When I moved in I was told the place was clean... After emailing them about that, their response was it was cleaned a First week of Nov. so no further cleaning would be done even though I didn't see the house and move in until mid Dec. They're just here to collect rent. They do not do anything else. "Request for Maintenance" = Junk mail to them. They have been emailed and texted multiple times just asking for updates with little to no response. Got the point where I was told "They were on vacation" LOL what a joke.... I am a current tenant and I highly encourage any future potential tenants to contact me so I can show you some of the ridiculous responses and the long and timestamped emails and texts in attempts to get things done. In fact, If you would like to see all the issues I've found (Broken oven, Mold/mildew in washer, flickering lights...etc), I welcome you to come visit the property I am renting from them in Sunnyvale and you can decide for yourself if my complaints are legit as no maintenance has been done since moving in middle of Dec. 2023. UPDATE: Roger has responded, but did not give any effort to address the lack of proper channels for communication with property managers, as well as the unavailability of an on-site tour for interested applicants prior to the application process. My one-star rating stays. Best to look somewhere else for a rental property. Contrary to what business owner Roger has declared with conviction in response to other reviews, this company has improvements to make to be "the best bet on property management in the Bay Area". Red flags here, for rental applicants: no accommodations for an on-site tour, to meet with property manager face-to-face. No access to communication with property manager (Jessica Sanchez) regarding the application process, and request clarifications on their tenant criteria. Impossible to call in and ask questions about your specific situation over the phone. They'll just reiterate what you've already read and encourage you to apply. Do avoid applying to their listings if they can't provide any clarifications you may have on their criteria. Until communication and tours are made better, most likely you'll just be wasting your $35-40 getting denied. read more

I applied for (and was approved for) an apartment listed with Five Star Property Management in San Mateo. Though the application process was very long and a bit tedious, the staff that we worked with via email was very responsive and communicative and really great at keeping us up-to-date with our current status and what we still needed to provide. The staff member that we met (outside, with masks) for our on-site walkthrough was very friendly, super helpful, and knowledgeable about the property, which was clean, well-maintained, and in great condition. Though we chose to go with another property, the application process with Five Star Property Management was very professional and low-stress and we would have been happy living in the property that we saw. read more

I strongly discourage you to apply to any property managed by this agency. They are all about squeezing money out of as many potential renters and do not even care to look into the details of the application. My husband and I were forced to submit two applications even though we explained that he was recently laid off. My salary fully covered the rent x3 as they required and I have excellent credit. After applying and paying $80 for two applications, I have not heard back for a couple of days (they did an open house to collect more applications I guess). After following up on the status, it looked like they started processing it, however my husband received a denial email (dah, no income as explained). I received an email that my application was pending and all bunch of additional questions from Jessica asking for additional paystubs (in addition to what was already uploaded), pet details with the request to pay additional $20 to get my dog "verified ", she also sent an email to my boss as he informed me that he submitted verification the next day. After providing all this additional information right away and asking if anything else was needed, there was a radio silence again for another 3 days. Once I followed up again, Jessica responded that apparently she denied my application together with my husband's when he received the denial email. Again, this all was BEFORE they asked me to jump through additional hoops answering questions, uploading xtra paystubs and paying additional pet fees. So, $100 later and after my credit was pulled for nothing, at no point anyone reached out to ask any questions or even looked at the application to see that the family income was not an issue. I have NEVER been denied for credit or rent before and always had excellent credit and stable job. First humiliation like this ever. So, save your money and look elsewhere. read more

Looking for a place in the Bay Area is in itself an incredibly stressful endeavor. My boyfriend and I first found the listing for an unit on Craigslist and decided to attend the open house. The current tenant was the one showing the property, and she directed us to Five Star Property Management website. She gave us a direct email for "Jessica" and asked us to enquire about submitting an application. Between the open house, preparing for a possible application and sending the email, my boyfriend and I spent at least half of our day. "Jessica" never responded to our email, and we got a general response from management stating that the unit we had looked at was not available. I understand that the place might have been rented to someone else; however, it seemed like the apartment was never really publicly available. For those of us with incredibly tight schedules, looking at a place that is not available is a complete waste of valuable time. I know I will avoid any property listed by Five Star Property Management, as they don't seem to be at all considerate of anyone else's time. read more

Exceptionally terrible, fraudulent and hidden terms in rental application. Application Fees, Holding Fee gouging and Draconian clauses in their termination contract. They harass everyone whom you list as references for no end in spite of providing Employment Verification Letters. They rejected my application that my rental history (which I currently reside in the past six years!) could not be verified to my co-applicant. These people lack both common sense and decency. This property management unnecessarily pits up multiple applicants for the same apartment at the same time charges about 40$ application fees and on top has a useless Holding Fee of a 1000$ in this renters market which is apparently a deposit to take it off the market. I have spoken to five other realtors in SoMa some hadn't heard of one and others thought this to be extremely greedy and very out of the ordinary. They are not up front about these hidden charges in your rental application. Beware of their termination clauses, they will re-rent the place but with these charges "Our Administrative Fee is $65.00/hour; as far as open houses, we charge in 10 minute increments, the rate is $150.00 (for example 0.8 / 48 minutes =$100.00)" Stay away at any cost. @Five Star Property Management. OH, how can I express gratitude in words. Writing can be a linear task, and I think I'm up to it. Roger Eagleton is the most fair practitioner of real estate leasing and rental with a flair for safety. The latter is the big piece of this matter. I will explain: My house has been listed in every imaginable site with Five Star. Roger screens the "would be tenants" with the skill of someone who ought to be given an honorary degree in neuro-linguistics. He has had to screen many calls. Here's one I recall: he mentioned to me that a man called to say that he KNEW me and would like to have the address of the property. Come on. Really? If they knew me, they'd call me directly. I appreciate Roger's sense for screening out slimy criminals (some less subtle than others). There are so many scam artists out there, and I have already had my fill with "missionaries in Africa" who used an old ad of ours, to say that they were the land lords. "Unfortunately, since they were in AFRICA, they couldn't show the house. BUT the prospective tenants could send these missionaries the rent, deposit, etc and someone at the house would let them have access to the house." Imagine everyone's confusion when the poor folks showed up at my front door, and learned that they had been taken !? He's fair. He is creative. He is a NICE man. He isn't a cookie cutter real estate jerk out to take advantage of you. Win-win. read more

Oh My Gosh! Where do I begin?! These people are AAAAAA...MAZING! I've only worked with the founder, Roger D. Eagleton. But if he is in any indication of what the rest of the staff is like, then the entire team is A+++. I was in a real financial bind after I lost my job. My home was really the first and only thing I could think of that I could use for "income" ("Rental Income"). I contacted Roger to see if/what kind of options I had. He treated me with the utmost respect, fairness, and kindness in my "hour of need." He always returned my calls, e-mails, and calls immediately or within 10 minutes. Although I FELT like I was in "desperate straits" and would have probably been willing to take far less money for my property than it was worth, Roger did not let me "short-change" myself. He came in to my home and gave me a fair estimate. I kid you not, by the evening of our meeting (yes, THAT VERY DAY), I had four (4) people come in to view my home. The next day, another eight (8) came by to see my home. If I'd wanted to, there were another 37+ people who contacted me about setting up a viewing. Luckily, the very first evening I showed my property, I found THE right tenant. On top of that, I rented my property out for hundreds of dollars more than I thought I was going to be able to. Roger and his team did Credit and Background Checks on the final couple of prospective tenants, then forwarded me the outcomes and worked with me to choose THE tenant. I felt VERY protected, advocated for, and looked-after! read more

I don't get the negative reviews. We started working with Roger as tenants over a year ago and he and the rest of his company have been very communicative and worked with us through a number of situations. When we e-mail Roger or his staff we usually get an e-mail response within an hour but definitely the same day. We've used their online scheduling system to have maintenance work performed. Sal, their in house guy, is always prompt, extremely courteous and even went out of his way to help me with a totally different issue. He came over to caulk the shower and helped me mount an HD antenna on the roof of our condo. Another time we had back up sinks in the master over the weekend and Roger contracted out to a third party guy to come and take care of the issue for us because his guy was out on vacation. This very day (12/28/2015), our car was about to be towed from our condo because we accidentally left it parked for too long while in another state on vacation. I e-mailed Roger and told him about the situation and he personally drove over to our condo and parked the car in the garage for us, moving my motorcycle and brought in some packages that had been delivered. You cannot imagine how relieved we were. That small act of kindness saved us $600-800 in towing and storage fees for a stupid oversight. Keep up the great work! read more

My husband and I agreed to meet and view a apartment that was listed by, "5 star property management" (more like "1 star property management") We met with both William Wang and the broker, Roger at this apartment.The apartment was privately owned but William and Roger were renting the property, & also managing the property due to the actual owners living out of state. (Which means they would be our landlord & we would call them for any maintenance ECT during our lease term.) My husband and I like the apartment and request that they email us an application since they were unprepared and didn't bring an application. Later on I got a disrespectful text message from Will, saying "Just emailed the applications have grandpa fill one out" I asked him what he meant by "grandpa" and he said, "he seems older than you, I was joking" I told him I didn't think it was funny and I asked for his realtors license number, which he then shut his big mouth and never replied. A joke about my husbands age... how could that be funny to me or my husband? & Of course it offended my husband. That is none of Williams business or concern, Williams job was to rent us an apartment not pass judgements. The only reason why I didn't let the owners know what kind of people they have representing their property is because the broker, Roger apologized & gave me Williams real estate license. Did William ever apologize? No. He wasn't even man enough to own up to what he said and provide me his real estate license number when I asked for it. I ended up filing a complaint because what Will said didn't come from negligence. William knew (and I have proof) he knew this is my husband (not my "grandpa") & obviously we would be offended by his comment. Its discriminating, disrespectful and uncalled for. I have the text message picture to prove what he said (I will post the picture on here) Will and Roger would have easily rented the apartment to us had Will not have been so disrespectful & cared more about making money & his job than cracking "jokes". Anyway, why would my husband & I want the apartment if Will would be managing the property!?! DUMB MOVE WILL! & Roger your not so smart for keeping someone around that acts like that and didn't care about loosing you money and wasting your time! Will is still with this management. Further, I would not consider one inquiry through your website, providing the information you requested with a few basic questions regarding your service packages, a genuine encounter. We did not have one phone conversation and you provided a "one sentence", five word response. Also, I am curious as to what criteria made you ascertain that I would not be a good match for your company? My family owns 7 properties in the Bay Area with large revenue potential. I've lived in San Francisco for 24 years, I've lived in a different neighborhood every time. I've rented and I've owned. I've rented directly from landlords, and property managers, couch surfed, been a primary tenant, sole tenant, had roommates, and leased under a master tenant. I'm very easygoing, and have experienced a wide array of situations and people, all who work however they need to get things done. In those 24 years, I've never had an experience quite like I did with Five Star. I am gainfully employed in tech, and am looking for an apartment with my family member who works in consulting, great credit, great income, and fantastic references. Not only was Jessica horrendously inefficient and unhelpful, their office on Spear street is either a front or they lie to people going in to tell them that business isn't Five Star Property Management. They attempted to cherry pick an applicant which I assume was because someone at their agency was given a kickback and then told the owners, who referred me as the preferred tenant, that only one applicant submitted a complete application. When I reached out to inquire the status Jessica tried to tell me my application was incomplete and when I asked her what was missing she just told me "everything". I pressed her and she conceded that I could resubmit via email, and then she sent me a declination of acceptance based on my credit score which was surprisingly different from what was sent to me by the same agency. Five Star took money from potential applicants with no intention of fair representation based on the contents of those applications. When I connected Five Star and the owners via email addressing the disparity, they opened the unit back up for an open house. I withdrew and filed a complaint with the California Department of Real Estate against their license for potential violations of the Federal Housing Act. Finding a place in SF is hard enough, in a competitive and housing sparse market, if you see this agency on a listing you're better served in a continued search. I found a lovely apartment directly through an owner and am so happy to have found a happy home with a landlady that is both reasonable, responsible and not a crook. If you have legitimate grievances with Five Star I encourage you to file a complaint against their license at http://www.dre.ca.gov/, their license is CA BRE License #01950035 and with the National Association for Residential Property Managers. All information above is based on my recount of my particular case and my interpretation of the law. This company was extremely hard to get ahold of and non communicative. After finally getting ahold of them we applied for a rental all of us very capable of paying the rent and being respectful of the property. I have perfect credit and good relationships with all my other landlords. We were denied with no explanation and the place is still not rented and posted for cheaper on Craigslist. This company is scamming people for application fees. I would not trust them or work with them. read more

Pros: The self-showing process of the property through rently was nice. Cons: So we were 4 adults planning to move into a 2 bedroom loft which was priced at 3495$/month. They have a requirement where each of the applicants has to pay 49$ for the application and each of us need to have a credit score of a minimum 700. Out of the 4 applicants, 3 of us have salaries more than 120,000$/yearly from reputed companies like Bloomberg, Toshiba, and telmate. But our group was rejected as my credit score was coming back as not available or null. I was a bit perplexed as credit score with my chase bank account it was showing 755. So, I contacted Experian, the service which five star management relies on for credit reports. It is stated that they do not report credit scores for people who have less than 6 months of credit history. I have been in US for the last 3 years on an H4 visa(for which US government don't provide social security number as it a dependent visa) and got my social security number in April after my visa status changed to H4 EAD. It is an impossible situation where I can't qualify to have a credit score unless I have a social security number. I feel really discriminated by this that the only reason my application was rejected was based on my visa status rules. I am asking you guys to at least reconsider the other applicants in my group who paid nearly 150$ . I feel being rejected by like this is really unfair and the policy has to be changed for atleast further applicants as I know many people in the bay area are recent immigrants and they won't end up losing money like did if the requirement for residing in the property was made more clear. We live in an ever-changing world and even though I feel bitter right now being rejected for visa policies, I would request you guys to change the outdated policies. read more

Would have posted this on the reputation.com survey they sent out, but it requires a more lengthy description in order for me to submit this there. O.o Maybe it is a bug on their system considering I added a bunch of characters and still could not meet the "limit". Better here than there I guess. Maintenance fixed a plumbing issue in the other apt which had damaged the wall on my side. There was mix/lack of communication surrounding how to get the wall fixed. Fixing something like that gives a baseline review. Imagine if they didn't fix it and I got out of here. Taking that kind of damage from my security deposit would have resulted in a dispute given I did not damage the wall and had notified of the issue. Given the lack of communication surrounding the floor issue though, I'm not encouraged to give a good review. Maybe it is the management company, maybe it is the owner. I don't think one would rent out an apartment or even hotel room with this floor issue. I'm told it is an installation issue, so I interpret that as our/owner's contractor doesn't know how to install flooring. If it is not fixed while I am here, it will have to get fixed anyway assuming this unit would be for rent next time around... The first time it happened, the response was quick. Now, it is cancel my maintenance request and no follow up. Seeing the issue through is not something I can attribute here. Third thing is the outside recycle gate, which is slanted. I would just get rid of it entirely since no one locks it. During windy days when the gate is left open, it makes a huge crashing sound. Cheapest option to mitigate this would be to install some padding. Readjust the gate if one really cares about service. Request was canceled was the reasoning that tenant must keep the gate closed at all times... Again, imagine if this issue occurred while attempting to rent out the unit. Haven't had to file many maintenance requests, so I would expect better service in fixing these issues. I've cared enough to report the issues, I would expect management (who ever it is) to care about them to find a way to mitigate or solve the issue. read more

My experience renting for 3 yrs with Five Star PM was not good. I had a water heater/furnace go out right before thanksgiving. There was no hot water and no heat to the cold unit. It took Roger & external contractor nearly 8 weeks to resolve as it ended being major construction. Even after several emails, Roger & Team did NOTHING to put me into temporary housing. I had to threaten to sue to get only ONE months credit back. You can do better than and deserve better than this. Beware! read more

No stars. I applied for an apartment in Foster city advertised by five start property management. Before I started my application I asked some specific question to this property management representative available onsite while showing the apartment. I was given an idea that I don't have to pay for application fee if I don't end up getting approved for that apartment. I absolutely agree if I have to pay for application fee if get rejected for my blamish history like not good credit or Rental history. I agree if my credit or other checks fail and I get rejected. But whatever the communication I have received it seems every thing is in good standing but the communication I received from this company says some one else got the approval first so my request is denied. So multiple people were processed for same property at same time. I don't know how legal and ethical it is. The consolation I get is my application has a good standing for next 60 days if any unit is available with this company, which they don't have or they have not bothered to reach me out after that. I have only 5 days left in current place so where should I go become homeless for next 60 days is that what these people think about applicants????? I am pretty sure I was first to apply for the said apartment and my credit checks were done in time. I know my credit and rental history is absolutely clean and clear. Clearly they are collecting application fees from multiple applicants knowingly and the selection process is not trust worthy at all. I had been looking on my own for an apartment in the San Francisco/ Marin area, and every time I would find a place that I liked it would always turn out to be "rented". I was getting very frustrated with the whole search process, until one of my friends who owns a home told me about the great team that they had managing their rental property. They told me that I should talk to Roger & Will over at Five Star Property Management, as they could probably help me with my search for a great new place to live. Sure enough, after speaking with the guys at Five Star I was able to get some important tips on what I should do to maximize my chances of landing that perfect new apartment in this crazy competitive rental market. They even went so far as to help me put together a great "rental resume" and application, and sure enough it worked exactly as they said it would and I was finally able to secure a great new place to live! As a student looking for my first apartment in San Francisco, I was beginning to lose hope in finding a decent, affordable place when i went to an open house managed by William and Roger of Five Star Property Management. From the minute we walked in the door they were nothing but hospitable and very helpful. After a misunderstanding about the rent price, Roger and Will negotiated with the owners to bring down the rent to something my roommates and i could afford. When the person who got the place instead of us fell through, Roger was quick to personally call us and ask how our apartment search was going and if we were still interested in the property. Of course we were! From that point on, Roger and WIll were both accessible via phone, text, and email and were able to meet with us within hours of arriving to the city to view the place a last time and make a final decision. Every correspondence with them was professional, personal, and we were always responded to in a timely manner. In the end, we ended up getting the place at the lower rent price that Roger and Will negotiated for us. It was so refreshing to deal with professional property managers as opposed to the owners of the places in SF that take a week to get back to you and sometimes never even respond. Roger and WIll were so accommodating to our schedules and needs which was SUPER important because my roommates and I live in Orange County and weren't able to come up to SF often. I can't thank them enough for making the whole rental process fast, painless, and easy! I just wish we would've come across them sooner! read more

Roger and Will with Five Star Property Management were very helpful in the house searching process. They were prompt with their responses, whether it be by email or phone. Roger emailed when the unit was taken and responded back when it was available again to see if we were still interested which I greatly appreciated. The asking price was a bit high for my friends and I, so they lobbied to get a less expensive price approved for us by the owners, which was successful. With a last minute trip to the city to look at places (I live 5 hours away) I called Roger to ask if we could see the condo unit and he approved it with the current tenants and accommodated our needs in very short notice. They are both very personable and helpful guys who answered all questions we had about the rental process thoroughly. We first moved into the property in November 2014. We renewed a 12 month lease starting November 2015 with a rent increase. Since we purchased a property, we gave notice to end the lease in March 2015. Five Star's note to us after moving out was "Thank you so much for making this such a smooth and easy process for all parties." We weren't expecting to have to end our lease early since the purchase of our new property was a little sudden. We tried to act reasonably and were prepared to pay them to cover their costs of finding a replacement tenant. We felt that they were being very unreasonable and they unfairly retained our security deposit. There was an addendum in the lease: "Any early termination of the lease by the tenant shall require a (30) thirty day notice and subject to penalty equal to (1) one month rent, payable directly to Five Star Property Management to cover the costs associated with finding a replacement tenant." After getting some advice our interpretation of the law was that they could only claim an amount commensurate with any losses incurred with finding a replacement tenant. The new tenants started their lease within 5 days of our lease ending. We believed the marketing costs required to rent a property in Silicon Valley were much less than a month's rent. We tried to discuss this with them but they refused to concede. We filed a claim with small claims court on the basis of the advice above. We were sent a letter from the management company urging us to drop our claim. They accused us of filing a lawsuit before knowing that they were going to retain our security deposit, but we have emails from them indicating that they would retain it. Excerpt from their letter to us: "By falsely stating that you asked us for your security deposit before suing, you have committed perjury...Based on these reasons, you should immediately dismiss your lawsuit". The judge ruled in our favor in small claims court. Five Star Management subsequently filed an appeal whereupon a Trial de Novo was held in the Superior court. Once again the judge ruled in our favor. Five Star Property had to return $3745. Our security deposit was $4395. Note: I revised this review after receiving a cease and desist letter from Five Star Management. All information above is based on based on our recount of our particular case and our interpretation of the law. I am not a lawyer. read more

I am a Realtor and work with international investors quite a bit. One of my foreign clients bought a condo two years ago as an investment and needed a management company to manage it. As I don't manage properties myself, I called a whole bunch of management companies in SF only to discover, that some of them didn't even want to talk about such a small job as managing a condo, some wanted a full month of rent for renting a condo out plus their management fees, some never returned my phone calls.. Luckily I stumbled at 5 Star Management company contact info, and called Roger. Wow, from that minute I had nothing else to worry about! Roger and his people market rental properties for you, screen potential renters, hold Open Houses, show units, they prepare and send to owners monthly financial statements, they actually answer the phone calls and emails! Considering that their prices are also very reasonable, it was a true wonderful find for me and my buyers. I personally sent to Roger three clients already who bought properties in SF in last two years and needed professional management services, and will not be hesitating to send more in future. As a Realtor who cares about my reputation a lot, I can not afford to work with sub-pair companies because lousy job reflects on me. Roger and his company is THE perfect 5 Star Management company. My review is based on the handling of my application-Not the decision. This company gets a 1 star because of lack of professionalism and accountability. I had to google contact information for the CEO in order to get a response from this establishment. I called the main line to speak to someone in the front office-NO RESPONSE ever(I called multiple times during business hours on various days). I contacted the leasing office(which is a call center) over 3 separate times. Once the staff member assured me that a property manager would get in touch with me. Never happened. Another time I was assured someone from the leasing department would get into contact. NEVER happened. I honestly thought this was a scam so before I contacted my bank I emailed the CEO and WOW! I got a response in 2 hours after being ignored for WEEKS. The assistant manager did not apologize. The only person in this entire company that apologized for the delay was WILLIAM. I hope his efforts will be noticed. Also I do not like the lack of accountability and lack of professionalism that the owner responds to low yelp reviews. Says a lot about the company. I will avoid this company at all costs. AGAIN the lack of professionalism regarding my application is why this business I would give ZERO stars. William is the reason why this review is 1. It is very poor professional service when they cannot give you a viewing date. When, as a relocation consultant, I called to schedule a viewing to bring my client by to see one of their San Francisco properties, I was told that "there are no scheduled viewings at this time." read more

I tried to manage my property as long as I could. When I realized I could no longer do it, I turned to Roger. As a result, he inherited my tenants. Soon after, we ran into issues and rent wasn't being paid. That means Roger wasn't being paid. He continued to work with me to get the house back and and was responsive to every email. read more

My situation was that I had a 1 bedroom apartment that I needed to find a good tenant for, especially since they would be living downstairs from me. I emailed an inquiry to Five Star Property Management and received an immediate response from Roger. We were able to set up a time to meet that same day. From the very beginning, I was treated like I was one of their most valued clients-like someone with multiple apartment complexes when in fact I only had this one listing and was not even going to use them to actually manage my property. Roger came that same afternoon and took photos of the apartment and shot a video 'walk through' which he edited and was able to post on the many rental sites that same evening. The posting and video that he did of the apartment was fantastic! The professional quality of the posting was impressive. Roger and company, wanted to find me the best tenants in the shortest amount of time. Five Star Management company has very strict criteria for screening prospective tenants and they handled all of the applications: obtaining credit scores, criminal history and much more. At this point an open house was set up and Teresa came and handled the entire process. Teresa intervened with a prospective tenant who had contacted me when I still had a Craig's List posting. In speaking with the prospective tenant we seemed to hit it off and I was tempted to offer her the apartment even before obtaining a credit report. Teresa strongly advised me to not even meet with her after the open house which we had planned on doing. The prospective tenant filled out the application and Teresa ran the various checks later that same day. Well, the individual not only had a foreclosure, but in addition had multiple 30 and 60 day late accounts, many of them with high balances. Teresa contacted the individual and gave her the news that she did not qualify to rent the apartment. Everything was taken out of my hands and handled expeditiously and professionally. Five Star Management Company was able to find a couple that had an excellent rental history and also jobs with adequate salaries to pay the rent. Teresa set up the meeting process with the prospective tenants and was right on top of every email I sent her. There was a concern as to whether the couple would be able to get out of their lease a few months early and Teresa contacted the owner of the Condo on a Sunday and was able to reassure me by 10pm that same evening that the owner would be ok with them leaving a few months early. It was really a great experience working with them, I can't recommend them high enough, I will certainly use them in the future. Susan F read more

If you are tired of dealing with shady landlords, use Five Star Property Management! Teresa has been amazing - she has an amazing sense of urgency, spot on attention to detail and her overall professionalism has been a light in a dark world of scummy landlords and unfair rental agreements. The head of Maintenance, Roger has been fast and efficient to resolve out issues as well. The previous maintenance manager was nice but not efficient, Five Star noticed this and replaced them. That shows the level of service and commitment Five Star has for for their renters. I wish I found them sooner! Thank you Five Star Property Management! read more

While we did not sign with any of the Properties Five Star Mgmt offered we did have a positive experience with them and they demonstrated excellent communication, timeliness and understanding. For those reasons, and because every property we've seen so far listed on their page has been quality (the videos are very helpful), we will consider using them in the future. read more

This place is a joke. I cleaned walls, baseboards, appliances, paid $170 to shampoo carpets through their company ext. This place was spotless. I recieved a bill that they are going to keep my deposit and charge me another $250 because they had to repaint and the fee for the painter. The bill was $1,125. I do not recommend this place to anyone. I will not return. read more

I have had a property managed by Five Star Property Management since I moved out of state eight years ago. My experience with them has been excellent! The team is thorough, responsive and dependable. They keep me well-informed of any issues happening with my property. They are very well-versed in California landlord/tenant laws and they ensure we remain compliant. Also, they are very knowledgeable about the rental market in the Bay Area. I trust their insight and recommendations. Their record keeping is top-notch and all documentation is readily available through the owner portal. They maintain a solid network of contractors (handymen, plumbers, etc) who are responsive when issues arise. If you are looking to rent your home and are in need of a property manager, give Five Star a call. You will not be disappointed. If you are a renter, you definitely want to rent a property managed by Five Star. Their screening process is thorough and only those who meet their standards make the cut to be forwarded to the owners for review. They catch red flags early on and respond accordingly. I suspect some of the negative reviews here are from those who are upset because their application for a rental surfaced something questionable. As an owner, I appreciate this! For tenants, Five Star will be responsive to any issues that arise while you are in one of their properties. I know this because I receive the calls that something requires attention. Five Star has provided me peace of mind that my California property is being well cared for. read more

Scheduled an appointment for a showing on Wednesday, November 25th between 12-1 for a property in Daly City, CA. This was a burden for my wife and me to be there but it was the only option to see the property at that time because Five Star Property Management does not schedule individual showings...And even though the process of calling Five Star Property Management is very impersonal (phone recordings and e-communication only), we decided to view the property anyway because it looked like a nice space. Well, we arrived prior to 12, we even waited for 35 minutes and nobody even showed up to show us the property. Very disappointed. There were 2 other couples who were also disappointed that nobody turned up to show us the property. read more
