I am still fighting my no-fault eviction with EDN at my back. The results aren't in (my case hasn't settled or gone to trial yet), but I wanted to weigh in and share a few things you should be aware of... 1. Court is stressful AF. Maybe this isn't news to you, but it cannot be overstated. I've been observing my courtroom+judge and have seen many unrepresented parties get handed their asses because they didn't know how to navigate the system and present a clear, legitimate defense in their case. I am already way ahead of those folks bc I've been given a multi-angle education on the reality of eviction court. (Spoiler alert: It ain't pretty.) 2. EDN is a community nonprofit. They are run largely by volunteers and do not charge for legal services. There is a huge demand for their work, so you have to show up in person and demonstrate superhuman patience to get an intake appointment. And because there aren't enough resources, they can't promise they will be able to represent you. That's why they focus so heavily on education and preparing you for court--with or without them. People who come looking for a handout, for someone to mollycoddle them or do the work for them aren't going to like what they find, at EDN or the courthouse. It's hard. No matter how you cut it. 3. EDN always tells us this is Bootcamp--not Summer Camp--because we're going to war. That is ACCURATE. There's a lot on the line. And there's simply no way to guarantee a good outcome. Even if you're paying thousands for representation somewhere else. The lessons you learn in the process can be harsh. I've def felt small and intimidated in class at EDN, which is by design! I could stomp my feet and say "to hell with EDN." Or I could choose to appreciate the asset they are and the tough love they dole out. Frankly I'd rather learn how to face and overcome these feelings in advance because the legal process is made to make the little guy feel small and intimidated. TL;DR - The way I see it I can be humbled by EDN, or humbled by court. I'd rather the former. Better to go in eyes open. Even if I don't win my case, I want to feel proud of how I stood up for myself, proud of how I fought. That's the gift this organization is giving me. read more

Elena and her team at the Eviction Defense Network are some of the finest lawyers on the planet. They won my case easily and they were there anytime I had questions day or night in between coming to the office and having my case heard in court, especially helpful with their sliding pay rate for Services. I cannot think them enough for keeping me housed and no longer living in fear of my sadistic landlords 24/7. I highly recommend their services above all others in Los Angeles. The only outstanding negative about visiting the offices in person is the parking situation be prepared to pay at least 10 -20 bucks either in meter money or with the parking services that represent the building. First let me express how beneficial my process of eviction had been delayed or set aside based on what I was taught in the EDN classroom videos. What I have since learned is that not every lawyer that is assigned to a courthouse is on your side. In the case of mine I think is she woefully disregarded educational protocol and actively worked against my case. I may end up losing my home of 17 years not because I did anything wrong. Spoke with Shawn Campbell, and this guy literally advised to file for chapter 13 bankruptcy, in order to not have an eviction, and then he says that an eviction can be blocked. My aunt got evicted because of bad advice from this "group". Many individuals here aren't even lawyers but rather "volunteers". My aunt had a decent settlement with her landlord (waived rent, no eviction on record) but this fraud organization pushed her to grab more move-out fees because they thought they can exploit (perhaps even cheat) a legal loophole. Turns out there was no loophole and my aunt will now have an eviction on her record AND owe rent that she previously may have been forgiven. My attorney did not put on any defense for me at all. Left me in the hall of the court while he was inside listening to extreme perjury from the office workers in my building. I had evidence that was not submitted and was not even discussed with me. I was granted a court trial but the atty coerced me to sign a court order which I clearly stated that I did not understand. When I said I wanted the trial, I was told I could not win. So I signed the court order with a list of things the lying manager added. I did not get evicted, but one month later there was a hearing and I wasn't even advised, they evicted me because the mgr here stalks me and caught a picture of my little, calm, trained dog, off the leash. We never take the leash off and walk around the building. So apparently that was a violation of my rental agreement and court order, still not notified, I found this out by call the attorney. They COULD appeal in 4 different ways, but lied to me and said that wasn't possible. Atty just wasn't going to work hard. I'm a senior disabled with no place to go and no money. Shame on this attorney for letting this happen. When they call landlords LIARS, in this case 100% true. Elena Popp should try to rectify this major problem. I'm about to be homeless. read more

Eviction Defense Network is an entity that advised via "classes." "Classes" are taught by those who have neither degree nor any education for a position that requires the ability to critically think. In my conversation with a woman, she used words such as crazy, trouble to describe me. She then asked me for my first and last name so that I could have a $150/.5 hour consultation... BUT NOT WITH AN ATTORNEY as there was only one in the office... BUT WITH HER. She claimed she had multiple degrees from USC. MULTIPLE DEGREES FROM USC? She stated she was a paralegal. She did not know the statutory implications of when the "Clock would begin to tick." on a Three-Day notice to perform covenant or quit." The moment that the "clock stopped ticking" was the moment that a Thee Day Notice to Quit would be served. Furthermore, she was wholly incapable of knowing that when a notice such as this is posted on your door, IT IS STATUTORY REQUIREMENT THAT IT ALSO BE MAILED TO THE RECIPIENT. By the way, USC does NOT give degrees in paralegal. If you contract with this organization, you will be duped. But as P.T. Barnum, founder of Ringling Bros. My wife and I can't say good things about the Eviction Defense Network. We'd been experiencing financial hardships, couldn't afford an eviction attorney and were referred to EDN by the good folks at We Are LA...another non-profit organization that helps lower income families. Please be advised: EDN cannot guarantee that you will be represented in court on your trial date because they're a small organization with only so many lawyers. But the more they see you working on your own case (attending classes, watching videos, and subpoenaing witnesses and collecting evidence for your notebook) the better your chances are to have an EDN lawyer sit next to you in court. And lastly, be patient, be grateful, watch the videos, attend classes and remember: you are your own best advocate! read more

EDN gave me the tools I needed to successfully represent myself against my landlord in court. I am not in one of the 20 priority zip codes so I didn't qualify for free legal representation from the 10 coalition organizations. EDN is trying to help the other 508 zip codes that were left to fend for themselves in LA county and LA city which is A LOT to ask for from any organization. The Tenant Empowerment Program is not for everyone. You have to be willing to put in the work to fight your own case. Elena Popp can't possibly represent all of us. You have to be willing to listen and take directions from staff. Eviction is one of the most stressful events one can go through. Just know you are not alone. I highly recommend EDN's TEP (Tenant Empowerment Program) classes for anyone who is being threatened with eviction. They understand that you are going through a stressful time and they will help you as much as they can given their limited resources. Elena is knowledgeable and non-judgmental - you don't have to feel embarrassed or ashamed. EDN will do their best to help you get the best possible outcome in your case. That being said, they won't blow smoke up your bum and tell you that you have a good case when you don't. They are straightforward and honest without being butt-kissers. You will have to do most of the work yourself because resources are stretched so thin right now but they will give you the knowledge and the tools you need to fight your eviction case. I have found that the community EDN has created has been the most valuable resource. By participating in their program and getting involved you will meet others in the same situation, fighting in the same courts, and you will get support that is so desperately needed in the fight for your home. Eviction is terrifying, but EDN helps make it manageable and helps guide you through the process so you don't get completely screwed. They help give tenants some power in a situation that is designed to make tenants feel powerless. I am so grateful for Elena Popp and everyone at EDN, words can not even describe. They are amazing My landord was giving me a hard time for no reason. I learned about then the day before my case. the videos were helpful filled with so much information to help you navigate, unfortunately I didn't get to speak to anyone for advice that night but the next day at court I saw the orange notebooks everywhere and I was pointed in the right direction to get advice for court. At first i was not able to come to an agreement with my land lord and and got a new court date, but the approached me to negotiate more. We came to an agreement that worked for me and EDN helped me make sure the wording was correct and let me know what needed to be added for the best deal for me. I would highly reccomend. read more

EDN hosts Zoom webinars for tenants almost every single day of the week (except Sunday). This review is for EDN's Tenant Empowerment Program (also known as TEP) classes, which are held on Mondays, Wednesdays, and Saturdays. These classes educate and empower tenants to fight their eviction cases. Tenants learn to navigate the legal process from beginning to end, while receiving support from EDN's dedicated employees, volunteers, and fellow students. As long as tenants follow the "18 steps to victory" as outlined in the class, they will be given the opportunity to discuss their case and have their documents reviewed with an attorney (director Elena Popp). Before I continue, I would like to say that I'm the last person to believe that some Zoom classes could ever be "empowering." But after five months of attendance, I can truly say that TEP lives up to its name. If you've been denied, turned away, or sent in circles by other places offering assistance and end up in a Zoom class with Elena Popp, rest assured that YOU ARE IN THE RIGHT PLACE!!! Yes, the legal info is a lot to take in at once, and it can be overwhelming. The direct, no-nonsense approach used can be jarring for first-timers. At first, it may seem like you are learning a completely different language. But the program will teach you to speak the language, as long as you are willing to learn and put in the work. The scope of the class and what they cover is absolutely massive. They will follow you through your process as your case develops, while you learn how to file documents with the court, how to negotiate, when and how to meet court deadlines, and more. The employees and volunteers are some of the most committed and wonderful people I've ever met. Not only are they available nearly every weekday at the Mosk courthouse to help tenants in-person, but they often go the extra mile by providing individuals court support, helping file documents, and even acting as 1-on-1 navigators. The goal of the class is to effectively become the best litigant you can be. This comes with the reassurance that the program has a 99% success rate among its graduates. I honestly don't know what I would have done without this program. The information I've learned about the legal process is absolutely invaluable. In my opinion, every single tenant who has to fight an eviction case from their landlord should have access to this program. The people here are some of the most committed humans I have ever known, and they truly want to see you succeed and win your case. They offer live Spanish interpretation during most classes (all provided by volunteers). There is even a Friday night meeting for tenants only (no legal advice), which is more of an emotional support meeting where you can vent about the process and all the feelings involved. I came out of this thing feeling like a part of something bigger, instead of feeling alone. Remember, those who study each piece of informational content provided (I.e., watch all the videos!!!), attend class as much as possible, ask questions when they don't understand something, visit their courthouse to observe eviction trials, and follow directions have an almost 100% chance of success! So to tenants who are in eviction proceedings and have nowhere else to turn because literally every single legal provider is at capacity and cannot take on more cases - what do you have to lose?! When we are struggling, we must always remember that we are not alone. When we come together, we become stronger. The best part is seeing students come to class after winning or settling the case in their favor. The outpouring of love and congratulations they receive is heartwarming and inspiring. I have been "lucky" enough to have been pro per before and having EDN as a resource this time around was incredibly invaluable. Everyone from close friends to work peers had more faith in their stigmatized view of 'evictions' than what the reality is. Being met with the inverse response of support and encouragement from attending classes bolstered my confidence while learning from staff gave me the tools to fight and win. For the reasons that someone ends up needing to contact the Eviction Defense Network there is likely a hardship of some kind relating to being evicted or some other stage of needing attorney assistance in an Unlawful Detainer Lawsuit. My first contact with EDN.LA was when i received a notice in the mail from the Pasadena court house stating that I had been named as a defendant in a Civil Summons for Unlawful Detainer. I was aware that this was likely about to happen but it didnt change the panic that sets in. I have been on my own and self sufficient for the last 20+ years of my life and had always managed to make sure that I had a secure roof and food on the table but due to some unfortunate health issues and compounding traumatic events that have essentially made functioning at the same level as I always had almost impossible. I lost my job in June 2023 and have not been able to find another since then. Because of the zip code i live in I am nto entitled for free legal counsel for eviction defense so the process as I learned online would be my own to Navigate with the help of self help tools on line and at the various courthouses As much as I believed in the merits of my defense part of my trauma responses is that i become ineffective in front of figures of authority or anyone that essentially is in a position that in any way has some control over a part of my life that is impactful. So the idea of representing myself was scary. When after i filed the Answer to my UD i stood and realized the breadth of what was ahead of me i kinda panicked but i was quickly ushered by the online tools to the EDN.LA zoom to success video which has the Founder of EDN Elena Popp discussing what EDN is how it works and how to get their help. Essentiallly (but dont use this as the cliff notes) Elena explains the process. She is clear and concise and she is also very up front. There are thousands of people in the LA area unfortunately who are facing eviction. Many hundreds of them do not Qualoify for free legal representation. And sheerly because it is nearly impossible for EDN to take on all of their cases Elena makes it very clear that if you diligently follow the steps and use the tools and information in the order and vigilantly as instructed on the website if yu are not one of the people that has an EDN attorney representing them you are sure to be able to get to that win on your own. I have met and read about some of the disgruntled tenants who have participated in the EDN website. But I can say this much without equivocation, if i pressed each of those people and asked them about specific steps or a specific video or about being a TEP (tenants empowerment program) they would likely not be able to answer because I have studied and watched and listened and participated and I followed the instructions and i was patient and when i was nbeing patient and there was down time I watched the videos again and I used all the tools available i talked with other tep students and i made it my mission to know all of it backwards and forwards. And i will tell you anyone who has done the same as me i guarantee will not complain or be disgruntled. I am quite sure I would not have survived this whole thing without Elena and her talented staff and withotu the support and information and tools available through the EDN.LA website amd the added support of fellow TEP students I shudder to think of the alternatives. I have watched other tenants be pulverized by the system. I also want to reiterate that EDN is a 510C3 non for profit and everything she does and her staff does does out of a desire to make sure that tenants are treated right and get their due day in court and Justice. There is no personal glory rather they know that they doing the right thing for the underdog tenants. It's the most amazing thing to me to hear people complain about an ABSOLUTELY AMAZING service that you are getting completely free. Is there no moment where you realize that most things for free ARE you get what you pay for wherein with EDN you get the absolute most valuable resources gratis and with an Amazing success rate and that if you are attentive and diligent it is the most value you will get anytime in life for free but from where i am standing when the roof over your head is the thing on the table that you are fighting for you could not possibly expect to find anything remotely on the scale of ELENA and the EDN TEP program. It's unheard of and i hope to nefer have to go through UD again but if i do i know that with Elena and EDN on my side I will prevail I drank the Kool-aid! read more

Elena Popp is snake oil. The best she can do is tell you to ask for a jury trial. She will make you attend online meetings where she only repeats the same advice for how to file an answer. If you wait until the last minute and only speak Spanish, you will get help. However, if you are prepared she will keep dismissing you since you are not an urgent matter, but when you finally are she will tell you that you are not a client and she only has time for whatever cases she picked to represent. She will tell you not to hire a lawyer, DON'T LISTEN, IF YOU CAN AFFORD A LAWYER THEN GET ONE!!!! She will tell you that only ppl who don't listen to her lose, but she will kick you out of meetings, and refuse to respond to you if so much as dare to ask a question. She says she can help with an eviction yet her website is only able to start the process, she doesn't bother to explain jury instructions, or verdict forms, she doesn't even bother to help explain to ppl that you need to go onto to HER UNSECURED GOOGLE DRIVE to get only one third of the forms needed for court. She loves to speak of a 99% success rate, that's because it's all BS. She's a liar and she can't help you like she pretends to, she can only delay the inevitable. If you so much as come to her meetings with advice, she will kick you out and block you....even after you volunteered several hours to help her. One thing she does get right, is that NO ONE SHOULD BE GOING TO EVICTION COURT WITHOUT A REAL LAWYER!!!! Oh, and good luck getting your PIP right.... she loves to scold you but when I asked her to create a perfect PIP so I could help her... even she couldn't do it!!! I had a Covid balance eviction case. I used EDN the first time around in 2024. The landlord filed in a way that I could fight and win the case went on for months, and I eventually negotiated a stay only because the landlord filed on something that I could fight successfully against. EDN claimed success in my case when they really didn't help much at all, it was me in the end that negotiated or actually prove my case in the hallways of the Pasadena Court. The second case took place early 2025 again I reached out to EDN Enrique help me find file an answer. However, after that, Ian completely ghosted me I would listen to the videos I went down to the office I sent in the pip as instructed. They knew I was in the middle of trial and they completely ghosted me. I lost my case and I lost my home. Make your decision wisely. I got bullied and ambushed by the "volunteer Ian" and his followers for asking a simple question of what "PIP" is during the webinar (which they were talking about non stop without giving any definition). When I told him that he was rude, they just started to harass and bully me. One person called me "disabled" and he was not banned from the webinar. As soon as I responded to him with exactly the same, I got banned. So it's only their way to insult you or no way. Turns out the webinars are only open to those who watch all their videos, have prior knowledge of their terminology/process and purchase their material/services. Have you heard of the Zapatista Virgencita Morena y rebelde? Well then, ELena Popp is the Mujercita Pecosita Y Rebelde of Eviction Defense in California! ELena and her team are no nonsense, know their shit, know every trick these sleazy landlords and developers have up their sleeves, have every technicality of tenants rights in the back of her hand, know the courts, the judges, know how to read a jury and will lead you to victory if you can only relax enough to let them do their job! Elena and her experienced team led my fight against a high profile LLC who filed an unlawful detainer against me. I was up against a giant. As a union leader, chief of staff of the janitors union in California, I thought I knew what they were supposed to be doing and boy was I wrong. Eviction proceedings are so narrow that even my most experienced Harvard educated lawyer friends, real estate lawyers and progressive attorneys did not understand the technicalities that ultimately won my case! Attorneys are ethically bound: 1. to advise the defendant of case developments, and 2. to respond reasonably promptly to a defendant's request for information. After hiring EDN, I have not received one status update since I hired them on 10/31/17. I've emailed and left voicemails, sent a certified letter, and did not receive a response.
