Prior to my tour, I was in contact with Teja who was very helpful. When it came to the day of the tour, I guess there was a mix up in agents, but Janaka ended up showing up to the building, to give me a tour of the place. He was super friendly and very knowledgeable! :) During the application process, the application is very old school. It took us a few days to get everything together. We had to print and scan a bunch of documents then submit it via email. From what I know of family who work in the industry, most applications are done online and you can submit information as well as link bank accounts electronically lol. I wasn't comfortable submitting all of our personal information via email, so I asked for them to call me for additional information that I'd be able to provide over the phone. Although the application process was odd, the service was pretty great. The only reason I deducted a star was because like other reviews have said, they don't get back to you after your application. I had to keep reaching out to them to get answers. I also didn't like that they assume instead of verify. My husband and I rent an ADU in Commerce, but they said "currently listed address in application doesn't seem to be a rental". My husband has been here a few years and I just moved in last year. His driver's license and some bills reflect our current address, but we were never asked for additional information to verify. We also make well over the standard 2.5-3x income. I am pretty chill so I'm okay with not being selected for the unit as it is privately owned, but I didn't appreciate having to wait and keep asking for updates on why we weren't selected lol. Anyways, great people! It's just the communication that could be better and more clear. I would still recommend Perch Properties based on my interactions, because they still respond if you reach out to them :)

Well, at least it's not if you don't want to spend 8 billion dollars! Most lofts downtown don't have separate bedrooms even when they say they do. A 1 bedroom or 2 bedroom is most often just one room with an open den or sleeping nook. I was almost ready to give up my search and to settle into something infinitely less cool than a loft. Yeah, something with low ceilings and paper thin walls. Life would have been miserable. But ya gotta do what ya gotta do. Then in a last ditch effort, I contacted Gil at 213 to see what he could do. He sent me a few emails full of listings that might fit. He knew which places had actual bedrooms and which ones didn't. He also had the inside private listings that you can't just easily find on your own. The place that he found us was great. We never would have found it without him. If you are looking downtown make sure you call 213 first. They will save you a boat load of time and money.

He showed me some nice lofts that I didn't see on Craigslist. There were other agents who also specialized in downtown live/work loft. I talked to one guy who told me to wait a week before receiving listings and offer loft tour by paying some fees. However Gil doesn't ask any fee. He only listens to what you want and will send you several lofts information with photos right away. When you need to see the loft, he shows up there on time. As I'm Japanese and always on time, I was impressed that he was always there before me. At the end, I didn't get the loft through Gil. I wish I did because he was so nice and professional. That's why I'm here to recommend his great service to anyone who started to look for a loft space in downtown LA!
