    Lobos management has its good and bad. I will start with the good…read more Good: There are some really responsible daytime customer service members. When I just moved to my apartment in mid-August 2022, a power outage happened specifically to my suite, leaving me totally in the dark. I called customer service the next day, and the lady who answered my phone was straight to the point, told me it was a serious matter, reported the incident, and a technician came to my apartment and fixed the circuit that afternoon. The lady's name is Bethany, and she is the best thing about Lobos Management that I encountered so far. Aside from Bethany, there was also another customer service lady who guided me through the payment site, and I believe I left Lobos Management a 5-star because of that. Now let's go to the bad: Bad: There are two really bad things about Lobos Management that I encountered so far. The first is the emergency customer service line. Emergency service line: As I mentioned above, an outage happened to my suite an evening in mid-August. My intuition was to first call the emergency customer service line to see if they could resolve my issue. However, the Indian customer service member was ingenuine, irresponsible, and non-functional. He told me in the phone call that he would contact a technician, and did not call me back to give me an update after 2 hours of waiting. I stayed up until 2 am that day just to keep waiting outside in the hallway and call him again and again continuously for 6 hours just to ask for an update on the status of my case, but he just kept being so ambiguous and slippery with his response that I could not formulate any expectation on when my case could be at least reviewed. To be fair, I knew that night the company could be short-staffed and that my case could not be processed that night. I even told him that I could accept the possibility that my outage could not be resolved that night but I need him to say it just so I could at least know I could go to bed without a technician knocking on my door at 5 am, but he just kept on being ambiguous and saying sorry. I later gave up hope and went to bed. As expected, he never called me back, and I had to call day-time customer service the next day to resolve the issue. I actually experienced another incident where that specific emergency line was useless, but I just don't want to waste my time listing it out.

    Got a long one here…read more Lobos management has bad communication with tenants. Lobos management is unresponsive to maintenance requests. When I requested service regarding the building itself (burnt out exterior lighting on parking lots, for example), the request was removed without any explanation. Calling the customer service seemed to resolve it, yet here we are six months later and nothing was done about it. My car was broken into shortly after making the request-the lighting probably wouldn't have prevented it, but there's a reason most crime is done at night, in the dark. I informed customer service about this as well, nothing happened. They do not care. They didn't even send any communication to my fellow tenants to remind them to secure their vehicles-the bare minimum. Another time, we had our A/C unit removed after a month where our power bill topped 300 dollars for the month, which is a result of the drafty apartment windows that desperately needed replaced. We called later in the spring to have it reinstalled, and customer service told us to BUY our own. After repeated calls they finally 'found the unit' and installed it. Lobos management is disorganized, and poorly run. Tenants are entirely responsible for cleaning between move in/out, it is in the leasing agreement. The tenants have to professionally clean the apartment ourselves, and provide a receipt of getting the carpet cleaned-and they will STILL take money out of your security deposit to 'clean.' So there goes 150-200 dollars that the landlord should have spent, that you now have to spend out of pocket. It's not optional, you just have to do it. Lobos management offloads all responsibility to the tenant and has no interest in taking care of the properties they own. The water bill was consistently the highest water bill I have ever paid compared to all the places I have ever lived. The lowest I saw was 120 dollars a month and the highest was 220. The lease agreement 'evenly' splits the water usage by room, so if you have 52 rooms in the building and your lease has 2 rooms, you pay 2/52 - 1/26 of the water bill. The catch, is that the building has perpetual leaking, which we were notified maintenance was searching for from the date I moved in to the date I moved out, to no success. There were no serious measures taken (that were communicated to us) to remedy the situation, even after repeated requests from multiple tenants in the building. And why would they? We are the ones paying for it. The outdoor parking lots are not maintained. We got one of the worst snow storms I have experienced in my time in PA, my car was completely snowed in. I dug out my own spot, but the rest of the lot was not plowed for over two weeks after the storm. Most of the people I lived with could not use their cars for the duration of those two weeks. Lobos management will do the bare minimum. No extra measures were taken to care for residents in the event of a serious winter storm. Laundry machines in the building were down much of the time I lived in the building, and it's expensive. Additionally, the elevator was down weekly, for multiple days at a time most of the time. They take no responsibility for the state of the building, or the apartments. That is apparent from both the leasing agreement, and hopefully this post. I have receipts for all of this. Do not rent with them. Lobos management takes poor care of their buildings. I moved into the apartment and made the mistake of signing a parking lease, because I didn't know I even HAD to pay for a spot behind the building I was paying to live in (which was ignorant on my part, but nobody brought it up to me until I physically was parked and moving in). The lease was expensive, but all parking in the city is if it's privately owned in the center of the city. Just get a Pgh parking permit or better yet, don't live somewhere you can't park your car for free if you have a car. I reached out within a month of signing the lease to request to be released from the parking lease to just park on the street, and some goofy management person threatened to evict me in an email. I sent a cordial response accepting the no, asking to be treated as a human being, and got no response. I have the emails. Maybe it sounds like I am being overly-critical, but I think if I am paying you to live in your space, you should respect and take care of it as a landlord is supposed to-or at least treat me with some human decency. Also don't use the heating, it is super inefficient and does not work anyway in the majority of the buildings. You are better off buying a space heater, it'll save you hundreds in the power bill. But you won't make that mistake, because now you know better than I did. I have never written posts about places like this, good or bad. This place really is THAT bad. Lobos Management is a horrible company.

The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

It's been 24 hours and a total nightmare move-in! My new place is absolutely inhabitable upon move in-and there is zero concern from Claudette, my property manager, who has been dodging my urgent correspondences. Before my lease began, I repeatedly asked for early access to the property and several updates about the garage. Claudette, assured me that early access wasn't possible because the team was still "working hard" to deep clean the home and that it would be completely move-in ready on July 1. I relied on those assurances when planning my move. When I arrived with a vehicle full of my belongings, the home was nowhere near move-in ready. The cigarette odor throughout the house was so overwhelming that it triggered a migraine after only a couple of hours inside. The walls were drenched in sticky nicotine sap that my body absorbed just by being in the room. The home still needed extensive cleaning, the garage was not even accessible, and the kitchen was in an alarming condition. The cleaning company's own report later documented heavy dirt, grease, biological contamination, and the removal of rodent feces from the kitchen cabinets and drawers before they could even be disinfected. That should never be the condition in which a home is turned over to a new tenant. Instead of unpacking, I spent my move-in day begging desperately for human communication with RPM, documenting the property's condition, communicating with cleaners through a language barrier, trying to determine where I would stay, and being sent maintenance requests asking me to coordinate repairs that should have been completed before I received the keys. The biggest disappointment, however, was Claudette's communication. Despite multiple emails, photos, videos, and requests for updates, I was largely ignored. I repeatedly asked for a phone call but was instead directed back to the maintenance portal. At no point did she ask whether I had somewhere to stay after it became obvious I couldn't move into the home, nor did she provide a meaningful timeline or clear plan for resolving the situation. I chose RPM because I believed I was renting from a trusted, professional property management company. Instead, I was left without a move-in-ready home on my lease start date, wondering where I was going to stay, while trying to manage problems that should have been resolved long before I was handed the keys. I cannot WAIT for the next 364 days to be over!!! DO NOT RENT FROM THIS COMPANY. This experience fell far below the standard I expected from RPM, and I sincerely hope management reviews both the condition of this property and the way this situation was handled. Based on my experience, I cannot recommend renting through this company. DO NOT RENT FROM THIS COMPANY!!!!!!

Our home was listed, and wanting to sell we decided to put the price at the lower end of his recommendation range, trying to ensure it would not sit. Within 4 days he wanted us to lower the price by $10,000 because of only 2 showings. We did not feel great about this and felt this was too soon, but he pushed, so we agreed to lower by $7,000. Within a week we had 1 awful offer and one for asking. We accepted the one for the asking price. Now it was time to find our new home. We picked a day we could both get off work. He said he couldn't show us houses that entire day because he was taking his 2 dogs to a grooming appointment. We found our home through a different realtor in his office. Bobby made the offer and it was accepted. Here's where things take a turn. He said he took care of our earnest money going where it needed to go. He didn't. He told us he got permission from our seller so we could move in up to a couple days early. He didn't. We told him when our movers were coming and he was pushing to have the sellers do our walk through at the same time our movers would be moving our belongings out of the home. Everything was in writing via text messages. When the messages were copied back to him, he spun out of control. Messages became rude and unprofessional on his end. We didn't know how to respond to him. We decided to have another realtor from his company intervene. John Perry stepped in and was very professional and completed the rest of the communication and tasks. We would not recommend using Bobby West as a realtor.
