Fix the damn steam room. It was one of the deciding factors in picking this complex and it's been inoperable for over 3 months(entire duration of our stay so far. . I've emailed numerous times, including once to the corporate office and even spoke to some up front in person. Makes zero sense why nobody has called the vendor or who ever the F runs it, to fix it. read more

They were nice during the tour/sign phase. After moving in and living here for four months I would not recommend it. The location is nice. Rent is ok but they sneak a bunch of extra mandatory fees in, like $35/month for trash pickup with no option to opt out. Recently was served with an eviction notice because management switched to a new rent payment service, which had an issue beyond my control, and my rent autopay that was set up over a month prior (which paid the previous month's rent) apparently did not pull my rent payment, but did somehow pull my utility payment. This apparently affected many residents, as an employee informed me. Yet I have to go through the stress of being served an eviction notice, paying what amounts to fraudulent fees on top of my rent, and additional fees to my bank for a cashiers check. all because the property management made a mistake. additionally, in my short time here, I've had maintenance enter my apartment without notice/approval or even being asked to do anything with my unit. Staff incorrectly entered my unit number for someone else's maintenance request, causing an employee to enter my unit while I was not dressed and not expecting anyone to be in my unit. Management did not care when I notified them of their mistake. They also do not give parking passes and assign a parking space, but still I get parking violation stickers. Management says "if you don't want your car ticketed/towed, you can request a parking pass." Huh?? Why would I need a parking pass for my assigned parking space? makes no sense. I've even had my tires marked. Over zealous security. meanwhile, the vehicle entry gates are often broken and left wide open, so it's not entirely a gated community. I could go on. Looking to move from California to Las Vegas and I looked at several places I decided to stop into one of the last places, and it happened to be evolve. A really nice young lady name Marisol greeted me and began asking me what I was looking for. After a few moments, she took me on a tour of the clubhouse and apartment home. That was absolutely beautiful with everything I was looking for. on the tour Marisol was very informative and was able to answer all of my questions and provide me with all the information I needed She was pleasant understanding, and I felt like she really cared about what I needed, and when I needed it to move to a new community let alone a new state . She went above and beyond in helping me and I am really surprised she is not a manager, I hope someone with authority and her company knows the value that they have with Marisol. DO NOT LIVE HERE!!! They charge all sorts of fees for amenities. for example trash fee for people to pick up your trash except they rarely do it. Theres also an office fee for the workers in the office except their phone line is turned off half the time so they don't have to answer residential complaints. You cant even opt out of these fees either, like why am I paying $30 a month for someone to NOT pick up my trash??I'd rather walk it 10ft to the trash can. Also have not been able to cook in my own apartment for over two weeks. The sinks constantly breaks whenever you use the dishwasher. I was told by maintenance NOT to use the dishwasher. I only used it because there was a smell coming from it, so I was trying to clean it out and my sink broke. For two weeks the office has told me that they'll have maintenance come out any day to fix it. For two weeks there has been stagnant water in my sink that absolutely reeks. I feel disgusting living in the apartment and seeing the state of my kitchen is absolutely depressing considering the amount I pay every month. If you are late on your rent, due to any circumstances, they double your late fee. BUT when they give you the bill, the extra "processing fee" is not listed. So they will post a notice on your door stating that 1774.00 is due, but they demand another $90 (or so) that is NOT STATED ON THE BILL. Ricky is the RUDEST MANAGER IVE EVER EXPERIENCED. When I called him asking about this "additional fee" he LAUGHED AT ME and said that he "legally does not have to state this extra fee on the bill" The bill that is POSTED on our door. And he said that he "doesn't have time to tell people about this extra fee?" So...you have time to print out the papers and post them on our door but you 'don't have the time' or even human decency to put the correct amount of money owed????? CROOKS!!!!!!!!! read more

Dishonest Management- you will pay for everything this place offers yet they will never fix anything. It's almost criminal...... Sold us on Smart Rent - told us we would have it first day and here we are 3 months after the lease is signed with NO smartRent. Every time I ask they tell me next month. Had to scrap black gunk off of our toddler from how dirty it was on move in day. This was after they delayed our move in so they can "clean...". Multiple residents here have said the same thing as well. Broken Microwave for months, Pool has been broken for 7 months yet when new applicants come in for a tour, they are told there is a heated pool... Front desk people say "Pool can't be fixed because it was windy yesterday?" The prices are that of a luxury apartment complex yet they do not service you like a luxury apartment community would. They never answer the front desk phone and take 2+ months to fix anything wrong with your apartment something is wrong with your shower ? 2 months, your washer ? 2 more months your ac ? You guessed right 2 months not only do you have to speak to 3rd party answering service for maintenance and leasing but your request is submitted through the app that hardly ever works to begin with so much for a "SMART" home nothing is luxurious or smart about this apartment complex. read more

She answered all my questions and made sure I was well aware of every amenity. Lived here for almost 15 months and each time we had a work order maintenance took a while to resolve the issues. I continuously had to follow up to get some sort of resolution. Your "smart hub" will never work and if it does by some miracle it's because you have to troubleshoot it yourself before anyone comes out. The pool is constantly closed so is the steam room and sauna. They changed the pool hours from 24/7 to closing at 12pm due to complaints regarding sound. However, they allow someone to continuously be at the pool intoxicated and staff will not notice or care to say anything. Other residents have called police but they won't do anything either. I have brought noise complaints to management attention multiple times but they do not do anything about it and claim "no one else in the building has complained." Our walls will literally shake from how loud the music/sound sounds are and management doesn't care. Apartment living does not meet you have to listen to someone's music fully blast daily. I have videos of all of this but they do not care. Due to the fact management won't do anything we are having to break our lease and pay moving costs plus early termination fees because of management failure to do anything. I have referred people here in the past and they have actually moved in but after this experience never again! They have high vacancy because of the fact that the community is constantly dirty, maintenance AND management are terrible. You have a gate remote but doesn't matter for side gate as it never closes and anyone can enter the community. This property used to be well maintained when my family and I first moved in 2020. Once the change in management the property has gone down drastically. The theft rate is ridiculously high and instead of correcting this issue with proper security measures, we are given keyless entry and digital thermostats. The property is no longer kept up and for the cost of rent I would not recommend Evolve. read more

By accident the complex charged me a late rent fee. I guess my payment didn't process properly - after one phone call the late fee was removed next day, very prompt and polite customer service. Any time I have had to call maintenance, they are over very promptly. The complex is very clean and modern, and has a great pool and gym. I also enjoy using the walking path on weekend. The rent is comparable/cheaper than some of its competitors. A very positive experience over the past 6 months. read more

There are hidden fees, so the amount that they are actually charging per month is astronomical for a one bedroom. Additionally, they constantly send notices when they've already received payment because they are so ill prepared with their own documentation. The walls are extremely thin, the flooring is coming up, and when we moved in the carpet was filthy. This place is absolutely disgusting, and how they do business And is not worth the money whatsoever. I would not recommend this apartment to my worst enemy. Additionally, they will add on fees after the false pretense that they are going into your apartment with intention of fixing something else. Not only that you will not receive actual house keys to these apartments. This leads us to believe that there is a full sense of security, and that the apartment staff are easily accessible to your apartment at all times. For the amount of money being charged, the poor quality of housing quality, the malicious fees, no house, key, lack of security, and unequipped administration. This place is an absolute nightmare. Horrible experience one after another. I highly suggest don't waste your money on these apartments. I have lived her for over a year. They charged me extra in one month for no reason and told us it was for something we had already paid off. Then after over a year I had a shade in front of my apartment to help with the heat and they were fully aware of me having this shade the whole time and just last week i get a notice that's I'm violating a lease agreement and I would be charged $25 if not complying. Then I have a gate for my dog and now that's an issue they have been fully aware of my gate and had them come countless times and was never a problem. Most tenants here have gates and shades for the same reason. Also doesn't say in my lease that I can't have either one as well. The manager always has an attitude when communicating to him about our frustrations and shows he doesn't care. We have never missed on our rent through out the whole time living here as well as having to deal with all the amenities being closed till now. The complex always have dog poop everywhere and people cars gets broken into on a regular and possessions stolen from there patios. Suppose to have security. Don't waste your time! read more

Las Vegas is the 9th Island! They are very accommodating here. Very affordable for what you get. In Hawaii I would have paid triple! I feel like I live at a resort. I am a transplant from Hawaii and they are very welcoming. I enjoy all the amenities here, clean facility, pool and jacuzzi. There is a pool table and two places to work out. You have access to towels and water. Small coffee bar is nice too. The staff here are attentive to your needs. If you need anything all you have to do is ask. I am enjoying my stay here and highly recommend this place. So close to everything! New Costco just a minute or two down Saint Rose Parkway, you have Remedy's Tavern, Pizza delivery, Del Taco, Shell Station with car detailing, Duschons hair salon, Smith's grocery store. I love everything about this place. The workers, the atmosphere, and the club house which is UNREAL! And let's talk about Michelle. She is the leasing agent, but always goes above and beyond. She is very professional and handles business. I am now moving to my new house but I will miss my community here very much. I feel so welcomed, and the environment is perfection. DO NOT MOVE HERE. I moved from California to Nevada and wasn't able to tour before signing the lease and it was the worst mistake ever. They literally gave me an apartment that was extremely dirty it looks like they didn't even clean after the last tenant. The floor is so dirty if I walk barefoot for 2 min my feet are black. There's scratches and stains all over the counters cabinets and drawers. The walls are all scratched and not painted. It smells in the apartment. Holes on the wall. The fridge is all broken. There's no screens on any of the windows & here comes the best part THERES NO HOT WATER IN THE APARTMENT. I been here for 2 days Conner keeps saying he is sending maintenance and maintenance never comes. I literally haven't been able to bathe my son in 2 days and I am beyond livid. This is unexceptionable after paying almost 4k to move in. I will be seeking legal help because this is not what I signed up for. Mind you THIS IS HOW THE APARTMENT LOOKED WHEN THEY DID THE WALK THROUGH. When I brought this to their attention they literally didn't care and gave me no solution. If I could do zero stars I most definitely would.. I am moving all the way from Houston I received a move in letter and also a lease agreement with a balance I owed from Evolve but no call regarding a move in. Prior to moving in I called and spoke to Donnisha/Donn multiple times because I did not want to move across the state with out a call, who told me I was approved and I would get an approval call within 24 hours, 2 weeks passed and still excuses on excuses . A week before I moved in I receive a call saying I was denied after I have cut off all power where I live, and have bought movers paying a deposit etc. I received documents saying I signed a lease when I had noted it was not my signiture nor my move in date and was told this was "automatic and generated" I believe I was racially profiled and I would not move here at all! read more

DO NOT MOVE HERE! They filed a motion to have us evicted after two noise complaints. The alleged noise is from a two year old. They gave a three day notice to move out. When confronting the staff they said I can't talk to the manager or get copies of the evidence. She then proceeded to call me a nuisance, which is insulting. On top of that they want us to still pay the break lease fee. The pool area was closed for a week when we moved in due to feces. The grills are constantly broken. Coffee machine is broken regularly. The sauna smells like its never been cleaned. The community furniture is cheap and cushions are ripped up. And to the lady who called me and my girlfriend ghetto drug addicts. That is incredibly rude and judgmental. You do not know me, I do not do drugs, I work out regularly and go hiking. I also have a proffesional career as a software engineer, with a college education. Honest review.. We've been renting for 3 years now and have had pretty poor experiences. When arriving to the property DAY 1- I had to clean an impressive amount of dog feces out of the backyard. The inside of the house had spider webs all over the roof and corners of the walls. Not to mention a dump trailer load of garbage left behind by the old tenants (old swamp cooler filled with black widows, old doors left on the side yard, cardboard boxes, ect...) We put in a notice that our OLD (like old old) electric stove only had 1 working burner and that one of the burners was actually shorting out and arching. Not safe. They took I think 6 months to have someone replace it. Anyway it just feels like they are quick to take your money and VERY slow with responding to your needs. read more

Evolve is an apartment housing located in Henderson. It is a very nice, upscale living environment that comes with a lot of immunities. A large swimming pool, jacuzzi, large fitness gym, all major appliances and a large wall mount HDTV in the living room. My son's place is a two bedroom, two full bath with covered carport. Some units have a full enclosed garage. It's a gated community too. This seems to be the millennia way of living, which is very modern in the mainland. read more

I was so excited to move in here because it was a brand new complex with a very nice leasing office. I've been living here 4 months and have had nothing but problems. Our dishwasher has broken 3 times. 2 of our service requests to fix it were completely ignored and never fulfilled thank god we are friends with a plumber My roommates toilet over flooded ALL over her bathroom floor onto the carpet We put in a service request to have our water filter in our fridge changed when we first moved in and it took them two weeks to come I had a package lost (still haven't found it) and most of the front office was completely unhelpful and didn't care, which is how they always are They never answer the phones Our air is broken now after they came into "fix" the thermostats and left a hole in our wall and patched it up awfully My bathtub is leaking and molding the wood around it There is a gap between our front door and the floor where numerous bugs come in. And then she would bang on the ceiling, bang on our door, yell at us when we were getting into our car. And when we would complain they would do nothing but then they gave us a three day eviction notice out of nowhere after just TWO OFFICIAL NOISE COMPLAINTS. They stonewalled us, refused to talk with us and said it wasn't just our kids we were a nuisance to our neighbor. Paying rent on time and being a family is now motivation to evict people! And a person on a witch hunt who decides to move into a bottom floor apartment can literally kick people out if they complain enough. We are suing and filling a complaint with BBB. THEFTS, BROKEN EQUIPMENT IN ALL THE EMENITIES, FILTHY GYM AND THE LIST GOES ON AND ON! I don't have one good thing to say about this place! I just moved out after living there for 1 year. I moved from out of state so I did not see property before moving in but it looks "oh so pretty" online. My mistake for not doing my research! When I moved in the place was dirty and I had to clean it but did not make a big deal out of it. When I moved out, I cleaned the place but missed a few minor things and they charged me $100 cleaning fee for something that would take about 10 minutes to do. They charge you a $28 concierge fee that they do nothing for. They charge you for trash pick-up when my apartment is a short walk to the dumpster. You should have an option to to opt out of trash pick up. They charge for pest control $5 a month but do nothing for that. Bottom line is they charge for everything but give you nothing in return! On top of my $2000/month rent! When I moved in I had a dead tree in my patio and called the office several times to get it removed but I ended up having to ask the lawn maintenance guys to remove it! I had to pay to make the patio look decent and there was dog crap all in the dirt on the patio that I had to clean! When I needed a lightbulb replaced in the bathroom, they didn't have regular lightbulbs and replaced it with christmas tree bulbs stating that they didn't have money in the budget to buy light bulbs. Great place to live. Nice amenities, plenty of parking, new apartments, and quiet. Two huge problems: 1.) Why are the hard floors black? That's a serious design flaw, you can see EVERYTHING. Every footprint, every crumb, every spec of dust... if you have a dog forget about EVER having nice looking floors. Black is definitely the worst color you can make a floor, would have preferred regular wood look or the same tiles that are in the bathrooms. 2.) There's dog poop everywhere. On the side walk, every square foot of grass, in the rocks and the dog park. Why have a dog park and not put a doggie bag station and a trash can? It's common sense. The least you can do is put some doggie bag stations around the complex or hire a clean up crew to pick up all the dog poo weekly. Other than that it's an nice place to live. Besides the dog shit, it's a clean community with clean amenities. There's alot of families and it feels safe. Pest control comes every Thursday so if you have a bug problem they can take care of it for you. I had a cricket problem when I moved in and they took care of it right away. Front desk people are all helpful and kind for the most part. Would recommend to anyone. read more
