Noise complaints should be taken seriously. Unfortunately, my experience here was the opposite. My upstairs neighbors were constantly noisy, dirty, and inconsiderate. I filed over ten complaints--at least once a month--and nothing was ever done to address the situation. What should have been my sanctuary never felt like home. Instead of peace and comfort, I lived with nonstop yelling, thumping, and running above me. It got to the point where I dreaded being at home because I could never truly relax in my own space. No resident should have to feel this way, and it's disappointing that management allowed it to continue without action. They continue to live there so beware of building 7, I'll let you figure which unit NOT to lease. I will add that the maintenance team was great and always a pleasure to work with. read more

I have lived in many complexes in San Ramon over the last 7 years. I must say by far foothill twin creeks is the best. Every staff member especially their maintenance team goes beyond expectations when I have called for help with minor issues. Their response on the few times I have had to call maintenance is incredible. I have never lived in a complex where you call and the same day with very little wait time the issue is taken care of. Not to mention every maintenance staff member has been nothing but polite Angie from the office team even called me after the covid 19 shut down to check on my family to see how we were all doing. It was such a nice surprise. It feels good to know the staff where we live actually care about us. The apartments are spacious with lots of closet space. They even have fireplaces. The grounds are lovely. I especially love the hot tub and can't wait for it to reopen again! (Closed due to covid 19) I highly recommend Foothill Twin Creeks! read more

This is BY FAR the best apartment/complex we have ever lived in. I never want to move!! The apartments are HUGE, the kitchens are gorgeous, the bedrooms are HUGE...and we have a fire place! Living in the Bay Area is so expensive, but its so nice to live where I actually feel like I am getting my money's worth. Oh and the property management company, Essex is phenomenal. We get emails about free cooking classes, fitness classes...etc. When your lease is up, they give you the option of "changing your scenery" which means you can move within the complex or to any of their other properties! I moved here over a year ago. At first, management's response time to my emails were instant when I showed interest in moving in. That changed shortly after I moved in. Management would respond to my inquiries about a month later. Very strange how their costumer service drastically changed after I moved in. I asked them why it took so long for them to respond to my multiple emails and voice messages. Their response was, "Oops!" What kind of response is that? I was at my breaking point and almost decided to move out when my year lease was over. If you are reading this, you are probably wondering why I have given them a 5 star rating. That is because they have a new management team. THANK GOD! The old management team was horrible! I recently had issues on the portal to pay my rent emailing the management about the issue thinking that they'll respond a month later. To my surprise, I got an email and a phone call the next day! I spoke to Ms. Mia Almendarez, Community Manager, and she helped resolve my issue instantly. I told her about my horrible and unprofessional experience with the old management and she apologized on their behalf and assured me that they are no longer with the company. It is comforting to know that the new management has a better sense of response times and have better customer service. I'm glad that I will not be moving anytime soon as the neighborhood, neighbors, and new management team is amazing. read more

The San Ramon area is quiet and the target shopping center and Trader Joe's are just down the street. It's a very convenient location. Close to groceries and restaurants. Alex at the front office is also very nice and helpful. She always answers any questions we have and is very accommodating. Good apartment complex for a decent price. read more

We know Manuel for 5 years already, he is the best maintenance guy ever! He is always polite and he makes sure that his work is done good and he checks in afterwards to make sure there are no issues left after his service. My review reflects mainly on Essex property management. As soon as we signed our contract we did not feel like a priority to them. Sure we were enticed by a low deposit but we will get back to that topic later. On day one, we moved into a dirty apartment that did not have A/C during a heat wave, since they do not have weekend maintenance we had to wait until Monday to get a response that we will have service later in the week. We finally mentioned billing them for a hotel room in order to get things addressed and they agreed to wave move out cleaning cost and fix the A/C. GET EVERYTHING IN WRITING!!! During move out they denied they said this but we had an email to prove it. This place has a high turnover rate for office staff, so if a staff member leaves anything they say is omitted. As the months went on, we where accused of not picking up after our dog more then once which is completely false. In March, our car was broken into. I literally chased the burglars away myself because security is nonexistent. The burglars left a box of stuff from other cars, so I'm assuming many cars were hit that night. In fact, in the two years we were there not once did we see security. The police requested camera footage but cameras did not work and the few that did, had nothing. We were promised cameras in our court that never came. We lived on Harness Ct which had a beautiful view of the hillside but were often forgotten by the landscapers. I am not a fire marshal but I think they are suppose to keep a certain amount of feet weed abated from the property line (see pictures). I will ask the city to look into this. Finally, this brings us to our move out. We set up pre-inspection with Manuel which had trouble communicating with my wife so he spoke with me in Spanish over the phone. We agreed to meet the following Monday at 7am but due to work I had to reschedule. In the meantime, I hired an outside company to do a deep cleaning of the apartment (kitchen top to bottom, stove, refrigerator, all inside windows, mirrors, restrooms, floors, and steam carpets). Manuel left me a voicemail sounding disappointed because he didn't check his email and waited for me. I decided to grant him access because he was complaining about management saying they only gave him three days to prepare the apartment for the new tenants. I felt bad for him because he seemed very over worked. Hours later he was suppose to call me with an update, he never called, instead I called in which he said he took the carpet up and found numerous dog pee stains and the carpet would have to be replaced. Then, he backpedaled and said it was only the carpet pad. My carpet cleaner saw nothing. I was in shock, we still had 3 days on our lease and he started to remove the carpet. I immediately told him to leave and rushed to the apartment. Our dog is a service animal and highly trained, when I got to the apartment the carpet was removed where our couch use to be. No possible way he could have had that evaluation from that particular spot. I included pictures. I called Mia the manager and was put on hold for 2 hours, I finally decided to go to the management office and asked her to show me where the stains were, she denied my request. She stated that in apartments with pets 99% of carpets are replaced. She said that they had a third party company do an inspection for urine so it wasn't only on them. This was confusing because Manuel said that he had to take it out. So, instead of a check in the mail with my deposit back, I received a bill for the cost of the carpet at 62%. On 7/19/21, I requested the third party report. Angie replied that she would pass on the request but until now I haven't heard anything. I paid the bill so they did not go after my credit, but if they do not have a third party report what is stopping them from making this up? Past reviews reflect the same issues. Our neighbor worked on the maintenance team, it was interesting hearing his insight. I am writing to corporate regarding this matter. read more

I'm new to the area and believe me when I say what a shocker it was to find prices in the high $2K range. They say it's due to the area and that they have the biggest two bedrooms, which after searching for weeks for a new place, I have to agree. Foothill was the nicer of the 6 properties I looked at in Dublin, Pleasanton, and San Ramon. The space is great for a condo (almost 1200 sq.ft) and my new place is remodeled. I really like the new appliances and the modern look. It doesn't feel quite like an apartment, but more of a home. It has 2 large bedrooms and even comes with a large walk-in closet for the wife. The best part is you get 2 parking spaces and they don't charge you for it. Other places were charging $125 just to get a 1 car garage. The office people are pleasant and even called me just to see how my move went. You can sign your lease on line which made it really easy and you can do requests online and pay rent too. The maintenance guy is nice too. He came in the next day to adjust a few things (sliding door was hard to open and the laundry closet door was coming off track). My one complaint is the gym. It's kind of small and they don't have new equipment. It also closes early, but they are backed up agains the Foothill with a nice trail to the Memorial Park. Overall I'm pretty happy with the place. I'll be sure to update when my lease is up and I get the dreaded new offer. read more

I absolutely loved the 14 months I lived there. The layouts are spacious, the shopping is convenient, and the complex is clean and quiet. Backed up against a hill, the complex is much quieter than expected for being so close to a major freeway (right by the 680 onramp.) There are walking paths up to a HUGE beautiful park and sidewalks that wind through town. The community is safe and polite - many small families - and the staff is very helpful. Edit - I was also able to set up with my bank to auto-pay my rent and there was never an issue. Very convenient. I was a very clean girl (I travel for work and was there perhaps a third of the year) but they claimed $300 of my $500 deposit for repainting/cleaning. Whatever. They sent my refund check within 4 days of my moving out. read more

Crime wave in these apartments over the last 30 days that have now affected us. Stolen car...our downstairs neighbor... Stolen Motorcycle...across from us Cars broken into..other side of property Two catalytic converters stolen, including ours from our truck, parked on one of the most visible on site parking spaces in the complex. San Ramon police told us that they had suggested that cameras be installed. Local management sent a flyer alerting tenants of break ins, but that appears to be the extent of their involvement. Contacted Essex Corp office today, waiting for reply. We lived here for one year, and no real issues. But neighbors reported the Thefts to us prior to management. I would not choose to move in now until security is addressed. read more

Scummy business practices. They invent carpet cleaning fees after you move out. Drop of alleged pet urine and they will come after you over and beyond extra deposit you paid for pet. The carpet is cheap but they claim all sorts of extra fees and damage that is beyond contract. If you do have a pet here, be warned they will gouge you when you leave. Lived here for 1.5 years. Disappointed Very old. No insulation. When you walk the whole building shakes. Locks are very poor plus plastic window next to the door. Very easy to break in to. Very old and outdated My car got broken into and my next door neighbor got his car broken in to twice. No security. Anybody can come into the complex. They raise the rent frequently. Almost paid $3000. When I left they had a walk true to check the place. They said it looks very clean. Than 2 weeks later they send me a bill of $1200. Be aware before you rent here. Read other similar reviews. These people only interested in your money. Its a corporation. Very bad people. read more

The place seems nice when you first decide to rent. I rented for a short period of time (a little over one year). This is what you should know: 1. The walls are thin: Want to know when the neighbor flushes the toilet? Want to hear the length and stream of their pee? Want to know when they vacuum? Want to know their preference in music? Well, you will know since the walls are thin. 2. Response: I had drawers broken, lights out, and shower curtain rods broken when I moved in. They were good to respond to some of my requests after I called them for follow up but they NEVER fixed outside patio light even with a reminder so I just gave up. 3. Attitude: My air conditioner broke down the hottest week of the year at 100+ degrees for the week. The property manager, who was sitting in the nice air conditioned office, could not understand why I was upset that the air conditioner was not fixed as I was sweating like a pig after 2 days of asking. It would have been nice to just get a status on my request. 4. They have smokers: If you are lucky to have smokers as neighbors (and you are a non-smoker), sorry, they will not do anything about your neighbor who may smoke on their balcony/patio. Best advice? Close your windows. 5. They charge you for everything: When you move out, you will be nickeled and dimed for everything. It doesn't matter what you paid for deposits. Just know that you will be out money once you move out. (I am a very clean person and even hired cleaners after I moved out.) 6. Staffing changes: Be ready to deal with staffing changes. The person you met when you first rented will probably not be there in a few weeks. I knew of at least 3 turnovers in one year. If this is OK with you, then this is the place for you. Hi Clara B. and any other current or prospective tenants, We had a very similar experience at time of move out, after only five short weeks. While the stay was fine, the move out experience was horrible. There is clearly a method for the failure to show up at the move out walk through, which was followed in our case by a falsified account of pet damage. Not sure who is profiting from the process, but charging tenants for damage not done to carpet, while not providing necessary proof or documentation is against the law. We had success in disputing the substantial charges, based an attempt to bill us for carpet they claimed had to be replaced, but which was brand new only six weeks earlier and had not ever been stained during our occupancy. We suggest bypassing the uncooperative office manager and speaking directly with the corporate office at Essex Property Trust instead. They are aware of what has been taking place. By working through the corporate contacts, we were successful in disputing the unreasonable charges without basis, and thankfully received a reimbursement check instead. We very much appreciated the willingness of Essex to review our dispute letter and determine a fair and reasonable closure to the situation. I recently moved out of the Foothill Gardens/Twin Creeks complex, and am sorry to say that I had a horrible experience. It took me two weeks just to be able to get in touch with someone to do my move-out appointment, including multiple trips to the office because I couldn't get someone to return my phone calls. I was promised that the proper person would get in contact with me repeatedly, and they never did. Finally, I drove around the area until I found the maintenance truck and waited until someone came back to the truck to ask them to do my walkthrough. At this point, I was informed that there was going to be a $60 pet enzyme test for the carpet that I would have to pay for. This was not mentioned to me when I moved in, nor is it in my lease. The maintenance person did a cursory walkthrough, said I wouldn't be charged for paint, and I would be charged for cleaning (a $120 fee) and provided no written documentation. He said he didn't have the forms with him. The following day, I received a phone call from the Raul in the office regarding the status of my keys, which had been returned to the maintenance person the previous day. I requested a copy of my walkthrough documentation be emailed to me and Raul told me that wouldn't be a problem. I have now received my move-out documentation, detailing a charge for both painting and paint (totaling about $110). I am ticked about this because the maintenance gentleman told me I would not be charged for painting, and not only have I been charged a significant amount, but am being charged for paint on top of it? Moving to my biggest issue; I am being charged $885.28 for the carpet, when it was NEVER MENTIONED to me, nor is it in my lease that an enzyme test (that I had to pay for) would be conducted and I would be forced to replace all the carpet should any trace of pet enzymes be found. Not only was I not provided a copy of the test results that are costing me almost $1,000 (including the cost of the test), but, once again, I cannot reach anyone in the office and am not getting phone calls back. I would really appreciate a response from someone, and will update this post with the how they choose to resolve the issue, if at all. read more

Lived here for 1 year. Bad experience on Move out statement. Have been asked to pay lot of un-necessary damage charges along with the Bathtub charges although there was no any Damage. The bathtubs were very old and have already completed their life span. When we moved out, no crack or damage sign but they asked us to pay for full amount to replace them just because that look yellowish just because of it's life. We stayed here while looking for our new home and found it a great experience. Staff were professional (Racquel and Eric) friendly and helpful. The grounds are well taken care of, night lighting is great for walking around complex and for safety purposes and neighbors are friendly. Most apartments are occupied by young professionals and/or families. Two garage carport per apartment.The pool and BBQ are nice for relaxing. The location is wonderful; close to the freeway, shopping, with local parks close by to enjoy. Any maintenance issues were settled quickly. We would recommend it for a extended or short term lease. I have lived here for 5 years. The apts are nice and big, but my complaint is the overall noise that occurs here due to constant " renovations". These renovations are year long, 8 am to 5 p.m. , often six days a week. Unless you don't mind hearing construction and dealing with these workers on a daily basis, don't move here!!! I am not renewing my lease this year. Enough!! I was told numerous times when I complained that "this is the last project." It's never ending people!! Heed my advise, don't move here!! read more

I remember back in the 80's when these places were being built, and at one point I even had a friend that lived in them. I always thought that they were pretty neat condo style apartments. My husband and I decided after our recent insane rent increase at our current complex (Avalon at Creekside in Mountain View) that we would look for a nicer place, in a quiet area. I grew up in San Ramon, and when I suggested it (sort of joking at first), he was really excited about it. So we looked for a place that would accomodate all of our desires AND take our babygirl Willow (the 4 paw kind). This place fits the bill, and then some. We have not moved in yet...but the incredible management staff that they have there is amazing enough to warrant a 5 star rating. After we get settled, I'll be updating!! read more

I had a bad experience.. The staff is just not very reasonable. These apartments would be nice if there was completely DIFFERENT staff! We recently moved out and got charged a very unreasonable price for things that we didn't even think of as a problem. Don't expect to get your deposit back once you move out.. expect to pay even more on top of that... On another note, there are often things left on the sidewalk or grass in front of my apartment that get in the way of the path. I wouldn't recommend renting here. The manager is inconsiderate and rude. I hope they find a new manager because this one doesn't care about anything. It's a horrible place for pets. When they say "pet friendly", they must mean "your pet can't do anything or else we will make you miserable". Some of the people in these apartments are also very rude. I had 2 of my neighbors constantly spying on me and my dog, so that they can complain if I do anything wrong. I feel like I'm living under police watch. The apartments aren't that great either. This place is not safe, there's auto thefts happening too. There was also a dead rat in the hot tub for a week..... There's a lot of noise coming from the road near the apartments also. read more

So, you have to give a minimum of at least 1 star, which they don't deserve. To call this place a dump is a compliment. We moved out recently, and I thought the day would never come. Thank God!!! Trust me, there are way nicer places than this craphole. They raised the rent to $3000/mo. and it's not worth $1000/month. Crappy construction. yes, you can hear you upstairs neighbor's cellphone ring, you can hear them taking a dump, having sex. OMG! And don't think about complaining. The front office is manned by a bunch of idiotic morans that are maybe 16 years old. They are the 4th set of office people in the past 12 months. They don't care about anything except taking your money. Ripped me off on my deposit. I have pictures of the place when we moved out, and it was immaculate, but they kept almost the entire deposit for cleaning (it was spotless), replacing the carpet (had it cleaned every 3 months, new when we moved in.....they're crooks and liars!), and painting (not necessary). Did our walk through and told us the aparment looked great, then took $1600. The construction of the units is the worst. Your neighbors cook fish, you smell it through your vents for 2 days. Parking is tough. You can't have friends over unless they Uber. The pool is like a public bath. The Ganghes River is pristine compared to the pool. Went to go swimming a couple weeks after we moved in, and there were kids with diapers in the pool. Hey...doesn't everyone want to swim in Feces water??!! The neighbors leave dog crap everywhere, so don't think about walking the property unless you leave your shoes outside. Let's see, first month there my car window got smashed as the local crackheads love to come through the area. 3rd month there the washing machine broke and flooded the unit. We had to have blowers going for 5 days. Really, to call this place a s*$thole would be way to nice. Do yourself a favor and check out Prominotory Point, or find a house. We found a great house in San Ramon for only $400 more a month. You'll thank me for writing this review!! read more
