This company manages properties like they manage people Horribly. From putting anyone at a property to making it almost impossible to speak to their supervisor. Jon the manager of Villa Capri and his boss needs to be fired and immediately. He is very rude and clearly does not know how to complete LIHTC paperwork. The property is deplorable. Form NEVER being cleaned on the exterior or interior but have photos online from YEARS ago that makes it seem like it's a good property. They manage the Midtown 15 Apts in Tacoma WA. I wouldn't rent from any of their properties after my experience at Midtown 15. Living here has been a complete disaster. The apartment complex is infested with mold, and crime is rampant. Drug deals and smoking fentanyl in the laundry room and out in the open are common occurrences. The manager is completely unresponsive and refuses to address any of the problems. There is constant fighting, and it never stops. Garbage is everywhere, and packages are frequently stolen. The manager pretends to take action but never follows through. Make sure to keep all documentation, as she will try to claim you owe more money. The complex is very dark at night, and no one has any respect for the property. Drive-by shootings and at least one homicide a year are not uncommon. Burnt foil is scattered all over the property. Do yourself a favor and avoid this place. It's not worth the stress and danger. Please check other reviews. read more

The company is allowing its worker to rent units in the apartment complex, My appartment is a new one so everyone would to leave there. So what the management and leasing agents are doing is bullying recidents so they can get angry and move out, so the would make up space for the leasing agent that are working their because unit are mostly unavailable . The employee are rude no customer service skills they don't even try to make you like them. I do not recommend them just check their bbb reviews. I live in copper way apartments in Spanaway & the head apartment manager is so rude & racist!!! She is very disrespectful when you ask her questions& will try to evict you for anything. I put in notice to not renew in January, gave keys over in March and there was a new manager in the office that didn't know I was moving. I forwarded them the original email from January on their official form and then heard nothing until I received a call from a collection company in late July. After multiple calls to them I was told I was getting money back and they were to contact the collection company to clear off my account. It is now September and I have still not received any papers for move out or the refund I was just told again in beginning of this week was coming. Instead today I received a call from the collection company stating they received a revised statement on August 25th and I owe. Now I still have yet to see the revised or get a call back from someone regarding my refund. My place prior to this one was also an Allied property and I never received anything from them either so thinking this is a regular of theirs. I will NEVER rent from one of their properties ever again! Not looking forward to my credit getting ruined or having to pay and then take them to small claims. All this time they had my forwarding address, my phone # and my email so there is no reason they should not of contacted me originally when they tried to charge me rent for the month of April when I left in March and notified prior to that in January. I cannot begin to articulate how bad it has been living here. Recent Update: I moved out of Avant Apartments almost 4 months ago AND STILL no deposit check. I was told that it was going to be sent out twice, and still I have not seen it. I have to leave multiple voicemails and emails to even get a response. Update: I got a surprise visit from maintenance earlier in the day. They came by and removed my lock because someone had stolen all the keys for the apartment. It's 10:30 pm and I don't have a lock on my apartment. I'm not sure when they are coming back. To start, good luck trying to get a hold of management or get anything repaired in a timely manner. I've had employees from the complex walk into my apartment, without consent, warning or knocking, 3 times because they said they thought the apartment was empty. Now I'm afraid to keep my door unlocked. I set up auto pay and accidentally paid an extra month's rent. Avant said the refund would be given in 10 days. It's been over 3 weeks and I'm now on to the next month and after SEVERAL emails and phone calls, I cannot get ahold of management to find out why I was never reimbursed or if I will be charged an extra month's rent. Someone dropped a tool down the sewage pipe when they built the apartment and installed the toilet without telling anyone. I though I had clogged the toilet so badly that it couldn't be plunged. I plunged the toilet so hard that my sewage pushed back up into the reservoir tank. It took Avant 7 days to figure out someone from the construction crew dropped a tool down the drain pipe and their solution was to have me use an empty apartment. Have you ever wondered if someone is going to walk in to view the apartment while you're going to the bathrrom? Terrifying. Also, have you ever tried to clean out your toilet's reservoir tank when it's filled with sewage? I emailed Avant asking for help, but they never replied. Have you ever tried moving in with a broken elevator? It sucks, a lot. Especially when you're paying market value rent. The elevator is usually broken. There's still no dumpster for the apartment complex. You get to throw your trash into a room at the end of your hallway and hopefully you don't step in cat poop. You're probably wondering if that makes your apartment complex smell bad. Yes, your hallways smells like cat poop now. Thanks. The address for the apartment complex was changed after I moved in and USPS did not recognize it. Avant kept telling us for two months that the mail problem would be solved any day now. I still don't have all the keys to the doors in my apartment. There is a patio that anyone I share it with can walk through. I've been here for 3 months. My heater was broken when I moved in and it took a week for them to come in after reporting it. They continuously told me someone would be coming in. The property manager has been harassing me. My roommate and I has 2 cars. I have a handicap sign and I leave it in my friends car. The only simple fact that I use her car while she is working and I use mine. In the morning. She called me just to tell me that we can't park in the handicap parking because that Sign is not hers. I told her that I also use her car as well. She said that I was violating the lease. I asked her if it was on the lease of the complaint she was mentioning she stated Yes. I told her to make a copy of the lease, where it states that I cannot use multiple cars with my handicap sign and she shut the door on me. I discriminated and signs of retaliation. She has no right. I worked for allied and it was one of the worst places to work I have ever experienced. I was micro managed ,accused of theft .and treated like I was stupid . I have a college degree in my field . I was exposed to asbestos, had to deal with a very nasty group of apartments that had hoarders as Tennant's. The pay was very low and I was told I was to be a supervisor it was a lie and to top it off the educational benefits were for people who are not at all advanced in there skill set . Let me start off by saying I really enjoy the modern aesthetics and central location of the residence. It's nice to just be a couple minutes from I-5 and a few steps from Southcenter Mall. However, In my short experience living here those are the ONLY things I have enjoyed. As you should know first impressions really do mean a lot. Therefore I do fault myself to an extent because I seen the signs of a bad experience and Ignored them. I took a tour of the residence and the rooms back in March. At the time, the complex seemed to be pretty vacant which was telling. During the tour we talked prices as I looked at the selection of 1BR, Studio, and Small Studios. While taking the tour I realized I was only interested in a 1BR. All being priced significantly lower than the local market the agent also mentioned rent pricing is negotiable at time of signing the lease. All this seemed "too good to be true". Yes there was a catch, monthly rent prices were crunched because they were offering first 10 weeks free. Although the tactic was a little deceiving, financially that wasn't a problem. The problem lied when it was time to sign my lease they had my monthly rent $100 more than mentioned. Classic bait and switch, desperate for tenants once I called them out on it they immediately changed it to the inflated price mentioned during the tour. After that, Shannon (Property Manager) insisted that's the best they could do. Contradicting to the leasing agent, she mentioned monthly rates were not negotiable. The mindset of maybe getting a better deal quickly left my mind to save the headache from the tone of her voice. I later realized they took a month off my leasing term to offset the $100 they deducted from monthly rent. Again, a very deceiving tactic. Today, Shannon (Property Manager) banged on my door to inform me I was late on rent but due to covid there's renters assistance. Proceeding to hand me a form I quickly reminded her my rent wasn't due until the 1st of next month per leasing terms. She then crossed me off her list and said she will make note of it in her office. I then questioned the organization of the office because that's a pretty unprofessional mistake to be made. She insists they are organized and tells me to have a good day. After, I mentioned there were issues with my account balance regarding parking charges. I showed her I was being overcharged and she dismissively handed back my resident ledger and tells me I should be charged an extra $30 although that's not what her subsadaries promised. Her Leasing agent made note of it in the system I should be charged the exterior parking rate. You would think as a manager you would honor what your staff is promising but that's not the case here. Just like the monthly rent mishaps, everyone's word is contradicting. While she's walking away I suggest that she should have a mask on. She replied "don't tell me what the f*** to do". I'm perplexed at her response and inform her of professionalism. She then yelled, "Shut your d*** door". Again she says "have a nice day" but says under her breath. "Your broke black...". I didn't hear the rest and I'm glad I didn't. GREAT, not only am l being exploited but also racially profiled. It also made me really uncomfortable she was closer than a foot in front of my face with no mask on. I'm not sure if Allied Residential mandates their employees to wear masks but we are still in a PANDEMIC. I have family members who have died from the virus so it's really hurts to see the insensitivity of individuals who don't follow the rules and procedures. In my experience of being a tenant I realized no Aesthetics, Location, or Amenities can make up for terrible service. Unfortunately, outside of Janice and Shannon (Leasing Agent) this apartment complex has a very poor property management team. The staff always seems to have a bad attitude as if they rather not be there. Even something like this can be overlooked if they wouldn't let it affect there behavior towards tenants, however that's not the case. After you move in it seems as if it's always a hassle for them to answer a question, fix a key card, give access to the gym, etc. From my observations this probably stems from Shannon's (Property Manager) contradicting, combative, and condescending behavior. Extortionists! They switched payment systems in a transition between a new management company after they let our apartment complex fall into disrepair. No communication regarding this. They tried to have us keep paying them even though they no longer manage the property. And I have no idea whether I'm going to get my money back from overpaying them in anticipation of variable rent costs to cover utilities since they never had an autopsy the amount due option. If you are considering using them to manage your property - don't. The only people who benefit from having Allied work with them is Allied. read more

AVANT APARTMENTS in SEATTLE. I wouldn't live here again. Beautiful Building with HORRIBLE management. Pros: great location, beautiful new building with above-average construction. Cons: - you will have no sense of security, a few examples: 1/building keys were stolen (management notified tenants via email and decided to remove all locks from every door while they waited ~6 hours for all the locks to be re-keyed, basically removing ANY security we had for that window of time). 2/I've have multiple packages stolen while waiting for the "secure" smart mailroom to be setup (still isn't setup 10 months into this lease) and 3/the secure parking has had 4 break-ins in the past 9 months (my car included) and the building has done nothing to improve the security. -elevator breaks on a regular basis and for days at a time, I've personally been stuck in it. -management never answers the phone or responds to emails and when they do it is defensive and rude. it's not worth it. read more

Per RCW after 3 weeks from move out I was entitled to my full security deposit. I was told via email that I would be receiving the full amount and was never provided an invoice for charges. The property I lived at was ok, but when moving out they send you straight to collections for balances over $100. It won't affect your credit, but can scare previous residents and in general is a really annoying way to close up after the moveout review. You have to wait for them to send the packet to collections as well, and it can take a long time for the account to be opened in order to pay. Suuuuuper annoying. read more

This company is awful. They took over management for my apartment building six months ago. For that entire six months, I've had difficulty with a loud, drunken neighbor assaulting and threatening to kill me. I've received nothing but "we're doing what we can" from property management despite sending recordings, police reports, anything they could have possibly asked for. I asked the property manager to make a court appearance for a restraining order, which she agreed to. Then was a no-show on the court day, offering a transparent lie as an excuse for ghosting me despite assuring me she'd be there not an hour prior. Their only tangible action since then? Raising the rent and telling me to cough up an extra month's worth because they want more advance notice for a move out. And the drunk neighbor? Still there after months of this, still disrupting the building. These people will lie to your face just to get you to go away. I wouldn't rent another apartment from this company if they slashed the price in half. read more

Terrible company, they make promises they do not keep, the package dropoff is not secure (I had a package STOLEN), the community laundry room has more washers broken than working and your clothes will never get dry. They charge you for a garbage service to come to your door but you can't leave it out over night so you have to wake up before 6am to have it out. The hallways reek constantly and the apartment appliances are all dented, scratched, or do not work. I was promised many things in the apartment would be fixed but they have not been after 6 weeks. read more

I contacted Greg Anderson(president of Allied) My first and only call accepted was on Nov. 30th, 2018. I was then told by him this is the first of this he has heard of??(was told by samm staff he would talk to top person). I then was told by Mr. Anderson he would discuss with Kiel Curtis and get back to be by first of next week. I live in Avant Apartments on Madison/Denny. I moved in August of 2019 all the way from the east coast. That was my first property manager (of 3 since I moved in). I was told that the shipments I'd have would be sent upstairs (I live on the fifth floor). I came off the plane and to the apartment to find out that the elevator wasn't working (and this is during the influx time of people moving in). So my mom, dad, and I had to carry my furniture, boxes of clothes, etc. up 5 floors of stairs. Luckily some people volunteered to help us out. We had little communication from management the entire time. So many construction and appliance issues (to be fair, this is expected because it was a new building) but communication was entirely AWFUL and unacceptable. We didn't even have a set way of paying our rents etc. Getting a hold of management was nearly impossible. We eventually were told we were getting a different property manager and a wider maintenance team. The second manager was more responsive but lasted 2 months before she got moved again somewhere else. No updates on the expansion of maintenance team. Now we're currently with an "acting manager" (number 3). Residents have sent multiple emails, called many times, and still don't get responses. It's even more of an urgent issue because of the corona outbreak and the need for effective communication and management right now. We're told that our locks are changing for some sketchy, rumored reason that isn't being transparently communicated to residents. If there's an overflow of requests that can't be handled for just one average-occupancy building, then you're understaffed and that needs to be compensated for. I haven't even been in this complex for a year and I already can't find a way to trust allied residential to know how to appropriately allocate the proper amount of resources and essentials to successfully manage this apartment complex. Laundry room closed they didn't notify the tenants. I was told it was fixed and when I got home it was still not fixed for another 3 days. My porch has been pooling water for over a year which leaks into the apartment and I am sure has ruined the carpet and caused mold. Sliding glass door doesn't lock and hasn't in over a year. Dishwasher was finally fixed after a year of being broken. They sent me an email at 2pm saying my dog was barking and that they were going to call the police. I have put in work orders multiple times for all of these issues and rarely does anyone come. One time someone did come, didn't knock and walked in on me naked. Another time I got a call at work because the person who was going to fix my light was afraid of dogs and was asking me to come put him in another room so they could work on my apartment. They have ignored my emails for over a week now. I called their office and never received a call back. Will be looking for a new apartment not owned by Allied Residential read more

Allied appears to do cost saving measures like not staffing their rental office, not doing maintenance in a timely fashion and charging unreasonable amounts on move-out for things like damaged blinds after the resident has lived there for 10 years. Things like having a package dropped off at the office and then the office not being staffed for 3 weekdays in a row and not being able to pick up the package until the next Monday were typical. I can't imagine what it would be like for someone who got their medication through the mail. Also packages got left on porches a lot more as the office was closed so much, so we lost the security that comes from having a decent landlord who shows up when they say they will. read more

Nothing but problems. Now I have a manager who is never here at all, never seen her. She left 2 notices stating I need to show up for a meeting to do my lease paperwork. Never mind the email that says she's was going to leave it at my door since I work during the day, and honestly like she was going to show up for the appointment anyways. There is absolutely no accountability with this company period. I've been trying to get ahold of the manager at my apartment for the last week for a rental verification and NOTHING. I've been refused a place because of them, im so pissed off. I'm turing them into anywhere that I can, because now your messing with people's lives. I can't stand the place I'm in , it's so unhealthy to live there, constant noise from upstairs keeping me up in the early am, there are fights that go one in the hallways screaming and throwing punches. I get hardly any sleep, or quiet time really. Kids playing in the halway being disrespectful to everyone, they scream , cry, kick people doors...parents don't care. I thought the previous company (Greystar) that owned these apartments were bad, but it seems Allied Residential is even worse. They've changed the lease so that any deposit is nonrefundable, although I'm sure that's not something they're allowed to do. When they first came along, they hired some self-loathing woman who wanted to watch this entire apartment burn to the ground, probably literally. Do you have flower pots or anything decorative on your porch? Take that shit down and be depressed. That manager was so bad, our maintenance person quit after working here for 10+ years. Allied's current management and maintenance team still seems to be uncaring to some extent. We have a pool that was not covered over the fall/winter and is green and disgusting. After being asked if the pool will be open for use (obviously after cleaning), it was met with something to the equivalent of a shrug. With all the other reviews I've seen about Allied, I'm not surprised seeing this place going down the gutter as well which is unfortunate because without these problems, it would be a really nice and recommendable complex. read more
