4-Month Review My husband and I were so excited to move into this apartment complex back in March. We were the very first tenants in Building C, and I remember thinking it was good luck. The apartment itself is spacious, the main entrance is beautiful, and the amenities looked incredible. Unfortunately, the reality of living here has been very disappointing. For a property that has such strict qualification requirements including requiring applicants to make well over $10,000 per month you would expect a luxury living experience and neighbors who respect the community. That has not been our experience. Here are some of the ongoing issues we've dealt with: * People smoke marijuana throughout the property, including common areas, the pool, and BBQ areas. * Many dog owners don't pick up after their pets. * Tenants regularly leave trash outside their apartment doors. * Fire alarms frequently go off in the middle of the night (1:00, 2:00, even 3:00 a.m.), whether due to malfunctions or people smoking near the sensors. It's become incredibly disruptive. The building is also completely keyless. While the technology sounds great in theory, it's terrible when it fails. I've been locked out of my own apartment three different times because the app wouldn't work. When you call the leasing office for help, they rarely have a solution or are able to resolve the issue quickly. To make matters worse, our air conditioning stopped working in what's supposed to be a brand-new building. We submitted a maintenance request, and after two weeks, it still hasn't been fixed. It's frustrating because this property markets itself as a luxury apartment community and sets such high standards for prospective tenants, yet it fails to deliver that same standard once you've moved in. The apartments are beautiful, but management, maintenance, building operations, and the overall resident experience simply don't match the premium price. 1 am a current resident and am providing this feedback regarding ongoing operational, maintenance, and safety concerns at the property that have remained unresolved despite prior reports. There have been recurring extreme noise disturbances from neighboring units, as well as external noise (including loud music at night) that regularly impacts the ability to sleep and maintain reasonable quiet enjoyment of the apartment. These issues have been reported, but resolution and follow-up have been inconsistent. There have also been multiple fire alarm activations, including during overnight hours. While these have been described as part of scheduled or annual testing, my experience has included occurrences outside of what would reasonably be expected as routine maintenance activity, resulting in repeated disruption. This includes late night hours which disrupt sleep. In addition, there appears to be a higher-than-expected level of emergency and police presence in the building, which has contributed to ongoing concerns about safety and overall community stability. There are also ongoing maintenance issues within the unit itself. The microwave was not functioning at move-in and has remained unrepaired despite multiple submitted maintenance requests, with no resolution to date. Common-area maintenance also appears inconsistent, including frequent outages of the coffee machine. Carpeting in shared hallways also appears heavily stained and not consistently maintained, reflecting broader concerns regarding upkeep of shared spaces. Operationally, there are also efficiency concerns within the building layout. The use of a single elevator serving the main lobby in a six-floor building results in regular delays and congestion, particularly during peak usage times. From an administrative standpoint, there has also been an issue with renter's insurance billing. Despite providing proof of valid third-party renter's insurance that has been continuously active, an additional insurance charge was still applied, resulting in duplicate coverage concerns that have not been clearly resolved. I also moved in with the expectation that EV parking would be available; however, six months later there has been no implementation or clear update provided regarding timing or status. I also found a nail in my tire and wished to see security footage but the cameras didn't even cover my spot. Recently, I accidentally struck the metal protective barrier attached to the concrete column adjacent to my assigned parking space, which resulted in damage to my vehicle. After this incident, I've become concerned that the configuration of the space may present a safety issue, particularly due to the protruding metal guard extending into the area next to the parking stall. As you can see from the attached photos, the barrier sits close to the parking space and leaves little room for error when maneuvering in and out. I've reached out to request a different spot and was ignored - once again. When safety issues and concerns are brought up they do not get resolved nor can you hope for a response. I posted this review previously and it became hidden under the not recommended reviews so I'm posting this again. Overall, these issues collectively reflect ongoing concerns with resident experience, maintenance consistency, safety perception, and responsiveness to reported problems. While the property has potential, these operational and administrative challenges have significantly impacted day-to-day livability. 06/30/2026 - my microwave still turns on by itself randomly and it's very disruptive and sometimes I'm unable to turn it off. I've been here since October. It's been broken ever since I moved in. We're finally leaving The Ferrante tomorrow after two years, and honestly the last year has been miserable. The first year was manageable, but things noticeably declined once management became more focused on keeping the building full than actually maintaining any standard for the property or the people living here. The building itself is poorly maintained considering the prices they charge. Trash piles up, elevators and common areas are dirty, and management either ignores complaints or responds with copy-paste corporate replies that lead nowhere. Most interactions with staff feel dismissive unless they're trying to collect another fee. The amenities are constantly closed, broken, dirty, or under "maintenance." Fire alarms go off at random hours, including late at night, and security feels practically nonexistent. Packages go missing, random people get into the building and garage, and the overall environment has gotten noticeably worse over time. The rent was barely worth it when we first moved in because at least they offered free parking, but now they're taking that away while raising prices at the same time. Paying more to get less seems to be the entire business model here now. The biggest joke is that they market this place as "luxury living" while residents constantly deal with flooding issues, broken amenities, parking problems, noise, safety concerns, and management that seems more interested in protecting the building's image than actually fixing anything. And based on both our experience and the number of similar reviews here, we're already expecting them to try finding excuses to keep part of our security deposit after move-out. For the amount of money they charge, this place should be significantly better managed than it is. I do not advise to stay here if you have kids because there have been numerous times where the fire alarms go off in the night for no reason. The manager, Christina, tried to insinuate that I was being greedy because I was trying to nickel and dime them about the correct amount owed to me...? HORRIBLE MANAGEMENT * Management is absolutely terrible and never responds to calls or emails, no matter how many times you reach out. * They have changed management multiple times, and with every change, it just gets worse. * My assigned parking spot was given away even though it was on my lease and agreed upon when I first moved in. -Asian maintenance manager was a weirdo it was giving I'm jealous that a young girl can afford to pay 3k rent and he's stuck having to "work" when he wasn't doing shit but policing the wrong things!! I just wanted to reply to the comment from the apartment manager. First, I always check the Amazon locker area and the mailroom before going to the office to pick up any packages. The packages I had issues with clearly showed that they were "directly handed to the office." Second, my wife went to the office last week to pick up two packages. The same guy I mentioned in my first review was there, and he only gave her one package. She assumed both items were in the same box, so she left the office and opened it right away--then realized one package was missing again. She went back to the office and saw another lady working there. When she asked her to check again, guess what? She found the missing package. Major Issues With This Property! Flooding & constant facility shutdowns The day I moved in, there was a major flood that shut down the basketball and pickleball courts for months. About a month ago, there was ANOTHER leak, shutting down the courts again. Every time, there are industrial fans everywhere, and no transparency or urgency from management to fix the problem. Rats in the parking garage Recently, I saw multiple rats near resident parking spots in P2. Management brushed it off, blaming construction -- but there's also trash and abandoned personal items everywhere, which they've done nothing about. It's disgusting and dangerous to have vermin running around where residents park their cars. Security & safety concerns A few weeks ago, I saw multiple police cars in the garage. A security guard admitted there's been a homeless problem inside the building, and they even caught a homeless person in one of the jacuzzis in the pool area. The Temple Ave resident entrance gate is always broken, making it easy for non-residents to just walk in. This is a serious safety issue, and management hasn't fixed it. Broken elevators trapping residents There was an incident where residents were trapped inside a broken elevator. Instead of being proactive about maintenance, management just reacts after disasters happen. Unfair & inconsistent towing policies My guest visited for the first time, parked for a few hours, and his car was towed without warning. For an entire year, management would issue warning notices first, but suddenly they decided to start towing without warning. They just rolled out a new paid guest parking policy ($2/hour) effective September 15th, but my guest parked on September 13th, before the new rule, and still got towed. Meanwhile, employees and security staff park in guest parking for free, taking up spaces meant for residents' visitors. When I complained, the assistant manager smugly told me they're "authorized" to do so. So, paying residents have to make their guests pay or risk towing, while employees park for free. Absolutely absurd. Resident services completely dismissive Anytime you bring up an issue, they just refer back to the lease agreement instead of actually addressing the problem. They do NOT care about resident concerns or how their actions are affecting the community. I used to recommend this property to friends and family, but I won't anymore! I am very disappointed with the condition of this parking garage. Every time it rains, there is a heavy leak directly above my parking spot. A yellow-colored liquid drips from the ceiling and falls onto my car. I drive a new and expensive Lexus CX, and at the car wash I was told that these stains cannot be removed because the liquid coming from the ceiling is too aggressive. My car was stolen from my assigned parking space in our gated garage. It's been four weeks since I requested a more secure parking spot for my new car, yet management refused to make any changes. Before my car was stolen, both my boyfriend's car and mine had already been broken into, with belongings stolen, and now my fully paid-off car is gone. Despite all of this, management still refuses to help by providing a safer parking option. Living here has become traumatic, knowing that thieves are breaking in and stealing property. Unsafe and Mismanaged -- Regret Moving Here We moved into Ferrante Apartments less than a month ago, and it has already been a stressful and disappointing experience. From delayed repairs to serious safety issues, this place is not worth the high rent. Shortly after moving in, our washing machine broke and a large hole appeared in our wall. It took them more than a week to fix the washer and patch the wall. No communication, no apology -- just silence despite multiple emails and complaints. But the worst part is the lack of security. A man exposed himself near the pool area in front of my wife and two small children. Security only escorted him out -- no police were called. Later, we saw him inside the building again, near the elevator. It was terrifying. We had to find him ourselves and call the police. I have video evidence showing this dangerous individual walking freely around the property. This building is NOT safe for families. The pool and jacuzzi heaters don't work -- the water is freezing. We were promised luxury, but got neglect and danger instead. We're already looking for a new place to live. Living at Ferrante Apartments has been a constant source of stress and disappointment. What was supposed to be a secure, comfortable home turned out to be a place where tenants are disrespected, threatened, and left vulnerable. Management frequently resorts to intimidation rather than communication. We've been repeatedly threatened with eviction for baseless reasons. On one occasion, we were falsely accused of theft, only for it to later be revealed that other individuals were responsible. Despite this, we never received an apology or any clarification -- just continued pressure and blame. Security at this complex is virtually nonexistent. The guards consistently abandon their posts and fail to monitor who enters the property. Yet when it benefits them, they act as if they own the place, imposing arbitrary rules on residents. One example of the fact that the guards do not sit at their posts and checkpoints: a dark-skinned man, a stranger, entered the complex and frightened people and near the pool he took off his pants and frightened children with his sexual orgone, when the residents kicked him out of the pool he entered the elevator where he is located next to the security post and inside there was a mother with two children and began to frighten them in the same way. As a result of this negligence, strangers regularly enter the complex unchecked. Just recently, a disturbing incident occurred where an unknown Black male entered the premises, wandered around the complex, and behaved threateningly. Most alarmingly, he approached the pool area, near children, and exposed himself in front of them. This horrifying act clearly demonstrates the complete failure of the security system and raises serious concerns for the safety of residents -- especially families with kids. Add to that poorly maintained apartments, malfunctioning appliances, thin walls, and unreliable maintenance response, and you get a living situation that is not only frustrating but potentially dangerous. read more

They handed me a backdated lease termination and said they didn't care -- I had to leave immediately. I told them I have four children and nowhere to go, and they still said, "We don't care -- go to the street if you have to." This is beyond inhumane. I had already paid my rent for the entire month -- in full and on time -- and they still forced me out. They treat tenants like criminals, constantly watching us through surveillance cameras, but when something serious happens, they do nothing. There was no security, and the management refused to even call the police, saying there was nothing they could do. They even falsely accused my son of theft based on unclear footage, and although we proved it wasn't him, they used that as another excuse to push us out. I mentioned to him we won't be in LA until Oct, and just before my flight date he follow up again to set up an appointment to view the property. On the day of our appointment he received us with a beautiful smile and all the disposition to help, someone can have. We felt in the right place as we knew he was going above and beyond to assist. DO NOT MOVE HERE!!! 09/06/2024 In less than 2 years this place has gone to COMPLETE Sh$T. Their staff and management is a revolving door. They are NOT RELIABLE, they LIE and don't care about the community. The pool in the original building, is completely wild. Absolutely no control. Seems like there's a house party at the pool from people that don't live in the community every l weekend . They allow certain demographics to get away with the everything while other demographics are kicked out for doing the exact same thing. Security allows certain demographics of people to get away with everything at the pool, maybe due to pressure of that demographic of people calling them out for addressing that demographic, ilso security tends to not tread that sticky line. Speaking of security , there would be countless times of really loud arguments where it seemed to be getting physical and went on for hours with no security around to notify police. Several domestic altercations. Cars were always getting broken into. They put unmanned police cars in the garage to try to deter thieves, but that's the older trick in the book. Thieves know that no one is around. Too many gate entrances into a building mean that many more chances of opportunity for thieves. That's how you address that situation. Unless you plan on putting security at every entrance cars will always get broken into. As for the residence of the building... several shady characters.. seems like a lot of "transactions" would be occurring there. Amenities- no issues Maintenance and cleaning ladies - they seemed to be the only ones on point. No complaints there at all. read more

Place is horrible! You can try to reach out to management and they are no where to be found... especially Rebecca. The building is gross there is throw up in the elevators the only reason why this place has good reviews is because Earnest the leasing agent ask for a good review when he hands us the keys...... please stay away from this awfully horrible place the two months free might sound good but it's not worth the alarms and shit everywhere read more

I was a guest at this building. It wasn't my first time -- and every time I visited before, the security staff would direct me where to park as a guest. On June 8, I came again as a guest. This time, there were no security guards and no signs indicating where guest parking was. I parked in the same area I had used before, assuming it was still the correct place for guest parking. Later that day, my car was towed and I had to pay a $528 fine to get it back. When my friend (a resident of the building) registered my car, she included her phone number and email. They easily could have called or emailed us to ask us to move the car -- we would have done so within 5 minutes. We asked the guard why the car was towed. He said that the manager recently decided guest parking is now only allowed on the second floor. There were no signs or notifications about this change, and again -- no one was around to ask. The building manager ignored my messages for several days. When my friend went to speak to the office in person the next day, the main manager had left work early -- an hour before the posted closing time. At this point, we suspect this may be done on purpose. It feels like they work together with the towing company to make money off unsuspecting guests. Very shady and unprofessional. read more

Living here has been one of the worst experiences of my life. The management couldn't care less about the residents. If you have an issue (and trust me, there will be many), expect to be ignored or given the runaround. The walls are paper-thin, so you'll hear every sound your neighbors make--loud music, video games, footsteps, you name it. There is also constant barking from pets. There is also constantly children screaming at the pool, all year round by the way. It's impossible to have a quiet environment. To make matters even worse, the fire alarm goes off frequently in the middle of the night. It's a recurring issue, and has been happening since the day I moved in. Oh, and good luck staying connected because there's no cell service anywhere in the complex. You're basically living in a technological black hole unless you're on Wi-Fi, which isn't reliable either. This place is a nightmare. The lobby is nice, and the amenities are cool, and that's how they lure you in. Don't fall for it the way I did. If you value your sanity, sleep, and basic quality of life, stay far away from this complex. read more

Review of Ferranta Residential Complex I am 13 years old, and I want to share what happened to me and my mom at the Ferranta residential complex, where we've been living for almost two years. My mom has four children -- I have three brothers. My mom and I went to the office, and they told us we had only one hour to leave our apartment. It was sudden and very frightening. The manager, Tamar, accused me of stealing a computer chair. My mom and I calmly asked for proof -- photos or video. We waited for about an hour, but eventually they showed a video of another boy. There was nothing showing me stealing anything. Still, the manager said they would take me to court and that I could go to prison for five years. It was extremely hard to hear that. I felt sick, scared, and hurt by those words. My mom felt terrible too. She is raising us alone, and life is already hard for us. Being treated this way -- especially as a child -- is not fair. We just want to live in peace. I hope no one else has to go through something like this. read more

Ghp are very strong scammers, there were many lawsuits due to the fact that they did not return deposits to people for years. Then they returned everything at once for 2-3 million $. Maintenance inside the apartment can be postponed for months. People live with broken washing machines/dryers, refrigerators. At the gated parking, our window was once broken and a backpack was stolen from the car and no one compensated, because they said that they are not responsible. Our car was towed away when we parked in another place, when there was a flood in ours and we applied for maintenance many times. And all this is absolutely unpunished, I once just screamed for two hours in leasing so that they would change the refrigerator that had been standing for a month and every day they said we will come, we will come, only after the scandal they changed it. At the same time, your scandals will not lead very far either, they really do not care. The maximum they will do is what you asked, but after a huge amount of stress. You can just call and write reviews for weeks, no response. In general, I want to say that it is better not to get involved. read more

Not Recommended - Feels Like a Prison I've lived at Ferrand for about a year and a half, and during this time, two of my bikes were stolen. When I asked the security team to check the cameras to see who took them, they refused to show me any footage. They just told me, "It's gone, we can't do anything." Another thing: each apartment has an electronic door with a built-in camera. But they don't tell you about this before you sign the lease. We only found out about it by accident after moving in. Management monitors who comes and goes, but they don't communicate this clearly to residents. It feels very controlling - like living in a prison. There are also many homeless people walking inside the property, which makes it feel unsafe. I do not recommend this place. Please read other reviews below to see what other residents are saying.
