Worst company EVER !!!!! I live in liberty village mobile Home park this company took over a few years ago . They raise the rent every year We live on a limited income but they don't care . We have a rat infestation in here , so u think they would do anything about it NOPE . I killed 10 in traps that had gotten into my house . They did hire a co to put out bait and once gone they took them away . Since then my neighbor now has them back . We have NO streetlights , no community center , no Visitor parking , but yet sky high rent and have to pay water sewer garbage along with some Other stupid fees . I just lost my sig other of 26 years and now stressed about how to make It thanks to This Company who doesn't care . read more

AVOID AT ALL COSTS!!! Ross Rongner and Mike Kubacki and the rest of their "posse" with First Commercial Properties are everything that all of these 1 star reviews say and more!! I hired them to manage our 55+ mobile home park. It was a NIGHTMARE for my tenants and me from day one! I recognize some of the 5 star reviewers as their employees! A couple of them were the managers at my park. They were instructed "not to talk" to the owners of the park! One of the managers told me that. It was the most incredible thing I have ever experienced. They usually try and hire a wife and husband. The husband takes care of the maintenance. Two of them didn't know how to adjust a sprinkler. First Commercial Properties are known as the Westside Mafia over here in Eastern Washington! The bullying, strong arming, lying etc. that other reviewers mention is 100% accurate. Their agenda is to break up partnerships, or cause enough problems in hopes of buying or selling your park. If that doesn't work they will start trying to acquire tenants mobile homes to sell, upgrade or move out of the park at the park owners expense plus markups so they can make more money off of unnecessary things. They tried sneaking in water meters in here too. That was a joke! They even try to get bids from businesses that will markup their prices so they can take a cut. I have all statements, pictures, records, commingled checks with other businesses and can give you the names and addresses of three different mobile parks that you can visit and talk directly to the tenants to get their opinions. Most are senior citizens 60-80s in very nice clean parks. I could go on and on. Any legit businesses considering hiring FCP feel free to reach out. We're from Oregon and I want to formally address a critical housing matter regarding my family's residency at Oakleaf Mobile Home Park, currently managed by FCP. As a low-income household and long-term residents of over ten years, we have maintained a consistent payment history until the recent change in management. We are currently facing a significant challenge due to FCP's policy of refusing partial payments unless they originate from third-party organizations. This restriction has hindered our ability to reduce our balance in the past and has resulted in the immediate threat of losing our home.This is the second instance of management-related difficulties we have encountered since FCP assumed control of the park. Given that our household includes an infant and an elderly individual with disabilities, we've had to get assistance to resolve this payment issue and secure our housing. I also want to report unprofessional conduct by our new manager during a three-way call with my government case worker regarding a rent assistance request. Throughout the call, the manager refused to address the case worker by name and maintained a demanding tone. The manager then abruptly ended the call with "yeah okay bye" before the matter was resolved. I found this behavior dismissive and unprofessional. read more

I wish I could give them a zero star. We currently live in a property that we own but is managed by them. We were told that our dogs were grandfathered in when the rules changed a few years ago. They have lived at our home for 7 years. When they were grandfathered in I dropped a note off with the information asked by them. The on-site manager has changed again and now they say they don't have it. They want us to rehome our dogs. We can't help if their managers don't do their jobs. read more

I've live at the 55 and older Loan Cedars mobile home park for 3 years. I have asked several time that someone come and fix my Shed/car port. I can not use it because it leaks water. And aside from the mold and mildew. The mice and rats get in. There's rodents droppings every where. It's very unhealthy. I have complied with everything they have asked me to do .And have paid my rent on time every month. This is beyond frustrating!!! Rent keeps going up. But still no help on my shed. read more

This company has been buying 55+ mobile home parks and have been terrorizing the tenants, the manager is using intimidation tactics to scare the elderly, the vulnerable tenants like single women into a fear state. They have raised rents by 100% in 3 years making what is supposed to be affordable living standards into causing people to become homeless. Property values have been going down since they took over these properties and people who can afford it are getting out in record number. This company and their onsite managers are using unscrupulous methods to make those people on limited incomes to vacate their homes and taking a lousy few thousand dollars so they can remove the old homes and replace them with new homes in an attempt to justify higher rents. read more

My property is lone cedar 55 park in Puyallup Wa. When I moved in in March 2014, the park was ran by owner Sam. My lot rent was 475.00 that included water and septic. over the first few years lot fee went up from 25-50 a month. After First Commercial Property lot went up 60-100 more a month. That's because they added water mete, they are charging a flat fee of 69.32 plus water usage. This year April 1, they started charging us for septic a flat fee of 53.71. My total bill is now 999.94 a month, and going up another 100 or more next April. Most of us here at trying to live on SS. We also pay for our own electric, garbage, recycling and cable. How can this keep going on there should be a cap. Only improvements are ones they black topped our streets and now putting in new septic tanks. No club house, no pool etc. read more

My sister lives in Rancho Villa, Walla Walla, WA. Rancho Villa is a 55+ community and most residents are on fixed or limited incomes. The property owner has raised the lot fees several times and are now charging water and sewer fees on top of the lot fee increases. This company should be ashamed of themselves for preying on senior citizens. There needs to be a stop to this. read more

I applied to this place for One RV spot, space 56 at SKYWAY MHP, Spoke w/Miley at First Commercial Properties, and after submitting the applications for myself, my husband and my so , I was told that I had passed the background check, however, her manager Mike wanted all of the documents for my service dog. She's a 9 month old German Shepard weighing in at 62lbs. She's also my emotional support animal for which I have clear documentation. Wouldn't you know it that after jumping through many hoops, Mike called and said I couldn't live there because my dog was over their 20lbs limit. I explained she's a service dog and he said "Okay we'll if your circumstances change , we'd love to work with" to which I said "So you mean that if I get rid of my service dog I can live there ?" To which he replied "yes...". My thought is: if I'm disabled, validly disabled, and need my service dog... I'm why would I get rid of her? In which case why don't I cut out my hips and joints since they are only a fraction of my disability too? I will be filing a formal complaint with HUD "According to HUD, "[b]reed, size, and weight limitations may not be applied to an assistance animal." read more

I left them a 1 star on Google without text and they said I was a liar/not resident on any of their properties and just trying to "boost" my reviewer level. I am a tenant at one of their properties and my experience has been grotesque. Our house was "flipped" and all the "remodels" have begun to show including a peeling bathtub due to improper refinishing, pieces of roofing and large empty plastic bags buried in the yard, water pressure only works correctly on half the house, the deck wasn't built level and the wood itself wasn't sanded before painting, the dryer plug randomly disconnects, etc. The "landscaper" they have employed destroyed our yard after taking money from us and now we have to pay to fix it ourselves including debris removal because she left a HUGE amount, and harassed our neighbors in her process. Then the property manager calls it a "tenant dispute" even though she is his employee and she doesn't live in our park.. And HE sent her. We aren't allowed to put up any kind of fence in the front yard, even though we have a toddler who will run into the street. We arent allowed a privacy fence of any kind in the backyard, either. Oh and we were told no dogs of any breed but someone across just moved in and they have 2 dogs. read more

Making expensive changes to the building, then charging us high fees without our knowledge or permission. Raising rent to record highs. My fiancé and I stayed at Firwood Village from 12/2017 to 12/2018, and First Commercial Property Management Corp. (FCP) took over halfway through our lease. We had planned to renew our lease until 6/2019, but we moved out instead because our experience with First Commercial was so poor. We paid rent on time monthly, got our full deposit back, and have documentation for each event in this review. Even though we only had 3 items to pay for (rent, metered electricity, and a flat fee for sewer), FCP billed us incorrectly/left off utilities more than half the time. They undercharged us $30 and then overcharged $500 for July, undercharged $30 for August, and overcharged $60 for October. They had me listed as living in the wrong unit with the wrong person, and they once sent us another tenant's private account info. They didn't take initiative to fix these mistakes, either. We had to spend hours attending weekday morning office hours (if managers even showed up), calling, and emailing for FCP to address the problems they created. Once, it took 13 calls, emails, and meetings (and speaking to multiple people) for FCP to fix our statement. We reached out about 3-5 times for the other issues. In October, when we were charged incorrectly for the fourth time, we sent a letter directly to the Seattle corporate office outlining what had been happening, so FCP was well aware of how poorly Firwood was managed. The senior portfolio manager's response was, "Thank you for your patience...We are glad to hear that the accounts are finally charging as intended," which was false. They had JUST tried to bill us an extra $60. FCP also sent us questionable documents. They asked us to prove we were over 55 so they could keep their senior housing status, but Firwood is NOT a 55+ property. They also left a packet of "New Rules" on our doorstep that violated our lease. For example, our lease required 30-day notice for rule changes. The New Rules said, "THESE RULES SUPERSEDE ALL PREVIOUS RULES AS OF THE ABOVE EFFECTIVE DATE," June 12. The packet wasn't even printed until June 28, and they didn't give it to us until August 31. Our lease also stated that water, "will be provided by the landlord," but the New Rules said, "At any time, the Park, at its sole discretion, may hook up each mobile home with its own water meter and bill Tenants directly for water consumption." FYI, utility charges can't be added as a "rule." Beyond that, the New Rules were full of typos and still said to pay rent to the PREVIOUS property management company. FCP even broke their own rule that, "Management shall maintain regular office hours of at least 1 morning hour each week. Management shall post such times." When FCP took over, they had 2 managers that were supposed to be on-site once a week. They quickly stopped visiting and were difficult to get ahold of. After a couple months, they hired a tenant instead, but she left soon after. Then, the senior portfolio manager took over briefly off-site, and then we worked with the next team of off-site managers, who came on as we were leaving. There were 6 managers in 6 months. After we sent notice that we weren't renewing our lease, the senior portfolio manager tried to schedule our final walkthrough for a month before we moved out. He also told us that we could pay our final utilities at our (rescheduled) walkthrough and one of the new managers confirmed it, but they ended up not being able to calculate the electricity charges. Instead, they said they'd email us a final bill with our monthly flat fee for sewer and metered electricity in 2-5 days. It took them 10 days, after we followed up twice. When they finally sent the statement, it was wrong. They had left off our sewer charge, so we had to email a third time to get our actual bill. After managing Firwood for half a year, First Commercial was still charging us incorrectly and making the same billing mistakes as when they started. We're SO glad we left. read more

This company is horrible... The property manager that comes onsite is rude and disrespectful to the tenants; verging on harassment. Jennifer Ryan apartments in West Seattle. They have gotten rid of the pest control at our building and many Tenants have seen rats in the backyard eating the fallen fruits from the pear tree. To my knowledge this company has run off at least three Tenants since they took over the management of the building. I don't have enough time or energy to list all of the problems with this company, but I will say if you see a property managed by this company - do yourself a favor and run the other way!!! read more

They're pretty good managers for Julie Anne Apartments. The property could be a tiny bit better maintained, or honestly just needs overall renovation, but they do a good job on the administrative side. They are easy to reach and haven't messed up my payments. read more
