) Ultimately, I had a great, great experience with i-Agent and couldn't speak more highly of them. Oct/Nov 2022, I used him to purchase my first SFH when rates were skyrocketing. I had great experiences with him previously and was happy to use him again as he was able to match or beat other quotes previously. While I was in the middle of switch jobs and moving, I asked him for different loan type quotes, but asked that he used the same purchase price and down amount for an apples to apples comparison (obviously). I trusted him and in my haste to initiate the process, did not see that he manipulated the quotes to make it look like the ARMs were the better deal. He was heavily pushing them. I only agreed to initiate the process with the understanding that I can still shop around for quotes (as I did the previous times) and switch to a traditional loan if needed. When I had time to review everything, I asked for new apples to apples quotes for the loan types and gave him other quotes to match. Rates were fluctuating so I needed updated numbers regardless. He went jekyll and hyde on me - became angry and asked why I didn't trust him and why I was worried about "doomsday" - rates will go down and I should stick with the ARM. Apparently he did not learn anything from the 08/09 financial crisis. He said he was going on vacation and went from texting me all hours to not responding to any of calls, emails, or texts when I was closing in less than 2 weeks. He made up "explanations" about how hard it was to get new quotes from his "moody secondary market managers" and that it's not easy to do. He is unstable, untrustworthy, and unreliable. Upon talking to others, I discovered this is a pattern for him. He apparently texted someone I know "f you" when the person decided to go with a lower quote lender. Acts nice at first, but is unstable - go with someone else.
