It took them six months to find tenants for my property. I'm unsure what systems they use to do background checks, but it isn't good. The tenants only paid their first month's rent, and after that, they were late and never paid the full amount. Then stopped paying altogether. My biggest issue with HomeWorks is their lack of professionalism. It seems like they use a third-party receptionist, so you have to schedule a call with your actual property manager. The property managers constantly miss the scheduled calls, and getting information that should only take a few minutes can take days. To date, I have had eight missed meetings with Christine and Zaphyr. To make matters worse, the portal is never up to date, so you have to call to know what is going on with your property. It has been a complete nightmare working with this company. Save yourself the headache and find a different property manager.

It has been over five months they constantly give me the run around. I am now using an attorney and will most likely sue the company. Stay far away.

    Broadly speaking, they are the dogs that everyone says they are. If you find a place of theirs…read morethat you really like that's at a favorable price and -- and this is the critical part -- you can commit to yourself that you won't expect or hope that they'll turn out to be something different than what they are, go for it. However, break that deal with yourself, and you're entering a world of pain. Here's what they won't do. They won't steal from you outright. They won't ignore your emails. They won't let major maintenance requests go unaddressed or otherwise fall down on their obligations under the lease. None of that happened in my experience. But you can't expect to be treated well or like you're the customer. You're not. Their job is to hold the account with the property owner. All you're ever going to do is come to them with problems. You have no leverage. All you have is goodwill. The leasing process and terms of the lease have you bent over a barrel. You have to accept it. You are not positioned to alter the terms of the lease in any way whatsoever; their signing process effectively precludes this by first requiring a non-refundable deposit from you (that converts to first month's rent) to take the property off the market. You'll see the lease afterwards. That's super aggressive, but it's not illegal. If there's carpeting, whatever its condition (see photo), your lease will require you to have it professionally cleaned upon move-out, passing on to you a cost that's typically assumed by the landlord as ordinary turnover. Again, that's pretty aggressive stuff, but not illegal. No documentation submitted upon move-out? You pay. Don't like that? Well, then don't sign the lease. (Forfeit the deposit. You pay.) You'll be enrolled in their insurance/benefits program under the terms of the lease unless you proactively opt out. That's both at move-in and at renewal. You won't receive a courtesy reminder at renewal. That's your responsibility. Miss the deadline by a few days? You pay. Is it starting to make sense? My property manager was located in Mexico and managed the property remotely (through photos emailed in by contractors). Yours may be too. This one was a stunner, I have to say. You can find elsewhere online testimonials from the property managers themselves, along with information about their work and educational backgrounds. Ask yourself what that would be like for that person, to manage a broad-based portfolio of rentals in Baltimore, Maryland. Now ask yourself how that person might feel about you if you were to become less than ingratiating towards them. I understood what the deal was going in. And so I didn't complain when I spent the first week or so in the property giving it a deep clean (windows, moulding, cabinet tops, etc. Or when old cleaning rags and refuse came up out of the sink drain when I ran the dishwasher for the first time (see photo). Or when my bed sheets were stained by a dryer that had accumulated burnt lint around the heating element at the back of the machine (see photo). I accepted it all as part of the deal I knew I was making. But somewhere along the way, I decided that I'd suffered the last indignity--that I'd done this, that, and the other; and swallowed so much; and that it was about time that they did the right thing for once! And so I let the demon in... Do yourself a favor. Go find a mirror and stand in front of it. Ask yourself, how well do I really know myself? Am I sure? Can I even be sure? There's a reliable way to find out. Rent with Bay Property Management.

If you are a landlord looking for true "Peace of Mind" Melissa and her team are the way to go!!!! A little about me I am an 22 year Active Duty Service member Navy who was super skeptical of renting my property and was gonna sell 5 years ago. In talking with a colleague he convinced me that owning a rental is a smart idea and can really generate some passive income. He referred me to Melissa at POM who simply bridged the gap and eased my stresses of becoming a landlord. Today, because of Melissa and her team I am a success, I was able to deploy overseas on two separate tours and leave my home in the palms of her teams "Golden Hands" The day I moved out I turned over keys to a 4 year renter and had "Zero" issues. In Nov 2021, I got the sad news my 4 year renters were moving out end of December. In one months time, Melissa and her team, turned my property over and had new renters placed to move in the beginning of Feb. "Simply amazing". In closing, all I can say is that Melissa is nothing but professional and truly cares. My responses her entire team are within minutes.     Terrible service from viewing listing to asking questions about the property. After a month no…read moreresolution on reported problems at the property. Then they said it wasn't their problem and I as the tenant needed to contact the HOA again after a month of inquiry. There was no HOA the email bounced back. Then the tenants were told they needed to provide MORE pictures to the head of maintenance again of the issue despite the listing agent taking pictures for POM, the plumber provided pictures, the maintenance person took and provided pictures and the head maintenance had visited the property 2 days b4 move in and should have pictures. We asked for a decrease in rent for the ongoing issue and/or a phone call. Head of maintenance said it wasnt POMs fault so no decrease. I said well it certainly was not OUR FAULT. We received an email from Melissa to end the lease no conversation. Which we happily took. And from move in to move out ~ 20 days of communication there were more than 86 emails for submission and system response to maintenance requests and over 40 texts. Meld is the system and its terrible. I would not recommend this property mgmt in any way. I forgot we were forced to take an earlier move in date and then attend to no less than 4 different plumbing appointments on our time and dime that all should have been taken care of in advance. And no staff accountability.
