What a nice little theater! Employee there was kind, prices for tickets were just $9 for me Dad and I! Small popcorn was just $4, but medium and large sizes get a free refill! Snack packs are $6, I believe that's a small soda and popcorn, possibly candy! What a relief from paying an arm and a leg at a big, movie theater chain! There were enough seats for over 300 people, but our showing in the weekend afternoon had ~30 people. Would definitely come back! read more

I just watched the owner of the Fair Oaks Theater call the police on a older homeless man sitting on the sidewalk near the theater in an arm chair. He was doing nothing wrong, just enjoying the sun and a nice summer day. He was very passive and I went and talked to him and he was sad that he had nowhere else to go and was tired from carrying his stuff around. He was sitting on public property and had every right to be on the side walk. I am calling for a boycott of this theater as they obviously don't care about people in their time of need. This guy was not causing any problems, he was just a nice older gentleman who was down on his luck and they had to go and make his already bad situation even worse. We need to be compassionate towards others right now. This has been such a difficult year for all of us. While I understand sometimes homeless people can cause problems, this guy wasn't and we all have the right to be on a public sidewalk. He was sitting peacefully in a camping chair. I just wanted to share this sad spectacle and ask others to not support a business that is obviously run by hateful people. Even though I grew up seeing movies there, I know I wont be seeing any movies there anymore and will be asking my friends and family to stop supporting them as well. Lastly the owner yelled insults and profanity at my girlfriend and I from the window of their apartment above the theatre. Doesn't seem like a very professional way to conduct yourself. read more

I have never been to this last piece of the mysterious "Five Cities"-- Fair Oaks, Oceano, Pismo Beach, Grover City, Arroyo Grande. I went to see "Ford VS. Ferrari" here this week. The theatre is much larger than expected. High backed loge seats take up the back half. Admission was $8. I bought my ticket at the snack bar after asking, "Has the movie started yet?" The box office clerk/snack bar operator replied on this Tuesday evening at 5, "We don't start until everyone here gets to their seat." This is the closet theatre to the Nipomo Mesa. Just a block west of Halcyon on Grand Avenue, which they now call Arroyo Grande. read more

Small bathrooms. - Overall: 4 - Location: 4 - Exterior: 2 - Lobby: 3 - Concessions: 4 - Theater: 4 - Movies: 4 - Cost: 5 - Bathrooms: 2 - Parking: 3 There aren't many places anymore like the Fair Oaks. Running a theater can be expensive which is why the vast majority of them switched to the multiplex format 30-40 years ago. However, if you favor a touch of nostalgia with more adult-oriented movies and somewhat lower prices, this is the place. - Location: Very good. The Fair Oaks is on the south side of Grand Avenue in Arroyo Grande about a mile west of Highway 101. - Exterior: Seen better days. The theater looks like it was built in the 1960s...which is certainly not a crime...but the exterior probably hasn't changed since that time. A nice paint job would help. - Lobby: Small, though welcoming. There's enough room for the ticket window in the front right side, concessions at the back and perhaps 15 people in between. I'd call it cozy. - Concessions: Fine. All the usual choices are available, but at somewhat lower prices than the multiplex places. Popcorn comes in several sizes and, according to my wife, she gets a lot for the money. I usually just stick with candy. - Theater: Like the old days. The Fair Oaks has plenty of seats for people of every preference. They recline a bit and there's a good amount of room between rows so it's possible for someone to walk in front of you to the aisle without getting up. Sound and picture quality have been fine. - Movies: Almost first run. the movies I've attended and seen advertised skew to a slightly older crowd which is fine by me. The young crowd tends to be drawn to theaters in central locations with multiple screens, but the Fair Oaks is definitely a neighborhood showcase with more adult movies. - Cost: Reasonable. The price of a ticket is lower than at the newer movie houses. The same can be said for their concession stand. - Bathrooms: Enough. The Men's Room is fairly small, but that's probably okay for a one screen theater. It's generally clean and well stocked. - Parking: Good. There's a little street parking, but most cars park behind the theater. Most people from Pismo Beach south to Nipomo know the Fair Oaks theater. A fantastic movie experience! It's the way a movie should be from start to finish. It's not overly priced. $8 for all movies. The staff is friendly and kind and eager to talk to you as a person. The snack bar is unavoidable as prices are half of the other theaters and they do a free refill on medium and large popcorn! $1 refills on drinks. All in all, we got a drink, popcorn and two tix to the movie for under what it would be for two tix only at a big name brand movie theater. Unique and vintage theater experience. This particular theater is in an older section of AG. Most every other building around fits in with the whole vintage vibe. Unlike the more modern competitors, Fair Oaks only features one screen along with a single movie at a time. The front concession room was small and reminded me of movie theaters in my hometown from the 90s before undergoing a remodel. There's something about an old-school spot like this that just holds a place in my heart. The theater itself is decently sized and features neat ambient lighting. The seating configuration was also surprisingly large and unique with an upper stadium-style pattern paired with a lower level. I had a good experience here and would come back! read more

This theater is like a blast from the past in the best way. There is only one screening room thus just one movie playing on any given day. While this theater only shows one selection, the viewing room is large and usually does not get completely filled, so there is no need to worry about having to sit in the first row. Unlike most modern theaters, this one doesn't have air conditioning. If you are anything like me, then you will actually welcome this lack of modernity. Now you won't have to put on an extra layer of clothes before heading to the movies. Awesome little single-screen theater in AG! Tickets are always $8. The ticket booth takes cards but the concessions stand is cash only so come prepared! Concessions are very affordable (with free refills on medium-sized popcorn as well as large-sized). The staff was super friendly too! Seats are comfy - I have back/joint issues and was comfortable the entire film. I docked one star for the extremely small bathrooms. Not much room for a person to move around in the stalls. They have no website and did not even know the movie was playing until we drove by yesterday. Pleasantly surprised to see the theater crowded to see this movie. Very cool old-time one screen theatre. When I found out it was the same owner as Sunset Drive-In in SLO I wanted to check it out. We saw Chasing Mavericks here one day last month. The theatre is much larger than it looks from the outside and I was surprised at the number of people there on a Tuesday night in November. $8 for adults Popcorn with real butter!! This is a great little theater. The seating is decently comfortable, the chairs do recline slightly. Leg room is good, except in the very back row, I'm 5'3 and had a hard time sitting comfortably. Has the usual movie theater concessions. The screen seemed a bit small, but it didn't really impact the movie watching experience. We came here to see Black Swan... luckily this isn't for movie reviews :) This theater is the epitome of theaters for me. Yes it's nice to go to a pretty 20 theater cineplex and have THX sound, pick your seats and blah blah blah. But the Fair Oaks reminds me of the "good ol' days." It's reasonably priced. The movie is not that old (I don't see movies on opening night anyway). The snack bar is also reasonably priced. The seats are comfy and pretty spacious. The decor could be a little better but honestly, who cares in the dark. Sound is decent. BEST PART: There were ONLY TWO, 2!, DOS previews! Plus, the "Feature Presentation" and "Be quiet" bits were super 80's... loved it! The film gods must have been shining down on me because no one was talking or annoying me during the film. (very rare occurrence) I miss these and the $2 theaters in Northern CA. *sigh read more

My MIL and I were on our way to Arroyo Grande to the farmers market and saw that Bohemian Rhapsody was playing at the Fair Oaks Theatre... we ended up skipping the market and watching the movie instead! What a deal... $8 for a movie??? YES PLEASE! What a great little theater... spacious isles- no one could step on you if they had to walk out of the isles. This place is THE place to see a movie in the 5 Cities area! The seats are comfy, there is stadium seating. The price is low for the movie, the popcorn and the sodas. The popcorn is by far the best theater popcorn I've had in years. The sound system is decent enough for a theater if its size. The staff is always friendly and cheerful. I've never had to wait in a line of more than 3 people at the snack bar. The movie-going public here are a little older than at the multiplex, and seem a little more respectful about being quiet when the movie starts, but that might just be my perception. The 20 screen multiplex might have a larger screen (in some cases) and a marginally better sound system, but I;ll still chose to see a movie here first. 2 tickets, large popcorn and 2 sodas will run you about $15 here. It's that much just to get in at the multiplex down the road, and the sodas and popcorn will run you another $18. I'm sure their overhead there is higher, but why would I pay it when I have this option. read more
