I already know…read morethat the company will respond to this review and blame the owners and claim that they are just a third party who acts on behalf of the owners. Please be aware that this property management company has repeatedly asked me to shoulder expenses that should be shouldered by the owners. They are shameless. Please be wiser than me. I simply do not have enough energy to go over every issue that has occurred since the day i moved in so let's just talk about the most recent one and I'll try to create a more expansive update in the future with a timeline and list of issues. If you are thinking about renting a property managed by this company feel free to message me. Please avoid the stress. Living here has completely worn me down mentally. This is what Bruce Jay thinks is an acceptable repair for a leaking roof. A tarp. I have been having issues with this roof leaking for at least 4 months (in addition to a myriad of other issues ranging from nonsensical to utterly bizarre which are all out of my control and Bruce Jay tries to get me to pay for even though I am a renting tenant and not the property owner). Last night this tarp "solution" caused major damage when it became partially disconnected and smashed everything it could reach. Bruce Jay's solution was to place the tarp back on the roof and to tell me all of the damage caused by this tarp was an act of god. It was not. Had the tarp not been there my things would have been fine. Please see my text exchange with Jonathan Jay below. It was indeed windy last night but it has been windy many times this year and none of those windy nights caused any damage to my property until the tarp was introduced. If you are a potential tenant reading the reviews left here please make sure you understand which reviews you are reading have been left by tenants and which reviews have been left by landlords/home owners who work with this management company. Living in this property and dealing with this company has been extraordinarily stressful for me. The issues have been nonstop since the first day I arrived in April and some are still not resolved since April. Prior to moving here I lived in my previous place for over 15 years without any problems. I am a good tenant who came with a glowing recommendation from my previous landlord. This situation has been really upsetting and my ability to enjoy my home has been constantly interrupted.

We met Charlie when, while living in our lovely home in Hollywood, perfectly happy there, we stumbled upon our dream house in Mt. Washington (so to be clear, NOT even looking to move) and a friend recommended we give him a call to help us navigate the process.. Just a few hours later, Charlie was making phone calls and opening (sometimes very literally) doors for us left and right, despite our ambivalence about moving at all. He made sure we got every chance to consider all options, whether those options benefitted him directly or not, at every stage of the game. Specifically, I feel like he really fought for us to be taken seriously as buyers, helped us formulate an effective strategy, and made himself available to walk through the process and answer any questions that came up for us, anytime day or night. When we won the house we couldn't believe it (there were 27 other bids within 3 days!) and we know that having Charlie on our team made all the difference. Additionally, he successfully sold our old house within just a few weeks of listing it. He went completely above and beyond making sure absolutely everything in the home was at its best, positioned to WOW prospective buyers. His wisdom and advice during that process were invaluable. He absolutely never turned town an anyone at all who was interested in seeing the house, talking about the house, etc. - if that meant opening the house just for 1 person early in the morning or late at night, no problem. If it meant having an umpteenth conversation with an interested family, he'd do it. If it meant finding and meeting stagers to make sure every detail was perfect, he'd be there. Again, he made himself available to anyone and anything that might help lead to the house selling. Last but not least, Charlie is a joy to know. In addition to the incredibly wisdom he has about this stuff, he's just a genuinely kind person, totally trustworthy, a good guy through and through, who is respectful and honoring of everyone he meets. He's part yogi or guru, part real estate savant. :) There is absolutely no way we would be where we are today - settled and happy in our dream house, without any financial burden whatsoever from the old house - without Charlie. Cannot recommend him highly enough!

    Ann Nguyen was so incompetent in conducting her escrow business for my purchase that I started to…read morewonder if she had something personal against me. Which was strange, because we never actually met. I first called her about an escrow form which asked me to provide a long history of my work and address history. When I asked her why this was necessary, she claimed that it was required by Homeland Security and that it was to prevent title fraud. She then tried to scare me by claiming title fraud happens "everyday". I ended up calling the federal government in Washington Dc. In fact, their check needs only a current address and name. So I emailed Ann Nguyen my current address at the time. For some reason Ms Nguyen decided that this would be the address that would listed on LA county documents. Which is pretty strange considering her service was assisting the purchase of a home that I was about to move into. She never bothered to contact me about which address to list with the County. When I later discovered her mistake and called her about it, she hung up on me. Ann Nguyen became very evasive and started making excuses for her mistakes like "I was sick." She never sent me a closing package, which is standard practice for an escrow company. But she said she would a couple of times. Luckily my realtor sent me a breakdown of the closing financial statement from Ann Nguyen's Excalibur Escrow company. Once I read through it carefully, I notice charges from her that did not apply to anything. They added up to more than $500. At this point, I decided to reach out to PLG Estates, which is the real estate company that she is partnered with. They were equally evasive and dismissive. Finally, more than two months after the close of escrow, Ann Nguyen send me another check for more the then $500 that she had over-charged me for. There was no apology included.

Not only did people not respond to our request to view apartments, but when appoints were set, the people showing the units would often not show up. That's when we stumbled across Zaya and a wonderful TWO BEDROOM she had listed. We were a bit at a loss to understand how this amazing two bedroom could be in our price range, and so close to both of our places of work. We thought for sure it was too good to be true. After beginning our initial communications with Zaya she promptly set an open house for us to see the unit. From there, everything was smooth sailing. Zaya walked us through the application process, helped us with all our materials, and passed everything off to the property owner. Once we were approved, Zaya was patient with all of our questions, and helped us get the keys a few days early before our move in. We were very stressed about the idea of moving, and with Zaya the experience was seriously pleasurable.

By the time we were notified of the first schedule change, we were already nearly at the property. Because we both were a considerable distance away from our next destination, we decided to wait in the area rather than drive back and forth. To then receive a message three minutes before the appointment informing us that the showing had been canceled was incredibly frustrating and disrespectful of our time. This is a property renting for approximately $5,000 per month, plus utilities. Prospective tenants at that price point are typically professionals with demanding careers and significant responsibilities of their own. When asking people to dedicate part of their day to view a property, there should be a greater level of consideration and communication than what we experienced.
