I am reporting a couple years subsequent to the harmful, painful injury to my left great toe that…read moreoccurred when an unsecured, wobbly bollard adjacent to Midtown North fell onto my foot. The board members at Midtown and their lawyer denied any responsibility, challenged me to produce evidence that the bollard fell onto my foot and broke two bones in my great toe. They ignored my request that they investigate the possibility that the injury was recorded on a camera on the exterior of the adjacent building, and they rejected my description of the bollard falling on my foot. They did not use the noun "liar" to describe me, but they used every possible means to suggest that I was a liar. They made no effort to suggest a way in which my toe had been injured because there was no believable, logical way that my toe would have been crushed as I walked my dog along the street where the old, unstable bollards lined the entrance to the mews. Nota Bene: Immediately after the bollard fell on my toe, the number of bollards was reduced by one. The Midtown authorities apparently removed a bollard, perhaps the bollard that crushed my toe. Soon after my injury and the denials of the Midtown management and its lawyer, the falling-over bollards were replaced with new bollards. Could that be a coincidence?! Or could it be obvious evidence that there was a need to replace the former, old, unsecured bollards to prevent subsequent injuries to pedestrians and pets who could be injured by the toppling of another bollard like the one that crushed my toe and broke two bones. Subsequent to the healing of the two bones in my great toe, another condition became a painful problem. The weight of the bollard crushed my toe nail deeper into my toe and caused the permanenneed to trim the nail, left and right, that became imbedded in my toe and causing pain until being cut. Ingrown nail? No. Imbedded nail. Clearly caused by the Midtown bollard that fell onto my left foot and crushed my left great toe, breaking two bones and pushing the nail into the body of my toe. The positive news is that moved away from The Cosmopolitan, The Midtown, and Reston as soon as I was able. I feared that living there was not judicious for anyone, particularly for old people. My experience caused me pain and suffering that could only be assuaged by escaping the location of its occurrence and the people who denied me of the help for the injury that they caused and emphatically denied. Ugghh.. The Negatives…read more We have had a hole in our wall for two months. There is a leak and engineering can't find it and they get busy and forget to deal with it. It is still there. They are in no hurry to fix it and so we have a bowl in the middle of the hallway collecting water. As far as cold showers - true - the East Tower has to have its water shut down at least once a month for a full day due to maintenance. This means in the summer - no air conditioning - a building with all windows and no air conditioning is intolerable. During these times it is necessary to fill a bath with water so you can flush the toilets. Construction has been ongoing and so the balconies were unusable for 8 months. The construction was incredibly loud and would go from morning to night - it was not possible to do a call while they removed the facade. It was not the fault of the construction crew but during construction there was very little privacy. Looking down at the pool during winter months you can see a fair amount of construction material and a Johnny on the spot... The management staff is obnoxious and unable to provide customer service. They are unable to deal with the upsets of tenants and prefer to cower in the offices and instruct front desk to tell them they are not available. I have sent plenty of emails complaining about the water leak and their response is they have not received anything. They chastise the tenants when they don't understand how to log in to their portal - there are a lot of older tenants in the building and the system is complex for them. The Positives The Front Desk staff tries very hard. There are some very nice people struggling to do a great job despite management. Kudos to them. There has been rapid turnover however they try their best. There are some fantastic people living in Midtown. There is a friendly community spirit among residents. Bottom line is this is not a luxury residence. It is close to great restaurants and goods and services and has a fantastic view. Anytime I am living in a place where I need to fill a bathtub with water to flush my toilets and have a bowl in the middle of the hallway for two months to collect what I hope is clean water does not say "luxury" to me.

The office has a genuine concern and care to make sure everyone is happy and they are always responsive to residents' messages. I don't think you will find any property management team that is attentive to the resident's experience regardless of the outcome. The aesthetics of the building are always maintained, the apartment units are spacious and very comfortable, and the residents here are generally very polite and friendly. The only negative experience I've encountered were noise disturbances. The building construction in terms of noise reduction is virtually absent which is no fault to Bozzuto since they inherited the building but what is truly most unfortunate is that you may encounter an extremely selfish resident living above you where they have absolutely no concern for stomping, dropping objects, slamming doors/cabinets and dragging furniture daily across the kitchen area floor even during Fairfax County quiet hours. Fortunately the noise from the Fitness Center to neighboring apartments did improve due to consistent efforts by the property management team's repeated communication efforts to residents to be mindful of slamming weights on the machines and floor. Unfortunately, their hands are tied when attempting to resolve noise disturbances generated from a resident's apartment, especially if they are living above you. Again, their well meaning efforts are limited if the resident(s) is too self absorbed and recklessly selfish to show any regard to and respect for other residents and how their indifference has a negative and unhealthy impact on other residents ability and right to live in an apartment where they are able to sleep and enjoy reasonable peacefulness. Nonetheless, I would definitely endorse living in this apartment community because of the exceptional quality level of customer service that the property management team consistently delivers to its residents, the friendliest of the residents, and the aesthetic appeal of the building and apartment units. If a normal noise level is key or most important to you, then this may not be the place for someone with this requirement.

Great place to live if you don't mind being surrounded by dog poop everywhere. People leave their…read moredog poop and management seems incapable and unwilling to enforce the rules or clean up the piles. Walking my dog has become a nightmare between trying to steer him away from the poop and trying to stop myself from puking at the beautiful scenery of old and fresh dog sh*^t. The previous management was responsive, professional, and genuinely attentive to residents' needs. Unfortunately, since the management change in 2022, the overall experience has declined significantly. Since the new management took over, I have experienced ongoing issues, including delayed responses, lack of follow-through, and an overall decline in service quality. Matters that should be simple often take days or even weeks to resolve, and communication is inconsistent at best. My most recent experience with parking highlights just how difficult and poorly managed things have become. I currently pay $75 per month for parking. My primary vehicle is in the shop, and I am temporarily using a rental vehicle as a replacement. Despite this being a straightforward situation, I was told I needed to either make repeated trips to the leasing office to obtain a temporary pass or pay again through their parking system. I made multiple attempts to follow their instructions and went to the leasing office twice between 5:05 PM and 5:18 PM during stated business hours. The office was closed, even though I had been told it would be open until 5:30 PM. This forced me to return again, wasting additional time and effort just to resolve something that should have been simple. There is also a clear pattern of unprofessional behavior in how the leasing office is operated. The office is frequently closed during stated business hours or closes early without notice, making it difficult for tenants to get assistance. On a separate occasion, after being told the office was closed due to "unforeseen circumstances," I returned the following day and observed staff inside the office casually socializing with outside guests who did not appear to be tenants. They were engaged in personal conversations during work hours rather than assisting residents. This kind of inconsistency and lack of professionalism makes it extremely frustrating to rely on the office for basic services. Tenants are expected to follow procedures, yet the office itself is not consistently available or operating in a way that supports residents. This is not an isolated issue. There is a broader pattern of poor management, lack of accountability, and disregard for tenants' time. It often feels like residents are being sent in circles rather than helped. Living here used to be a great experience, but under the current management, it has become unnecessarily stressful. There is a clear decline in service, organization, and professionalism. I would strongly advise potential residents to carefully consider this before moving in.

I rented the one bedroom apartment via email and pics received from Mr. Ed who works in the leasing office. He was very attentive, and answered ALL of my questions and concerns!! Well in June 2016 it was time to sign a new lease! I like the apartments, the staff (Ed and Donna have really great attitudes), maintenance crew (Lew) and the upkeep so well I decided to move into a two bedroom within the same complex. The moving process was smooth, electronic, the new place was clean and I left the old place clean as well. I must admit that I have never smelled any smoke, I do not know if my neighbors smoke, but I have never smelled any funny smells. I can tell you that the apartments are older, so you will hear people who are heavy walkers prance across the floor, and you will hear their dogs bark. One would get use to the sounds after staying in the apartments after while. There is always enough parking and the parking spaces are wide enough. In Atlanta the spaces were so close my car was continuously being banged upon. That is not a problem here, and the believe it the leasing office do not play with people who park and do not live here. Emails will go out! The location is perfect and convenient to work, shopping, dining, gas, banking and medical facilities. As far as the noise is concerned, once they go to bed, it is normally my bed time also so I do not have a problem going to sleep or staying asleep. Now I did not give it 5 stars simply because as I said the apartments are older and the appliances are up to date (stainless steel and etc.) they could use a little upgrading such as bathroom fixtures, tile and etc. That is only I am comparing St. Johns to the last apartments I stayed in Atlanta had hardwood floors in the kitchen and etc. But hey you can't have everything! So Thank you Donna, Ed and Lew for all of your great service and responding to my inquiries, and/or just saying Hello!

Oh boy is this going to be a long one. Where should I start. I moved here from Fairfax in October…read moreof 2024 to what appeared to be "luxurious" living in Adaire. The unit I was shown was great appearance wise and so did the amenities. Probably 2-3 weeks of living here is when the ENTIRE buildings cooling towers (this system handles the AC) went out. While it was technically fall, it was warmer than usual and so my upper 22 second floor apartment was reach temperatures of 90 degrees inside with my balcony door open and the singular window in the bedroom swung open as well. This was the case for over a month where the building management did authorize a singular month of rent credit to all tenants and some. I'm not sure if graystar has owned this property from the get go but right after this event is when we saw "new management" come in and take over. Multiple floors had HUGE 8x4 holes ripped in them as contractors worked to fix the cooling tower system. On multiple occasions did the elevators shutdown and people were forced to queue extremely long waits of some even half an hour. Summer 2025 - the building / halls were extremely warm with temperatures in the halls reaching 80 degrees probably as a penny pinching way to save money on cooling. There's three - level 2 chargers for an entire building and a lot of Teslas/EVs so expect to need to check in almost immediately once a spot opens up. Not to mention one is in poor condition with the electrical cable obviously damaged and frayed. The fitness center door was propped open leading to the balcony and swarmed with the lantern bugs we saw so many of this year. The upper floor amenities were decent at best with the biggest plus being secured access garage for parking (we'll revisit this in a bit :)) and fitness center and rooftop pool with grill area. On October 30 my sports car was stolen from the parking garage level P2. Not only was it stolen from the secured access parking garage but they had also GAINED entry into the building. I notified PD after I had come back from Halloween weekend that my car was stolen and had asked the concierge if I could have the security footage provided to me for insurance purposes. I was told that it would have to be ran by the manager for the building. Okay cool, Monday comes along and I received a single email indicating that they had called the officer that responded but would not release any footage unless a form was filed by the PD officially. You have got to me kidding me. I'm at the whims of an overworked police department to secure footage of my OWN car being stolen??? Ridiculous. Not only that but I'm pretty sure no one from corporate at Graystar has any clue that this happened. So I will be following up through legal means as necessary. Just so many lapses in security in this building and so many issues that come as a result of extremely poor management. I cannot believe that my car gets stolen literally days before my lease ended but I'm so glad that it has. This building honestly needs to be sold off to another property owner because graystar obviously does not care. I have two points of commendation and it's solely for the morning concierge team who are not only helpful and nice but also care for the people who reside in this building. The maintenance team that handles the in unit repairs and upkeep are also worthy of praise as they swiftly take care of repair orders. Office staff / leasing in my opinion needs some serious work in order to manage this property. I DO NOT RECOMMEND YOU LIVE HERE IF YOU OWN ANYTHING OF VALUE. Will never recommend this building to anyone even if my life depended on it. I'm sure I missed something else but I'm so through with this place I'd rather forget I ever lived here. I usually prefer to wait until lease renewal or expiry time to review an apartment building because…read moreby then I would have had enough experience of living in a building to be able to give a qualified opinion. But in the case of Emerson, I am making an exception primarily because how much of an improvement it is over the last community we lived in. Both were advertised as luxury apartments, and both looked the part. But whereas our apartment in Station on Silver started falling apart within a few month of moving in, with cracks appearing on walls and the floors so flimsy that just the act of waking would make the cabinets tremble, the sturdy and reliable feel of our apartment at Emerson is a welcome change. The second biggest difference is the staff. While the entire leasing team at station on silver had only one lady who was actually praiseworthy and attentive to tenants while the rest always seemed a little vexed and having to do their jobs, the entire team at Emerson is just phenomenal! I have never experienced such honest leasing agents who were so forthcoming about the status of their apartments. Noise from neighbors had been an issue everywhere we lived and when asked, two separate leasing agents at the emerson made no effort to lie like others and claim that noise would not be an issue. They both told me the honest truth that this is an unavoidable issue in such complexes and they've done their best to insulate each apartment but some noise is to be expected. This honesty won me over and in my experience here so far, I've noticed that the noise problem is actually a lot less of an issue here than previous apartments. Beyond being honest, the team is also extremely helpful, attentive, considerate and proactive. Not to mention friendly and really welcoming anytime you visit them. They are the single biggest reason to move here in comparison to other places, and if you have lived in apartments long enough, you will understand how important a reliable and trustworthy management is. The amenities and apartment features are par for the course for modern luxury apartments with a fantastic gym, plethora of meeting areas, pool, Grills, rooftop, SS appliances, gorgeous wood flooring and cabinetry, soft carpeting and great aesthetics over all. Add to that the breathtaking view of the lake from the apartments along the back of the building and you have a recipe for a great life experience here. It's not devoid of cons however. But luckily, all the cons are so minor that they cant really take anything away from the overall Emerson experience, which is why i still gave them 5*. First of all, the building is a bit of behemoth and navigating it can be confusing and cumbersome to the point where we actually find it easier to drive to the mail room than to walk to it. Secondly, parking is not free and reserved parking is quite expensive. Thirdly, guest access is very archaic compared to modern solutions like butterfly MX being used elsewhere. This perhaps makes the building more secure but at the expense of convenience for tenants and guests alike. Finally, and this pertains to the floorplan we chose so may not be an issue on other floor plans, but the utilization of space isn't as well thought out as it could have been. This leads to some frustration when cooking as the kitchen is needlessly cramped with plenty of unused space around that can't really be utilized any other way. The laundry nook is a great little space which could have been so much more useful if the shelves inside had been placed within actual reach. Loads of closet space is again hampered by nice looking but impractical shelving. However, we have a lovely view of the lake, and even the blue ridge mountains on a clear day, so we find it easy to overlook this little niggles. All in all, you will be hard pressed to find a better place to live in at this price point in NOVA. With easy access to all major roadways and walking distance to loads of shops and restaurants, there really is no reason to not love living here.

Sometimes I feel like this place operates more like a college dorm for 22-year-olds than a…read moresupposedly upscale apartment complex. My car was recently vandalized in the parking garage, TWICE in one week. The garage door was wide open, allowing essentially anyone to walk in, and there was no usable surveillance footage of what happened because there are hardly any cameras. The cameras they do have are these sad little webcam-looking things stuck in one corner of each parking level that barely cover anything. They pride themselves on being a "smoke-free community," but in my experience, complaints were not taken seriously. It wasn't until I recorded a neighbor physically threatening me that meaningful action was taken. The priorities here are honestly bizarre. Apparently there's room in the budget for taco trucks and a dog spa--because, naturally, what an apartment complex really needs is a luxury wellness facility for dogs--but basic security and adequate surveillance? Not so much.
