Unlike many contractors who require you to do everything through them, Oscar is very open to working in collaboration with homeowners to help them cut costs. We used Oscar's team to help us remodel our entire downstairs into an open floor plan and when a separate non-affiliated HVAC company did such shoddy work that our ceiling collapsed, we hired Oscar to fix it. He and his team reinstalled the entire HVAC system in about 3 days for less than it cost the bad company to do it the first time and now everything is up to code and working perfectly. Oscar was the best. He was very helpful in helping me with the design of the kitchen, and making sure that I was happy each step of the way. The entire crew maintained health and safety practices during the project, cleaned up after each day, answered any questions that I had. Oscar gave me a timeline of 2 weeks - complete new cabinetry, moving water and gas lines, installing new lighting and re-piped the plumbing for the house. I thought no way! I have been thru a kitchen remodel before and there were many delays. But he kept to his word. We completed the project with the exception of a few finishing details (because I hadn't picked them out yet!) in about 2.5 weeks - we lost 2 days because I changed my mind on a few cabinets. We used Excel Maintenance to remodel our kitchen with quartz countertops and all new cabinets almost two years ago. We also expanded our kitchen island. We kept our existing floors and appliances. They did the entire remodel in two months and were very clean in the process. We love our kitchen and so far no chips in the paint of the cabinets. Quartz has held up great too! The crews are very specialized and do their trade pretty quickly. EMS also converted an undermount sink in our rental to an overmount sink and that came out great. Very reasonable in price too. I am an investor from Northern California who recently had a project in Rancho Palos Verdes. Being physically far away from the project meant it was crucial that I find a contractor who would be honest, timely and reliable. I met with Oscar and he didn't let me down! Quickly after our initial meeting and walk through of the property, Oscar gave me a great bid and went right to work. He even pulled all of the necessary permits for us (something we typically do ourselves when working locally), which was a tremendous help! We put a lot of trust in him, and he surpassed our expectations. Throughout the rehab process, Oscar remained realistic and optimistic. We work with a lot of contractors and working with one that will be up front AND positive is uncommon. His can-do attitude was refreshing and helped push the project along, keeping us on schedule until the very end. He sent us regular progress reports, allowing us to stay up-to-date on what was happening at the home. Construction is not quiet, so working in a condominium can be just as much a "social job" as a physical one. Oscar did a fantastic job communicating with the neighbors and answering their questions, keeping everyone happy and the project running smoothly. During the final walk-through we were more than pleased with his finish work. Everything from the texture (on the walls) to the electrical and plumbing, and even cabinet install was exceptional. Finding a contractor that can install tile skillfully can be difficult but, once again, Oscar did a fantastic job and we were/are more than happy. I've known Oscar for a year now - it was around this time last year when I first posted a remodel job for my 45 year old childhood home. It was a sensitive task for my entire family - my mom had recently died leaving my 80+ year old dad alone in our family home that had not really been upgraded on the inside in 45 years. We had decided that me and my own family would move there to be with my father, but the home needed significant upgrades before that could happen (primarily full kitchen and 3 bathroom remodeled). Not knowing where to begin, I posted the job on Angie's List. Oscar reached out. We met with him. We met with 3 other contractors. My biggest concern was that I did not yet live with my dad, therefore I wanted someone whom I felt I could trust being here at the home and working alongside my dad. My first impression was that Oscar was so warm, friendly, and fun to be around; he immediately put me at ease. He treated my dad like he was his own father. He was SO patient with us and empathetic to our situation that some changes were hard for us, and he facilitated communication that was necessary in dealing with my dad's wants, needs and ideas versus my own wants, needs and budgetary concerns. He also had to deal with my husband and my brother who both work in the industry and who can be extremely opinionated and annoying. Nothing really ruffled his feathers, which in turn, kept me calm. If an issue arose, before he spoke with me he already had an idea how to resolve the issue and he could always speak to me calmly about it. Since I could not be around on a daily basis, he was good at communicating with me and making sure I knew what was going on and getting my input on any decisions that needed to be made. Every worker that Oscar brought to our home was not only very skilled at their particular trade, but was also extremely courteous, professional and respectful toward my father. We met so many talented, friendly, professional, punctual and hard working tradesmen through our project with Oscar. They were prompt, cleaned up after themselves and they got the job done (and done well). Even when we entered quarantine with Covid - a situation that brought me great worry with what my elderly father could be exposed to - Oscar and his worker who had been working on both upstairs' bathrooms at the time - took pains to make sure we were comfortable with continued work, the worker was always masked, made sure to have his hand sanitizer on him, and completed the job as quickly and efficiently and beautifully as possible. The scope of work expanded over time - in total, Oscar's team completed a full kitchen remodel that included the tear down of the old materials, installation of new cabinetry, countertops, relocating appliances, electrical and plumbing work, as well as the partial removal of a wall/entryway into the kitchen. His team completed a stunning remodel of the powder room including a tile chair rail and tiled accent wall and flooring, along with updated plumbing. Two bathrooms upstairs were also remodeled, one of which included a wall removal, shower tile, floor tile, updated plumbing, lighting, cabinetry and countertops throughout; and in the other bathroom, the installation of a new bathtub, plumbing, shower tile, tile flooring and cabinetry and countertops. Other random tasks completed by Oscar and his team included updated electrical, installation of ceiling fans, paint, moulding work, drywall, water heater replacement, addition of heater vents, good grief - you name it, and we had it done here in some capacity! My own family has now finally moved here. There is something special about having my old childhood home brought back to life which would not have been possible without Oscar and the work of his team. I think my mom would have been really happy with Oscar's work on her beloved home. I know we are. We have enjoyed working with Oscar and his team and we look forward to working with him again. I worked with Oscar and Excel on a kitchen project. We started out with a limited project of repairs for a mold problem. In the process of demolition, they discovered there was still a leak and that came under the realm of my Homeowners Association. Now we had a huge project as the cabinets were destroyed as the HOA was fixing the leak and doing mold remediation. We now had a complete kitchen replacement which included the cabinets, floor and backsplash. (I had already order my countertop from another company). What I appreciated the most about working with Oscar is that he listened to what I wanted and gave me suggestions on where to look to get ideas to tie my concept together. He worked around all the obstacles which came up - most notably all the delays while the HOA took care of their part and working with the fact that the granite was already cut and we had to come as close as we could to the old cabinet configuration. All of the workmen that came were professional and did a great job. They cleaned up their mess when they were done. At the end of the project, all the little details were taken care of. We have used Excel for three projects in our home and have been extremely happy with the responsive nature and reasonable prices. We remodeled a large bonus room (major tear-put, new flooring), re did our children's bathroom, and did a major remodel of our master bathroom. I really appreciate that Oscar has a good sense of how to fit your end goals into the budget you are working with. For example, he steered us towards more reasonably priced materials and concepts in working on our children's bathroom, because that's what we wanted. But when it came to our master bathroom, we were willing to spend more money and he was able to guide us toward more fine materials. Through every step of each project, I felt that he brought in extremely well qualified workers, there were never any long gaps of time where no work was being done, and therefore our projects were completed on time and within the budget that we had set. I also very much appreciated that he was willing to pause work when we decided to detour, such as when we decided to replace the pipes throughout our home after he had already begun our bathroom remodel. And finally, we did not use a designer for our bonus room or children's bathroom, so Oscar helped us pick out appropriate materials and really did all the leg work on that end. But for our master bathroom, we hired a designer, and Oscar worked extremely well with her so that there were no misunderstandings. I really could not have asked for better communication... something that I hear friends complain about endlessly when working with a general contractor! If I texted or called Oscar, he either picked up the phone right away or responded shortly. Drywall work was very shoddy. Supposed to be ready for paint. It was not. 2 very large areas of drywall mud look more like stucco and if you place a level against that area, it rocks back and forth about 1' each way.. Cancelled 2-3 outlets per my request, but left me without a GFI in the kitchen. 220 for wall oven was wired incorrectly. Promised to match another contractor's price and even throw in some additional work. I sent the other contractor's estimate so they could match it, but they kept omitting items. Finally, it looked OK and I signed it, but I didn't notice that the pendant light outlets were missing. Oscar, the Manager refused to work this out with me on a bill that was over $5,000.00.. Oscar, the Manager also agreed to make a correction on the bill of $50 for linoleum removal which was never done, but keeps arguing about it and won't respond to email. Very dissatisfied with the work, the non-negotiable attitude, the $50 bucks and I have to pay someone else to fix these problems because I don't trust them anymore. I'll give them one star for showing up on time. read more

I worked with Oscar at Excel Maintenance for extensive work on my rental property in Yorba Linda. One bathroom remodel/overhaul, major surgery on a second bathroom (conversion from a half bath to full bath, which included knocking out walls and stuccoing over an exterior door), and re-roofing the house. All were done on time and on budget. Workmanship was good, Oscar was easy to work with, and even helped out a lot with suggestions for tile selection. I can't speak to the durability of the work yet, as it was just completed recently, but it appears to be good and I have no reason to believe it won't hold up over time.
