During underwriting, I received multiple requests for documentation that I had already provided. The requests trickled in one at a time, rather than a comprehensive list of what I needed to provide. I had to explain some of the documents to the originator and/or processor, because they kept insisting that I had not paid a particular creditor off. They also wanted to have my car loan paid off through the HELOC, instead of me paying it off myself, which would have meant a higher interest cost for me. It took a very long time to get to closing, and I had to reach out several times to ask about the status. On the day of closing, the paperwork indicated that I was taking a large draw at closing. This was not true and had not been approved by me. We had to delay closing while the paperwork was redone. I was initially told that Flagstar would pay all closing costs, if I kept the HELOC open for 3 years. During the closing, I received notice that I would have to pay some closing fees. We paused and the closing attorney and I reached out several times to the originator and processor, without a response. We waited for over an hour. I finally received a call from someone else who said that Flagstar would not pay the fees as promised. I am very disappointed by this experience, and I would not recommend Flagstar. read more

Flagstar is the worst bank ever. Flagstar just took over New York bank In TomsRiver, New Jersey. I have two accounts there one that's liquidated and then the other account that's not. I sat down with Camilla and went through everything and I decided to keep both accounts so I could still gain the interest and if I need the money, I can get it. Well, needless to say, they lied to me so they can have me sign up through them for another year. I will NEVER bank with Flagstar again. Worst mortgage company I have ever been sold to by a previous mortgage. Customer service is ineffectual and there is no way to talk to a manager/director without going thru the automated system and customer service. CS reps continually will drop calls if you have a complaint, requiring you to go thru the system again in order to get another rep. We were notified that our mortgage had been sold to this company but not told how to pay. I set up the auto payment from my bank - as always done with previous lenders - and the 1st payment was kicked back to my bank b/c of "incorrect biller account". Called Flagstar and was told the 1st payment from a new account needs to be sent to a different address as it hasn't been set up in the system yet. The following month the payment was kicked back again for the same reason, called again, was told this time the payment needs to be sent to another address since the account is now active in the system. I asked if I could pay over the phone as the payment would be considered late and I didn't want to get a late fee - was told I would be charged $30 if I paid thru the customer service rep or $15 if I paid thru the auto service. Needless to say, I paid thru the website and surprise - I wasn't charged a late fee? Third month - payment kicked back again for the same reason, called AGAIN, and was told it was because the wrong loan number was recorded on the bank bill pay site. How many people do you have to talk to to get a straight answer in order to pay a bill? Does this company want their customers to be late in order to slap a huge late fee on them and get a mark on their credit score? My guess is YES! I have canceled the autopay from my bank and am going to pay directly on their website until the house with this mortgage company is sold. I have a feeling if the house is sold, the autopay will suddenly work and they will still be collecting the mortgage. read more

This is the WORST bank I have ever had the unfortunate experience of getting a loan through. I'll try to keep it short and sweet. My wife and I got a loan for our boat and trailer. Someone rear-ended us while we were hauling the boat and totaled the trailer. Since Flagstar is the lienholder my insurance had to send them the $4k check for its value. Flagstar instructed me to pay for the new trailer out of pocket and fill out some forms and that they would reimburse us after we showed we had paid. After filling out the forms and sending in the proof of payment they informed us that they no longer were going to reimburse us and they would instead take $4k off the principal and continue to pull out monthly payments. I fought with them for months and months. Being given the run-around each and every time. To the point I had to record conversations between the multiple managers and I. 6 months later, endless hours of time and frustration on the phone and we have yet to resolve the issue. In fact, they accidentally increased our last payment $400 more than what we typically pay! They have flat out STOLEN over $4,500 from us. I have been with Flagstar for four years now. First with a mortgage, then with a HELOC loan. They were very easy and straightforward to work with. However, they have been recently sold and perhaps that's where things have gone awry. I have recently applied to extend the HELOC loan and I have received the most garbage service. I have been working with Ben Herrera as a loan officer and it's astounding how much they are working against the customer. The response times for receiving information is dragged, the appraisal information is shockingly off and when information is provided to them it is overlooked and uncared about. I set up a High Yield Savings account on Monday afternoon July 1st 2024. I made a small deposit, and it went through in LESS than 24 hours later. When I saw that it was there and I was getting interest on it in such a quick amount of time, I decided to make a LARGE deposit. It wouldn't let me, it didn't link the account on the 1st deposit!?! So I called and was told I'd have to manually link the account and Flagstar would have to make deposits and withdrawals into my account at the other bank then I'd have to log back into Flagstar and answer trivia questions about what was deposited into my other account. SIGH, I'm wanting interest immediately and they are dragging this out. 24 ISH hours later July 3rd it was done at at my other bank. Logged back into Flagstar, answered the questions, made the deposit and it said it'd be 6 DAYS (July 9th) before it would be complete. 6 days before they'd start paying me interest!! I called and complained, was told well tomorrow is 4th of July and there is the weekend. What BS, I'm wanting my interest and all they do is STALL!! My money left US BANK on Friday the 5th and Flagstar had it! But they would not give me interest until Tuesday the 9th. Yes they have a disclaimer of 3 business days. Kinda funny how my 1st deposit (small) was less than 24 hours, and they are paying me interest, but a $250,000.00 DEPOSIT AND THEY HOLD MY MONEY TO NOT PAY ME INTEREST!! I called and complained, she sounded very understanding and polite. Made a case to go to a back office, gave me the number. Called 2 days later and was told sorry , we don't care (NOT in those words but that's the way she came across). To add insult to injury they place a 9 "business-day" hold on both deposits! Had I known it was gonna turn out like this I'd made my big deposit all at once when opening the account and would have been earning my interest in less than 24 hours!!!!!!!!! But there is more, due to their high interest rate 5.5%APY at this time or 5.41% daily interest I decided to deposit more direct from Goldman Sach, and they "GS" are usually fast (less than 24 hours when it comes to moving money) I went into their on line account and initiated the link bank account process. They have to make withdrawal and deposits then I have to come back and answer the trivia questions (standard process really). I get a email at 11:45 p.m. on Friday night 7-12-24 that they are unable to link account because (I knew the account and routing numbers were correct as I checked them 4 plus times carefully) my Flagstar account is unable to receive funds. I call 10 minutes after opening business hours on Monday morning 7-15-24 and waited on hold for a little over 30 minutes on a total of 47 minute call. Every call into them is a long wait and a chore!! The lady was nice, had to make another case# and still did not have a answer on the 2nd case@ that was created after I asked to speak to a manager or "escalations" person about being turned down on that 6 days of no interest fiasco. She said the problem is internally on Flagstar's end and someone will be intouch via phone call within 24 hours! To add more insult to my injury, while on the phone with that same rep, I discover online that they have reduced my daily interest rate down to 5.32%. However they offer a 5 month guarantee on the Flagstar website direct. I signed up via My Banking Direct. The lady on the phone suggested I create another account direct via their website and lock in that guarantee via offer on the website. Can transfer the money internally. Sounds good but how much more hassle can they give me in that process? Dealing with this Flagstar bank has been nothing but a problem and many phone calls sitting on hold since July 1st and today is the 15th! Their online website is antiquated and hard to navigate resulting in more phone calls just to get my account and routing number lol (disgusted sarcastic laugh). Don't do business with these people, they don't care about you or paying you your interest on your money to use your money. The phone call experience is a long hold time cause of other people with similar problems! Also they received over a BILLION dollars in bail out money from bad commercial investments early in '24. Do not go over the FDIC limit with them, they could possibly fail. I see the writing on the walls! They will encourage you to deposit $500k with them in one account. I didn't know that I could do this and didn't trust them on this till I called the FDIC myself and verified that if I had 2 beneficiaries I could deposit up to $500k. That itself was nice to know. Business banking since the merger has been tortuous. We always had three pieces of log-ins, but now if you try anything, you get a Out Band Authorization (a code you have to put in). But not just 1-2, but a constant stream. Every time you want Quickbooks to sync, first: Out Band Authorization. Need to go to a different page: Out Band Authorization. Worst mortgage company EVER!! My account was sold to Flagstar by Rocket, and it has been a nightmare ever since. I had hail damage that left me with many leaks in my roof. My insurance covered the damages, but now Flagstar is holding my funds for weeks and telling me they will only release 25% until the work is complete. They then send out an inspector before releasing the rest of the funds. This means they expect me to pay out of pocket for all the work and then wait over a month to get reimbursed. Crooked to the core! In this economy, forcing people to use their own funds or take out loans to cover damages their insurance already paid for is beyond ridiculous! This bank is very bad at online systems. I have had to call customer service numerous times because the software is poorly written and account management doesn't work. Today I finally decided to give up on banking with them and tried to transfer my checking account balance. The system broke and I have to wait up to 48 hours to get my money. If you read this post, don't do it... do not go to this bank - you will regret it, just like me. There loan process was so tedious - coming back asking for more and more paperwork, I almost nixed the HELOC I was requesting... such a dumb mistake - all the signs were there that the bank would jerk me around, and the did. They jacked up they jacked up the interest rate - so I called to close it and they charged all kinds of fees. Flagstar has lost my buisness. They have merged with a new bank out of New York (still calling themselves Flagstar). The new sign in process for getting onto the website has been nothing short of a nightmare. Two phonecalls to the branch, two to support and the girls there in support even used the word "nightmare". You also CANNOT connect your business account to Quickbooks any longer. Flagstar has come up with a new sign in on the web portal which is not a username and password, so the sign in connecting it to quichbooks is not supported. I gave it a couple of weeks and spent another two hours on tech with both QB and Flagstar. NOPE. Stay away from this company. They bought out my mortgage and Ive had nothing but trouble from them. Customer service is horrible and the staff are incompetent. I send my payments via online banking. My bank sends them a check every month to the same address. Someone at Flagstar misplaced my check and it was fraudently cashed. They took no accountability. As a result it took months to get the money back which resulted in them reporting me to the credit bureau as 30 days late every month since they were posting my monthly payment for the previous month. There is nobody available in the credit reporting dept other than via email. Ive submitted documentation twice as evidence and I keep getting a generic letter that refuses to correct it. My mortgage has since been sold to another company thank goodness, however my credit has been ruined at no fault of mine. Im going to be forced to seek legal action to get it corrected. It is truly unfortunate that there is the ability to give this bank NO STARS. I dealt with loan officer Todd Blum and he is the epitome of dishonest. From day one he had no compunction to tell the borrow anything that he thought I may want to hear. Later, he had no problem disavowing what he had previously said. He just stayed short of accusing me of being a liar. He also told multiple lies to the co-borrower, the real estate agent and the para legal working on the loan. He also doesn't return calls promptly or promptly answer e-mails. Buyer beware! This lender is the worst. In the end, after they approved the loan and tried to close, we walked away and started the process over with an ethical lender. I only gave you one star because that was as low as I could go. Thank you for the opportunity to take a survey and provide honest feedback regarding your services over the duration of my loan with your institution. I sincerely hope your firm reads this and takes it to heart as well as takes the time to answer my questions. Your banking institution, or at least your loan department, is THE WORST institution I have ever had the misfortune to work with. During the last 10± years you have been the loan company for my mortgage I have had NUMEROUS instances of the following; ~ Multiple bills sent for the same month ~ Bills sent for the same month with conflicting information ~ Multiple bills for successive months that had incorrect data; dates were wrong, reporting $ values for the previous month were wrong, reported values for previous months data that didn't change from the previous statement, etc. Two or three instances where I was charged a late fee because the payment "was never received" even though it was sent a MONTH early, only to discover it was in your system somewhere. I only had to cancel a check once because it wasn't in your system. Good customers who pay consistently on time should not be held responsible for delays that they have no control over especially if they have proven they made payment well in advance. During 8/22 through 1/23, even though I had specifically requested that any additional funds should be applied to the principle, (highlighted it in yellow, added red !! to the statement) your firm HELD the funds in suspension, counting it towards the next month's payment. In a couple of instances I was even charged a late fee because the amount wasn't a full payment. It wasn't meant to be. After 6 months it finally was squared away however I never got confirmation that the interest calculated on the loan was also corrected due to those payments having to be moved over to down payment against the principle. I highly suspect that your firm still owes me additional funds and I am requesting a full forensic audit of my account and the finding presented to me no later than one month from my sending of this email, not your "receipt" because you can simply say "We never got it." If I don't hear back from you within those 30 days I will pursue legal action. During the few instances where I have had to speak with an actual account manager it appears that your various departments don't talk to each other or communicate very well. As a final example, I paid off the loan and I see that it is no longer an active account when I log in, yet I still received a monthly billing statement. I have never worked with a financial institution that had so many problems with a single account. The amount of ineptitude, confusion, and lack of communication has resulted in frustration on the level I've never encountered. Having to consistently deal with this level of incompetence was what made me request the loan payoff, just to avoid any further stress induced by your firm's incompetence. I should sue you for my deteriorated health condition and emotional duress or at least bill you for my blood pressure medications. Please acknowledge receipt of this message and provide feedback regarding how you propose to finalize the outstanding interest credit and forensic audit issues, with backup showing how it was or will be corrected. read more

My mortgage was switched to Flagstar and I've had nothing but issues since. Most recently they sent me a threatening letter in the mail saying that I didn't provide them with my flood insurance info (which I have) and that they are going to begin charging me premium rates because of this. Absolutely ridiculous that I now have to jump through hoops to provide this info when I already provided it to my last mortgage company and that they start off with a threatening letter when I just switched to them and had no prior notice they needed this. We CLOSED OUR house in May of last year and it took them over 7 months to give us the overpayment which they called two weeks before we received the check from them saying that we owe $75 for a yearly fee because they did not close it before August which was three months after we paid off our mortgage in full And would not waive the fee even though it was a mistake on THEIR END. after finally receiving the check, now they emailed us saying that we now owe them $540 for closing the loan early! I was in the process of refinancing in October and started receiving late payment fees on my mortgage payments in November. I HAVE NEVER EVER BEEN LATE! When I called to clarify what the late payment was for the Rep did not give a reasonable answer and refused the remove the $30 fee. Now, the first of December falls on a Sunday and they have tacked on another $30 late fee when the bank isn't even open on Sunday. Flagstar messed up my account and was not holding enough for my taxes. They increased my payment from 1791 to over 2100 a month. A single father cannot afford that. They have a forbearance but it is not an actual forbearance that pushes your payments a couple months. If you don't pay anything at the end of the forbearance they hit you with all the past months at once. This place is a scam. My loan got sold to them and there is nothing I can do. read more

OMG! Not again. We purchased another home and our lender transferred our mortgage to Flagstar. Received the transfer notice and were instructed to pay the mortgage on January 1, 2022. I ALWAYS pay my mortgage early to try and save some $$ on the interest. Well, surprise! Flagstar doesn't have our loan account set up and I cannot make a payment. I sat on chat for over an hour with no luck and when I tried to make a payment via the automated service, same issue. Our loan is not active yet. They only talk with you at the beginning because they want your business but after that good luck getting somebody to help you and if they do, it is going to take soooooo long for the Lender to help you maybe months. Also, be careful paying something upfront that maybe you have to cancel because the Lender denied your Loan or Refinance. If you have to get the money back nobody is going to respond to you. They are so bad returning your calls or emails to hep you when you have a problem with your loan, refinance or loan modification. By far the worse experience obtaining a re-fi I have ever experienced and I have had several. Loan Officer was apprised of my "difficult" situation and proceeded with loan application without talking to underwriters. I bought my home in 6/18 for $203k. I installed solar for $29k w/ incentives from State and Feds of 11K (feds still owe me 6k). I took a year off to renovate the house as I had settled on my former residence and could afford to do so. I went back to work Feb 2020 and was laid off 6 weeks later. Thank you COVID19 I continued to make ALL payments on ALL obligations but it was getting tough. I went back to work Dec 2020. I have a 4.75% mortgage and own 149K. 4.99% on 13K solar loan and a 0% credit card that has 12k of the solar loan transferred to it coming to an end. Loan office, Jeff Postma, was told all of this since I did not have 2 years employment.... However, my mother was going to co-sign and my home appraised for $261k. By combining the mortgage and both solar loans into a 30yr @ 3% I was saving $550/per month. Underwriter came back with I had "undisclosed" debt and my debt to income ratio did not support me paying the bills. UMMMMM..... yes it was really bad BEFORE a refi !!! Plus a co-signer, plus 110k in equity. The underwriter seemed to think I was taking the cash out of 25k and running with it when I expressly stated that I want to pay them off After over 2.5 MONTHS of their bullshit I told them to stick it and went to Zillow and Better Loans who both were shocked at Flagstar's obvious disinterest in obtain this loan for me...... my co-signer's income MORE than covers her and my expenses! Please don't do business with this bank! RUN!!!!! the last 2 of 3 months they have totally messed my payments. In April the took out double payment had to resolve that issue (frustrating). In may they returned my payment and called to see what's it all bout and was told it was just for the double payments and my account was current. I didn't think anything of it since that's the info they gave me. It turns out when i called i received the wrong info and now i owe a lot of money due to their mistake. I asked what they can do for me since it was their mistake. If i would have gotten the right info i would have taken care of the problem it right there and then. I called to see what they can help with since it was their mistake and was told you have to pay total amount of two months without any offer of any kind of help again they made this mistake and now i have to deal with it AGAIN!. My mortgage was transferred to flagstar bank 3 months ago. I do all of my payments online and automate them whenever possib;e. Flagstars system will not let you set up autopay after you have made a payment and it has posted and the next one is due. My May payment did not register with their system. When I logged in to make my June Payment it showed that the May payment was due. So I payed the May Payment. Now it wont let me make my June payment which is due today. I called them to see if I could make the payment over the phone, they told me that I could not and would have to wait until the May payment posted. To top it off, since it was 31 days since the May payment was due, they are going to make a delinquent report to the credit bureaus. STAY AWAY FROM THIS BANK. I CAN ONLY IMAGINE THAT THEY USE AN ABACUS TO TRACK THEIR MORTAGES. read more

This review is a warning.... My mortgage was transferred to Flagstar Bank a while ago. The transfer, and the website, were simple enough to understand. About a year later, they called me to open a HELOC. I said sure! I didn't need the money, but I felt this was a great thing to have in case of emergency. DON'T DO IT! I haven't used it in a year, but now I have a need, and tried to use it. I found out that they had set the HELOC to only be paid out of a Flagstar bank account, which they had set up at the time. They told me to keep a residual amount of money in the account to keep it active if I wasn't planning on it being my primary bank account. I did that. Now that I want to use the HELOC, I find out that 1) They closed the bank account associated with it for lack of use and kept the money that was in it for "closing fees". 2) They still have the HELOC set up to only transact out of this non-existent bank account. 3) It took three separate calls to establish that I could have access to the HELOC if I order checks. I did so. It's been 6 weeks and I still have yet to receive the checks. (Thank god it wasn't a real emergency!) 4) I looked through my original mortgage document and realized I had some checks on hand from the origination. Great! I used one. Now I have a balance on my loan. 5) I tried to make a payment against that balance, and the website says I cannot make a payment to this account. I call again. This is now my 8th call to Flagstar HELOC department. I know now to ask for a manager immediately. This is the important part.... 6) I find out that FLAGSTAR DOES NOT ALLOW YOU TO MAKE PRINCIPLE PAYMENTS AGAINST A HELOC BALANCE MORE THAN ONCE A MONTH!!! I'm pretty sure this is illegal. I will investigate that further. Do NOT get a HELOC with this bank. This is clearly extortion to force you to pay a full month's interest. Apparently you can make as many principle payments as you like against a mortgage, but specifically NOT towards a Home Equity Line of Credit. Buyer beware. read more

Flagstar takes unauthorized money from customer accounts, they charge hidden fees, lie too everyone on the phone because they cant count. Google flagstar lawsuits as there are many. My home loan was sold late 2018 and first payment to Flagstar was Jan 2019. I received a welcome packet that said, "Don't worry; you do not need to do anything during the transition". My next correspondence from them was a letter on April 30th stating they did not have flood insurance for my home. I was unaware my old Co did not forward ALL documents related to my mortgage, my insurance policy which includes FLOOD is in effect Aug to Aug as that's when I purchased my home in 2016. I called Flagstar on 4/30, spoke to Erica regarding them not having insurance flood document and the increased amount they wanted, I had another question, called back and spoke to Alexis. I uploaded my policy to Ihaveinsurance.com. same day, as told to do via the 2 phone calls to Flagstar, that policy was for $211k of flood as that's the amount old Co required when my mortgage was sold. This same day I called my insurance co and had them raise to $250k as per the letter from Flagstar. Flagstar paid this bill from my escrow of $81, the variance cost from $211 to $250k on May 10th. On June 10th I received another letter, Flagstar was going to charge me $4.2k for flood insurance. Same day I received letter (June 10th) I called and spoke to Riley, she stated "the form on ihaveinsurance.com is generic, sometimes the customers documents do not line up and the information is not captured." Well that's sort of shadey, why have customers upload documents that MAY or MAY NOT go through? Unaware that the flood insurance policy I uploaded on APRIL 30th didn't go through, they pay out $4.2k from my escrow for flood insurance to a company of their choosing. Stemming from my conversation with Riley I overnighted a hardcopy of this policy to ensure a refund of $4.2k On June 18th I called and spoke to Jessica regarding the refund process of the $4.2k. She said "it's in process". Meanwhile, on July 19th Flagstar was billed for my new policy effective Aug 7th 19-2020, they paid $2,089 out of my escrow to my insurance co. On July 22nd Flagstar deposited into my escrow account a partial refund of $2,750.13, $1,450 short. On July 29th I called and spoke to a man regarding only receiving a partial refund. He said, "we are missing flood coverage from when we bought the mortgage to Feb. 2019 " and he tells me to fax the policy. He stated that once received they would review for the balance of $1,450. I asked to speak to a Mgr and he said he'd gone home. On Sept 25th I received yet ANOTHER letter from Flagstar that ONCE AGAIN I didn't have flood insurance in the amount of $250k effective date 6/7/19...? AND once again they are going to charge me another $4.2k. I call Flagstar on 9/26 regarding this new letter and speak to Erica she tells me, "your insurance policy expired." Uh, but they already paid the premium for the new year on July 19th of $2,089. NOW, my taxes are due soon. Since they haven't refunded all the $ my escrow is short. AND it just so happens escrow review is in Nov. They will claim my escrow is short and they'll increase the monthly payments next year due to their stealing from my escrow to pay over priced flood insurance which I already have! So many problems. Flagstar Bank put a second homeowner's policy on my mortgage without letting me know for over a year and then failed to correct the issue despite multiple promises to correct the mistake. No one at the bank can make a decision or live up to their promises. read more
