I've attached photos of the unit the day I moved out. This is the unit that needed a $446 clean, and needed a full repaint costing $1,497.99 according to SVN. One of the bedrooms wasn't even used for anything other than storing boxes, so I don't see how it's possible I did enough damage to the walls to require a full repaint. I have attempted to contact SVN several times to discuss these charges and have not received a response. This also happened several times during my lease when I had questions about charges on my account. Beyond the charges, my entire move-out process was very unpleasant. I was repeatedly asked well before the time frame required by my lease for notice whether I would be moving out. Once SVN started showing my apartment, there was a time that I received a text that asked "are you home right now?" and my door was being unlocked less than two minutes later without even knocking. I was repeatedly asked if I would be vacating the apartment early, and SVN had their maintenance crews using my front porch to store materials for a railing they wanted to build when I left before my lease ended. I have rented entirely with property management companies for the last six years. I have never had even close to half of my deposit withheld for routine paint touch up etc. I have also never had a harder time getting in contact with a property management company, both before I moved out and after. There are plenty of other property management companies in Pittsburgh, I recommend avoiding SVN.

The first few months they stored building materials on our spot and for few months they were unable to figure out the garage opener for our spot. They blame everything on us, Franjo (the general contractor they hired) and other parties. We buyers only sign the contract with the owner of e properties so they should take care of this. After snowfall, the roads and common areas were left fully covered in snow and ice, with no one sent to clean it. It was unsafe, especially for families with kids. What's frustrating is that they have no problem increasing fees every year, but when it comes to actually maintaining the community, they disappear. Snow removal and safety are basic responsibilities, not extras. Residents are paying more and getting less. Poor management, lack of accountability, and no concern for resident safety. I would not recommend this association to anyone.

Once I discovered that…read moreour three adult children had been forbidden from going into the basement or the access the fuse box, I moved my ENTIRE world back in to start helping with bills. When I attempted to notify the police and his father of the code ordinance violations (the building itself as a tenancy when he is rarely conscious there -- as a foul tobacco-spitting night janitor at RMU who needs to sleep ten hours a day), I somehow got committed to a mental hospital to an involuntary psyche commitment, and he and his best buddies Scott and Katie Zanella had a good laugh about it -- since Scott works for Howard Hanna, sold Mike this house, handles all the software so my email never goes to the right people, and even invited him specifically to their daughter's graduation party last sunmer. As for me, I missed my daughter's graduation ceremony as the police hauled me away when I showed them the house. Without an actionable step to prove I was "a danger" to my ex husband, the 302 was not even legal. But then again, who cares about that in North Fayette when child predator Anthony Saveikis's local magistrate sign still hangs (county ordinance violation), so no one can quite tell just who the local judge was who signed that last order.

RPM Pittsburgh has been managing my house for 6 months and I am quite happy with their services…read more I'd recommend them to a friend. Pros: - They take care of all repairs and let me know about any unexpected costs as they happen. - They scheduled extra work (termites, fall maintenance) when I asked for it, took care of everything. - I get a monthly statement about income. When the statements look confusing I email RPM and they always explain the charges/income. - Direct deposit to my bank account. Cons: - It took them a few months to replace the garage door on my house, which didn't affect me much but might have made the tenants a bit unhappy. - Sometimes it can take a few days for my property manager to get back to me via email.

I waited to publicize this review, but I can't wait any longer…read more I have been in one of their properties for the last 6 weeks now and I am disappointed in the team. When we moved in, the unit was left unlocked and anyone off the street could enter the home. That was the first red flag. As we moved our stuff into the home, the AC was completely unusable and the temperature inside exceeded 85°. Now they did address this and fix this quickly, but we still moved into a home that was not ready. For the first 2 weeks living here, we had to deal with leftover trash and debris that was never cleaned up entirely, I had to fight the maintenance team to send someone out to collect full trash can, full bags of trash, and assorted contractor material. There is still trash and debris on the property that was never picked up, even after someone came out. After our gas was set up, we discovered that the washing machine and dryer were both broken and unable to be used. It took weeks for a new unit to be delivered and there was little to no communication from the property management team. Within that time, the basement flooded and we had to move our stuff we had stored down there. This issue was addressed within a 2 day period. Now we are dealing with a broken oven that I communicated 3+ weeks ago was broken and could not be used. I have not gotten any updates from the management team, even after having a tech come over and work on the unit. It has now been over a week since that visit and I don't know if they are repairing or replacing my unit. I have sent multiple messages asking for an update, and only the appliance company has provided any update. From Day 1 this property was not move in ready, even though it had been vacant for months leading up to us moving in. I would strongly recommend if you are looking to rent from RPM, please find a unit that is already in working order and tread carefully. I feel like when a property is being listed for rentals, it should be move in ready and not be a dumpster fire for the new tenants to put out. RPM did not do their diligence when listing this property and dumped all the broken appliances and issues onto my wife and I. To RPM, please do better with your management of these properties. Yes the home is old and is going to have quirks to it, but I shouldn't have to beg and plead with your team to get work done and completed. Things can and will break, that's just the nature of property management, but when everything I have listed is broken at Day 1, that is disappointing and doesn't paint you or your company in good light.
