Though North American covered their main tasks as expected, 2 months ago we closed a house with…read morethem as the title company and there were several parts of the closing document signing process that were wanting. First, we were left waiting 30 minutes with our mortgage broker while the office chatted with an office mate. We wouldn't have noticed, but my broker was expecting to begin and when he walked by our rep's office he found her joking with another staff member. He mentioned again that we were waiting and the rep arrived quickly after that. Their prices are relatively high ($175 for a notary? $50 Document Prep Fee? $45 Courier/Settlement Agent? All on top of a $1000+ closing fee?!?), but they're the only title company left in Benicia (Vallejo is down to one also). They could not consistently provide estimations of their costs though called repeatedly by my agent, broker, and myself with different results each time. Eventually we got someone who had our file and gave a price very close to the actual costs, but it was very late in the process. The rep misstated some of the documents as she summarized them and my broker had to point the differences out each time. Our broker had to correct a few figures the rep had incorrectly included. In the end they did what a title company is for and they answered the phone when called, they tried to do well by us and if not for their higher than usual fees we would have found them acceptable. As is, you have few options in Benicia and North American Title is not too bad, just keep an eye on the figures and read the docs yourself, you'll be fine.

Even though I'm not yet (though quite close) approved yet for our particular case which is a bit atypical and needed extra hand-holding, I already wanted to leave a positive review because Darlene has been so nice to work with. She was really patient in explaining our options tailored to our specific situation, taking in to consideration all assets and varied income streams, and our goals. When my real estate agent first connected me with Darlene I thought "why does this even need to be a conversation I just submit forms and see if I get approved" but I was wrong. There are so many things to consider when it comes to working around nuances of financing to get around typical contingency situations, it was well worth talking through. She and her assistant are also very responsive, able to work over email, phone, text, all super professional (even though I have been lagging a lot in my own responsive due to life events, etc.). The customer service was unbelievable to say the least. There was no one at the front desk and an employee came out of her office and completely ignored me. The manager, Margot Ross came out and pretended our conversation never happened and she didn't know me even though I reminded her of our phone call. I refuse to go through the same situation again if she is also managing this office so I cancelled my appointment and will be looking for a different agent in a different brokerage.

Before we took possession of the home we purchased from our Agents Daniel Boot and Greg Silva was…read morethe lead, our ceiling in our 2nd bedroom fell in. It was due to a leak upstairs that the seller claimed he fixed. We had an inspection and there were a lot of problems with the house that seemed minor, but the seller said he fixed them. He didn't fix most of them to our satisfaction. A month after we moved in we discovered we did not have A/C as indicated on the appraisal and the inspection. We found out because it was a very hot day and the house was hot upstairs. I called our warranty company Old Republic which has proven to be USELESS! They sent out a Technician who first told us our system was outdated and there was no way to repair it. 4-5 HVAC installers later confirmed the A/Compressor in our backyard was not connected to the nice new Nest thermostat. In fact, we did not have A/C because a wire was loose or cut that could not be connected without opening up the wall. We were told we could buy a wireless connection that may work for $1500.00. We continued to have installers come out and give us 3rd, 4th and 5th opinions and estimates. A few months later we had a Mini Split A/C/Heater installed that cost $12000. I was in communication with the Agent Daniel who was always going to get back to me after speaking to their lawyers. He always deferred to the useless warranty company. There were a lot of other issues e.g. floors lifting, a hole in a bathroom wall that was covered up with a mask. We discovered a lot once we moved in. The straw that finally broke the camel's back was the hot tub issue. I loved the hot tub that came with the purchase. I informed our agent that I needed to be sure it worked because it was one of the reasons I wanted the house. The seller put in the contract that the hot tub had some issues but a technician was coming to repair it. So fast forward, we got A/C installed, but when the A/C installer came he informed us that the hot tub was not hooked up to code. He said it could cause a house fire. He said the wires used to hook up the hot tub were the wires to hook up the A/C and they are the wrong size. Therefore, he disconnected the hot tub. We now have to hire an electrician to come hook it up correctly and according to code. The cost to reconnect the hot tub is $3000-4000. This is my first purchase. We trusted Daniel, our agent. Instead of doing the walk through for the 2nd time without furniture in the house, we let Daniel do a video. The last walk through was hurried because Daniel said he had somewhere to be. I imagined that when I purchased a home it would be a celebration and that we'd be overjoyed. It has been quite the opposite. If I had to do it over again I would not have purchased with this agent or realtor. I have family and friends that are agents and I should have gone with someone that we knew, and who had our best interest at heart. We have spent $9000 on replacing the floors, $3000 for repairing the leak. The shower was replaced and some of the plumbing that could prevent a leak in the future. We also had to have the ceiling closed and repainted that was damaged by the leak. The backyard was cleaned up and landscaped because it looked like a jungle costing $1700.00. We had to have the fireplace cleaned and repaired for $400.00 (the seller said he had this done) in the pics there was a glowing bright big flame. When we took possession of the house we couldn't get a flame. There was a rusted window in our living room that we had to replace for $300 just for the window. It will be additional $ to install. So, almost $30k in 5 months after closing is overwhelming. I have spoken to everyone involved and they all passed me along to the next person. Daniel and Greg were the agents, Lyle West was the Listing Agent. I even spoke to the man I was told was in charge named Phil, he was not empathetic and just cut us off in mid conversation and said sue the seller. Potential Buyers BEWARE. Please thoroughly do your walk thru and if something was repaired get the info. on who repaired it and make sure to get it in writing. Go with an agent you know or somebody you know knows. The seller is denying that he knew about how the hot tub was hooked up. He said it was A/C while he was in the house, so I guess someone disconnected it by the time we moved in. Also, let me mention there was also an infestation of house centipedes and bugs that behaved and looked like roaches to me. We had to get an exterminator and have them come every month. I am very very scared of bugs so this made the house very uncomfortable for me. We also later had a pop-up encampment develop directly across the street from us. The presence of the encampment has come with a lot of trash and junk also right across the street from us. Please Do Your Homework! Do not regret the biggest purchase of your life! The stress has been overwhelming between the loan officer and the agent.
