My questions included the reported bedroom count, finished basement area, garage size, rental income, wall construction, roof, gutters, flood-control improvements, laundry facilities, bedroom adjustments, square footage, and the application of condition ratings. I also requested clarification regarding the Cost Approach and the market evidence supporting the treatment of these property characteristics. Many of the responses stated that items were "considered," but I was unable to determine from the report where those characteristics were analyzed within the valuation process or how they were reflected in the final opinion of value. My experience required a significant amount of time to identify discrepancies, prepare documentation, and request clarification. Prospective clients should carefully review the appraisal and verify that the factual property characteristics are accurately reported and that the report clearly documents how those characteristics were analyzed. If you're looking for someone to give you a value and nothing else, this is the company for you. If you're looking for someone to justify that value with supporting analysis, let me caution you they are unable or unwilling to provide this information. Not the best use of $800.

After receiving the piece I called Melanie back to again confirm 14K solid yellow gold, she was quite snippy and rude. She reneged stating only the bezel was gold and the cage was not solid gold. Why was it advertised as 14K gold? If the bezel was indeed Stuller I am sure it would have a 14K gold stamp. Not a lot of integrity here! I've worked at a jewelry store.
