    Agaritaville cabin.

    We've stayed at FCR's "Agaritaville" cabin for the past two summers and it has been great. The FCR store is great and very well stocked and their campground offers river access to all who book through them. They only lose a star because the beds at this particular cabin are horribly uncomfortable. Good thing we were exhausted from our river fun and didn't care too much.

    I love Frio Country. The place is beautiful and the people are super friendly. When we want to get away, this is the place to do it!!

    We had the pleasure of eating at House Pasture Cattle Company this past July 4th. I'm not a big…read moremeat eater by any means, but I do like chicken, so I figured they would have something. They did. Our party of 4 adults, 2 teenagers, and 1 young'un, started with a Fried Mushrooms appetizer. Very good. Not awesome, but very good. They were hand battered, and came with ranch. A very healthy portion too. We all had plenty and there were even some to spare that we picked on later. The other lady in our party ordered a bottle of Prosecco (she loves it!), and together her and I enjoyed the whole thing. It's a dry county, so you end up having to pay $1.00 for the county "club" or however they do it so you're allowed to have an alcoholic beverage. They had one of my favorite "southern" foods -- Chicken Fried Chicken. It's how I can tell a good restaurant. And this one did theirs to perfection. Probably the 2nd best I've ever had. It was a nice portion that I ended up sharing around the table, and the batter was nice and crispy like I like. It came with gravy, green beans, a potato/peppers mixture, and a roll. Everything was excellent. I won't say that everything LOOKED like it was going to taste as good as it was though. The potato/peppers dish looked kinda dark and a bit messy, for lack of a better word. But, it was delicious! I gobbled up the green beans quite fast too. My husband had the Grilled Mahi Mahi and he really loved it. He's usually a vegetarian, but a couple of times a year he will step into the seafood waters. I had a bite, and it was cooked & seasoned very well. One of the teenagers had the same dish and also agreed that it was a very good dish. The other teenager had the Chicken Fried Steak and said he really liked his too. "One of the best" he said. He also had a chocolate cake with vanilla ice cream for dessert and once he took one bite of it, he wouldn't share. It was quite a large piece too. Once he managed to clear his mouth, he said it was very good and had a bit of a cinnamon taste to it too. The lack of the extra star is because of a couple of things. While our order was taken very promptly and our drinks were looked after very well in the beginning of our visit, the attention of our waitress started to wane. Cory Morrow was playing that night outside or out back, and she had a shirt of his on, so I imagine she was just trying to catch glimpses of the show. Understandable, but it did start to get annoying when we were trying to find her for things. Also, it took quite a long time for our entrees to come out. We were done with our appetizer and side salads long before the food came out. It started to get to be one of those... "Did they forget about us?" type of situations. But, the food was all very hot and very good. A bit of random info, but while we ate in the dining room area, and the band was obviously playing wherever they were, it was quite nice to not be drowned out by the music. Only distinctly heard the bass guitar a bit. This place is the only Bar & Grill in Concan, so they could probably get away with lesser quality, but they don't seem to even consider it. They are proud of their establishment, and they should be.

When we first got there, I asked if they had coffee filters since we forgot them at home, and they gave me a handful of their personal ones! The entire staff is so sweet and accommodating. We stayed at an RV spot which were clean and had high end BBQ pits. The bathrooms and showers were VERY clean! We were quite impressed. They had great amenities- basketball court, pickle ball, pool, playground etc! We will be coming back for sure, especially in the summer to take advantage of the water fun!

This photo says it all. Bathroom/showers scheduled for remodel, but they are clean and tidy. Laundry room is also neat as a pin. Cabins were being re-roofed during our stay. The sites are wide, level gravel and each has a big charcoal grill and picnic table. Half the sites are pull-thru, half are back-in. There is no television signal in the valley, but there is Dish equipment you can get from the office at no charge. Highly recommend it. Towing on Cty Rd 348...I would recommend only doing it from 83, which is kind of a wheel-gripper itself. 348 coming from 127 in Concan would be a nightmare. Once you're unhooked and settled in, take a drive across the river on 348 and you'll see what I mean. You'll love this park, and you'll love the owners. Don't forget to buy some corn for the deer and Rio Grande turkeys when you visit the office!

    As you can see from numerous other 1 star reviews here this management company lacks the customer…read moreservice and personnel to properly manage the Airbnb listings they currently hold. Their homes are not properly cleaned or outfitted with basic necessities, they place an emphasis on their lack of workforce in a rural area. If that's the case, a consideration should be made to lower the number of houses in their portfolio so they can be more attentive to the ones they do have. We stayed at the pretty penny which is a Airbnb they manage, they up charge $250 for linens as they cite they don't have the resources or personnel to provide fresh linens for free. I reluctantly paid for this service to prevent a hassle of hauling sheets, blankets and towels 5 hours. They provided incorrect sheet sizes, no fitted sheets, blood stained sheets and didn't even put the sheets on the beds. I reached out to them that evening to correct the issue and they once again stated they lacked the personnel to bring the sheets to me so I would either need to come get them or wait until the morning. I had already driven 5 hours and didn't feel like driving anymore to correct their mistake. They only provided one towel per room even though some rooms had up to four beds. The listing also had lots of ants and floors were dirty, as well as most of the "clean" dishes were not in fact clean. In a small disclaimer at the bottom of their check in instructions they state "if your house is dirty, do not move in and call us to come clean it." Why would the house not be properly cleaned in the first place? Why should I have to wait one, two, or three hours after my check in time to wait for them to correct their mistake or cite a lack of available personnel to come and clean it? I attempted to handle this at the lowest level by contacting Frio Fun directly they apologized but essentially said it's not a them problem it's a me problem. Once I got Airbnb involved the host refunded me $9.71, Airbnb ultimately sided with me based on my evidence provided to them and refunded me for one night of my stay. What a shame for property owner of this listing because they have a beautiful house with great amenities and access to the Frio River. I would stay here again if Frio Fun was not managing it. Beware of frio fun!
