I had to sue Eviction Defense Network and their attorney's Alissa Randel and Kristina Drolet for negligence and won my case today in small claims court. Kristina left for a break didn't return to complete the negotiations during the hearing. Alissa then showed up and LIED to me to my face stating that Kristina contacted her to cover for her. I filed a complaint with the California State Bar and they found Alissa and Kristina to be possibly negligent (for a civil court to decide, which they did in our favor). They both told the California State Bar Investigator that they had forgotten us which was completely different from what Alissa had told us. They prey on non-english speaking clientele who won't pursue civil action and file a complaint with the California State Bar. If you have time, look for a different attorney, they will be cheaper for sure. Oh and Elena Popp, the Director, is very rude and unprofessional. STAY AWAY. I retained Ms. Popp in 2009 to handle an eviction. In doing so she explained to me what her services entitled, she said the court records would be sealed, no judgment would be filed to interfere with future housing concerns. So I did make the retainer with Ms. Popp. During this time Ms. Popp approached me with an option rather going to court to meet the plaintiff under the guidance of an arbitrator which I agreed with. The arbitration went well, we agreed on a specific date and time for me to vacate the premises. Ms. Popp also advised me that she and the plaintiff's attorney would appear in front of the judge to file the necessary documents showing that we were in agreement, and my presence would not be required she would handle the appearance as long as I kept my promise. In 2016 I was involved in a legal matter in which the opposing attorney lost his case and was determined to retaliate against me, in his witch hunt, the same 2009 eviction came up. I went to the Pasadena courthouse and retrieved a copy of the case to find out Ms. Popp breached her fiduciary duty to me and did not show up in court, therefore the Plaintiff was able to file the money judgment against me due to Ms. Popp's defaulting on her legal obligation and fiduciary duty to represent me according to her contract, nor was the case sealed which is how the 2016 attorney was able to find it and bring the judgment to life. The extra bonus, I called Ms. Popp when I was made aware of what happened and went to her office. I showed her the court file, she read it and said, "yeah, it looks like I didn't show" ....? with that she admitted her default. Ms. Popp's neglect has caused me great financial damage and a setback. I am ambitiously looking for a legal malpractice attorney to represent me in this matter. In finding an attorney it's interesting how another attorney regardless of the wrong willfully condone one of their own. I reported Ms. Popp to the California State Bar Assoc., but was told the limitation was passed, however being that I was not aware of judgment and it discovery was in 2016, it was suggested to file a civil suit against Ms. Popp under contract law. Stay far away from this business. I AM NOT A TROLL!!! I am an actual victim of Elena Popp with receipts for proof. Be mindful that some of the positive reviews possibly are from her office, they have a common denominator which is their paycheck. wrong is wrong, legal malpractice is wrong I don't care who you are. My experience with EDN was great. From the very first time we met with the case manager, she took plenty of time to hear our grievances about our eviction and objectively explained the pros and cons of proceeding with the case. Yeah, you don't meet with a lawyer while you're there but they notify you that you probably won't meet with a lawyer until your first court date straight from the get-go. Deepika was the lawyer assigned to our case, who we met with about an hour before we were supposed to be in court. She rules. Totally down to fight for renters' rights, and is realistic about mediation and coming to an agreement. Fortunately in our case, our ex-landlord realized he was in the wrong and dropped the case. It took over 7 months for this to happen, but Deepika kept in constant contact with us the whole time and let us know exactly what was going on whenever we had questions. And their fees are extremely cheap, which is something everyone in the position of being evicted can appreciate. I never thought I would have to deal with a crooked landlord, but there I was... and I'm glad I went to EDN and Deepika for help. read more

I went to a free legal clinic/workshop this Sat. that was supposed to held from 1-4 PM. Arrived at 3:30 PM and nobody was there. There was a family of 4 and a woman also looking around and wondering where the atty was. So I called and left a detailed vmail. Nobody returned my call until this morning. We all waited and no one was there. Perhaps they left earlier than the scheduled end time of 4:30. So I think nothing of it until I receive the call back from a David Price who was extremely brief and quite rude for the less than 2 minutes he spoke to me. He basically asked my situation. I asked him a question about the legality of what is happening. He rudely said he wouldn't answer and legal questions and I asked why. I told him I had a simple question and that I went to a legal clinic to get it answered and nobody was there. I was polite and told him I wanted to speak to that atty or someone who could answer a simple yes no question. Could he do that and he basically hung up. No question answered and hung up on me for no reason. My call log shows 1 min 38 seconds the whole time he spent plus my drive time to and from an empty space where no one from their company was there at 3:30. I would find someone else. If this is how they treat you at the first contact with an atty, it's not helpful at all. read more

My mom is having some eviction problems with her landlord and found this activist place in LA that helps connect you with lawyers. This is where we met Elena Popp tonight and just left at 930pm. we have personally not been to the EDN office, but Elena came to this activist office at 7pm, with 18 people waiting to see her. I thought there was going to be more lawyers but she was the only one. Granted, because she was the only one, i was seen at 845 and had been there since 630, but it was worth the wait. Elena took her time with us and everyone else. She didn't rush us or cut us off, and was very polite, precise, Sweet, and encouraging. She really took her time to hear our story out and gave us good advice. My mom has been stressing out with this situation and was breaking down in front of Elena and Elena encouraged my mom and sympathized with her and repeated certain information over and over until my mom understood completely. She really handled my mother well. I am very impressed with Elena. Thank you so much for all that you do and helping people out like this. When we left, it was 930pm and she had two more people after us left to see and Elena was still kind and patient and helpful. The fact that she does these consultations for free, I am in awe and grateful. She really helps the community out and works late and most importantly, shows that she cares. Because my mother and I do not live too close to LA, she referred us to another lawyer near our area. I really like that she did that because it shows that she is not in it to create profit but to help. She completely looked over all our documents, was honest with us and others and guided us in a good direction. My mother and I left feeling much more relieved than what we have been feeling these past few weeks. Non-profit organizations are not easy to manage and it takes a lot of time and energy and I really appreciate Elena and her crew for helping out the community like this and giving us tenants hope and motivation and most importantly, resources that we may not be able to afford somewhere else. I sought help from them back in November 2017. The overall impression they gave me was very awful, unprofessional, unintelligence. First I do not mind their working environment even though it's in a very shabby location and building. The most important thing is they switched my attorney for 5 times back and forth, the jury trial attorney was a totally new attorney, he was discovering the case during the trial, but the time has already been late. l understand EDN supports most of the democrats policies, more rental control, but surprisingly they do not believe in discrimination and retaliation. They think it's extremely hard to prove the civil code 1942.5. Eventually they turned in nothing for my case. Without evidence, how can you ask a juror believe in you? They failed to discover the case, failed to exhibit the evidence, failed to communicate with me with timely manner. I'm an innocent immigrant who came to this country in seeking of joy with liberty, but I was described as a criminal, psycho. I just can't trust these malpractice attorneys. Moreover, they really got some bad attitudes. They put me on the phone waiting for 40 mins more. I was on time with my appointments, but generally they will ask me to wait for additional 2 hours in the lobby. First they told me it was a strong case, after they learned the opponent attorney, I assume they were afraid of him so they told me it was a weak case and asked me to voluntarily quit after I have already paid them attorney fee. In general, after you are served with the 3 day notice to quit or pay rent, you have time to pay rent. After you are served with UD complaint, you have 5 days to file the answer and you must file it for whatever the reason. Then you have 2-3 months time to move out before the trial. You have time to relocate before the trial. But if you really want to fight, please spend more money hiring a private attorney other than these hypocrites. What they say and what they do are different. Do not let these people mange your life. Losing a case to them means nothing, they have no sympathy of your life. Most of their client are latinos, but if you are other race, I would also suggest to move on. That's how I felt during the time working with them. If you are facing an eviction this is the place you want to go. I was overwhelmed, didn't know what to do and scared. Being under rent control I first went to the Rent Stabilization Housing in Van Nuys and they recommended EDN. I can't say enough positive things about the care and commitment I received from the receptionist to the paralegal to the lawyers who handled my case. They do use a sliding scale as they are a non profit. You should really file the answer to the court yourself as the court has a self help and they will walk you through it and get your paperwork in order. If EDN files it for you you will be charged $125. The court will charge you also but you can get a fee waiver if you qualify. Here is the process: - Take your answer to EDN along with all your paperwork. I was there 20 minutes before they opened, on a Tuesday, and was the first one to be seen by a paralegal who thoroughly went over all my paperwork and answered my questions. I was there a total of about 2 hours. - You then wait for a court date, once you get it you call EDN to schedule an appointment with the lawyer. He/she will go over everything and prepare you. I was very nervous and scared but Mr. Oppenheim called me the night before my court date to see if I had any questions and tried to put me at ease. Eviction defense is all they do and they are good. The process is overwhelming but they know what they are doing. I actually had two lawyers because my case was continued, Lucas Oppenheim and Alisa Randall...both were so caring, patient and totally on top of it. Similar to the previous review, I was also scammed by the EDN, which had us pay $175 to have us sit with "legal advisers" who did nothing more than tell us they would contact the bank, to see if they could negotiate a favorable outcome, as the bank was claiming we had not paid rent on the foreclosed house we were renting, when in fact we had. After numerous follow ups, and the date for filing a response closing in, I called to only be told that our "case worker" (not lawyer, or paralegal, or even legal counsel, mind you) had gone on vacation the day after we went there, and would not return until after the date for filing a response had come and gone. We were forced to then go to a real paralegal, who informed us that EDN had completely misfiled our paperwork, which would have led to an immediate ruling against us, for fraudulent claims. If I could give 0 stars, I would. Avoid this scam company AT ALL COSTS.! read more

They quoted $2500 to file 2 pieces of paperwork to set aside judgement. Ridiculous amount of money asked for not even a law suit case. From the paralegal to the consult to the owner, it's disturbing to witness their meanness against my original high hopes. In the beginning when I started working with this company if felt right because they seem to be champions of those who are being unfairly treated by their landlords. However as time progressed I started to understand that this is a quick in and out type of service with no real attention to detail when it comes to a case that they can't close out extremely fast. I had a temporary restraining order placed on me by Landlord who was trying to do a illegal self-help evection this firm place the most inexperienced junior associate on my case that they can fine. My first court date the attorney was late and unprepared my second court date the attorney was late and unprepared the woman who runs the place has very strong political views and if you don't fit within that concept she will degrade you with very sly comments. This all being said remember I am a paying customer this is not being done pro bono in the end my case was one based on a overwhelming ponderings of email correspondence that I was able to save from my ex employer/landlord. I was send repeat text messages and leave messages at their office to no avail, I was forced to pay a 400 Dollar Court fee because of the sloppy legal work done by this office to where there was supposed to be in motion filed that would've bypass the fee however the attorney never filed it. I had to take a shot gun bench trial because this office also didn't file the motion which would've given me my constitutional right to a jury trial. After the case was one based on me having all the back emails between me and the boss this firm commence to act like I was supposed to be happy that we won the case but on a default not because of their skilled legal work. Even when it came to the lawyer filing the last bit of paperwork that was an issue to where the court had to send them a letter specifying that is their jobs to file this paperwork. I am a black man who did property management I was being screwed by his landlord/employer I feel that since I wasn't a family of four these people cared nothing about my situation even though the landlord had me staying at a hotel because of his illegal actions. I'm going to enclose a text message between me and head person of the firm so you can see the type of correspondence I was receiving after paying all my money. In the end I asked them if they can give me time to pay them the balance that I/O them which was $400 since I had to pay an additional $400 because they didn't file a motion that was needed to waive the fee so here's excerpts of my correspondence with the lady who runs the place. So if you see in this text message I'm being threatened with collections when all I'm doing is trying to explain how I felt about this sloppy legal work which put me in this position to pay extra money. If you're a family of 4/5 and happen to be Latino I believe this firm will be perfect for you if you are anything else you come in there looking clean they're going to treat you like shit because you don't fit the mold of what they're used to dealing with. read more

this organization is HORRIBLE!! Hired them to represent me and I ended up representing them! They had no clue what was going when we went to court. Each day was a different attorney completely unfamiliar with my case. I had to remind them of court dates, deadlines and details of my case. They did not file the proper documentation. I also requested a trial with a jury, they submitted docs for a trial without a jury. They did absolutely no discovery. They had no witness list. They did not file the proper motion. They failed to submit my appeal. They failed to provide me updates or communicate the status of my case. Needless to say, I koat my case, lost my property and lost a lot of money because of their incompetence. I asked for copies of my file and waited over a month to get a call to tell me my file was ready for pick up..i never received the call. I had to personally show up to their dirty, scrungy office to request my file. waited an hour and got two stacks of paper in a paperclip completely disorganized with documents upside down and right side up. I will be filing a formal complaint with the ABA and a civil lawsuit against this firm for malpractice. DO NOT go to these people. They are worthless. They take peoples money and then bargain with opposibg counsel to end the xase quickly... and end up short changing their own clients. i was a witness to their way of operating in court for three months, and can tell you they are horrible. After filling the following monday at the courthouse I went to her humble offices on Wilshire blvd. - spent $20 on parking so, I don't have to park in a bad neighborhood and waited an other 4 hours to see her for less then 10mins - then they charged my card $750. for services and said once I get my court date in the mail...she will have an attorney 'Hunter' show up on the same day (by the way I found out Hunter is not even a real attorney working for her) - The next day I called to cancel and also sent an email - then followed up with a fax but, never got an answer. I sent an other fax and finally an 'assistant' called me and said they started working on the case and will charge me $170. and will write us a check of $580. to pick up the office and sign off on sub of attorney papers. When my husband showed up later that day - they had a $200. check for him and said they are now charging use for 2 hours of work and its a total of $550...her representative in the lobby asked for my husbands email and Elena Popp sent my husband an email explaining the charge while he was in her office lobby! She's sending an email while she's in her office - she didn't even come out to talk to him. A real thief that will maneuver what ever it takes to take your money. She's a thief and will lie in emails to cover herself. Run while you can - check out other organizations and free attorneys - you can go to the Rent Board for more information. I'm still waiting for my full refund and to hear back from Elena Popp - so, unless I get it I will move forward with a complaint to the State Bar Association - her practice is false under the name of an organization and also file a complaint with the police for 'theft' . read more

My experience has been with Claudia Medina only. I hired Claudia to defend me against a frivolous law suit levied at me by a developer to keep me quiet and shake me down. She was great and we have been in constant communication regarding a myriad of things. She even looked over my UD paperwork. In this world, I believe you get what you give! These lawyers went to school to earn a living. They are trying to help people and all I see are bad reviews. That's not fair! I did have to wait to be seen for a long time (thats why i gave a 4 not 5 star review)but I was getting FREE services! They are honest and sometimes the truth hurts. I wasn't forced to pay for my consultation but I did decide to retain Elena Popp,(she's super smart, and gets the job done). They are not there to be therapist, they just need the facts. I understand a home is an emotional issue, and ya know what so do they and if you get upset they get you Kleenex and if you need a hug you can get that too. I am so remorseful after trusting this unethical and careless firm to help me with my unlawful detainer. I had to go all the way downtown to their dirty office four times before being seen having been turned away three previous times. In their promotional literature leaflet they said that there was payment plans available, untrue and false. When I had my consultation with one of their paralegals I was told I had to pay the entire amount upfront or they wouldn't represent me and my case. My intuition at this point was telling me to run for my life but I didn't listen unfortunately and now I'm screwed. After I signed the papers and gave them my money they said the attorney would call me that evening as my court date was the following morning in Santa Monica. No call was ever made and I had never even met the attorney that was to represent me in court. Well as I sat in court yesterday morning after signing in I waited for my EDN attorney to show up. A woman called out my name and took me into a conference room without even introducing herself. I think her name was HyunJoo Lee but I'm not sure because she never told me. It went downhill from this point on. She was dismissive, arrogant, uncompassionate and when I told her what the paralegal had explained to me of what my options were she told me that it wasn't true, that no one would have ever told me such things. I panicked at this point as I knew I was in deep trouble and sure enough I ended up getting a bum deal. I would have had a much better outcome doing it alone. I'm devastated over the outcome. I was referred to EDN from Legal Aid. I went there directly after work as I received the Notice to Vacate that morning . I arrived nervous and anxious and a lady came out looked at my paperwork and she said they would take my case. I was told to come back at 1100am the next day. I waited over an hour for someone to see me. The person who did was NOT an attorney but someone trying to sell their services. I explained to him I had been scammed by SEVERAL assholes on Craigslist and he kept on rattling on. He explained how my case was urgent and that he would have to drop everything to take on my case and process paperwork. He also went on about how he was going to have to blow off his wife this weekend and just work on MY case. At the end of it he wanted 750.00 now or get out. I informed I did not have any at that time and that I could in a week. He put my papers in an envelope and said only ... good luck...my eyes started to well up and I was going to lose it but didnt. I will be living in my car for a bit but if all they wanted was MONEY they should have told me on the phone or the first day I went there. I drove from Long Beach for nothing. This company is a PROFIT OUTFIT and wont help you if you are in need. I will never be in this position again and I hope that they one day feel the hurt I did when being told GOOD LUCK ! read more

My experience with the Eviction Defense Network was very positive and helpful. I live in a duplex which was recently sold. One of the new owners wanted both units vacated before she and her partners purchased the property, when informed that she would have to pay us to moved she decided to let us stay. The tenant in the upper unit moved to N.Y. soon after the new owners took possession. That unit has sat empty for over seven months. One of the new owners who handles the property has been terrorizing me ever since, trying to force me out. She's even gone so far as to hold rent checks for months, saying she never received them. She served me with a three day notice even though I paid the rent. I have been having major anxiety attacks, lost twenty pounds and have had many sleepless nights over the abuse. I spoke with Elena and she put me at ease and said that she would take care of everything.
