Prior to inspection my furnace had a piece that was slightly ajar , this was done by a certified HVAC tech. The inspector noted this was a hazard and appeared to have removed the piece from the furnace and removed it from our home. The furnace was NOT like that prior to the inspection and even the inspection photo shows it. I would not trust these people on my property. I am extremely upset this was done. read more

We have had two very bad experiences with Fox Mountain Properties. (These were the last two inspections that they've done that we were involved with.) Both times, they conducted an unauthorized test during a home inspection of properties. These were tests on houses that were for sale, had a contract in place and only certain tests were allowed per the contract. Why do they do unauthorized testing? Perhaps it is because they make more money by doing extra inspections.Either way, they are doing a disservice to all parties involved and what they are doing is unethical. read more

We found water damage behind the microwave and it destory the wood panel, the drywall and the beams. We found cardboard behind the microwave with paper towels. The whole wall is soft and has mold. This company is not trustworthy, they're here to rip you off. HORRIBLE read more

These guys are a joke. They couldn't tell a newer roof from an old one are speculative at best. They may have an arrangement with buyer realtors so be aware. They also damage the property they are inspecting which is extremely unprofessional. Just spewing speculation to try and get you to NOT buy the property so they dont have liability. read more

I was pretty shocked when I went to do a review on Yelp and saw all the negative reviews. Yes, I had a bit of sticker shock at the price of the inspection but this was what my realtor set me up with and I chose to trust that. I did a home inspection with Fox Mountain Properties. The inspection was mostly thorough, finding major things like aluminum wiring in the breaker box and an ungrounded outlet. However, after living at my house for a few weeks and having the air ducts cleaned, some rather major things were missed. First, more than 2/3s of the buttons on the microwave don't work, including Start, 0, 9, 8, 7, 5, 4, 3, 2, most of the preset buttons (ex. potato, defrost), the light, timer, and clock. After speaking with someone at FMP about this, they said that inspecting appliances is a courtesy. That's fine, but at least be a bit more thorough in that courtesy. Otherwise, it's as if the courtesy isn't even done. Second, there was incorrect dryer vent material (flexible metal) instead of correct dryer vent material (rigid metal). This was found and fixed by the air duct cleaning service I hired. The incorrect dryer vent actually had a hole in it. FMP missed this. I feel like this was likely a fire hazard. Third, there was mold growing in my furnace, something that was also discovered by the air duct cleaning service. As told and shown to me by the air duct cleaning service, the furnace likely had a leak that had occurred sometime in the past, leading to rust on the floor and up about 2" inside the furnace at the bottom. The trapped moisture led to mold, which was there when the cleaning was performed. I feel like an inspection service which says on its website, "We meticulously inspect every facet of the home--from foundation to chimney top and all systems including HVAC, plumbing and electrical," should have found the mold. You can't win them all and I understand that every inspector is human. Things are bound to be missed. These things, though, I feel like they should have been caught. Maybe this can serve as a learning experience for future inspections. Note these things so they don't slip by again. read more

Don't bother with these guys. I had them inspect a house I was purchasing last July and they sent Cody to do the job. I moved into the house in August and started having issues with the electricity in October/November. When I called an electrician out, he looked at the circuit breakers and noted that one of the main nodes was severely corroded and had been sparking. He said that was something that had been going on for a while and didnt just start when we moved into the house. He also mentioned that was an automatic fail and should NEVER have passed inspection. When he took off the node and showed me, I could see that the sparks had been melting the plastic around the breaker. According to the electrician this was a fire waiting to happen. It was just a matter of time. I was shocked and went back to check the inspection report. There on the report was a picture of the circuit breaker with the corroded node. No mention at all of the corrosion or the sparking. I was lucky since Fox Mountain's lack of knowledge only cost me 1500 and not my house or worse. But I would warn others to not even bother taking the risk. read more

Realtor recommended this company. Written report was thorough but verbal communication was poor. When I called to discuss this with someone the person I spoke to, Richard Leonard only wanted to speak of his company's "exceptional service" and "5 star employees". When I argued that his employees were not exceptional, he got belligerent and rude. I let him know I would be posting a review about this experience; he screamed "I'll sue you!!". It was all very bizarre. My recommendation is to stay away from this company. read more

I went with Fox Mountain because of a recommendation. I called a few places and rec'd quotes. Fox Mountain was the most expensive (not by much) but I felt a sense of security when I spoke with someone at the company, so I was cool with paying $30 more. He had a good sale's pitch and I fell right into it. When it came time to pay, my invoice was for much much more than what I was quoted, but they honored the "wrong price" they gave me so it was all gravy. The company missed small things in our inspection--broken GFI's, loose faucets in kitchen and bathrooms--all cheap fixes. However, they missed the big thing--what appeared to be water damage in a utility closet. It was brought to the company's attention right after inspection. I questioned why it was missed. The closet contained two air handling units, each one having a whole house humidifier system. The closet also contained valves for the outdoor faucets and irrigation systems, as well as a 75 gallon gas hot water tank. I really wasn't sure what had caused the damage but I wanted it looked at. When I explained my concern with them missing the water damage, the Fox Mountain the owner began to attack my intelligence. I've never had a service provider do that before. Eventually, the owner said something along the lines of, "So is this just your attempt trying to get a refund? I'll provide it." At that point I said the only thing I wanted was an apology for the poor customer service, and that the inspection team to return to the property to check on my concerns. The company came out a second time, I was told my concerns had been looked into and no issues found. The payment check was cashed shortly after and I received no apology from the company for the poor customer service as I requested. We purchased the house the company inspected, and within a week of moving in we had to replace the 75gallon gas hot water heater. There had been a leak in the bottom of the tank in the utility closet the entire time. I'm not one to normally leave a review, but the way I was treated by this company has stuck with me over the few months we've been in the house. I can't help but think how much easier and enjoyable our move would have been if we didn't have to immediately replace an expensive 75 gallon gas water heater as we unpacked in our new home. It was a burden that we didn't need or plan for.If Fox Mountain Property did their job correctly and thoroughly, we could have petitioned the owner to fix their leaking hot water heater. The plumber was flabbergasted by how it was overlooked by an inspector and stated it clearly had been leaking for a long time! I want to let other home buyers know that in an area that has multiple choices for a home inspection company, Fox Mountain Property Inspections is one you should avoid. read more

We recently had Richard do an inspection for us in Frederick. We are moving to Maryland from Missouri to become new grandparents! It is very scary purchasing a home somewhere you know nothing about.
